노후 고층아파트의 재고 확대로 이에 대한 대안으로 재건축과 리모델링이 제시되었다. 재건축사업은 물리적인 노후화보다 기능적, 사회적, 경제적 노후화를 이유로 실시되어 주택의 조기 멸실에 따른 사회적 비용 증대 등 여러 가지 문제점이 제시되었다. 이에 재건축에 대한 규제는 강화되고 리모델링 관련 제도가 개선될 예정이다. 리모델링 사업의 경제성 분석에 대한 기존의 연구가 강남과 잠실 등 개발이익이 큰 곳에 편중되어 있었다. 본 연구에서는 비도심지 아파트 소유자의 입장에서 재건축과 리모델링 시 경제성 검토에 대한 하나의 안을 제시해보고자 한다.
