A Study of Long-term Repair Plan for Maintenance of Apartment Housing (공동주택의 유지관리를 위한 장기수선계획에 관한 연구)

  • Since the 1960s, though there were brisk supply in apartment housing, there were no preparation in standard for to extend the life(durability) of apartment housing by maintaining the $social{\cdot}physical$ aspect of apartment housing, and in standard maintenance system. So problem such as facilities safety and residence environment has occurred. Like the condition written above, efficient usage of housing resource by the maintenance of apartment housings in a state of great urgency. In service aspect of apartment housing, establishment of accurate long term repair plan and estimate of repair appropriation fund can prevent housing's fast-deterioration. But to the performers of the maintenance, like house managers and the tenants at the subject building has little awareness of necessity in establishment of accurate long term repair plan and accumulation of repair appropriation fund. Unestablishment of long term repair plan arises problem such as approval of repair appropriation fund's unreasonable accumulation. Hence, for the utmost performance of apartment housing and to extend the economic life of a building, the method of establishment of long term repair plan and estimate of repair appropriation fund on reliable basis is to be proposed.

  • 본 연구에서는 차음성능 기준과 평가방법 설정을 위한 기초작업으로 국내 공동주택 바닥구조에 대한 차음성능 실태조사를 실시 차음성능수준을 파악 하고, 주민반응, 주요 내부소음원, 측정방법상의 문제점 등을 고려하여 우리 의 실정에 적합한 평가방법의 설정방향을 모색코자 한다. 본 연구의 결과는 우리나라 공동주택의 독특한 바닥구조인 온돌에 적합한 차음등급의 제정에 필수적인 자료로 활용될 수 있으며, 더 나아가서는 건축물이 차음성능 보장 을 위한 설계 지침으로도 활용될 수 있을 것이다.

  • 공동주택을 기둥식 구조에서 공간을 구획하는 비내력 벽체로 사용되는 경략벽체에 요구되어지는 다양한 성능조건 중 내화성능 기준을 등급으로 구분하여 제시하고자 한다. 공동주택 경량벽체를 세대간 벽과 세대내 벽으로 구분하여 각각의 내화성능 요구수준에 맞는 성능등급을 설정하였으며, 이를 내화실험을 통하여 성능을 확인하였다.

  • Applying a life safety concept to apartment design procedure is essential to protect people from unwanted fire. A Balcony design in apartment is a important egress safety factor because it provide means of safe egress and can limit a flame spread to adjacent space from fire source. Some design principles and details of balcony plan are suggested to improve egress safety level with analyzing broad case study.

  • 농촌지역 공동주택의 건립에는 도시의 기반시설이 취약하므로 이에 충족하는 사전조치가 따라야 한다. 도시기반 시설 중에서도 건축의 기본설비인 상수도(급수)설비는 없어서는 안될 기본설비시설이라 할 수 있다. 본 연구에서 조사 분석한 것을 보면 급수사용량에 있어서 하절기인 7, 8월에 급수사용량이 최대치를 나타나고 있으나 일부지역에서는 계절에 관계없이 이사철에 최대급수량이 발생하는 것으로 분석되었다. 따라서 최대사용량을 조사, 분석한 결과 하절기와 이사철에 급수사용량이 많음을 알 수 있다. 농촌 공동주택에 있어서 급수사용량을 충분히 확보하기 위해서는 지하수 개발을 최대 급수량 이상의 수원을 확보해야 함을 전제로 하고 있다. 급수사용량 이상의 정수설비도 수반되어야 한다.

  • 본 연구에서는 이전의 연구를 통해 계단형 공동주택 화재 시 재실자 피난특성 및 연기거동에 관한 연구를 실물실험을 통해 수행한 바 있으나 이때 야기된 문제점들을 적절한 방재설비를 도입함으로써 일부 해소하고자 하였다. 따라서 본 연구에서는 이전의 연구와 동일한 대상 건물과 조건에서 수치해석을 수행하며 특히 계단실에 방재설비(배연팬 등) 설치 유 무에 따른 독성가스의 전파 특성 및 최상층까지의 도달시간등을 비교 검토하였다. 계단형 공동주택에서 층간에 배연팬이 설치되어 작동되는 경우가 배연팬이 없는 경우보다 약 45%의 CO 방출량을 줄일 수 있을 것으로 판단되지만 1층 출입구를 통해 유입되는 공기량은 배연팬이 없는 경우가 배연팬이 설치되어 작동되는 경우보다 약 23% 크기 때문에 이로 인해 제연풍속의 증가를 가져올 수도 있을 것이다.

  • The study set up the models of a general standard apartment house and a super high-rise standard apartment house, which were based on the 5 floor plans of the assessment reference houses of the "green homes" provided by the government; such main construction materials as to account for more than 80% of the entire amount of $CO_2$ emission in a construction work were selected; a database was built up for evaluating the environmental loads of the main materials according to the house types that were different from each other in area, block type, combination of living units or floor; and using the database, an attempt was made to develop the technology to assess $CO_2$ emission from the production of construction materials used in the stage of construction.

  • The prototypical building energy model is very useful in building energy policies, research, and technology development. A prototypical apartment model for detailed energy analysis was proposed by Seo et al. in 2014, but sufficient verification was not possible due to the lack of reliable measurement data in predicting the model's energy consumption. However, verification is now possible thanks to a recent study that analyzed the Household Energy Panel Survey (HEPS) data that is released annually by the Korea Energy Economics Institute (KEEI) and published apartment complex benchmark data. The data was used to calibrate the prototypical apartment energy model located in the central region and constructed between 1990 and 1999. The calibrated model was used to verify the other apartment building groups with respect to region and year of completion. Meteorological data for five representative cities each in the central and southern regions were used for the simulation. A majority of the 18 groups produced results that satisfied the MBE and cv(RMSE) criteria.

  • Apartment housings that adopt a bearing wall structure design, which account for a majority of the housing units available in Korea, are not free from structural constraints that limit the extension of their service life. The resulting need for reconstruction from the ground up requires a massive consumption of resources and energy, and triggers environmental pollution resulting from construction wastes. As a solution to such issues, the government enforces incentive schemes to promote a remodeling-friendly rahmen structure design. Green Frame, which is a novel concept of composite precast concrete structure to support rahmen structure apartment housing buildings, can address the constraints of bearing wall structure and conventional rahmen structure designs that limit the potential for remodeling projects, while reducing the term of construction. Therefore, this study aims to analyze the characteristics of Green Frame and its absolute term of construction, and compare the terms of frame work construction in apartment housing projects adopting different structural design approaches to illuminate their differences. In the end, Green Frame is found to be capable of reducing the term of construction in apartment housing projects. As the term of construction is a very critical element of a construction project, Green Frame will ultimately prove to be one of the key enablers to ensure the success of apartment housing construction projects.

  • This study examined the effects of the online community, such as chatting, book-cafe on the neighborhood relationship. Through a case study of 'The Sharp' apartment area, the characters of neighborhood relationship between user and non-user were compared. The factors affecting the community relationships were analyzed by regression analysis. According to the results, the residents using the online community shared their emotions, thoughts and information with their neighbors so that the level of neighborhood relationship was higher. To reprove the neighborhood relationship being cut off the online community should be handled as an important factor in the planning of apartments. This study as a basic research is expected to contribute to policing against crimes and accidents in apartments.
