Effects of Exclusive Agency Listing and Real Estate Information Network System on Real Estate Broker' Trust and Customer' Satisfactions (전속중개계약과 부동산거래정보망제도가 중개업자 신뢰성과 고객만족에 미치는 영향 분석)

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

An Impact Analysis of Information Security Professional's Job Stress and Job Satisfaction to Turnover Intention: Moderation of Organizational Justice (정보보호인력의 직무스트레스와 직무만족이 이직의도에 미치는 영향분석: 조직공정성의 조절효과)

  • The purpose of this study is to empirically verify the relationship of how job stress and job satisfaction of information security professionals affect turnover intention, a precursor of actual turnover. The moderation effect of organizational justice is also explored within these causal relationships. This empirical analysis used 150 responses from information security professionals within 4 different industries. The analysis result from survey responses shows that job stress increases turnover intention, and job satisfaction decreases turnover intention, and that interactional justice, a subordinate concept of organizational justice, has a negative moderating effect at the relationship between job stress and turnover intention. The moderating effect of interactional justice, which can reduce turnover intention with warm words from managers or colleagues even when information security professionals who respond to emergencies such massive incidents are with high job stress, is a piece of important knowledge for information security managers. To reduce voluntary turnover of information security professionals from the organizational perspective, making efforts to lower job stress and raise job satisfaction and interactional justice is necessary.

An Analysis on the Effect of Website Factors on Relationship Quality and Behavioral Intention: Focusing on Internet Shopping mall of Chinese (중국의 웹사이트 요소가 관계품질과 구매 후 행동에 미치는 영향)

  • The objectives of this study are to identify significant antecedents of trust and satisfaction and to examine the relationship between trust and satisfaction and interrelationship between trust, satisfaction, loyalty, relationship retention and intention of words of mouth based on buyers of Chinese internet shopping mall. The questionnaire was collected by personal interview. A total of 448 completed questionnaires were collected. Confirmatory factor analysis was conducted to test the validity of the measurement model, and the structural model also was analyzed to examine the associations hypothesized in the research model. This study uses AMOS program to investigate the research model. Results in this paper indicate that the antecedents of trust and satisfaction have three dimensions, namely communicational, traditional and relational factors. All these three functions are positively related to trust and satisfaction. Also the results show that trust and satisfaction are positively related to loyalty, relationship retention and intention of words of mouth. Finally, this study suggests the implications of these findings and offers directions for future research.

Effect of Individual Characteristics and Perceived Interactivity in Home-network Context on Service Satisfaction, Attitude, and Intention to Use:Focusing on the Flow Theory (홈네트워크환경에서 개인적 특성과 지각된 상호작용성이 서비스 만족, 태도, 사용의도에 미치는 영향:몰입이론을 중심으로)

  • The purpose of this study is to identify the effects of interactivity, computer playfulness, and computer anxiety on service satisfaction, attitude, and user intention based on the flow theory in order to understand factors improving effects of home-network system. Especially, Computer anxiety which is one of individual characteristics in negative aspect as well as computer playfulness was added to the research model to perform empirical research for grasping effects on attitude variables such as service satisfaction. The analysis resulted that the perceived interactivity and the computer playfulness had a positive relationship with service satisfaction, but on the contrary it was identified that the computer anxiety gave a negative effect on the service satisfaction. These results are evidences to explain high correlation of the perceived interactivity, the computer playfulness, and the computer anxiety with the service satisfaction. Besides, it was found that there was a meaningful relationship among the three attitude variables such as satisfaction, attitude, and intention to use. This research suggested an integrative research model using home-network technology where user satisfaction and use factors were included, expanded research area of the traditional interactivity, and presented a consistent result to support the relationship among the service satisfaction, the attitude, and the intention to use. In additions, practical issues were also provided by presenting user's criteria for selecting various services including electronic commerce and its using elements continuously.

  • 인터넷의 발전과 더불어 날고 치열해 지는 경쟁 속에서 관광산업 웹사이트들의 생존 전략은 Reichheld(1993)의 연구결과처럼 고객 충성도의 유지를 통한 경쟁적 우위를 점하는 것이다. 인터넷을 이용함으로써 소비자는 교체비용의 감소, 탐색비용의 절감이 가능해짐(Bakos, 1997; Strader 등, 1997)에 따라 웹사이트에 대한 충성도 역시 현격히 낮아지게 된다. 왜냐하면 오프라인에서는 이동이 불편하고 힘들지만 인터넷상의 거래에서는 마우스 클릭만으로 간단하게 이뤄지기 때문이다. 국내 인터넷업체가 많은 고객을 끌어 모으는 반면 수익성 문제가 사라지지 않는 원인 중 하나는 이처럼 낮아진 고객 충성도에서 찾을 수 있다 (안준모 등, 2001). 오랜 기간에 걸쳐 지속적으로 거래할 가능성이 높은 고객확보는(Reichheld, 1993) 곧 기업의 성공과 연관되며, 이는 기업이 충성도를 중시해야 할 이유일 것이다. 따라서 본 연구는 인터넷 쇼핑몰 웹사이트의 환경특성에 따른 사용자의 만족, 신뢰, 몰입 등의 매개변수를 고려하여 최종적으로 사용자의 충성도를 분석하고자 한다. 쇼핑몰에서 충성도(loyalty)의 문제가 매우 중요한 것으로 파악되고 있다. 하지만, 기존 연구들에서는 관계몰입을 중심으로 한 연구는 별로 눈에 띄지 않고 있다. 따라서 관계몰입을 중심으로 한 종합적 인터넷 쇼핑몰의 연구모형의 제시와 검증은 매우 필요한 연구과제라 할 수가 있을 것이다.

  • Nowadays many telecommunication service companies try to enhance the quality of their service by providing customers with more specialized service for greater customer satisfaction. As this trend continues, the role that frontline employees play is getting more and more important because they are the ones who have direct influence on customers. For this reason, more than ever, the role of call center has become of paramount importance. Noting that a call center employee's job satisfaction critically affects the quality of service that a customer gets, this study was carried out in order to provide an insight on effective personnel and performance management which can boost up the job satisfaction of a call center employee, thereby enhancing the productivity of Call Center. Conclusively, it verifies that among job satisfaction influence factors, superior's support and compensation fairness indeed have a tremendous influence on job satisfaction of a call center employee. Furthermore, it verifies that if a call center employee is satisfied with his or her job, he or she tends to work more efficiently and hence increase productivity.

  • The purpose of this study is to examine the mediating effect of organizational commitment in the relationship between transformational and transactional leadership and innovative behavior and demonstrate the moderated mediating effect of job satisfaction. To this end, 4,133 cases from the 『2021 Public Servant Life Survey』 conducted to general public servants belonging to central administrative agencies and metropolitan governments by the Korea Institute of Public Administration were used for the analysis, and SPSS 21.0 and Mplus 8.4 programs were used to test the research hypotheses. As a result of the analysis, it was confirmed that transformational and transactional leadership had a positive effect on organizational commitment and innovative behavior, and organizational commitment had a positive effect on innovative behavior. In addition, it was confirmed to have a significant mediating effect in the relationship between transformational and transactional leadership and innovative behavior. Finally, it was confirmed that the mediating effect of transformational and transactional leadership on innovative behavior through organizational commitment was moderated by the level of job satisfaction, and all the proposed hypotheses were adopted. Based on theses findings, theoretical and practical suggestions and future research suggestions were discussed.

  • The purpose of this study is to identify the factors influencing the satisfaction of schools using the school-food B2B e-Marketplace operated by Korea Agro-Fisheries Trade Corporation. This study proposes the social capital, communication, information sharing within the network and support by e-Marketplace as antecedents variables, and collected the survey responses from the schools participating in school-food e-Marketplace. The statistical results indicate that the social capital and support by e-Marketplace has significant impact on the satisfaction level of schools, and support strongly influences the social capital. It was also found that the communication and information sharing within the network influence the social capital and support. These findings may offer the significant implications leading to successful expansion of B2B e-Marketplace in the context of school-food area.

  • The smartphone is simply beyond the means of communication equipment, to line up the turning point of mobile convergence, is recognized as a service tool of new concept the camera, game, multimedia function, digital multimedia broadcasting, mobile internet etc, that use of smartphone is working toward developed a variety and new business models. The study is empirically studied casualties that self-determination influences flow and satisfaction which is intrinsic motivation of smartphone. There are many studies on flow, is intrinsic motivation, influencing satisfaction and Loyalty, but there are little studies which variables influences flow. this study is explore causality of autonomy, competence, relatedness which are major variables of self-determination theory that studied factors effecting intrinsic motivation influencing flow and satisfaction. This study developed a research model to explain the use of smartphone, and collected 670 survey responses from the office workers of seoul S company who had experiences with such smartphone. To prove the validity of the proposed research model, SEM analysis is applied with valid 670 questionnaires. The results, firstly, autonomy positively influences flow. secondly, competence significantly influences flow. thirdly, relatedness significantly influenced flow. also, upper above results shows that flow influences satisfaction.

Effects of Environmental Uncertainty on Transaction and Industry Characteristics in the Franchising Markets (환경불확실성이 프랜차이즈 시스템의 거래특성과 산업특성 및 성과에 미치는 영향)

  • The purpose of this research is to understand the effects of environmental uncertainty on transaction characteristics, industry factors, and performance in Korean franchising markets. This research tried to investigate both the characteristics of B-to-C service factors and B-to-B industry factors of franchising industry from the perspectives of CLalt, trust, communication, and other important variables. Hypothetical research model was proposed and, by using SPSS and AMOS, research hypotheses and structural equation models were empirically tested and supported. The results showed that environmental uncertainty has negative effects on relationship characteristics and industry characteristics of franchise. Trust showed positive impact on the performance. Managerial implications and limitations of the study results were also discussed. Future research direction was suggested.
