최근 공동주택 설계경기에 나타난 단위세대 계획개념 및 공간 계획 특성 - 2007년도 이후의 수도권 설계경기 당선작을 중심으로 - (A Study on the Planning Concept and Spatial Characteristics of the Multi-housing Units in Design Competition - Focused on the prize-wining works of design competition in Seoul and Kyunggi Area since 2007 -)

  • The purpose of this study is to analyze the planning concept and spatial characteristics of the multi-housing units in prize-wining works of design competition since 2007. Literature review and content analysis were used for this study and 199units over $59m^2$ were analyzed to review the planning concept, spatial composition and layout. The results of this study were as follows; 1)The planning concept of these units were divided into three aspects; that is, eco-friendly, rational and sustainable unit plan by means of functional, environmental-friendly and future-oriented aspects. 2)Most unit plans had 3LDK+2bath and 4Bay types including family room as a public space. This results shows that family-room and bathroom has recently become more important than number of rooms in multi-housing units planning. 2)In terms of the spatial composition of LDK and Master Bed room, LDK area become large, open type and master-zone were showed 'bed room+dress and powder room+bath' type. 3)The entrance has a intermediated space as a balcony or a former space and the privacy of LDK space was protected from the entrance. This study has a significant moaning on grasping current trend in Korean multi-housing and to provide Information for future direction on housing-unit design.

주거환경의 사회적 지속가능성 평가항목 체계와 가중치에 관한 연구 (The Study on the System and Weight about Evaluation Indicators of Social Sustainability in Residential Environment)

  • Sustainable development is one of the important concept of the 21st century. Especially, Social sustainability is an important factor in today's society with the weakened community, and is needed exploring social sustainability in the residential environment as a container of human life. The purpose of this study was to develop the evaluation indicators and evaluation system of social sustainability in residential environment. In order to develop evaluation indicators first, the delphi expert survey was conducted to assess the adequacy of selected the evaluation indicators in previous studies. Second, expert survey using the method of AHP was progressed in order to analyze importance and weight of evaluation indicators and was analyzed using Expert Choice. The findings of this study are as followings; the evaluation system was composed of locality, communality and organisms. The communality is the most important. The locality was composed of historical and cultural, reflection of regional identity and homogeneous of regions. Reflection of local identity is the most important in locality area. The communality was composed of social integration environment, community activities and the community space. The community activities are the most important in communality area. The organism was composed of employment, self-sufficiency, welfare, population, safety and housing. Safety is the most important in the organism area.

도시 빈민 주거지 재생에서 주택협동조합의 역할에 관한 연구 (The Role of Housing Cooperatives in the Process of Neighborhood Regeneration)

  • 본 연구는 도시빈민들이 거주하는 노후화된 주거지 재생에서 주택협동조합의 역할을 지속가능한 지역사업 네트워크(SLEN)를 근거로 하여 살펴보았다. 분석을 위하여 투입요소인 인적자본, 사회적 자본, 재무적 자본, 생태적 자본을 검토하였으며, 과정으로서 조직의 구조, 지속가능한 사업, 사회적 네트워크를, 결과로서 주거의 안정성과 공동체성, 주택건설비의 지불가능성을 검토하였다. 이를 통하여 주택협동조합의 사업이 지속가능측면에서 어떤 문제점이 있으며, 극복하기 위한 핵심요인이 무엇인지를 도출하고자 하였다. 분석을 위해 문헌자료를 검토하고, 현지를 방문하여 심층인터뷰 및 설문조사를 실시하였다. 연구결과 주거지 재생과정에서 주택협동조합은 주민들의 적극적 참여로 공동체성은 확보하고 있으나, 재무적 자본과 생태적 자본인 토지와 주택건설자금은 열악한 것으로 나타났다. 이는 사업의 지속가능성과 주택건설비의 지불가능성을 취약하게 하는 것으로 조사되었다. 이를 극복하기 위해서는 저소득층이나 취약계층을 위한 사회주택 공급을 목적으로 하는 주택협동조합에게는 토지의 양여 및 토지대부료를 저렴하게 책정하도록 하며, 주택건설을 위한 적극적 자금지원을 할 필요가 있다.

Sustainable Urban Development and Residential Space Demand in the Untact Era: The Case of South Korea

  • The study analyzes the demand for residential space in the Untact Era. Residential space comprises six categories: the most necessary dedicated space (DS), most preferred south-facing space (SFS), largest space (LS), most necessary shared space (SS), most necessary infra-space (IS), and others. Results indicated the following: 1) All respondents had the highest preference for relaxing spaces except DS. 2) Differences were found between DS, SFS, and LS by age and SS; IS by residential area; and DS, SS, and IS by household size. 3) People aged 60+ preferred a living room while people aged 40-59 preferred a larger kitchen. Seoul citizens preferred gardens or parks in the complex or neighboring forests whereas local citizens preferred shared offices and medical centers. Households of three or more persons preferred a park/forest and two-person households preferred a honbap restaurant. The implications for housing policy are as follows. 1) Nature-friendly spaces are needed to alleviate a sense of isolation. 2) Changing demand for residential space should be reflected in housing policies. 3) The government's housing supply policy with the same residential space and structure must be changed to provide various residential spaces according to age, residential area, and household size.

살고 싶은 도시, 지속가능한 공동체 - 한옥주거지와 성곽마을을 통해 본 지속가능한 개발과 주거 - (A City Desirable for Living, A Sustainable Community - Sustainable Development and Housing Viewed through Urban Hanok Residential Areas and Hanyangdoseong Neighborhood Village in Seoul -)

  • 근대기 동서양의 많은 도시들은 역사유산을 도시발전을 저해하는 장애물로 생각하고 개발 또는 개선의 대상으로 삼아왔다. 특히 급격한 개발과 성장을 경험했던 도시에서 개발과 역사유산의 보존은 서로 상충될 수밖에 없는 문제로 인식되었다. 우리 주변의 도시들은 끊임없이 변하고 있으며 변화의 과정에서 많은 역사와 기억을 잃어버리곤 했다. 그럼에도 불구하고 우리는 정체성을 잃지 않으면서도 지속가능한 도시발전의 방법을 모색하기 위해 부단히 노력하고 있다. 그 이유는 지속가능성은 도시의 생명력과 밀접한 관련을 갖기 때문이다. 대한민국은 근대기 유래를 찾아보기 힘들 정도로 급격한 도시화, 산업화를 겪었다. 이러한 격랑 속에서 유무형의 자원이 도시로 집중되고 개발로 이어지는 순환이 반복되었다. 하지만 더 이상 과거와 같은 도시개발은 삶과 역사가 조화롭게 공존하는 지속가능한 도시를 만드는데 한계를 드러내고 있다. 이제 과거와 현재 그리고 미래가 공존하는 도시에서 지속가능한 개발이 어떻게 전개되어야 하는지 생각해 봐야할 시점이 되었다. 그렇다면 우리 도시의 미래는 어떤 모습이고 주거지는 어떻게 변화될 것인가. 이를 위해 본 글에서는 근대기 급격한 변화를 겪었던 한옥주거지와 성곽마을의 변화를 살펴보았다. 과거 우리 주변에서 흔하게 볼 수 있었던 한옥은 불과 얼마 전까지만 하더라도 낙후된 주거유형으로 인식되어 쉽게 재개발의 대상이 되곤 했다. 성곽마을 역시 마찬가지였다. 그러나 현재 이들 오래된 주거지는 도시의 역사와 공존하며 지속가능한 주거지로서의 가능성을 재평가받고 있다. 즉 재생을 통해 도시의 역사 및 정체성에 기여할 수 있는 잠재력을 인정받고 있다. 이러한 의미에서 한옥주거지와 성곽마을 변화를 살펴보는 것은 우리에게 시사하는 바가 크다. 세계적인 역사도시들은 근대기 이후 급격한 산업화와 도시화의 격변 속에서도 역사유산을 온전히 지켜왔다. 그로인해 도시에 담긴 다양한 역사적 증거와 유무형의 가치를 지킬 수 있었다. 역사유산을 보존하는 것은 물리적 형태를 유지하는 것뿐만 아니라 그 속에 담긴 다양한 역사문화적 가치를 계승하고 이러한 가치를 시공간을 뛰어넘어 함께 공유하는 것이다. 도시는 역사성, 집단성, 현실성을 가지며 삶과 밀접하게 연결되어 있다. 따라서 물리적 형태 및 환경이 사라지면 그 안에 담긴 내용도 함께 사라지고 단절된다. 우리의 정체성을 형성하기 위해서는 역사유산을 보전하면서 도시의 생명력을 유지하는 지혜가 필요할 것이다.

지역기후기능을 고려한 주거단지계획기법에 관한 연구 - 바람길을 중심으로 - (A Study on Method of Planning for a Residential Unit under Consideration of Local Climate - Focused on Wind Corridor -)

  • This research has been implemented based on the area of #369 Dowon-dong, Dalseo-gu, Dae-gu which is considered as a place with satisfactory characteristics for the flow of fresh air into the city. Simulations of the target area both prior to the development plan and after apartment complex blocking were analyzed in regard to blocking planning and pilotis based on the main direction of wind, $90^{\circ}$ (east wind) and $180^{\circ}$ (south wind). In addition, congested wind corridor flow in the target place was identified through a pollution spread simulation according to the wind corridor. Therefore, the flow of wind in the one area is affected by the blocking of the complex and the main direction of the wind. Also blocking, in regard of pilotis, provides a better flow of wind. This study was implemented based on wind formation by apartment complex planning, so further study on the other factors affecting the flow of a wind corridor along with block planning and pilotis need to be carried out. Sustainable environmental factors through analysis of the environmental factors have to be analyzed. Moreover, building and complementing fundamental resources and systematic devices should be supported.

청주 구도심내 주택유형별 분포 및 규모특성에 관한 연구 (Distribution Patterns and Habitable Floor Area by House Types in Traditional Urban Area of Cheong ju)

  • The new apartments has been rapidly built through the outskirts of Cheong-ju city since the latter half of 1980's. So, the population decreased in Seong-an dong and Jung-ang dong which are located in traditional urban area of Cheong-ju. Also, residential areas became obsolete and residential buildings happened to be vacant and empty. For urban rehabilitation, the city authorities will construct the high-rise complex housings with stores in the traditional urban area. We have doubts about whether the rapid change of new housing construction is right or not. Therefore, It is necessary to give a correct diagnosis of the present state from urban atrophy, keeping this area sustainable with traditionality and locality. This study is to examine and analysis in detail distribution patterns and habitable floor area by house types in Seong-an dong and Jung-ang dong which are located in traditional urban area of Cheong-ju. The result are as follows; the residential buildings as the 2,680 houses(including detached and apartment houses) and the 804 shop houses are distributed with 3,484(67%) of the whole 5,183 buildings and form 28percent of the whole floor areas. A distribution and area ratio of houses to shop houses is irrespectively about 76 : 24percent. The average floor area is represented with $66m^2$/household and $28.5m^2$/person. It shows that a hollowing out of urban area has caused the surplus of residential buildings and floor areas.

내구성 및 가변성을 갖는 장수명 공동주택의 가변요소 시스템 개발 : 실험주택 건립 및 적용성 평가를 중심으로 (Infill-system Development for Long-Life Housing with Durability & Flexibility: Focused on the Constructing and Evaluating Application of Mock-up House)

  • 본 연구는 지속 가능한 주거환경을 구현하기 위한 실천전략의 하나로서 100년의 내구성과 가변성을 갖는 장수명 공동주택 표준모델에 실질적으로 적용할 수 있는 다양한 가변요소 시스템 개발을 주된 목적으로 한다. 연구방법으로는 장수명 공동주택 표준모델을 적용한 '실험주택'을 대상으로 개발한 각종 가변요소 시스템과 기술들을 통합하고 단계별 현장 적용성 평가, 전문가 의견조사 및 설문조사 등을 실시하였다. 본 연구는 총 3단계로 구분하여 수행하였다. 1단계에서는 고정요소인 전체 구조체와 가변요소인 건식외벽, 창호 등을 시공함과 동시에, 전용면적 $84m^2$에 가변요소 시스템을 시공하면서 현장 적용성을 평가하였다. 2단계에서는 전용면적 $50m^2$ 3세대를 대상으로 국내 최초로 수직통합형 세대(전용$50m^2$+전용$40m^2$)와 수평확장형 세대(전용$50m^2$+전용$10m^2$)를 대상으로 다양한 가변요소시스템의 현장 적용성 평가를 실시하였다. 3단계에서는 본 연구에서 개발한 건식 온돌의 현장검증을 위한 각종 성능평가 실험과 기 사용한 주택부품의 해체, 이동 및 재시공을 통한 3R 구현 정도 파악 등 실용성 제고를 위한 다양한 검증 작업도 함께 실시하였다.

전문가 의식조사에 기초한 환경친화형 농촌주거 개발방향 연구 (A Study on the Development Directions for the Environmentally Friendly Rural House in Korea)

  • The concept of sustainable development in rural area, which is focused on both preservation of nature and human's amenity, has been common paradigm. The purpose of this study is to suggest the development directions for the environmentally friendly rural house. The planning items for developing sustainable rural house were selected through literature survey, case study, and their adaptation evaluation. The establishment of principles and the evaluation of planning items were analyzed by a survey to experts. The results are as follows : 1) It is showed that sustainability evaluation of rural village is rated as above the moderate degree, but rural house is rated as 3.4(average score). Especially, there were lowly evaluated the utility, material, structure and inner environment in rural house. 2) It is revealed that 76.7% of planning items are located in both the upper left and upper right hand quadrant of the action grid, which is drawn by the importance-performance analysis(IPA). And any item is not found in the lower right hand quadrant(Possible Overkill). 3) Two basic principles and eight optional principles we identified by analysis of factor and regression. The rural zone is identified as major effective element for applying planning items into the rural house development. So it is desirable to apply the items differently by the rural zone type. 4) In view of sustainable development, it is desirable for rural village to have about 50 houses, and for rural house to have $155{\sim}180$ pyung(坪) as lot size, 30% as ratio of building, and 60% as building volume.

Proposing provisions of Standard Repair Method of Painting Work Defect by Lawsuit Case Study

  • Defect dispute in apartment building has become a debating social issue. The system of defect lawsuit and the conciliation process are applicable to solve defect problems in South Korea. Among various defects, painting work defect is a critical issue because it requires large area works and entails a lot of cost. Accordingly, disputes on work procedure and cost calculation are argued oftenly between residents and housing providers. This study reviewed detailed main issues of painting work and propose relevant systems and standards. In this analysis, the main issues are categorized into pre-works, main work, and others. The most recent cases are compared and analyzed for each issue. After the analysis, following conclusions are obtained, (1) In defect lawsuit system, even though surface treatment work in pre-work step is part of main work, it has been separated and regarded as a separate work. (2) Although the main painting work are not significantly different from two systems, it is still necessary to achieve a consensus to close the gap in the methodology of painting area calculation and determining whole painting or partial painting. (3) In addition, unlike the profit rate of general construction works, that of painting work remained the maximum rate and additional charge rate for works carried out in higher place are different among cases. Therefore, it is determined that establishing consistent standards is urgent.
