Research on China's Farmland Transfer (중국의 농지유동에 관한 연구)

  • In the 2000s, China has been pushing the issue of San-Nong as a national priority. Farmland transfer, one of the solutions to the problem of San-Nong, has grown rapidly over the past decade. Especially, as farmland transfer was promoted, the rural economy developed and the living standards of the farmers improved greatly. However, the rigidity of farmland transfer type, which focuses on Zhuan-Bao method, hinders farmers' willingness to relocate to farmland transfer and ultimately acts as an obstacle in promoting massive farmland transfer. The purpose of this paper is to analyze the determinants of farmland transfer types and farmland transfer prices in Chinese farmers. Based on the results of the analysis, the following implications are suggested. First, farmers should be instructed to farmland transfer in a Ru-Gu manner; Second, the contract period must be long; Third, it is necessary to prepare countermeasures for the farmland transfer by crops; Fourth, Educational programs should be built for the farmers of farmland transfer.

The Spillover from Asset Determinants to Ship Price (자산가격결정요인의 선박가격에 대한 파급효과 분석)

  • This study empirically examines the dynamic specification of the ship price model based on a vector autoregressive model and data covering from January 2000 to October 2014. Our results are summarized as follows: first, the relationship between ship price and interest rate shows significantly negative and the relationship between ship price and freight rate shows positive. It provides consistent implication that ship price depends on interest rate and freight rate under the dynamic Gordon model. Second, we apply an impulse response analysis to ship price and find the responses of the ship price from both factors, interest rate and freight rate, which affect during seven periods approximately. Finally, the results of a variance decomposition indicate that freight rate is more important than interest rate on the ship price.

Analysis of the Pricing effect due to Improvement of Awareness in Art market - focusing on the case of Dansekhwa in Korean art auction market (미술시장에서 인지도 상승의 가격효과 분석 - 국내 미술 경매시장의 단색화 사례를 중심으로 -)

  • The studies related to the price of artworks have focused on how factors that are determined on production level, such as artists and the artwork materials of the studies, affect the artwork prices. As 'Dansekhwa' is in the spotlight within local Korean art auction matket, this study would like to analyze the trend of the price changes of 'Dansekhwa' with its growing popularity among the public. We have estimated the price changes based on 4,199 auction data of 20 artists with top 20 auction prices selected by the Korean Art Price Appraisal Association, between 2005 and 2016. Also, in order to compare and analyze the price changes of the 'Dansekhwa' products, we have classified the 20 artists into groups of Dansekhwa and non-Dansekhwa. Starting from 2013, when Dansekhwa has first appeared, we applied the Difference in the Difference model(DiD) to estimate the result. As a result, the difference between two groups showed 71% of price difference due to the increase in popularity of Dansekhwa. This result proves that recognition level has an important role for increase in price of an artwork. Moreover, the fact that the formalized style of Dansekhwa has linked to the appreciation of the price means that production of information could play an essential role in growth of art market. As recognition level of Korean artists and their artworks is considerably low within the local art market, putting in the effort to increase the popularity of artworks among the public might be a helpful way to magnify the potential demand.

A Study on Office Rental Cycle and Time-Varying Regression Parameters of Rental Determinants in Hedonic Price Model (오피스 임대료 하락기 및 상승기의 임대료 결정모형 회귀모수의 변화 - 서울시 강남과 도심권역을 중심으로 -)

  • This paper empirically investigates time-varying regression parameter of hedonic price model for Seoul office rental market in distinct periods of a market cycle. Office rental index is constructed and the index indicates that the global financial crisis differentiates the analysis period into decline stage and recovery stage. Pre-crisis period is classified into decline stage and post-crisis is classified into recovery stage. Structural break-point test suggests structural change of hedonic model of rent determinants occurred in 2008. Evidence indicates that individual regression parameters of hedonic price model for decline stage are significantly different from those for recovery stage. Changes in the regression parameters of land price, distance to metro, building size, building age, and conversion rate are consistent. In recovery stage, the effect of locational advantage on office rent decreases whereas the effect of building characteristics on the rent increases.

  • 한국 무역수지는 지난해 12월, 올해 1월과 4월부터 현재까지 8개월간 연속 적자를 기록했다. 2000년 이후 무역수지가 2개월 이상 지속된 적은 2008년 세계경기 위기 이후 처음이다. 수출 부분도 23개월 연속 증가세를 이어오다가 반도체 등 주력 품목 수출액이 급감하면서 2년 만에 감소로 돌아섰다. 무역수지에 악영향을 끼치는 요인으로는 러시아·우크라이나 전쟁 장기화, 주요국 통화 긴축 등에 따른 글로벌 경기둔화 영향으로 각국의 수입 수요가 둔화되고 있는 상황이다. 특히, 우리 최대 수출국인 중국의 수입시장 위축과 최대 수출 품목인 반도체 가격 하락이 우리 수출에 부담으로 작용했다. 위와 같은 상황을 고려하면 당분간 수출 감소·무역적자 흐름에서 벗어나기 어려울 전망이다. 본 논문에서는 무역수지가 어떠한 요인들에 의해서 결정되고 이러한 요인들의 영향에 의하여 무역수지가 어떻게 변동하는지를 실증적으로 분석하고 시사점을 도출하고자 한다.

The Effects of Customer Satisfaction on Repurchasing Intentions in Cyber Market : Moderating Effects of Perceived Risk and Product Involvement (가상시장에서의 소비자 재구매의도에 관한 연구)

  • 본 연구에서는 가상시장에서 인터넷쇼핑몰을 통해 제품을 구매한 경험이 있는 소비자의 재구매의도를 확인하고자 시도하였다. 인터넷쇼핑몰을 통해 제품을 재구매하기 위해서는 이전 구매경험의 만족이 결정적 요인으로 작용할 것으로 가정하였다. 이러한 쇼핑만족에 영향을 주는 요인으로는 쇼핑몰의 구조적 특성(심미성, 이용편리성), 제품특성(품질, 가격), 그리고 서비스 특성(확신성, 신뢰성, 반응성) 등을 포함하였다. 이들 요인이 쇼핑만족에 영향을 주고, 만족이 재구매의도에 영향을 줄 것으로 가정하였다. 또한, 이들 만족과 재구매의도간의 관계는 지각된 위험 및 제품관여에 따라 조절역할을 할 것으로 가정하였다. 이러한 가설들간의 관계를 분석하고자 구조방정식모델을 실시하였고, 조절변인들의 조절효과는 조절회귀분석을 통해 검증하였다. 분석결과, 모든 연구가설들은 유의적으로 나타났다. 즉 쇼핑몰의 구조적 특성, 제품특성 및 서비스 특성은 쇼핑만족에 영향을 주며, 이러한 쇼핑만족은 소비자의 재구매의도에 영향을 주는 것으로 나타났다. 또한 만족과 재구매의도간의 관계는 지각된 위험과 관여수준에 따라 조절역할을 하는 것으로 나타났다

Systematic Risk Factors Implied in the Return Dynamics of KOSPI 200 Index Options (KOSPI 200 지수(옵션)의 수익률생성과정에 내재된 체계적 위험요인)

  • We empirically investigate the option leverage property that should be priced under much more general conditions than the Black-Scholes assumptions and the option redundancy property that is based on the assumption that the underlying asset price follows a one-dimensional diffusion process and examine the systematic risk factors implied in the return dynamics of KOSPI 200 index options. We find that the option leverage pattern is similar to the theoretical result but the options are not redundant securities and in the nonlinear structure of option payoffs, the traders of KOSPI 200 index options price the systematic higher-moments and the negative volatility risk premium significantly affects delta-hedged gains, even after accounting for jump fears. But the empirical evidence on jump risk preference is less conclusive.

AHP Study on the Decision Making Factors of Farm-Returning and Rural-Returning: Focusing on the Determinants of Migration Area (귀농·귀촌 의사결정요인에 관한 AHP 분석 연구: 이주지역 선택 결정요인을 중심으로)

  • As the aging population of Korean agriculture and rural areas and the decline of the agricultural population are gradually deepening, the influx of population through returning to farming and rural areas is urgently needed. To this end, the most important problems to be solved were the lack of information that would help those who want to return to farming or rural areas when making decisions. Therefore, a survey was conducted for AHP analysis on related experts to find out the information (decision factors) required when selecting a return-to-farm or return-to-country migration area through this study. The AHP analysis showed that "Economic factors" were the most important among the three items in the primary class, while "Housing and land prices", "Metropolitan accessibility and traffic" and "Residential information" were the most important in the secondary class. The results of these studies are reflected in the information system to systematically support the decision-making of those who wish to return to farming or rural areas.It is hoped that it will be indirectly helpful and ultimately contribute to the revitalization and development of Korean agriculture and rural areas, which are aging.

Determinants of Municipal Water Prices and Costs (지자체간 수돗물 판매가격과 생산비용 격차의 결정 요인 분석)

  • This study investigates the determinants of municipal water prices and costs in Korea. A panel data set of 164 municipalities for the period 2000~2007 is used for the study. Both random and fixed effect models with an appropriate set of instruments are applied to the data. Substantial differences in prices and costs among municipalities are observed. The study finds that prices and costs increase if the leakage rate is high, the quality of primary water is bad, and the municipality has to purchase primary water from K-water which is the single creation and management corporation of water resources facilities in Korea. Prices and costs decline if the size of consumer is large, the proportion of paying consumer is high, and the amount of subsidy from the central government is large.

Analysis of Consumer Behavior toward and Preferences for Prunus mume (Maesil), the Chinese Plum (매실에 대한 소비자 선호 및 소비행태분석)

  • We sought to define the main motivational factors promoting consumption of Prunus mume products. We surveyed both specialized high-volume consumers and public consumers, and focused on consumption of and preferences for Prunus mume and Prunus mume products. We investigated how products were preferentially consumed, purchase experience, purchase location, purchase price, consumption experience, factors important in a purchase decision, preference factors, dissatisfaction factors, consumption outlook, comments on new processed foods, and activation of consumption. A total of 534 responses were received and data were analyzed using the SAS program (Version 9.1) of the Frequency test; Chi-square test was used to detect significant factors. A greater percentage of high-volume(compared with low-volume) consumers processed personal products at home. The public consumer tended to buy commercial products. However, public consumers who were older, who had higher incomes, and who were heads of households, tended to both buy commercial products and to prepare foods at home. The common purchase methods used by high-volume consumers were internet and direct marketing, but the public consumer frequented department stores and hypermarkets. High-volume consumers observed that commercial products were expensive, and such consumers seemed to be particularly cost-sensitive. The decisive factor triggering purchase decisions in high-volume consumers was the geographical origin of the fruit, whereas the public consumer was more concerned with taste. In public, positive factors were that the product was good for health and had a pleasant taste. Some of those surveyed complained of a lack of variety in Prunus mume products and that the amount of Prunus mume in certain products was low. To promote and increase consumption, convenient-to-eat products with healthy images are needed.
