  • Using hourly SMP data from 2016 to 2020, this paper measures the weekly realized volatility and investigates the main force of its determinants. To this end, we extend the Bayesian variable selection by incorporating the regime-switching model which identifies important variables among a large number of predictors by regimes. We find that the increase in coal and nuclear generation, as well as solar power, reinforce the SMP volatility in both high volatility and low volatility regime. In contrast the increase in gas generation and gas price decrease SMP volatility when SMP volatility is high. These results suggest that the expansion of renewable energy according to 2050 Carbon Neutrality or energy transition policies increases SMP volatility but the increase in the gas generation or reduction of coal generation might offset its impact.

  • The importance of the factors that influence on the sales from the owners of franchise beauty salons has been analized through AHP method. The result shows that the critical factors are workers, location, franchise brand power, facilities and price in turn. The importance of the low level shows that facilities, famous staffs, the appearance of workers, franchise brand's populality in turn.

  • We investigate the factors affecting the price of apartments using the spatial and temporal data of private real estate prices. The factors affecting the price of apartment were analyzed using geographical and temporal weighted regression (GTWR) model which incorporates the temporal and spatial variation. In contrast to the OLS, a general approach used in previous studies, and GWR method which is most widely used for analyzing spatial data, GTWR considers both temporal and spatial characteristics of the house price, and leads to better description of the house price determination. Year of construction and floor area are selected as the significant factors from the analysis, and the house price are affected by them temporally and geographically.

  • Geographically weighted regression(GWR) model has been widely used to estimate spatially heterogeneous real estate prices. The GWR model, however, has some limitations of the selection of different price determinants over space and the restricted number of observations for local estimation. Alternatively, the geographically weighted LASSO(GWL) model has been recently introduced and received a growing interest. In this paper, we attempt to explore various local price determinants for the real estate by utilizing the GWL and its applicability to forecasting the real estate price. To do this, we developed the three hedonic models of OLS, GWR, and GWL focusing on the sales price of apartments in Seoul and compared those models in terms of model fit, prediction, and multicollinearity. As a result, local models appeared to be better than the global OLS on the whole, and in particular, the GWL appeared to be more explanatory and predictable than other models. Moreover, the GWL enabled to provide spatially different sets of price determinants which no multicollinearity exists. The GWL helps select the significant sets of independent variables from a high dimensional dataset, and hence will be a useful technique for large and complex spatial big data.

  • The purpose of this study was to estimate the pricing factors of residential lands in new cities by estimating the pricing model of residential lands. For this purpose, hedonic equations for each quantile of the conditional distribution of land prices were estimated using quantile regression methods and the sale price date of Jangyu New Town in Gimhae. In this study, a quantile regression method that models the relation between a set of explanatory variables and each quantile of land price was adopted. As a result, the differences in the effects of the characteristics by price quantile were confirmed. The number of years that elapsed after the completion of land construction is the quadratic effect in the model because its impact may give rise to a non-linear price pattern. Age appears to decrease the price until certain years after the construction, and increases the price afterward. In the estimation of the quantile regression, land age appears to have a statistically significant impact on land price at the traditional level, and the turning point appears to be shorter for the low quantiles than for the higher quantiles. The positive effects of the use of land for commercial and residential purposes were found to be the biggest. Land demand is preferred if there are more than two roads on the ground. In this case, the amount of sunshine will improve. It appears that the shape of a square wave is preferred to a free-looking land. This is because the square land is favorable for development. The variables of the land used for commercial and residential purposes have a greater impact on low-priced residential lands. This is because such lands tend to be mostly used for rental housing and have different characteristics from residential houses. Residential land prices have different characteristics depending on the price level, and it is necessary to consider this in the evaluation of the collateral value and the drafting of real estate policy.

  • The purpose of this study is to identify the importance of variables affecting women's golf wear sales with macroeconomic variables and consumer selling prices that affect consumers' purchasing behavior, and to propose a price strategy to increase sales of golf wear. Data of domestic women's golf wear brands were analyzed using decision tree algorithms and ensemble. Consumer selling price is the most significant factors in terms of sales volume for T-shirt, pants and knit, while categories were found to be the most important factors in addition to consumer sales prices for skirt and one piece dress. These findings suggest that items have different economic variables that affect consumers' purchasing behavior, suggesting that sales and profits can be maximized through appropriate price strategies.

  • This study analyzed the effects of macroeconomic variables, including housing affordability, and bank loan-related variables on variation in housing prices using multiple regression models. As a result of the analysis, consumer price growth rate, the total currency growth rate, and the housing affordability growth rate had a significant positive effect on changes in housing prices. As a result of analyzing the period of rising and falling housing prices, consumer price growth rate and the total currency growth rate during the period of rising housing prices had a significant positive effect on housing prices. Unlike the period of rising housing prices, the growth rate of household loans was found to have a significant positive effect on changes in housing prices. On the other hand, unlike the period of rising housing prices, the growth rater of mortgage loans was found to have a significant negative effect on changes in housing prices. The growth rate of housing affordability index did not have a significant positive effect on changes in housing prices during a falling housing prices. The determinants of housing prices showed different patterns during the period of rising housing prices and falling housing prices.

  • Internet lowers the search cost to acquire information about products and sellers price information. Because consumers can easily compare prices among different Internet retailers, the price competition among merchants in Internet has been intensified. For online retailers, it is important to differentiate their sites from competitors based upon services rather than prices. This study investigates which factors influence on consumers price sensitivity in Internet book markets and examines whether consumers price sensitivity has any effect on the type of preferred Internet bookstore (hybrid or pure online book stores). Survey is conducted to empirically investigate the relationship among the various consumer attitudes and price sensitivity. The result shows that price search and price importance have effect on the choice of Internet bookstore. Consumers with higher price sensitivity preferred to purchase books from pure Internet bookstores rather than hybrid (click-and-mortar) bookstores. This study provides an exploratory framework that tries to understand consumer behavior about price sensitivity that might provide some marketing implications to lessen the price competition of Internet retailers.
