Most of construction at urban area is now undertaking a redevelopment because currently the most of city is full. But the research about the collision of urban tissue at urban redevelopment area are very limited and there are many issues at urban redevelopment area. So the purpose of this study is to analyze the collision between different urban tissue at urban redevelopment area and suggest proper method for urban redevelopment. The area inside of four main gates, especially Chung Jin, Gong pyeong, Mu gyo- Da dong district are selected to analyze because the area inside of these gates is the oldest urban redevelopment area and each of them has a different redeveloped method. And current status of research area's urban tissue and collision situation are analyzed by macro and micro scale of view. The results of this study were as follows; Ignoring the timeline of the urban redevelopment process can be a major issue in collision between urban tissue. Therefore, the consideration of intermediate stage of redevelopment process is needed by making public area, a temporal use of vacant lot and changing architectural elements can make a harmony between different urban tissue.

Project management of Urban Redevelopment that including a various projects is widely different with general project management. For that purpose, this research would offer to contribute the properties of urban redevelopment the solution for successful urban redevelopment. For offering this solution, this research analyzed the properties of urban redevelopment. The study is to analyze the problem of current urban redevelopment that be discrepant the changing paradigm.

The subject of this study is capital area including Seoul and Incheon, and metropolitan area including Daejeon and Busan among urban redevelopment project district that are currently promoting urban redevelopment project. Data for analysis is implemented collected through visiting each households in project district. Resettlement decision characteristics are analyzed with considering householder's characteristic, house member's characteristic, residential space's characteristic, and area characteristic of families residing in urban redevelopment project area. Through researching characteristics and preferences of residents in project area by urban redevelopment business, improvement were found and implications were provided. Consequently, there are many factors to consider resettlement when deciding household's resettlement when deciding on household's resettlement after the redevelopment project depending on household's characteristics. So, political methods are needed to accomplish urban redevelopment project by resident's position through characteristic and preference survey of resident on project district. Therefore, the study can be utilized as basic data that considers characteristic of each households and region when establishing house policy in order to correspond to housing market that satisfies future consumer's demand.

The displacement of business tenants is of growing concern in urban redevelopment. This research focuses on why business tenants have not collectively taken action against urban redevelopment and explores how their rights can be improved. It met the research aim through a case study on one urban redevelopment area in Yongsan. Although urban redevelopment plans create many problems for business tenants, there is no effective mechanism in place to enable them to get involved in the decision-making procedures of urban planning. They are collectively and individually powerless in urban politics, so they do not have enough opportunities to change the Korean urban redevelopment system. The findings from this research suggest that many tenants have been apathetic to anti-gentrification movements due to their powerlessness in the urban redevelopment domain. In order to overcome structural injustice, it is important to improve business tenants' awareness of 'the right to the city' and enforce strong legislation to safeguard tenants.

Brownfield redevelopment is relatively a new area of interest for federal and local government in the U.S. In the past years, there are continuing interests by urban planners, policy makers and scholars in the effects of neighborhood amenities on brownfield. This paper intends to introduce brownfield redevelopment efforts and assess the approaches to implement such efforts by reviewing current federal legislation in the U.S. for brownfield, especially in the case of the Seattle Region. This paper provides an understanding of the brownfield phenomenon, statutory dilemmas, barriers and strategies of brownfield redevelopment. This paper also addresses the need of more policy adoption and implementation for successful brownfield redevelopment.

The present urban redevelopment has caused many problems. The truth is that the improvement of residential environment in this country has resulted in high-rise apartment buildings of the same form, without regard for vestiges of previous residents and regional characteristics. If redevelopment should be continued in a proper way to improve the right to adequate housing, a new form of urban design will be required, solving existing problems. For this, the cultural and ecological elements of the redevelopment site to be conserved and developed should be found and designed. Consequently, this study focuses on the cases of domestic and overseas urban design that cultural and ecological elements have been applied to redevelopment, and suggests Hwamyeong-dong, a deteriorated area in Busan, to design from a cultural and ecological point of view.

Urban residential redevelopment policies have inevitably been bound up with issue of conflicts among renewal associatios, local government and developer. The purpose of paper is to examine the causes of conflicts through four residential environment redevelopment projects. In result for the successful redevelopment projects, strategies for citizen paticipation program and relocation should be set up.

The urban renewal type redevelopment project is a project to improve the urban environment for the recovery of urban functions and revitalization of commercial districts in commercial and industrial areas. Urban regeneration projects are not progressing smoothly. The urban renewal type is not so for landowners, who require a high level of professional knowledge and experience to carry out smooth projects. In addition, the core part of business conflicts can be seen as the problem of management and disposal methods. Therefore, as landowners, etc. become the actual subjects, the public will take charge of project execution, but all development gains and losses will be attributed to the owner of the land, etc.

As We experienced the onrush of industrialization, unplanned cities that had been grown rapidly are declining. The Urban Redevelopment is an alternative which is physical and functional improvement of declined cities. It has many types of undertaking by related law in Korea. But this undertaking has a problem. Whole designated district is separated several zones. And these zones are managed individually Therefore it has a difficulty to achieve overall goal of the urban redevelopment. The Urban Redevelopment should be managed over all. So we suggest application possibility of Program Management in Urban Redevelopment.
