공동주택 전용 유수검지장치의 성능개선에 관한 연구

  • 공동주택은 단독주택과는 달리 대지와 건물의 계단, 벽 등을 공동으로 사용하지만 각 세대별로는 독립된 주거생활을 영위할 수 있도록 건축된 소방대상물로서 아파트, 연립주택, 다세대주택 및 기숙사 등이 이에 해당된다. 공동주택은 대부분 단지 내 기계실에서 전 세대에 소화수를 공급하고 있기 때문에 부재중인 세대와 사생활침해 등의 이유로 출입이 자유롭지 못한 세대로 인하여 스프링클러의 점검 작업 시 많은 어려움을 겪고 있다.

  • The apartment house taking most part of our housing types was facing the limit of consumption from the housing supply-oriented policy in the past of rapid urbanization resulting in being transferred to the housing supply-oriented one. Accordingly the requirement for housing quality by customers is diversified varied, in order to meet this the effective and systematic quality control for preventing the defects from the stage of building is required. In this study for the effective and systematic quality management for defects of apartment house analysis on the frequencies and loss expenses from defective maintenance regarding examples of apartment houses having been moved in within five years recently, and the survey on their dwellers' consciousness were made, and the table for quantified apartment house defective risk.

Factors Determining the Price of Remodeled Multi-family Housing (리모델링 공동주택의 가격결정요인에 관한 연구)

  • Remodeling of multi-family house (MFH) has emerged as a major issue in the construction industry. Many decision-makers are struggling to determine whether to conduct a remodeling because of insufficient information including standard or method for projecting the price of their facilities after remodeling works. In this context, this research has conducted for analyzing how the price of the MFH is shifted by remodeling works. To achieve this research goal, (i) fourteen MFH remodeling cases were collected and (ii) price variation for the collected cases was analyzed in order to figure out how remodeling work affects the price of MFH cases. Finally, this research suggested the factors determining price of the MFH, wherein remodeling work has been conducted. From the results of this research, it is expected that the decision-makers can understand what is the crucial factors for determining the price of their MFH when they plans remodeling, and further this research can be a corner stone for developing a model for predicting the price of MFH if remodeling would be performed.

  • 국토해양부(장관 정종환)는 지난5월 26일 송도국제도시 연세대학교 캠퍼스에서 국토해양부 장관, 녹색성장위원회 위원장, 연세대학교 김한중 총장 등이 참석한 가운데 "저에너지 친환경 공동주택(그린홈 플러스 G-home)"모델 개관식을 개최했다. 그린홈 플러스는 정부가 R&D 예산을 지원하여 산 학 연 합동으로 추진한 "저에너지 친환경 공동주택 기술개발"의 연구 성과물로서, 국내 최초로 공동주택에 저에너지 친환경 주택 기술을 적용하여 건축한 모델이라는데 의의가 있다.

Analysis of Eco-Area Application Characteristics of Apartment Complexes : Focusing on Eco-Area Ratio, Eco-Area Diversity, and Eco-Area Connectivity (공동주택단지 생태면적 적용 특성 분석 : 생태면적률, 생태면적 다양성, 생태면적 연계성을 중심으로)

  • This study aims to examine the distinctions in evaluation index items between overseas and domestic ecological area-related systems, derive analytical indicators, and assess recently completed apartment complexes before and after the implementation of overall ecological area ratios. The objective is to analyse variances in the application of ecological area characteristics, categorizing them into ecological area analysis indicators and presenting their implications. The spatial scope covers completed apartment complexes in both metropolitan and non-metropolitan areas. Thirty-six completed apartment complexes were selected for analysis, and basic ecological area data were compiled. Subsequently, the data was utilized to categorize three analysis indicators-ecological area ratio, ecological area diversity, and ecological area connectivity-by metropolitan and non-metropolitan areas, as well as by type of apartment complex (sale housing versus rental housing) and size (large-scale, medium-scale, and small-scale). Results of the analysis indicate higher ecological area ratios and greater diversity in ecological area spatial types in metropolitan areas compared to non-metropolitan areas, and in pre-sale housing complexes compared to rental housing complexes. Mediumand large-scale apartment complexes exhibit higher ecological area ratios, with ecological area diversity being more pronounced. Ecological area connectivity reveals more numerous and varied connection points and types in metropolitan areas than in non-metropolitan areas. Implications of this study suggest that large-scale development should prioritize securing ecological area ratios and diversity in apartment complexes. Enhancing biodiversity necessitates establishing connections within and beyond the ecological area network of the complex. Future research should focus on linking the ecological area network within the complex.

  • $\ulcorner$2000년 인구 및 주택 조사$\lrcorner$ 자료에 의하면 전체 가구 중에서 단독주택 가구가 40.38%, 공동 주택 가구가 58.79%를 차지하고 있다. 아파트, 연립주택, 다세대주택 등으로 이루어진 공동주택이 이제 우리의 일상적인 주거양식이 되었다고 할 수 있다. 다시 말해 공동주택 주거양식은 현대적인 생활양식으로 우리의 보편적인 주거형태이며 대도시뿐만 아니라 중소도시의, 심지어 면 소재지에 이르기까지 우리의 주요한 주거 공간이 되었다. 이러한 현대적인 주거 생활은 도시화의 상징이자 도시 생활양식의 확산에 있어서 중요한 기능을 하고 있다.   • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • Most of customer satisfaction researches that have announced by mass medium about an apartment house intend to do not fairly consider the premium of an apartment house. Thus, the researches offer the wrong information to a lots of companies and customers that want to objectively assess quality of an apartment house through comparing an apartment complex with another and construction ability of company. Therefore, this study analyzes that the premium of an apartment house affects customer satisfaction, derives indexes which affect premium of an apartment house, and do an importance analyses with each other. Then this study purposes to be of use with the foundation material for the objective index assessment of premium of an apartment house.
