베트남 신도시 아파트의 내·외부 계획특성에 관한 연구 - 호치민 푸미흥지구를 중심으로 - (A Study on the Characteristics of the Planned New Town Apartments in Vietnam - Focusing on the Ho Chi Minh City the Phu My Hung Area -)

  • As globalization proceeds, transnational property development is increasing. Vietnam has began to experience a serious housing shortage throughout the urbanization process and they try to solve this housing problem in the city by development of New Town with an excellent technique. Of these, New city, Phu My Hung (PMH) is known as a very successful example. Therefore, this study researched 145 plan of 15 Apartment complexes which were completed after 2008 to analyse the plan characteristic of internal-external of Apartment in PMH New city in Ho Chi Minh City which effected the housing development in Vietnam. We collected the data from Internet and researched the characteristic of complex and an individual unit by visiting 6 Apartment complexes directly on Aug, 2014. In PMH, apartment has pattern of Mixed-use Apartment. There are stores on the 1st ad 2nd floor and consisted of 2 or 3 small complexes. They secure enough Green Space and Community Space and control visitor access for the safety of residents. Inside space organization is mainly consisted of 3LDK+2BATH and Public space and Private space is placed separately. Also, placed the Kitchen independently and it is quiet interesting that the entrance entry into the house directly from the external space.

신도시 계획단계에서의 교통부문 온실가스 배출량 산정 및 감축효과 분석방법론 연구 (Estimation of Greenhouse Gas Emissions from Transport Sector in New Town Development)

  • 2020년까지의 국가온실가스 감축목표를 달성하기 위해서는 도시교통부문에서 상당한 감축노력이 필요하다. 특히 새롭게 개발되는 신도시의 온실가스 배출량을 줄이는 노력은 이러한 목표달성에 도움이 된다. 본 연구는 Schipper, celine, Roger(2000)가 개발한 교통부문 온실가스 배출량 산정의 일반모형을 토대로 신도시 개발 계획에 따른 교통부문의 베이스라인 온실가스 배출량을 산정한다. 이를 위해 우리나라에서 이용이 가능한 교통부문의 통계자료를 어떻게 활용할 수 있는지 제시한다. 이 과정에서 차종별, 대-km별 온실가스 배출원단위를 산정하였다. 아울러 다양한 교통부문의 온실가스 저감정책 효과를 분석하는데 개발된 모형이 활용될 수 있는지를 판단하기 위해 자전거 이용 활성화 정책을 사례로 온실가스 저감잠재량을 분석한다. 인천광역시 검단 1지구 신도시를 대상으로 적용한 결과 교통부문의 베이스라인 온실가스 배출량은 연간 약 36만 톤으로 추정되었고 자전거 이용 활성화 정책으로 5%의 자전거 수단분담율을 달성할 경우 연간 약 1,869톤의 온실가스를 줄일 수 있는 것으로 분석되었다.

신도시 거주민의 계속거주의사 결정 요인 분석 - 분당신도시 거주민을 대상으로 (Study on the Determinant Factors of New Town Residents' Living Intention - Focused on the Residents of Bundang New Town)

  • 본 연구는 준공 및 입주가 이루어진지 20년이 경과된 수도권 1기 신도시들에 대한 관리 및 거주민의 지속적인 거주 중요성을 인식하고, 이를 위해 대표적인 수도권 1기 신도시인 분당신도시를 대상으로 실제 거주민의 계속거주의사와 리모델링 의향에 영향을 미치는 요인들을 분석하였다. 분석 자료는 분당신도시 거주민을 대상으로 한 설문을 통해 구축하였으며, 분석방법으로는 구조방정식모형을 사용하여 거주민들의 계속거주의사에 영향을 미치는 요인들의 직간접적 영향력을 파악하였다. 분석 결과, 거주민들의 계속거주의사에는 가구주 연령, 성별, 거주기간, 점유형태가 통계적으로 유의한 요인으로 나타났으며, 환경요소 중에서는 교육환경과 쇼핑환경이 유의한 것으로 나타났다. 이는 Ageing in Place 개념을 실현하기 위해서는 해당지역의 교육 여건을 개선하고 다양한 상업시설 및 생활편의시설 확충이 필요하다는 것을 의미한다. 이때, 계속거주의사가 리모델링 찬반 의향에는 직접적인 영향은 없는 것으로 나타났다. 즉, 해당 지역에서 지속적으로 거주하고자 하는 주민이 꼭 자신의 아파트를 리모델링하고자 하는 것은 아니라는 것을 의미한다. 다만 계속거주의사를 매개변수로하여 인지된 환경 요소들이 리모델링 찬반 의향에 미치는 영향을 분석한 결과, 교통환경과 교육환경, 쇼핑환경이 중요한 것으로 나타났다.

Endogenous Development Strategy of Technopolis in Korea: Case of Daedeok INNOPOLIS

  • The development of Technopolis and the establishment of innovative ecosystem have made an important contribution in South Korea's latest industrial development and economic growth. Particularly, Daedeok INNOPOLIS which is responsible for the central role in the national science technology advancement was founded as the Science Town in the 1970s. Since then, it has undergone three-phases of development: Science Park, Technopolis and Innovation cluster. As the result of the transition, Daedeok INNOPOLIS currently serve as the leading role for achieving sustainable economic growth, employment promotion, national and regional innovation. In order to accelerate the progress for success, Daedeok INNOPOLIS have arranged an opportunity for 21st century new industry development, improved growth of technology-intensive SMEs, reinforced academic-industrial cooperation, and established innovative ecosystem. Daedeok INNOPOLIS is considered as an outstanding case of endogenous development strategy of Technopolis. This study attempts to consider the endogenous development strategy of Technopolis in Korea through the analysis of development characteristics of Daedeok INNOPOLIS in two different perspectives: changes of spatial structure and establishment of innovation ecosystem. Daedeok INNOPOLIS have experienced a series of endogenous growth that is consisted of advancement strategy and structural changes, which allowed Daedeok research town to grow into an innovative cluster. A sign of growth of Daedeok INNOPOLIS became apparent when its strategy to reinforce the academic-industry cooperation system by promoting participation from universities helped to overcome a functional limitation as a research institute integrated for the establishment of innovative ecosystem. Since then, the center for creative economy and innovation established in cooperation with large enterprise, has a role to build a startup ecosystem and to promote next level of development such as proactive fostering of venture companies for sustainable technopolis development.

고층고밀 아파트단지의 노후도 평가지표 개발 (A Study on the Evaluating Indicators of the Level of Deterioration in High-rise and high-density Apartments)

  • High-rise and high-density apartment complexes have been built and supplied on a large scale in the 1st period of the New Town project in metropolitan areas since the late 1980s. Now It has become necessary to improve those apartment complexes, which have serious deterioration problems for aging more than about 20 years accompanying simultaneity and a large scale. The purpose of this research is to develop the evaluating indicators to measure the level of deterioration of apartments inclusively and practically in order to regenerate apartments as sustainable residential environments. This study is composed of the following four parts; (a) establishing the conceptual model of evaluation of apartment deterioration, (b) selecting evaluation items, (c) constituting evaluation measurement, and(d)weighting evaluation indicators. First, deterioration of apartments was conceptualized by physical. social, and economical aspects in terms of sustainable development and proposed the conceptual model of hierarchy structure of evaluation of apartment deterioration by literature reviews. Second, evaluating items were selected based on literature reviews of existing indicators and preceding studies about apartments of Korea and foreign countries. The evaluating indicators were identified as a total of 77 evaluating items which were composed of three dimensions and 9 attributes on the basis of the conceptual model. They cover comprehensive scope of the apartment such as unit, building, complex, and site. Third, as the measurement, the 5 point ordinal scale measure was suggested. The evaluating measurement including measure standards, measure methods, and measure contents were developed by each evaluating items. Lastly, the weighting of evaluating indicators was analyzed by AHP method conducted by survey on the expert group. Items were identified as high contributors or low contributors. The weighting of these items could suggest several evaluations according to the situation. The evaluation of the level of deterioration can be done by both total evaluation and a specific field of evaluation. In addition, it is easy to grasp deteriorated attributes or dimensions by providing a radar and bar chart showing evaluation results. These evaluating indicators could be a useful tool to grasp actual methods for the regeneration of apartments.
