A Basic Study for Developing the Construction Cost Index by Directly Surveying the Cost Input Structure in Korea - Focused on Highway Construction Projects - (원가투입구조의 직접 조사에 의한 국내 건설공사비지수 개발을 위한 기초연구 - 도로시설물 중심으로 -)

  • Korean Government started to publish Korean CCI(Construction Cost Index) again at February 2004 since CAK(Construction Association of Korea) stopped publishing it 1994. CCI is developed using the verified statistical data, that is, input-output table and producer price index by Korean Bank and labor unit cost by CAK. Though the method is available as it uses the verified statistical data, there is a limitation to reflect the characteristics of construction. For overcoming this limitation, this study suggests CCI development method investigating the input structure of labor and material cost for each type of construction project and applying the cost variations of the items.

  • Construction cost index is generally used to estimate the new project cost based on past construction data and to adjust the contract cost when the price change of various articles and items of expenditure composing the contract occurs. In Korea, it is mostly used for modulation of construction contract cost due to fluctuation of prices. However the method for making cost index had some problems in calculating cost index of each expenditure item that could not properly reflect the change of construction cost. To supplement these problems, the research of developing construction cost index has been executed. Through the precedent research, these problems were partially resolved but still remain. Therefore this research proposes the method for making cost index that utilizes representative items of labor, material, equipment by analyzing bill of quantity of road construction, through analysis and comparison of precedent studies. By using this method, it is expected to solve the problems which were not reflected in preceeding studies.

  • A construction site survey is carried out for the Construction Standard Unit Price(CSUP) in order to establish a standard for the appropriate estimated price. This paper proposed the revised plan by surveying the 56 sites under construction from March to October 2022 for interior finishing work and Carpentry work. It is expected that the revision of the CSUP for interior finishing work and Carpentry work will more accurately reflect the actual construction situation and contribute to improving the adequacy of the CSUP.

  • Recently, in Korea, a few construction companies have been tried to develop a management system, which is able to integrate schedule and cost. In spite of these attempts, however, advanced management techniques can be hardly applied under the BoQ based management system. In order to improve these problems, many studies have been peformed, but yet could not overcome practical limitations. Besides, the application of historical data is below the level since it is so difficult to accumulate and feed-back historical data under the unique character of construction industry. Consequently, lots of time and effort have being wasted to establish control criteria. The newly generated Information is not systematically managed as well. Therefore, this study suggests Integrated Construction Management System complemented the existing practical problems.

  • The contemporary domestic construction landscape has witnessed a contraction, primarily attributed to the operational challenges faced by construction entities and a downtrend in the initiation of new projects. In light of this, domestic construction enterprises are ardently seeking avenues to economize whilst simultaneously amplifying the quality across diverse construction genres. Value engineering (VE), heralded for its prowess in not only cost mitigation but also in accelerating project timelines and bolstering construction quality, has been extensively adopted in refining finishing tasks. However, its application to framework enhancements remains conspicuously limited. Particularly in factory edification, framing emerges as a pivotal process exerting significant influence over the entire construction continuum. Thus, it becomes imperative to integrate VE techniques at the inception phase of framing. This would facilitate a meticulous examination of design schematics and on-site conditions, paving the way for alternative strategies that condense construction durations, economize on costs, and augment work efficiency, all the while upholding paramount standards of quality and safety. Such a venture stands to be foundational in expediting construction timelines, fostering economic efficiency, and buttressing construction safety protocols.

  • Recently, the urban centralization phenomenon appears to be growing. As a result, many vigorous efforts for the use of underground space are being made. In particular, the basement depth of construction in the downtown area has deepened and construction is often done close to adjacent buildings. In this case, generally, the underground construction approach mainly used is the composite basement wall system. However, a cost analysis of the basement composite wall system does not exist. Therefore, in this study, the cost of the composite basement wall system was analyzed. The percentage breakdown of costs were: buttress work processes, 3% form work processes, 26% reinforcement work processes, 12% support work processes, 42% and other processes,17%. Accordingly, it will be necessary when developing new technology and construction methods to determine the development focus.

  • Usually feasibility analysis in a narrow sense is a economic analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. Many studies have been executed in qualitative element which include decision-making process or prediction of housing market. But it is difficult to find economic analysis related to characteristics of planning. In this study, floor area ratio, selling area ratio and term of works are adopted as the Characteristics of Planning. So, the purpose of this study is to analyze the Influence of the characteristics of planning on the cost of apartment by means of multiple regression analysis and what-if method.

  • 현행 배전선로의 전주근가(1.2m 장방형)는 오거크레인을 이용한 건주공사 완료 후 전주근가 시공을 위한 별도의 인력 또는 백호우 장비가 추가로 투입피어 시공함으로써 인력으로는 공사시간이 장기간 소요되고 백호우장비로는 작업장 환경훼손과 시공원가 상승의 문제점이 있었다. 이러한 문제점을 해소하기 위하여 건주공사에 사용되는 오거크레인의 굴착 직경을 80cm까지 확장 가능한 '신축형 오거크레인용 유압식 확장기'와 원형 굴착공에 시공이 가능한 '아치형 전주근가'를 개발하고 이를 이용한 시공기술을 개발함으로써 동일장소에서 굴착작업이 수반되는 건주작업, 전주근가 매설작업을 가능하게 하여 장비활용성 증대, 작업장 환경개선, 공사기간 단축 및 시공원가 절감 등의 효과가 기대되는 기술을 개발하였다.
