국토해양부(장관 정종환)는 지난5월 26일 송도국제도시 연세대학교 캠퍼스에서 국토해양부 장관, 녹색성장위원회 위원장, 연세대학교 김한중 총장 등이 참석한 가운데 "저에너지 친환경 공동주택(그린홈 플러스 G-home)"모델 개관식을 개최했다. 그린홈 플러스는 정부가 R&D 예산을 지원하여 산 학 연 합동으로 추진한 "저에너지 친환경 공동주택 기술개발"의 연구 성과물로서, 국내 최초로 공동주택에 저에너지 친환경 주택 기술을 적용하여 건축한 모델이라는데 의의가 있다.

The apartment house taking most part of our housing types was facing the limit of consumption from the housing supply-oriented policy in the past of rapid urbanization resulting in being transferred to the housing supply-oriented one. Accordingly the requirement for housing quality by customers is diversified varied, in order to meet this the effective and systematic quality control for preventing the defects from the stage of building is required. In this study for the effective and systematic quality management for defects of apartment house analysis on the frequencies and loss expenses from defective maintenance regarding examples of apartment houses having been moved in within five years recently, and the survey on their dwellers' consciousness were made, and the table for quantified apartment house defective risk.

국토교통부는 공동주택 결로 발생에 따른 입주자의 불편을 해소하기 위해 주택건설기준 등에 관한 규정을 개정하고 지난 10월 25일 시행에 들어갔다. 특히 국토교통부는 이번 개정을 통해 침실에 설치되는 옷방 또는 붙박이 가구의 벽체와 천장의 접합부위에 대해서도 결로방지 상세도를 작성하도록 하고, 공동주택 각 세대에 온돌 방식의 난방설비를 하는 경우에는 옷방 또는 붙박이 가구의 설치 공간에도 난방설비를 하도록 했으며, 침실에 설치되는 밀폐된 옷방 또는 붙박이 가구에는 외벽 및 욕실과 이격된 경우를 제외하고 배기설비 또는 통풍구를 설치토록 했다.

국토해양부는 지난 10월 20일 20가구 이상의 공동주택을 건설할 경우 총에너지를 종전보다 10~15% 이상 절감토록 하는 내용의 '친환경 주택의 건설기준 및 성능'을 고시하고 이날부터 시행에 들어갔다. 국토부는 친환경적인 주택 건설을 위한 제도적 기반을 구축하기 위해 에너지 소비절감 및 탄소배출량 감소를 위한 에너지절약형 친환경 주택의 건설기준 및 성능을 마련한 것이다. 이 고시는 친환경 주택으로 인정받기 위한 필수시설 및 각각의 설치기준 제시와 에너지 사용용도에 따라 난방, 급탕, 전력, 열원 등 4개로 분류하는 친환경주택 성능 평가방법 등을 규정했다.

Most of customer satisfaction researches that have announced by mass medium about an apartment house intend to do not fairly consider the premium of an apartment house. Thus, the researches offer the wrong information to a lots of companies and customers that want to objectively assess quality of an apartment house through comparing an apartment complex with another and construction ability of company. Therefore, this study analyzes that the premium of an apartment house affects customer satisfaction, derives indexes which affect premium of an apartment house, and do an importance analyses with each other. Then this study purposes to be of use with the foundation material for the objective index assessment of premium of an apartment house.

The purpose of this study is to efficiency scheme to design VE through the case studies of construction VE forapartments. Remodeling of multi-family house (MFH) has emerged as a major issue in the construction industry. Many decision-makers are struggling to determine whether to conduct a remodeling because of insufficient information including standard or method for projecting the price of their facilities after remodeling works. In this context, this research has conducted for analyzing how the price of the MFH is shifted by remodeling works. To achieve this research goal, (i) fourteen MFH remodeling cases were collected and (ii) price variation for the collected cases was analyzed in order to figure out how remodeling work affects the price of MFH cases. Finally, this research suggested the factors determining price of the MFH, wherein remodeling work has been conducted. From the results of this research, it is expected that the decision-makers can understand what is the crucial factors for determining the price of their MFH when they plans remodeling, and further this research can be a corner stone for developing a model for predicting the price of MFH if remodeling would be performed.

548 thousand apartment houses of Seoul has been used over 15 years and remodeling is available. It is 42% of the overall apartment houses currently and it is assumed to increase to 800 thousand in 2015. The maintenance work is divided to reconstruction and remodeling. Due to the regulations of the government, expansion remodelling has been the most considered alternative. However, 75% of the extension remodelling, yet, are in the preliminary phases. Thus, this study suggests factors hampering the vitalization of extension remodelling and solutions for each factor by means of Delphi analysis method.
