노인공동생활주택 개별주호 특성에 대한 예비노인의 선호 분석 (The Preferences for the Physical Features of Senior Congregate Housing)

  • The purpose of this study was to analyze the preferences for the physical features of senior congregate housing. The survey was conducted among middle-aged people in their fifties, who lived in Seoul, using the systematic random sampling method. The data were collected from November 3, 2003 to November 14, 2003 and the final subjects consisted of 498 respondents. Various statistical methods such as frequency, mean, cross tabulation, t-test, factor analysis, and multiple regression were used in this study. The results of this study were as follows. Firstly, most of the respondents preferred 55 to $70m^2$ sized individual units and they rarely wanted smaller units of less than $35m^2$. Individual units of one or two bedrooms were also preferred by future users. Small towns were preferred to large complex. For housing type, they preferred row houses or single detached houses to high-rise apartments. Secondly, there were no significant statistical differences between income and the preference of the physical features. From the results, we concluded that senior congregate housing should be developed not only in accordance with the users' preferences but also over a certain minimum physical quality level, regardless of the users' income.

  • The purpose of this study was to find the preferences on development and management of senior congregate housing according to the preferred developer type. For social survey research, survey was conducted from December 1-20, 2004 in seoul Metropolitan area. The data were collected from m people in 40s-60s using questionnaire which distributed only to those having at least $60\%$ of positive interest in developing the senior congregate housing.'rho results were as follows: First, since majority of respondents wanted to have their old age from mid-60's after retirement more independently, the housing should be designed in a way for them to stay in the m's length of friends and community people. Residential spaces should be individually partitioned and various services should be provided in a semi-dependent manner. The location should be where the medical services were systematically available and ambient environment was agreeable. Second, the cohousing type developers preferred to develop the housing in a form of joint investment with the Potential residents, while the individual developers would like to sell or rent the housing thus would ask for the locations at the outskirts of big cities. In conclusion, most respondents had comparatively similar opinions in terms of the preferred types of development, residential aspects and cost features of the senior congregate housing.

Preference for Spatial Planning Elements of Common Spaces in Senior Congregate Housing according to Pre-Senior Citizens

  • The purpose of this study is to analyze the preference of spatial elements for common space planning in senior congregate housing. For the study, 500 potential consumer's residing in Seoul was surveyed using the questionnaire in the social survey methodology. As for the common spaces, gardens, treatment, and exercise rooms were preferred. A combination of both separate and group arrangement of the buildings was preferred, indicating that people wanted separation of the common space and the individual living units. Second, people preferred sharing parts of the common space with their neighbors and as is the traditional custom, preferred to take off their shoes at the entrance to individual units. Third, for the furniture and facilities, they wanted the manager room in the lobby, the small meeting rooms in the public dining room, a fitness center in the activity room, the rack or alcove to store items in front of an individuals unit in the hallway, a chair to sit down in the elevator, and the chair to rest on the stairway landing. Fourth, in terms of priority for planning the senior citizens' community housing, safety, familiarity like a regular home, reduced isolation and loneliness, sense of belonging, economic factors, aesthetic appreciation, daily life supplement, variety, and self-identity were answered in that order.

  • The purpose of this study was 1) to analyze the attitudes about Senior Congregate Housing(SCH) among 4 urban areas, 2) to propose the various model for SCH which should be provided to satisfy the demand. Same opinions among 4 urban areas were ; 1) Whom were willing to move into SCH for later life, most of them were in early 50s. Most of the respondents desired to be serviced community alarm system, preferred one-room style, size of 11∼15 Pyung, and preferred living at suburban area. The multi-family type was preferred when not being healthy and be singled, but if healthy, preferred the type of single detached house. And they preferred the home ownership, highly valued of heating control system, health care and leisure programs. Thus for the future SCH, it should be designed all facilities were equipped with sports facilities, sauna and leisure programs. The findings indicated that the high rates of supporting with professional management for 24 hours by turn. But different opinions among 4 urban areas were; 2) Willingness live in SCH for later life had little difference in level of income, education, property. Especially, residents of Seoul Metropolitan area and Busan did not want to open their own common facilities to the public.

노인공동생활주택 개발을 위한 다세대$\cdot$다가구주택의 접근성 평가 (Evaluation of Accessibility to Multi-household$\cdot$Multi-studio Type House for Developing Senior Congregate Housing)

  • The purpose of this study was to evaluate the accessibility of existing multi-household multi-studio type house for developing Senior Congregate Housing. At present, in Korea, 'the Act of Promotion of Convenience and SEcurity for Disabled, Aged, Expectant Mothers, etc.' is applied to only public facilities. Therefore, this study evaluated 7 units -2 multi-household house and i multi-studio type house- in order to grasp the problems caused if the aged would dwell in that type of house, by the items of 'manual for improving the residency of the disabled' which was stipulated by the act above. The data was collected from May to June, 2005. The results were as follows: Firstly, the main entrances, exits and width of stairways had narrow spaces, the handles and bars did not conform with the terms presented in the manual above. Front doors should be opened like a bay for wheelchair use. Secondly, additional lighting apparatus and furniture should be added properly Thirdly, there were several inconformity to the manual for bathroom: improper handles, inadjustable washing-stands, unavailable spaces in front of toilet bowls, and out-of-place showers and taps. Finally kitchen cabinet design improper for wheelchair user. In conclusion, accessibility of existing multi-household or multi-studio type house was not good enough for the aged reside in. Those insufficiencies suggest that more specified standards to enhance accessibility to develop senior congregate housing should be added.

  • This study was conducted to determine the influence of socio-economic status of potential consumers on the types of senior congregate housing(SCH) among 4 urban areas(Seoul Metropolitan area, Busan, Gwangaju, and Daejun). This study was part or a research series to develop SCH which meets the korean situation. The Questionnaire used for the final analysis involved 1006 people and SPSS Windows program was used for statistical analysis. The opinion about SCH should differ among the 4 urban areas according to Socio-Economic Status(SES). The results of this study were as follows: The opinions on SCH varied in each region according to SES indicating that diverse constructions of senior housing to meet selective needs of the old can create high demand in a construction market. In order to induce active participation of the private sector, the Ministry of Construction and Transportation, rather than the Ministry of Health and Welfare, should be in charge of the development of SCH. This is desirable in the perspective of developing new types of housing as for general housing. In this case, the Ministry of Construction and Transportation should consider geographic locations and environmental factors of each city. Moreover, the successful development of SCH needs an effort to reexamine an appropriate development plan rather than adopting the cases of developed countries without criticism. In terms of policies, the government should provide financial support for building sharing space, give an exception on a measurement rate, assist in the education of supervisors and establish a management system and so on.

  • This study was designed to search for the direction to develop housing service which assists the older people to live independently in their community and provides the systematization of community care. The subjects of the research include 533 older people between the age of 60 to 79 residing in Seoul and 84 welfare officials at a dong(in)-office and 67 social workers working at comprehensive social welfare institutions. The results were as follows: Both demanders and deliverers recognized that housing service for older people was necessary for community care, and, in particular, the deliverers had higher degree of necessity as people charged in welfare service. The most needed service was community alarm service which currently is proceeded partially for low-income and living-alone olders. It needed to expand the scope of the people to be served. It appeared that the need for inside safety measures rather than for housing space or structural problems. It requires less effort and cost for those who need simple repair, such as safety grips or slippery protection, and safety checks. Among financial support services, the need for tax benefits appeared the most necessary service for the older people. It suggested that more 'direct' financial support service is needed for the elderly people.

노인계획주거 대안선택 집단에 따른 특성 비교 -일ㆍ여가ㆍ서비스 제공 수준 차이를 중심으로- (A Study on the Characteristics of Groups Selecting Different Planned Housing Alternatives in Later Life -With Focus to Levels of Work Opportunities, Leisure Activities and Services-)

  • The purpose of this study was to identify the general characteristics of test subjects in association with three planned housing alternatives in different focus level of work opportunities, leisure activities and services. Subjects used in the study were people in their 50's who were surveyed in 2002. A total of 464 subjects were selected from 556 samples. Statistical significance was found between the preferred housing alternatives and the subjects' background including education level of the subjects and their spouses, monthly income, assets, subjective economic capabilities, and housing size. However, there was no statistically significant differences in recognition of housing problems for later life among groups. Groups selecting different planned housing alternatives showed statistically significant differences for some features of the senior housing. From these results, it is proposed that various designs based on the levels of work opportunities, leisure activities, and services for the senior housing should be provided to satisfy the demands.

Residential Mobility of the Elderly for Independent Living

  • As aging is notably developed, the elderly find it challenging to get around in housing chosen in their midlife, and seek for an alternative residential setting enabling them to continue the independent living. This research focuses on the residential mobility of the elderly who have recently moved to senior housing, and also is to investigate their residential satisfaction at previous residence. As a cross-sectional study, the research adopts the self-administered questionnaire survey. The questionnaires are mailed out, and one out of the two responses is retrieved. To investigate the residential mobility of the elderly, the research model is constructed based upon Morris and Winter's Housing Adjustment Theory. The result shows that the residential mobility of elderly from previous residence is a need-based choice, want-driven behavior and demand-oriented decision to maintain continued independence and utilize resources available during the aging process. Also, it is found that the vast majority of both co-op and rental households are satisfied with their previous residential environment. The previous residential satisfaction of co-op elderly is significantly influenced by household and housing characteristics, housing norm status, and environmental needs for independent living while only housing norm status is a significant predictor to explain the previous residential satisfaction of rental elderly.
