Evaluating the Performance of a Polygon based Approach to Represent Apartment Complexes in a GIS based Hedonic Housing Price Analysis

  • Currently, GIS has been widely used in the hedonic analyses of urban apartment housing markets in Korea. In those analyses, the apartment complexes are typically represented as the points or the polygons on the GIS maps and the location variables of the analyses are measured based on the points or the polygons. In this study, the relative performance of the point based approach and the polygon based approach in a GIS based hedonic analysis was compared using the apartment housing market data from the north eastern part of the city of Seoul and Davidson and MacKinnon Test. The results from this study indicate two things. First, two approaches can produce substantially different results in a hedonic price model estimation. Second, the polygon based approach produces a hedonic price model which explains the price variations better than the point based approach. These findings suggest that Korean researchers who are interested in improving quality of hedonic price model estimations and use GIS to measure the location variables for hedonic price models should consider using the polygon based approach with the point based approach. This is because the polygon based approach can produce the location variables with the shortest straight line distances and can explain the housing price variations well.

  • This paper deals with primary consideration in down-conductor system and earth-termination system design of apartments. For down-conductor system, steelworks within reinforced concrete apartment structures have the electrical continuity, however, lashing is not suitable for lightning-current-carrying connections. So this paper suggest that the additional dedicated conductors should be installed and they are should be lashed to the reinforcement steel. Also this paper suggested the foundation earth electrode and global earth system as the earth-termination system of the apartments. But perfect bonding system is essential in lightning protection system to avoid life hazard and to protect electronic equipments.

Establishing a Energy Utilization Database for Energy Performance Evaluation of Multi-Family Housing using District Heating (지역난방 공동주택의 에너지 성능 평가를 위한 공동주택 단지별 에너지사용량 Database 구축)

  • In order to evaluate the energy performance of buildings, it is important to determine reliable information of energy utilization during operating phase. It is also required to establish the database which have the amounts of population deducted by objective filtering and analysis. In this study, all energy sources were applied to evaluate synthetically the energy performance of Multi-Family Housings(MFH) using district heating and the amounts of population were obtained sufficiently through data searching in Seoul and neighbor cities. Finally the database of source energy utilization and $CO_2$ emission in 325 MFH complexes were established through cross validation between data sources and statistical analysis. Additionally, further ideas have been proposed to improve existing MFH Management Information System.

  • 경기도 안산시 사동 푸른마을 3단지 주민들은 남들이 쓰는 에어컨 비용의 3분의 1만 내고도 원하는 시간에 에어컨을 사용하고 쾌적함까지 맛보고 있다. 바로 지역냉장시스템 덕분이다. 이 시스템은 공동주택으로서는 전국 최초로 시범설치된 것으로 하절기 소각열 등 버려지는 열을 이용해 에너지비용을 절감하면서도 프레온가스를 사용하지 않아 친환경적이다. 이 사업은 지난 2001년부터 안산지역에 지역난방을 공급하고 있는 안산도시개발(주)이 시행되고 있다.

  • The purpose of this study is to analyze the exterior space designs of housing complexes where landscape view corridors were planned. In addition, the purpose of the study is to propose reference data for planning and designing a new landscape view corridor. The process of this study is as follows: (1) To understand the role of the landscape view corridor, this study investigated cases of district unit plans and classified the landscape view corridors in terms of the types of functions. (2) To extract analysis items on the exterior space design of housing complexes where landscape view corridors were planned, this study investigated guidelines to be set up for the design of landscape view corridors and the present state of the condition of landscape view corridors. (3) This study analyzed the relationship between the landscape view corridor and the courtyard, the roadway and convenience facilities of the housing complex. This study also proposed reference data for planning a new landscape view corridor and designing the exterior space of a new housing complex.

  • To cope with the serious housing shortage arising from rapid urbanization and industrialization, residential communities were constructed to meet the growing demand for housing. However, mass construction of these residential communities unavoidably resulted in uniformity standardization. In particular, for high rise apartment blocs using the ground floor as the center of the lower levels housings has raised problem of sunshine, airing, privacy. The research which it sees as the house low evaluation it is coming to become it plans a public facilities on lower levels of the building which keeps the quality which the ground connection and human scale back separates as, to solve the problem point of the lower levels house and the resident collective life which is smooth becomes accomplished.
