  • Korean government has launched a new public rental housing policy for younger generation suffering from instable housing conditions in CBD area. This paper is to analyze the financial feasibility of urban public rental housing projects, based on its cash flows. Urban rental housing projects should find out the way to reduce costs and to secure cheap land, because of the high land price in CBD area and complex relationship of legal rights. Project types are categorized by the land acquisition method and district characteristics. For 10 sample projects, financial feasibility was analyzed. Cash flows were calculated on the design plan and 16 scenarios were made by combining 4 important variables. The variables are increase rate of land price, increase rate of monthly rents, ratio of public and market rents, and the interest rate of National Housing Fund. The findings are as follows. Government land rent-type can reduce initial costs because it is not necessary to buy land. However, total NPV is lowered at the time of liquidation due to the land return. Private land acquisition-type require more initial costs. But the NPV at liquidation time increases with land disposal. To improve financial feasibility, acquisition-type should be preferred in high land-price area and rent-type should be preferred in low land-price area. Among influencing variables, the rate of increase in land price and the ratio of public and market rents turned out to be the most important. Although the ratio of public and market rents can be controllable, high ratio will cause the burden of tenants. Therefore, interest rate adjustment of National Housing Fund is more desirable.

  • The current environmental issue is how a dwelling adapts into a given climate in which the design is applied by ecology without damaging the natural environment. In another word, the main issue in the twenty first century will be how we meet the human needs to dwellings applied by the residential environment. Therefore, we have to provide a hospitable place for residents' mental and physical health through "Green Design," emerging as the critical design of urban collective dwellings. Based on these conceptions, the purpose of this study is to suggest the way of designing the urban collective dwelling applied by ecology, proffering wealthy life style to residents with the preservation of natural environment as applying an ecological concept into the design of collective dwellings that represent a contemporary housing type for urban residents. In order to design the urban collective dwelling applied by ecology, this study introduces the outdoor design in friendly surroundings, the collective construct of a delightful housing, and the organic connection between inside and outside rooms.

  • The purpose of this study is to propose prototypical plans for a dwelling unit applying the concepts of 'open housing' and 'aging in place' for senior citizens living in cities focusing on specific life patterns with chronic disease. Especially, a unit was designed for diabetes patients because diabetes, a representative disease of elderly people, often accompanies complications such as arthritis and Alzheimer disease. A unit design suitable for the convenient life of the elderly people with diabetes will provide a guideline for the similar unit designs of the senior citizens with other diseases. In this study, three types of unit plan are proposed. A-type plan is for type-1 diabetes patients, B-type alt.1 for the independent seniors of type-2 diabetes patients, and B-type alt.2 for the dependant seniors of type-2 diabetes patients. And a support design for a unit plan with the exclusive area of $60\;m^2$ is proposed. The same support design is used for all three unit types. Although the locations of bathroom and storage room are fixed and the location of the kitchen is changeable only in wet-zone. In conclusion, senior residents with diabetes can choose one of three unit types before occupation and the chosen unit type can be renovated by replacing infill systems as the health condition or life style changes.

Method: Eight CPTED guidelines available in Korea were reviewed to select 20 planing factors for actual condition investigation. Five single households in studio-type housings in Gwanak-gu, Seoul, were chosen according to the subject screening criteria to perform the actual condition investigation. Results: First, a lighting plan around a building for natural surveillance should consider the building location, relation with the front road, and surrounding facilities. In a building of a piloti structure, the parking lot and the building gate should be arranged in a manner that enables natural surveillance. Second, the shape of the corridors in studio-type housings should be considered to plan the installation of a lighting at the door of each household, the installation of a viewer window at the door of each household, and the arrangement of the elevator. Third, to support access control, an access control system having the function of video and voice communication is recommended to be installed at the building gate. Criteria for the type of security windows and the floors on which security windows should be installed, and the regulations about the CCTV installation inside and outside the building should be prepared. Fourth, to enhance territoriality in parking lots, ground patterns, parking lot gate, and signs may be installed. Fifth, in view of effective utilization and maintenance, lighting facilities should be installed to increase the usability of ground parking lots, and relevant installation criteria should be prepared regarding the type, number, and brightness of the lightings.
