A Study on the Landscape Design for the Namyangju Gugjip House Complex (남양주 궁집(宮집) 외부공간 기본계획에 관한 연구)

  • This study is the result of a design proposal to create a history and culture complex for the "Gungjip," an Important Folklore Cultural Heritage, and its surroundings located in Namyangju, Gyeonggi Province. In particular, the purpose is to introduce a new design approach to a historical and cultural complex consisting of the Gungjip House and Hanok annexes to be opened to the public in the future; and to provide its implications for future study. Although the architectural condition of Gungjip House is well preserved, several problems have been found in the use of the site as a public space due to the lack of a plan for systematic space experience, lack of specific spatial programs, and the too much shade due to uncontrolled green areas, etc. Therefore, the plan presented in this study largely sought to respect the meaning of historical landscape as a public space and to balance with the contemporary needs. The design strategies derived through basic research are to strengthen the sense of place as a cultural heritage; to respect the ecological characteristics of the site and visual harmony with the surrounding environment; and to suggest spatial programs suitable for the contemporary needs. Based on these strategies, the framework for the entire space is conceptually composed of four spaces; Oewon, Ganjeong, Jujeong, and Huwon, and proposes systematical land use and landscape experience. The main feature of this plan is the landscape approach, which aims to preserve the architectural cultural assets in their original form, but to create a reasonable land use and meaningful landscape experience based on the sense of place.

  • For a holistic and precise assessment of safety benchmarks within a construction venture, it's paramount to delineate between the intrinsic features of the construction and its real-time, on-site performance metrics. In this study, we delved into genuine accident instances to discern the interplay between these construction attributes and on-ground performance determinants in relation to safety mishaps, employing the binomial logit analytical framework. Our scrutiny underscored that construction expenditure profoundly modulates the likelihood of fatal occurrences. Notably, variables pertinent to on-site safety protocols wielded considerable influence over both fatal mishaps and accidents implicating multiple personnel. These revelations intimate that while ascertaining the safety quotient of a construction initiative, a mere classification and recalibration based on fiscal dimensions can elucidate much. Yet, a comprehensive safety appraisal necessitates transcending quantitative indices, such as frequency of mishaps or casualty rates, to encapsulate the multifaceted interventions and strategies adopted at the construction locale.

Commercial Cluster Characteristics in Residential District Focusing on Garosu Street (주거지내 상업화 발생영역에서 군집형성현상과 영향요인 연구 - 가로수길을 대상으로 -)

  • This paper analysis spatial correlation applying commercial activating factor and categories clusters among have homogeneity in garosu street which are rising commercial issue in residential district. Based on this research we can draw several implications. Firstly, Garosu street are forming unique space around fassion feature like clothes and food and Beverage stores are supporting main functions. secondly, in terms of utilization of semi-public space in individual buildings, main Street are using display goods and put product.Also restaurants and cafes are using public space as terrace seats. These results mean principal road emphasizes displaying and passing but inner road emphasizes taking a break and staying. Third, repetitive action between high rising vacancy and new building cause negative effects city decline and lossing identity. So residents and merchants should cooperate and make communities for sustainable district.

An Analysis of the Competitive Structure of the Construction Management Market (건설 사업관리 시장의 경쟁 구조분석)

  • Recently there has been insignificant growth in the Korean construction management (CM) market, in comparison to the previous year. However, despite stagnation or even decreasing growth trends, the number of domestic companies participating in the CM market has increased rapidly. As follows, market movements of CM despite trending in stagnant growth or decrease, the market has been increasing firms which entry the market. The reasons for such dynamic change must be examined first, in order to facilitate analysis of its competitive structure. This study aims to examine the market competition structure and analyze the reason for proliferation of companies in the sick CM market. This study employs market concentration ratio and DEA-based Malmquist productivity indices to analyze the competitive structure of the CM market. Results reveal that the CM market has been monopolized by a few companies, but this is gradually changing. In addition, these companies were not productive, but there has been a gradual increase in the productivity index. Therefore, this study, which provides the direction index of the CM market, has implications for all major stakeholders in this market.

  • To promote the off-site construction (OSC) in Korea, technical innovation applied to each phase, such as design, engineering, factory production, and site assembly, is important and equally necessary is the development of management and operation methods that are different from existing construction production methods. However, the current OSC-related studies in Korea are conducted from the technical development viewpoints, such as construction methods. Additionally, few studies have been conducted to derive a management measure for successful OSC projects. Therefore, studies to derive a management measure based on a clear understanding of the core success factors of OSC projects are required. This study aims to analyze several studies related to the success factors of OSC projects conducted overseas and to show its core implications for the successful management of OSC projects in Korea. We expect this study to improve the viability of OSC projects, which will be expanded in Korea in the future.

A Study on General Contractors' Control Measures for Construction Cost Overrun (종합건설사 현장의 원가초과 억제 방안 분석에 관한 연구)

  • The effective control of cost overrun is a crucial issue for construction companies to secure profitability. Especially in situations where cost pressures are significant due to factors such as rising raw material prices and increased financial costs due to high-interest rate policies, cost overruns resulting from project failures have a highly detrimental impact on the profitability of construction firms. The objective of this study is to analyze the current status of cost overrun control measures adopted by construction companies using the IPA technique and provide key characteristics and implications. The IPA analysis results showed that practitioners in general contractors exhibit a high level of interest and effort regarding cost overrun while the performance level is relatively low. Nevertheless, the measures considered important to control cost overruns generally show a high tendency for execution as well. Cost overrun control measures that show high importance but low execution are primarily related to collaboration and communication sectors. To effectively control cost overruns, enhancing collaboration and communication with construction supervisors/CM, headquarters, and regulatory authorities emerged as the most urgent need. Through this study, the current status and areas for improvement regarding cost overrun control measures in general contractors can be identified. This can be valuable for deriving directions and enhancements for future cost overrun control strategy development.

  • A city is the space which has a various historical experiment and memories. From these social and cultural environment, regional competitions through the introduction and settlement of a local self-government have been important in city marketing. For city development, a serial activation policies are come and in this process the native history and cultures have recognized as the core tool of cities. For possession of city competition, we have developed the cities' tangible and/or intangible cultural properties and make full use of a attractive asset. The city identity is established and the opportunity of a special space is made. This city identity has been dependent on spending time. We suggest the strategy for the historical and cultural city image through the historical element and the development of program for the promotion of publicity activities. The preservation and application of the modern architectures as the cultural and historical element promote the city image and build the position of city identity. We suggest the city marketing application strategy for the implication on the sustainable reproductive city.

A Study on Determinants for Apartment Remodeling in Seoul Metropolitan Area (아파트 리모델링을 위한 의사결정 요인에 관한 연구 - 서울 및 경기 수도권을 중심으로 -)

  • If aging apartments are left unimproved through remodeling, the city will be eventually slum. As the government recognizes remodeling as an alternative to reconstruction, the law has been revised mainly to increase the housing area, increase the number of house and allow the vertical extension for making remodeling costs. However, the remodeling is still not activated yet in the market. Therefore, this study analyzes the decision factors of apartment remodeling in Seoul metropolitan area based on Heckman two-stage analysis considering sampling error. Research findings indicate that the decision for remodeling is determined by the characteristics of the household, housing, and time-lapse variables. And also the number of household members, net assets, housing satisfaction, the 11-20, 21-30, and more than 30 years of building are identified as the significant variables as a result of remodeling choice probability analysis. It is noteworthy that the significant variables from then remodeling cost analysis are net assets, area, more than 30 years of building, and unit housing price. It is also notable that the policy, which extend the housing area to cover remodeling cost, are not actually effective to activate the remodeling, and the age in the case of elderly people in Seoul and Gyeonggi-do who are expected to have high net assets and income is not significant variables. This study is expected to provide more objective and reliable implication to the policy makers, the home owner and the investors on the decision making process related to the remodeling project.

  • Urban Skyline is strongly influenced by high-rise buildings. It is changed and becoming over time and is formed by the human choice. This study does an analysis of the foreign urban skyline managements in three aspects: criteria and control, operation and deliberation, and citizen participation and inducement. It draws common characteristics of foreign cases; preparing rational and premeditated building height control in the aspect of district, transformation from height restrictions of individual building to height standards in the aspect of urban landscape, devising efficient design review and citizen participation methods, and administrative processing for an integrated building height management. It also suggests policy implications for preparing both comprehensive and systematic building height standards in the aspect of district to create a desirable city image and urban skyline.

Factors Affecting the Use of the Pedestrian Malls -A Case Study on Gwangju-Sangmu Land Development Project- (보행자전용도로 이용에 영향을 미치는 요인 분석 -광주광역시 상무택지개발사업지구를 중심으로-)

  • This investigation aims to examine whether there is currently the proper use of pedestrian malls created in the Land Development Project areas and to come up with some suggestions for the upcoming plan to build them. The Project areas were designated as the subject of a case study to this end and, on the basis of the findings on the pedestrian movement, Stepwise Regression Analysis was performed. These can be summed up as follows. Firstly, the most important factor which had a decisive effect on the activation of pedestrian malls turned out to be the directions of the exits to the buildings adjoining the pedestrian walkways. Hence, careful consideration should be given to the facade of buildings and the obligation to install the exits to the pedestrian malls for the activation of the pedestrian walkways. Secondly, according to the findings, the use of the buildings adjoining the pedestrian malls could be a second-most-important variable. The introduction of the facilities that encourage walking and the location restriction on the facilities(accommodation facilities) that do not encourage walking should be done aggressively. Thirdly, securing the continuity between the pedestrian malls could affect the reinvigoration of the pedestrian malls. To achieve this, the crosswalks should be actively built in the early stage of development.
