주거환경 만족도가 지역사회 계속 거주 욕구에 미치는 영향 : 주거특성의 조절효과 분석 (Effect of Residential Environmental Satisfaction on Aging in Place : Analysis of Moderated Effects of Housing Characteristics)

  • 본 연구는 주거환경 만족도가 지역사회 계속 거주 욕구(AIP: Aging In Place)에 미치는 영향을 살펴보고, 이들의 관계가 주거특성 변수(소유형태, 주택유형, 거주지역)에 따라 어떻게 상이한지를 분석한다. 이를 위해 2020년 11월부터 12월까지 부산과 경남지역에 거주하는 성인 남녀로 373명을 대상으로 설문분석을 실시하였다. 본 연구의 결과는 다음 두 가지로 요약된다. 첫째, 주거환경 만족도가 높을수록 AIP가 증가한다는 실증적 증거를 발견하였다. 둘째, 주거환경 만족도와 AIP 사이의 긍정적인 관련성은 자기소유가 차가인 경우 보다 높고, 공동주택에 비해 단독주택인 경우 더욱 감소하는 것으로 분석되었다. 그리고 기타지역에 비해 광역시나 중소도시인 경우 주거환경 만족도와 AIP에 대한 양(+)의 관련성이 높다는 실증적 결과를 발견하였다. 본 연구는 인구 및 도시계획 관련 정책 입안에 중요한 시사점을 제공할 것이다.

  • 본 연구의 목적은 마을주민의 공동체 의식이 삶의 질에 미치는 영향에서 주거만족도의 매개효과를 검증하는데 있다. 이를 위해 경기도 G시 마을주민 480명을 대상으로 대면을 통한 1:1 설문 조사한 결과, 불성실한 답변을 제외하고 총 468부를 최종 분석하였다. 분석방법은 SPSS WIN 25.0으로 빈도분석, 기술분석, 상관분석, 회귀분석 등을 활용해 매개모형을 검증하였다. 연구결과 첫째, 공동체 의식은 삶의 질과 주거만족도에 정(+)적인 영향을 미치는 것으로 나타났다. 둘째, 주거만족도는 삶의 질에 정(+)적인 영향을 미치는 것으로 나타났다. 셋째, 주거만족도는 공동체 의식과 삶의 질 간의 관계에서 부분매개 효과로 검증되었다. 이러한 연구를 바탕으로 마을주민의 공동체 의식이 삶의 질에 영향을 미치는 과정에서 주거만족도가 미치는 효과의 중요성과 삶의 질을 향상시키기 위한 실천적 방안을 제시하였다.

농촌 노인의 거주지 만족과 관련변인 (Residential Satisfaction of the Rural Elderly and Its Related Variables)

  • The objectives of this study were to explore rural elderly's perception on rural area as a proper place to live for the elders and to find out their residential satisfaction and its related variables. The data were gathered through the questionnaire survey from 241 rural elderly over 70 aged living in Gyeonggi province during July 2005. The major findings of this study were as follows: 1) Those who are men, having experience living in urban area, and favorable perception to social relation with other residences prefer the rural area to urban area as living place for the elderly ; 2) Those who are subjectively perceived healthy and favorable perception to social relation with other residences tend to be in higher residential satisfaction than other groups ; 3) Such variables as age, educational background, living term in community and urban area were not significant to rural elderly's perception on rural area as a proper place to live for the elders and residential satisfaction; 4) Such variables as identification as community residences, people-oriented personality, sex and having experience living in urban area explained 26.4% of variance in rural elderly's perception on rural area as a proper place to live for the elders ; 5) Such three variables as identification as community residences, relationship with the primary group and age explained 55.2% of variances in residential satisfaction; 6) In shortly, the most influential factor to rural elderly's perception on rural area as a proper place to live for the elder and residential satisfaction was their identification as community residences.

아파트단지 관리와 주거품질이 주민들의 주거만족 및 추천의도에 미치는 영향 (The Effects of APT Management and Residence Quality on Residence Satisfaction and Recommendation Intention)

  • 본 연구에서는 대규모 아파트단지 관리 요인과 주거품질 요인이 주민들의 주거만족 및 추천의도에 어떠한 영향을 미치는지를 실증적으로 검증하는 것을 목적으로 하였다. 이에 대전광역시 도안단지 아파트단지 주민 218명을 조사대상으로 설문조사를 수행하였다. 본 연구를 위해 수집된 자료의 통계처리는 SPSS 25.0 프로그램을 이용하여 분석하였다. 아파트단지 관리, 주거품질, 주거만족, 추천의도 측정도구의 타당도를 검증하기 위하여 탐색적 요인분석(EFA)을 수행하였고, 신뢰도 검증을 위해 Cronbach's α계수를 평가하였다. 또한, 아파트단지 관리와 주거품질이 주거만족, 추천의도에 미치는 영향관계인 연구가설 검증을 위해 다중회귀분석을 실시하였다. 그 결과 다음과 같은 주요 결과를 도출하였다. 첫째, 아파트단지 관리 요인 중 유지관리 요인과 생활관리 요인은 주민들의 주거만족에 유의미한 정(+)의 영향을 미치는 것으로 나타났다. 둘째, 아파트단지 주거품질 요인 중 편리성, 안전성, 쾌적성, 경제성 요인은 주민들의 주거만족에 유의미한 정(+)의 영향을 미치는 것으로 나타났다. 셋째, 주민들의 주거만족은 추천의도에 유의미한 정(+)의 영향을 미치는 것으로 나타났다. 본 연구를 통해 아파트단지 주민들의 주거만족 및 추천의도에 긍정적 영향을 미치는 아파트단지 관리 요인과 주거품질 요인을 도출하였다는 점에서 의의가 있다.

Residential Mobility of the Elderly for Independent Living

  • As aging is notably developed, the elderly find it challenging to get around in housing chosen in their midlife, and seek for an alternative residential setting enabling them to continue the independent living. This research focuses on the residential mobility of the elderly who have recently moved to senior housing, and also is to investigate their residential satisfaction at previous residence. As a cross-sectional study, the research adopts the self-administered questionnaire survey. The questionnaires are mailed out, and one out of the two responses is retrieved. To investigate the residential mobility of the elderly, the research model is constructed based upon Morris and Winter's Housing Adjustment Theory. The result shows that the residential mobility of elderly from previous residence is a need-based choice, want-driven behavior and demand-oriented decision to maintain continued independence and utilize resources available during the aging process. Also, it is found that the vast majority of both co-op and rental households are satisfied with their previous residential environment. The previous residential satisfaction of co-op elderly is significantly influenced by household and housing characteristics, housing norm status, and environmental needs for independent living while only housing norm status is a significant predictor to explain the previous residential satisfaction of rental elderly.

The Effect of Residential Environmental Satisfaction on Quality of Life and the Moderating Effect of Housing Type: The Case of Gyeonggi, Korea

  • This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.

  • The objectives of this study were to be properly understood the residential function and its relations to the mixed functions of the mixed-use buildings and further to provide useful information in future basic planning of mixed-use buildings. 1) The satisfaction rates of the public space and the supplementary facilities were high in general, but the satisfactory rate of the convenience facilities was low. 2) The household characteristics were analyzed as variables that differences among satisfaction rates. However, they were not found to be influential factors in determining residential satisfaction. 3) The residential characteristics were analyzed as variables that differences among satisfaction rates. As a result, the floor and direction of the residence were more meaningful variables than the scale of the residence.

도시가구의 주거이동 유형이 가정생활의 질에 미치는 영향 (Quality of Life Affected by Residential Mobility in Urban Households)

  • The resulting rapid urbanization in the several decades caused increasing residential mobility. The purpose of this study is to analyse systematically the effects of residential mobility on the family quality of life and the factors that cause residential mobility. For this purpose, 976 housewives were sampled from the households in Seoul. The data were analysed by such statistical methods as multiple regression, crosstabulation, ANOVA test and path analysis. The main results obtained are as follows; 1) A significant proportion of the urban households are experienced frequent residential mobility. 2) Among the factors that affect residential mobility, the most important factors are family income, tenure type, and residential satisfaction. 3) Residential satisfaction is an important intervening variable in residential mobility. 4) It has been observed that family quality of life was affected by residential mobility patterns. Analysis has revealed that quality of life de eloped remarkably by changing for residential location, especially in education environment for their children.

임대아파트 입주가구의 주거만족도 결정요인에 관한 연구 - 임대아파트와 분양전환아파트를 중심으로 - (A Study on the Determinants of Residential Satisfaction of Lease Apartment - Focusing on Lease Apartment and the Apartment converted into Installment Sale -)

  • This paper has examined a resident's feeling of satisfaction on residential environment. It has searched a policy direction to improve the quality of residential environment with three models in which what factors have an influence on the resident's feeling of satisfaction is evaluated. First, when the residents were asked why they chose lease APT, Low price was answered the most between two populations. Second, with regard to the feeling of satisfaction by categories, both populations showed similar results. The social prejudice on lease APT such as disadvantage on their children and unfavorable surroundings that has been engraved in people's mind about lease APT for a long time was never an issue any more. Third, when the two populations were examined by regression analysis with three models in terms of what factors had an effect on the feeling of satisfaction, there was no big difference in each effect of variables. Internal environment was a key variable for lease APT while external environment was a core variable for the APT that is converted into installment sale. In order to enhance the feeling of satisfaction on residential environment for lease APT residents, high quality turned out the most important factor between both populations, and then a loan with low interest rate and high average standard of APT followed. As unsatisfactory items, low cultural level, slowness in repairing works, and unsatisfactory finishing work were pointed out with regard to the low quality of internal facilities. In general, it turned out that the APT that was converted into installment sale was more preferable than lease APT. As known in this analysis, housing supply policy needs to be focused on quality and high average standard of APT should be achieved for the working classes.
