An Analysis of the Effects of Customer Characteristics on Sales of Alley Market Area Using Geographically Weighted Regression (지리가중회귀분석을 이용한 고객특성별 골목상권 매출액 영향 연구)

  • With the revitalization of alley market area becoming a major goal of the urban regeneration project, an understanding on customer characteristics that affect the sales of alley market areas is needed. As spatial heterogeneity appears to exist in alley market areas, the use of GWR (Geographically Weighted Regression) is required as an alternative to OLS (Ordinary Least Squares) regression. This study analyzes effects of customer characteristics on sales of 1007 alley market areas in Seoul. Comparing R squared and AICc, results show that GWR is better than OLS regression. According to OLS regression, the ratio of female, the ratio of 40's and 50's, the number of employees, the opening rate of establishment, the density of building and the size of alley market area have positive effects on sales, while the ratio of 20's and 30's, the distance of bus stop and that of subway station have negative effects. As a result of comparing local regression coefficients of geographically weighted regression analysis, the ratio of female customers has the greatest effect on the northwestern region, followed by the southwestern region, the central region and the northeastern region. The ratio of 20's and 30's and that of 40's and 50's effect on the southeastern and northeastern regions, and then the southwestern region. It is expected that this study will help to identify marketing target for each alley market area.

골목정원 조성이 골목환경에 미치는 영향 - 대구광역시 서구 비산 2·3동을 중심으로 -

  • 본 연구는 비산 2 3동의 골목정원 조성지역과 비조성지역의 주민들을 대상으로 골목현황 및 주민의식을 분석하고, 이를 통해 골목정원 조성이 골목환경에 미치는 영향을 분석하고자 하였다. 연구결과를 살펴보면, 조성지역은 11개의 골목정원과 22개의 주제정원이 조성되어 있으며, 비조성지역은 서부시장을 중심으로 한 프랜차이즈 특화거리가 조성 중에 있다. 골목환경 구성요소의 중요도는 두 지역 모두 조명시설, CCTV 등 안전과 관련된 항목이 높게 평가되었으며, '공방 등 체험, 전시 및 공연시설', '텃밭', '항아리, 장식품 등 조형물' 등 개인 여가생활과 관련된 항목은 낮게 분석되었다. 만족도의 경우 조성지역은 골목정원 조성으로 개선된 조명시설, 초화류 등과 같은 항목이 높게 나타났다. 비조성지역의 경우 19개 항목의 만족도가 모두 낮게 분석되어 전반적으로 골목환경에 대해 불만족하는 것으로 분석되었다. 이를 바탕으로 개선방안을 제시하면, 조성지역은 CCTV 추가설치 및 빈집정비를 통해 골목의 안전성 확보와 휴게 및 교류공간 조성이 필요할 것으로 판단된다. 비조성지역의 경우 전반적인 골목환경 개선이 필요하며, 조명시설의 추가 설치가 필요할 것으로 사료된다.

  • From the stages of formation, to the processes of change, the alleys with long history not only reflect on the trends of the area, but also have a historical and cultural value as a place where the local residents make living and socialize. However, due to the rapid growth of the city's civilization, and industrialization, there has been a great amount of loss in the roles of the rural areas while urban areas have been expanding over time. The rural areas including the old alleys have been neglected and fell far behind in the processes of growth overall, and therefore, it became harder to trace the old days as well as the old emotion that we used to see. Nowadays, there are various cases in terms of alley regeneration project as people are getting more interested in it. The alley regeneration projects can be divided into two different backgrounds; a part of urban regeneration project by the government and local organizations and the other developed by the trends. This research, with successful case studies, is for analyzing the direction of the ultimate goal and the identity that only the alleys have. As the alleys contain history, tradition and culture of the community, we need to not only preserve but also maintain all of these since it will affect the goal and the establishment of identity of the alley regeneration projects as a significant factor. In addition, in order to attract visitors from diverse cultures, providing cultural or artistic experiences and aesthetic landscapes will be importantly considered as an additional factor for the research. In other words, through this research, I would like to demonstrate that it is the most important for the alleys fell far behind to establish its identity for continuous successful eyre generation projects, which are not temporary.

  • The purpose of this paper is to introduce a design method to making characterized street for city regeneration and strategy for regional activation through making characterized street. For this purpose we analyze a case of 'Bosu-dong Book Street' in the city of Busan with compared to the cases of 'Hay on wye' in UK and 'Kanda old book street' in Japan. We have some suggestions from this analysis as follows; 1. Connection with tourism and publication industry is needed for regional economic vitality and urban regeneration. And Both of Softwares and Hardwares those are based on local identity are needed to be developed as contents of the street, 2. Merchants and Residents have to take the leading part and public authority is need to support them as street makers. 3. Sustainable participation and efforts of the community leaded by merchants and residents are needed in the whole process of making characterized street such as making, operating and management of hardware & software.

Post Occupancy Evaluation of Image and Satisfaction for Storytelling Theme on the Kim Gwang-Seok Street (스토리텔링 테마골목 이미지 및 만족도에 관한 이용 후 평가 - '김광석다시그리기길'을 대상으로 -)

  • This study deals with post-occupancy evaluation (POE) of 'Kim Gwang-seok Street'as storytelling road for urban regeneration. The evaluation focused on image preference and use satisfaction of visitors. This is the initial project of popular singer-storytelling street as a new attraction, and the results could be used as basic data for the sustainable planning and management of storytelling streets. 200 respondents of visitor group were analyzed. Frequency analysis for demographics, use, behavior, reliability, and means, were evaluated. Factor analysis and multiple regression analysis were conducted for image preference and use satisfaction. Responses showed high frequency of twenties in age, who were typically students. In use motives and activities, strolling, sightseeing, and taking pictures were shown to be the most common. The mean scores of image variables showed symbolic (5.03), familiar (4.84), beautiful (4.71), and bright (4.63), the highest. The result of exploratory factor analysis, led to 3 factors being categorized; the mood of street, the design, and the dynamics. Due to the result of multiple regression analysis, the preference of space image was significantly influenced by 4 image variables; symbolic (${\beta}=.314$), stable (${\beta}=.248$), friendly (${\beta}=.204$), and fresh (${\beta}=.142$). In the use satisfaction analysis, the mean scores were highest concerning facility design (3.81), typical street (3.78), the image of street (3.81), continued use (3.66), and experiential tourism (3.53), respectively. The mean score of parking space (2.56) was the lowest. In factor analysis concerning use satisfaction, 3 factors were categorized; facility management, experience, and image. By the result of multiple regression analysis, the total satisfaction of use was significantly influenced by 4 independent variables; image of street (${\beta}=.296$), management (${\beta}=.277$), continued use (${\beta}=.205$), and typical street (${\beta}=.183$). As storytelling road for urban regeneration, 'Kim Gwang-seok Street' has shown considerable success in significant improvement of image preference and user satisfaction. Therefore, the enhancement of 'placeness' through storytelling of Kim Gwang-seok, and the strengthening of its identity and symbolism, should be the basic focus of development for the street in the future.

  • Revitalized alley-type urban commercial streets have recently received a lot of attention as a preferred place for people. The purpose of this study is to present implications in the planning and design methods for the making of alley-type urban commercial street. For that, theoretical review and case analysis were conducted on the street spatial characteristics of 'Jeonridan-gil' and 'Mangmidan-gil' in Busan, about site overview, street spatial composition, building use, streetscape and street furniture. The implications through the study are as follows. (1) Street environment should be created to improve the pedestrian space and environment. (2) The existing main use and the newly introduced use need to be coexisted. (3) The identity of the street must be maintained through adaptive reuse, etc. (4) The voluntary formation of the private sector and the planned making of the public need to be cooperated.

Analysis of Satisfaction on Alley Garden's Components through Urban Regeneration - Focused on Bisan 2·3-dong in Daegu Metropolitan City - (도시재생사업에 따른 골목정원 구성요소의 만족도 분석 - 대구광역시 비산 2·3동을 대상으로 -)

  • This study analyzed the opinions of residents for desirable urban regeneration and suggested an improvement plan for alley environments. This study conducted a questionnaire survey of the residents living in Alley Garden of Bisan 2,3-dong, Daegu Metropolitan City. In the analysis of the importance and satisfaction of Alley Garden components, items related to a safe, cleanly environment such as 'Lighting facility installation', 'Sewage and waste disposal' and 'CCTV installation' had a high level of importance. It was also found that items improved by the Residential Environment Improvement Project and Alley Garden such as 'Lighting facility installation', 'Quantity of herbaceous flowers' and 'Kinds of herbaceous flowers' had a high level of satisfaction. The IPA results showed that items such as 'Empty house maintenance', 'Rest facilities such as benches and pergolas', 'Space for resident interaction' and 'Public parking lot' had a high level of importance, but had a low level of satisfaction, which suggests that they should be improved by priority. As a result of factor analysis, Alley Garden components were classified into four factors: 'Safety and cleanliness', 'Greenness', 'Exchange and convenience facility' and 'Aesthetics renewal'. Based on this classification, a regression analysis was conducted regarding the effects of the four factors on overall satisfaction. Results showed that all four factors had a significant influence on the overall satisfaction and that 'Aesthetics renewal' and 'Safety and cleanliness', respectively showing levels of significance at 0.274 and 0.235, were highly influential to overall satisfaction. Therefore, it was concluded that spaces for resident interaction and rest facilities should be preferentially installed to improve the environment of alleys. For the improvement of the overall satisfaction of alley environments, it was also concluded that residents should be encouraged to engage in activities such as sculpture installation and mural drawing, along with the introduction of safety bells and crime prevention environment design and the implementation of alley beautification projects.

Evaluation on the utilization possibility of waste mushroom logs as biomass resource for bioethanol production (바이오에탄올 생산을 위한 바이오매스 자원으로서 버섯골목의 이용 가능성 평가)

  • In order to investigate the possibility of waste mushroom logs as biomass resource chemical and physical characteristics of normal woods and waste mushroom logs such as crystallinity value, energy consumption, total sugar yield after hydrolysis chemical compounds and molecular weight distribution after acid hydrolysis, were examined. In the results, crystallinity of waste mushroom logs which were three year passed after the inoculation was decreased drastically from 49% to 33% during the cultivation. Lignin contents as chemical compounds of normal woods and waste mushroom logs were 21.07% and 18.78%, respectively. By the results of measurement of energy consumption, the size reduction of normal woods required a significantly higher energy than that of waste mushroom logs. In the hydrolysis, total sugar yield by enzyme and acid hydrolysis were high in waste mushroom logs(53% 57.5%) than in normal woods(42.9%, 47.17%). According to the molecular weight distribution using GPC, low molecular weight compounds were distributed in waste mushroom logs. Based on these results, waste mushroom logs have enough potential as material for developing alternative energy because of easily conversion to sugar by various hydrolysis methods and requirement of low energy consumption during size reduction.

Aesthetic Experience of Streetscape in Syarosu-gil as Urban Commercial Alleyway (도심 골목상권으로서 샤로수길 가로 경관의 미적 경험)

  • How can we explain the phenomenon of small, old alleyways in the city becoming rising commercial places attracting people from an aesthetic perspective? This research discusses distinctive aesthetic experiences of urban commercial alleyways, which are located on inner roads and consist of small-scale stores and explore the specific aspects of Sharosu-gil, located in Gwanak-gu, Seoul. The aesthetic experience of urban commercial alleyways is generated by the contrast with the refined urban fabric along main roads in terms of space, the gap between the old and the new, and the antagonism between the known and the less known. The approach to Sharosu-gil consists of the high-rise buildings along the main road built in the 2000s, then encountering low-rise buildings on inside roads built from the late 1970s to the present. Therefore, it is judged that the site has sufficient conditions to generate the aesthetic experience as an urban commercial alleyway. As a result of analyzing the street improvement projects, first, the official announcement of the name 'Sharosu-gil' was interpreted as an escape from the place specificity and garnered the acquisition of the characteristics of an alternative. Secondly, the improvement project for old-established signboards was interpreted as harmony between the new and the old and the loss of temporality. Thirdly, in the pedestrian priority road project, the pavement was interpreted as a reinforcement of the identity as an alleyway and the visualization of the area. Since the reality of urban commercial alleyways depends on the user's visiting, it is necessary to interpret alleyways from the perspective of the senses and aesthetics, not just from social phenomena or capital logic perspective. The study will cast implications for relevant schemes and data-driven research.
