Community Facilities in Apartment Complexes - Whether Provisions Match Residents' Preferences - (아파트 단지 내의 주민공동시설 현황과 선호 비교연구)

  • In Seoul, the capital of South Korea, developers of apartment complexes are responsible for including community facilities - senior citizen centers, child care centers, small libraries, and so forth - according to the current Regulations on the Housing Construction Standard Article 2 and 55. These standards have long required certain community facilities, depending on the number of households in each apartment complex, without fully considering whether such provisions meet that community's needs. In this study, we aimed to reveal whether the current provision of community facilities responds to local preference. We conducted surveys of residents in randomly selected ten apartment complexes in Seoul to determine residents' preferences on community facilities using the analytic hierarchy process (AHP). We then compared the survey results with these complexes' current facilities. Our findings showed mismatches between residents' preferences and provisions: outdoor sports facilities, child care centers, and small libraries were found to be strongly preferred, but not provided in some apartment complexes within the study, whereas less-preferred facilities such as senior citizen centers were provided in all complexes. Through this study, we could conclude that current standards regarding the provision of community facilities in Seoul's apartment complexes should be altered to reflect the preferences of residents in apartment complexes.

  • This study begins to make inquires about user's opinion of introducing Interior Landscape into Apartment Housing to the problems of contemporary Interior Landscape and suggest the fundamental data to improve it. The city-ward drifting of population drawn from industrial development and aggravation of living condition bring about exclusion of nature and lack of green space. Furthermore, it increases the length of stay of urban liver in indoor space. Thus, dweller's desire to Interior Landscape increase but housing can't follow it. The purpose of this study is to understand characteristics of Interior Landscape, derive essential factors, study plans, establish radical data, and suggest better plans including Interior Landscape through making inquires about user's opinion.

Current State of Consumption of Yaksun (Medicinal) Food and Medicinal Food Education Participation Intentions by Food-Related Lifestyle (조리 교육생의 식생활라이프스타일에 따른 약선음식 이용특성 및 약선음식 교육 참여의사)

  • The purpose of this study was to examine the current state of consumption of medicinal food and the intent to participate in medicinal food education by food-related lifestyle. A total of 264 samples were conveniently selected from students enrolled in culinary education at the Seoul Institute of Technology and Education from September 5, 2014 to September 20, 2014. The results were as follows. Factor analysis showed five factors in food-related lifestyle named as adventure-seeking factor, taste-seeking factor, health-seeking factor, convenience-seeking factor, and safety seeking factor. There were three factors in awareness of medicinal food named as health characteristic, negative perception, and intent to purchase. The cluster analysis showed five dimensions for food-related lifestyle named as convenience-seeking group, safety-seeking group, health & safety-seeking group, health-seeking group, and taste-seeking group. Among the demographic characteristics, there was a significant difference in age, cooking career, and households by food-related lifestyle group. Among intent to participate in education regarding medicinal food, there was a significant difference in medicinal food educational institution preferences by food-related lifestyle group. Among medicinal food awareness, there was a significant difference in negative perception by food-related lifestyle group.

A Study on the Using Behavior of Educational and Cultural Community Facilities in Apartment Housing (공동주택 주민교육문화시설 이용행태에 관한 연구)

  • The trend toward more welfare living because of more leisure time has influenced the popularity of the community facilities in apartment housing. According to the residents' increasing interests for well-being life the changes and developments of the community facilities have been required in these days. The purpose of this research is to study these required changes and developments by analyzing the resident's using behavior of community facilities in apartment housing focusing on the educational and cultural facilities. For this purpose, this research intends to examine the existing conditions and problems of educational and cultural community facilities in apartment housing and to analyze the residents' using patterns such as frequency, preference and to comprehend the additional needs and requirements of the residents. The conclusions and suggestions of this research can be a basic data for the architects to design a resident-oriented educational and cultural community facilities.

  • 주택 리모델링 소비자의 심리 및 형태에 따라서 선호하는 주택 리모델링 유형이 다를 수 있음을 가설로 하여, 서울특별시 및 수도권 거주자를 대상으로한 설문조사와 심리 및 형태조사를 실시하였다. 심리조사는 MBTI 항목에 대한 개별 기입하도록 하고, 설문조사로 회수된 결과데이타는 SPSS-WIN 소프트웨어를 사용하여, 빈도, 분포도, 분야분석, 인자분석을 하여 유의성이 있는 것에 대해 분석하였다. 외향형(E)과 내향형(I)은 리모델링 중요도가 세부항목에 따른 유의차가 분석되었고, 직관형(N)은 감각형(S)에 비교할 때 감정형(F)은 사고형(T)에 비교할 때 판단형(J)은 인식형(P)에 비교할 때 전반적인 리모델링 중요도를 중시하는 것으로 분석되었다.

  • The brand value of apartment which affects not only sale percent and profit but also the worth of real estate is raised as an important point of sale competition in the apartment market. But now the market is occupied by a few construction companies, which have well recognized brand. So it's difficult for a construction company without brand to enter the apartment market because of consumer's ignorance. domestic construction companies are spending lots of money and effort to advertise their characteristic brandapartment based on classified consumer's desire and offer consumers what they want. Therefor, This study investigated the factors of recently characteristic brandapartment focusing on design, environment, materials, home automation and surveyed residents preference of a brand by P.O.E methods. Based on such results of survey, this study suggest the basically reference information on characteristic strategy of an brandapartment.

  • 주택내에서 사용되고 있는 기존의 에너지 사용량 관리 시스템의 경우는 단순한 전기 에너지 관리 시스템이기 때문에 현재와 같이 에너지를 사용하는 가전 정보기기의 증가 및 사용자 요구사항을 반영하기에는 매우 미흡하였다. 또한 최근 에너지 고갈에 대한 우려로 인해 에너지 수급 불안 및 유가 급등 등으로 국가 경쟁력 확보 차원에서 주택 내 에너지 절감 기술에 대한 필요성이 함께 증가하고 있기 때문에 기존의 방식처럼 해당 기기를 통해 전력 사용량을 모니터링 하거나 단순 제어하는 방식에서 벗어나 거주자의 기능성과 편리성을 유지하면서 주택 내의 에너지를 효율적으로 절감하기 위한 지능적 제어 방법을 제안하고자 한다.

Demand Forecasts Analysis of Electric Vehicles for Apartment in 2020 (2020년 아파트의 전기자동차 수요예측 분석 연구)

  • The world has been replacing fast fossil fuels vehicles with electric vehicles(EVs) to cope with climate change. The government set a goal which EVs will be substitute at least 10% of the domestic small vehicles with EVs until 2020, and will try to build electric charging infrastructures in apartments with the revision the law of 'the housing construction standards'. In apartments the EVs charging infrastructure and parking space is, essential to accomplish the goal. But the studies on EVs demand are few. In this study, we predicted that the demand for EVs using time-series analysis of statistical data, survey results for apartments residents in the metropolitan area. As a result, the ratio of the EVs appeared to be 6~21% for the total vehicles in a rental apartments for the years 2020, 21~39% in apartments for sales. For the EVs, the maximum power required for 1,000 households in rental apartment is predicted to be about 4200 kwh on a daily basis, while the maximum power in the apartment for sales is predicted to be 7800kwh.
