Decision-making system for remodeling or demolition decision of deteriorated buildings. (노후 건축물의 철거 또는 리모델링 판단을 위한 의사결정 시스템)

  • A lot of buildings, especially apartment housing, have been dismantled so as to enhance the value of the building without exact assesment for the service life and deterioration degree of the building. Remodeling for an aged building is becoming a hot issue to owners in the public sector and the private sector. Peoples including owner, tenants, constructors recognize the fact that the efficient maintenance of the building during the service life and lengthening the practical service life are very important in point of minimizing LCC. This study suggest a decision making system to judge whether to remodel(renovate) or to reconstruct an aged building. The system is composed of structural performance assesment elapsed(or practical service) life evaluation against whole service life, deterioration assesment of the building equipment, dweller's satisfaction, etc.

Mechanical and Electrical Characteristics of Concrete Members Enlarged with Self-Sensing Cementitious Materials for Repair (자기감지형 보수재로 단면증타된 콘크리트 부재의 역학 및 전기적 특성 )

  • In this study, compressive strength and adhesion strength were measured as repair materials to evaluate the mechanical and electrical properties of compression and shear specimens with self-sensing repair materials. As a result of the experiment, the strength improvement rate of the compression test specimen was higher than the section enlargement area ratio, but the shear test specimen did not show an improvement in strength as much as the section enlargement area ratio. Compression experiments under load showed high correlation between FCR-Strain and FCR-Stress, confirming self-sensing performance. However, the shear test did not show as much correlation as the compression test. Accordingly, it is judged that the self-sensing repair material is suitable for the compression member on which the compression load acts in the building.

  • Given the trend of increased apartment buildings and high-rise buildings, the maintenance of apartment buildings has been set a higher value. For this reason, a total performance evaluation model of the existing buildings has recently been developed. But, it has a lack of the management work analysis. The purpose of this study, therefore, is the management work analysis for items selection of maintenance performance evaluation of apartment buildings. Candidate items of Maintenance performance evaluation was made with the existing literature and business system analysis. Easy, systemicity of performance evaluation supplemented doing question to academic experts and housing managers. Finally decided maintenance performance evaluation items are to classify 14 administrative and 15 technical items.

A Study on Seismic Performance of External Reinforcement for Unreinforced Masonry Buildings (비보강 조적조 건축물의 외부 보강에 따른 내진성능 연구)

  • In this study, we evaluated the seismic performance of a masonry building that was not designed to be earthquake-resistant and attempted to improve the seismic performance by adopting a seismic reinforcement method on the exterior of the building. In addition, the building seismic design standards and commentary(KDS 41 17 00:2019) and existing facility(building) seismic performance evaluation methods were applied to evaluate seismic performance, and a pushover analysis was performed using non-linear static analysis. As the result of this study, it was determined that seismic reinforcement was urgent because the distribution rate of earthquake-resistant design of houses in Korea was low and masonry structures accounted for a large proportion of houses. When reinforcing the steel beam-column+brace frame in a masonry building, the story drift angle was 0.043% in the X direction and 0.047% in the Y direction, indicating that it satisfied the regulations. The gravity load resistance capacity by performance level was judged to be a safe building because it was habitable in both X and Y directions. In conclusion, it is believed that the livability and convenience of the house can be secured by reinforcing the exterior of the building and the seismic performance and behavior of the structure can be clearly predicted.

  • The purpose of this study is to evaluate the seismic performance of domestic unreinforced masonry(URM) buildings using nonlinear dynamic analysis. For that, the nonlinear hysteresis models suggested in the previous research were validated for the dynamic analysis. The results of the shaking table test were compared with the dynamic analysis results using the suggested nonlinear hysteresis models. As a result, the nonlinear hysteresis models were expected to be applicable to the dynamic analysis of URM buildings. Based on the models, the dynamic analysis of domestic URM buildings varying the number of stories and opening ratio was carried out. The analysis results showed that most of the domestic URM buildings were very vulnerable to design earthquake in Korea.

  • In evaluating lateral behavior on the seismic and wind load, the purpose of sensitivity analysis is to find critical variables and to identify characteristic response with variability of variables. The sensitivity analysis is very important in structural diagnosis, repair and reinforcement field. This study investigates the sensitivity by linear static analysis applying the TDA method in changing angles of diagrid braces on the same height structures. In case of mid rise model, under the seismic load, the brace member is determined as a major variable at $58^{\circ}$ but a high rise model, under the wind load, has the brace member as a major variable at $67.4^{\circ}$. In addition, location of critical sensitivity on the mid rise model is distributed over middle section, while it is distributed lower section on the high rise model.

  • 1990년 이후 우리나라를 둘러싼 동북아시아를 비롯하여 동남아시아의 도시에 이르기까지 지진, 태풍, 쓰나미 등의 환경재해가 빈발하고 있는 상황이다. 인간이 건축한 구조물들은 다양한 자연재해로부터 취약할 수밖에 없으므로, 이를 최대한 빠르게 확인하여 경보하는 것만이 인명 및 재산의 피해를 최소화할 수 있는 방법이다. 본 연구에서는 구조물 건전성 진단을 위한 통합 모니터링 시스템을 제공하고, 발생한 사건을 조기에 대응하기 위해 SMS(Short Message Service)를 활용하여 시설물 유지관리 담당자에게 경보를 보내는 시스템에 대하여 소개한다. PDA나 스마트폰을 갖고 있는 관리자는 실시간으로 통합 모니터링 시스템에 접근하여, 해당 구조물의 상태를 확인함으로써 피해 상황을 파악한다. 시설물 유지 관리자에게 건전성 유무를 판단할 자료를 실시간으로 제공하는 것은 조기대응으로 인한 현재의 피해를 최소화할 수 있으며, 추후 발생할 수 있는 추가적인 피해를 예방할 수 있는 장점이 있다.

  • 오늘날 전 세계적으로 급격한 에너지 사용과 이에 따른 온실가스의 증가로 기후변화 현상이 세계 곳곳에서 나타나고 있다. 이러한 지구온난화는 산업화에 따른 에너지소비가 주요한 원인으로 꼽히고 있으며, 선진국에서는 에너지소비와 이산화탄소 방출을 줄이기 위한 노력을 적극적으로 추진하고 있다. 우리나라에서도 2013년부터는 온실가스 감축 의무 이행국에 포함될 것으로 예상되어 지속가능(sustainable)한 국가발전을 위한 노력을 기울이고 있으며, 저탄소 녹색성장을 화두로 적극 대처하고 있다. 우리나라는 세계10대 에너지 소비국이면서 97%의 에너지를 외국에 의존하고 있다. 더욱이 이산화탄소배출량은 세계9위를 차지하고 있다. 따라서 향후 선진국과 경쟁을 하기위해서는 산업구조를 시급히 개선하여 에너지 소비를 줄이고 이산화탄소 배출을 적극적으로 억제하여야 한다. 현재 국내에서 사용되는 전체 에너지 가운데 건물에서 소비되는 에너지는 약 40%정도를 차지하고 있다. 이에 따라 건물에서의 에너지 사용량을 줄이고 환경부하를 저감할 수 있는 친환경 건축물의 구축이 시급하며, 관련 기술 개발 및 실제 건축물에 적용을 위한 노력이 진행되고 있다. 친환경 건축 관련 기술은 오늘날 많은 신축 건물에 적용되고 있으나, 그 성능은 아직까지 미흡한 부분이 많다. 건축물의 설계단계에 환경성능 분석결과가 적절히 반영된다면 적은 노력과 비용으로 매우 우수한 친환경 건축물을 구축할 수 있다. 하지만 기존의 설계절차 및 성능분석 지원 시스템으로는 건축 설계단계에서 에너지 소비량을 포함한 친환경 성능을 분석하기에 많은 시간의 투입과 전문가의 도움이 필요하다. 다행히 최근에 이러한 건축물의 친환경 성능 분석에 건축정보모델링(Building Information Modeling, BIM)기술을 활용할 수 있는 연구가 진행되고 있다. 건축정보모델링은 컴퓨터를 이용하여 건축물의 설계 데이터뿐 만 아니라 관련 모든 정보를 모델링 하여 건축물의 설계단계부터 건물의 폐기단계까지 활용하는 기술이다. 이미 선진 외국에서는 활발한 연구가 진행되어 실무적용 단계에 있으며, 국내에서도 초기연구가 진행 중이다. 이러한 건축정보모델링 기술이 친환경 건축물 구축기술에 활용된다면, 친환경 건축물 구축 및 성능 향상에 많은 도움이 될 수 있을 것으로 기대된다. 또한, 녹색 성장의 기반이 될 수 있는 건축물의 설계 및 시공, 유지관리가 가능해 질것이다. 따라서 이번 연재에서는 지속가능한 설계와 건축정보모델링을 활용한 건축 환경 성능을 분석에 관한 내용을 주제별로 다루고 그 사례를 살표보고자 한다.
