A Study on the Logistics Sales Price Determinants in Gyeonggi-do (물류부동산의 가격결정요인에 관한 연구 - 경기도 지역을 중심으로 -)

  • In this study, the factors influencing logistics warehouse price were analyzed using Hedonic price model. All the actual transaction cases of the logistics centers in Gyeonggi province for 10 years from 2006 to 2015 were investigated. In this hedonic model, statistically significant variables includes building, economic, investment and time characteristics. The analysis permits a better insight of price determinants of warehouse price. First, the purchase price of large size logistics centers is relatively high. Second, the indirect investment shows higher price due to active investment tendency. Third, Foreign investors with various know-how on investment are leading the selling price.

  • The change of concept about real estate marketing and the solution about unsold houses are getting important nowadays. This paper is analyzing the solution of unsold houses as location environment, residential environment, macro environment, and marketing, and research question is which elements are important to real users. In addition, this paper is analyzing on impact relationship in terms of real users' buying intention about unsold houses and satisfaction of price of selling a house (price of selling a house, rise in housing value) by PLS structural equation. To sum up, first, macro environment, residential environment, location environment is statistically valued on the satisfaction of price of selling a house. However, marketing strategic is not impacted on the satisfaction of price of selling. Second, macro environment, marketing strategic, satisfaction of selling a house is statistically valued on buying intention.

  • This paper classifies factors that form Chinese contemporary art price which comes into the spotlight in the current fine art market and consider the characteristics that form price with Chinese art only. The data were analyzed applying hedonic price setting models which include market value as a dependent variable with the various characteristics that art includes as the individual factors. The result has found that Chinese contemporary art has the more effects on factors of artists than sales factors. The social factor is worthy of notice in that Chinese GDP jointly raised with the price of Chinese contemporary art. At this point that interest in and demand of Chinese contemporary art are higher, it is thought that the result of this study will raise comprehension and convincing purchase direction will be suggested to collectors.

A Study on Collusion Effects for Bid Award in Public Construction Works (공공 건설공사 담합이 낙찰에 미치는 영향 분석 연구)

  • To estimate collusion effects on bid award in Public Construction works, this paper uses Logit Model, which is a choice variable model. Price, design, competition, and other factors are included, with a special focus on collusion, as independent variables in the model. The empirical results are as follows. First, collusion has little effects on bid award, but great impacts on bidding behavior. Secondly, the score of design is the most important and significant factors among all variables. Thirdly, competition has also significant effects on bid award. Finally it is analyzed that institutional framework and characteristics of public work have some effects on bidding award.

  • 국제 원유 가격의 상승은 국내 주식시장에 어떠한 영향을 끼칠것인가에 대해서는 다양한 의견들이 있다. 에너지기업들에 한정해도 이는 마찬가지이다. 최근의 주식시장을 관찰해보면 급격한 원유가격의 상승에도 불구하고 다른 방향의 결과들을 나타나고 있다. 주가는 다양하고 불확실한 여러 요인들에 의해 영향을 받으며 유가는 그 중 한 요인에 불과하기 때문에, 유가가 주가에 미치는 영향을 분리해서 살펴볼 필요가 있다. 본 연구에서는 2000년 1월 4일부터 2007년 10월 16일까지의 일별 국제 원유 가격과 국내 주요 에너지기업들의 주가 자료를 이용해 시계열 분석을 시도해보았다.

Analysis of the Relationship between House Price, Income Inequality and Macroeconomic Variables (주택가격, 소득불평등 및 거시경제변수간의 관계분석)

  • This study analyzed the relationship between housing price, purchase price, Gini coefficient, interest rate, and the employment, considering that the change in housing price was an important factor influencing macroeconomic variables and income inequality. The panel VAR model was constructed considering the panel data, and the Granger causality, Impulse response and Variance dispersion analysis were performed. As a result, when compared to before and after the global financial crisis, it was shown that the rent price had an effect on income inequality, but in the following period, both the rent price and the selling price affected the income inequality. And that it has a large impact on inequality. In addition, the causality between income inequality and employment rate, interest rate, and tax rate was confirmed. Therefore, it is expected that it will be a desirable policy to mitigate income inequality considering the influence of policy variables for economic activation including government real estate policy.

  • This study analyzes the impacts of mixed-use development and transportation on housing values in Seoul, Korea. An index measuring the land use mix is proposed using three components of land uses, residence, office, and retail, which are the essential elements for everyday urban life. This index offers a relatively easy way in measuring the level of mixed-use and proves itself useful providing sensible and reliable results in this empirical study. Also surface and underground transportation accessibilities are measured. By covering both surface and underground, a comprehensive view of Seoul's transportation accessibility is provided. Finally, housing value models are constructed with developed variables, i.e. land use mix index and accessibility measures, as well as relevant socio-economic variables. The empirical outcomes verifies that mixed-use development and transportation accessibility positively affect housing values.

국제곡물 가격 상승 원인과 2011년 국내물가 파급영향

  • 2008년 급등하였던 국제곡물 가격은 209년 들어 하락하여 2010년 상반기까지 안정세를 보였으나, 기상악화로 인한 구소련 지역의 밀 생산 감소로 러시아가 수출 금지 조치를 취하면서 2010년 7월부터 밀 가격 급등을 시작으로 현재까지 강세를 보이고 있다. 옥수수 국제 가격 상승은 사료비 상승의 주된 요인으로 작용하여 축산 농가의 수익성을 악화시키고, 밀과 대두 국제 가격 상승은 이를 원료로 하는 가공품 가격 상승으로 이어져 소비자들의 부담으로 연계된다. 따라서 본고에서는 2008년의 애그플레이션 경험을 토대로 최근의 국제곡물 가격상승 원인과 2011년 상반기 국내 물가에 미치는 영향을 분석하고, 시사점을 제시하였다. 최근의 국제곡물 가격 상승은 생산 감소, 수요 증가, 곡물 선물 투기 증가에서 기인하고 있다. 2010/11년도 세계 곡물 생산량은 전 세계적인 이상기후로 전년보다 2% 감소하고, 소비량은 2.4% 증가하여 곡물 기말재고율은 전년대비 3.1%p 하락할 것으로 예상된다. 향후 바이오연료 소비는 지속적으로 증가할 전망이며, 이에 따른 세계 곡물 수요 증가는 불가피해 보인다. 곡물 수급이 전년보다 좋지 않은 상황에서 곡물 선물에 대한 투기가 증가하고, 중국과 인도의 육류 소비 증가에 따른 곡물 소비 증가도 국제곡물 가격 상승의 주된 원인으로 작용하고 잇다. 2010년 하반기 국제곡물 가격을 적용하면, 2011년 상반기 국내 물가 상승은 불가피한 것으로 나타났다. 2011년 상반기 국제곡물 가격을 적용하면, 2011년 상반기 국내 물가 상승은 불가피한 것으로 나타났다. 2011년 상반기 배합사료는 2010년 6월 시세보다 11.5%, 제분 부문은 31.3%, 유지 및 식용유는 6.6%, 제당 부문은 30.0%의 물가 상승요인이 있는 것으로 나타났다. 한편 전분 및 당류는 전년 6월대비 10.9%의 물가 상승요인이 있을 것으로 예상된다. 이와 같이 밀, 옥수수, 대두의 대부분을 수입에 의존하는 우리나라는 국제곡물 가격이 상승할 경우 국내물가 상승이 불가피한 실정이며, 국내 생산을 늘린다 하더라도 수요량을 충족하기에는 한계가 있다. 따라서 국제곡물 수급 및 가격을 상시 모니터링하여 향후 국제곡물 가격을 전망하는 관측시스템 개발을 통해 조기경보를 주고, 이에 따른 매뉴얼을 만들어 대응해야 할 것이다. 한편, 정부 차원에서는 세계 곡물 생산량 감소와 수요 증가로 곡물 공급에 차질이 생길 경우 수입선 다변화 등의 빠른 정책적 대응을 위해 주요 곡물 생산국과의 네트워킹을 강화시킬 필요가 있다.

A Study on the Determinants of Apartment Price during COVID-19 Pandemic Using Dynamic Panel Model: Focusing on the Large-scale Apartment Complex of More than 3,000 Households in Seoul (동적패널모형을 활용한 코로나19 팬데믹 기간 아파트가격 결정요인 연구: 서울특별시 3000세대 이상 대규모 아파트 단지를 중심으로)

  • This study investigated price factors for large apartment complexes in Seoul during the COVID-19 pandemic and compared Gangnam and non-Gangnam areas, which have been recognized as heterogeneous markets. We find that the change in apartment prices in large-scale complexes did not significantly affect the individual characteristics of apartments, unlike previous studies, but was affected by macroeconomic variables such as interest rates and money. On the other hand, considering the units of the interest rate and total monetary volume variables, the effects of two variables on the apartment sales price is significantly high. In addition, the Gangnam area model analysis shows that apartment prices are greatly affected by interest rates and currency volume, and, the non-Gangnam area model analysis shows that apartment prices are greatly affected by interest rates and currency volume, but the degrees are different from the Gangnam area model. Overall, our study shows that interest rates and money supply were the main factors of apartment price changes, but apartment prices in non-Gangnam areas are more sensitive to changes in interest rates and money supply.

The Impact of Mobile Commerce Quality on Customer Satisfaction and Repurchase Intention (모바일 커머스 만족과 불만족, 지속사용의도에 미치는 영향요인에 관한 연구)

  • With the explosion of SNS(social network services) users, the social commerce market has emerged as a new consumer market, and will continue to grow in recent years. Despite the market environment, however, studies are lacking as to the causes of frustration that are hurting social commerce activation. This study is based on the 'Hezbollah' 2 Factor Theory and is a study of social commerce users' satisfaction and frustration factors. For this purpose, social commerce site characteristics and user characteristics were first derived from interviews and literature reviews to confirm their relationship to satisfaction and dissatisfied products. The results showed that the price discount rate, diversity, regional infrastructure, and e-commerce familiarity resulted in the impact on the definition of satisfaction, while the price discount rate, interoperability and innovation resulted in the definition of unsatisfactory goods. It also showed that satisfaction affects the definition of intended use. In particular, the price discount rate was found to be the only factor affecting the definition of unsatisfactory as well as affecting the definition of satisfaction.
