A Subjective Evaluation on the Noise Environment of the Low - rise Multifamily House of Korean lived in Athens, America (미국거주 한국인의 저층 공동주택 소음 환경에 대한 주관적 평가 - Athens시 중심으로 -)

  • The purpose of this study is to evaluate the Korean residents' subjective opinion of the noise on the lowrise multifamily house in America. The results of this study can be applied for the prevention of noise when planning cities, roads, and multifamily houses in Korea. The subjects of this study are three kinds of multifamily houses and their 124 Korean residents in Athens, America. The results of this study are as follows. The Korean residents felt the noise from lawn mowers and the sound of filter fan of air conditioners were higher than all the other external noise. They were disturbed a little by the external noise. The air borne sound was recognized a little by Korean residents but they only felt moderate sound of building services and household equipment from the solid borne sound of the internal noise. They suffered worse from external noise in the summer and they felt worse from 8~12 o'clock due to external noise and 20~24 o'clock due to internal noise. The Korean residents liked the sound of birds or insects, the sound of cars and trains. However many Korean people in Athens disliked the sounds of birds or insects and lawn mowers more than these sounds in Korea. The Korean residents who were living in the apartment houses felt better than those in the other multifamily houses.

  • The purpose of this study is to investigate residents subjective opinion of the noise on the low-rise multifamily house in U.S.A. The results of this study can be applied for the prevention of noise when planning cities, roads, and multifamily houses in Korea. The subjects of this study are three kinds of multifamily houses and their 109 residents in Athens, U.S.A. The results of this study are as follows. The residents felt the noise from lawn mowers and the sound from filter fans of air conditioners were higher than in the other external noise. The residents daily activities were disturbed a little by the external noise. Of the internal noise, the air home sound was recognized a little by residents. They only felt a moderate sound level from the building services of the solid borne sound. They suffered worse from noise in the summer and they felt worse from 16∼20 o'clock due to noise. The residents who were living in town houses felt better than those in the other multifamily houses. (Korean J Human Ecology 1(2):61∼74. 1998)

The Effect of Residential Environmental Satisfaction on Quality of Life and the Moderating Effect of Housing Type: The Case of Gyeonggi, Korea

  • This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.

  • Vertical growth is viewed as the solution to the problem of urban housing. The present study aims to be multifocal in approaching the phenomenon of apartment living in Lahore, Pakistan. The primary focus of the research was to evaluate the satisfaction with and favorability of vertical living among the dwellers; however, the research was extended to include the in-depth experiences of adolescents regarding privacy because it was observed that this age group was being neglected severely in the distribution of privacy in apartments, as well as in research. The data was first collected from 150 respondents through a survey, and then interviews of 10 adolescents were conducted to explore notion of privacy. The findings highlight that, despite being satisfied with the infrastructural aspects of the building, the residents do not prefer vertical living over horizontal housing. The adolescents in apartments also prefer horizontal housing over vertical living to avoid the feeling of crowdedness that is associated with vertical growth due to shared space and proximity. The utilization of spaces within apartments is associated with certain elements of development of the personality during this age. The findings of the present study can be helpful for sustainable vertical housing policy development and implementation.

  • Since 1970, concentrated development in Gang-nam caused serious differences with Gang-buk, such as housing environment, education, culture, industry, economy, and consumption behavior as well as Urban Infrastructure. In this result, the government has executed New Town project to solve these matters, but the residents' opinion wasn't reflected. The purpose of this study is to research New Town project district residents' consciousness and prefered image for housing and this research will be applied to basic study for housing environment improvement policy in future. The results of this study are summerized as follows : First, living satisfaction is revealed almost low level, and the most demands for improvement are to solve lacks of park and green yard. Second, image of Gang-nam, which of housing environment is better than Gang-buk, is expressed as the words, 'Complicated', 'Complex', 'Polished', 'Convenient', 'Rich'. Third, prefered types of housing are high-rise Residental Complex, Apartment mixed with detached housing, and tower-type apartment. And These are connected with there values

The Residents' Perception and the Application of Contingent Valuation Method for Green Areas in Apartment Housing Blocks (아파트 단지의 녹지조성에 대한 주민의식과 가상평가법 적용에 관한 연구)

  • This study is designed to derive a cost estimation method for the management of green areas in apartment housing blocks. For this purpose, quantity of green areas, their usages, management techniques were analyzed through a survey of residents. In this process, contingent valuation method(CVM) is utilized to evaluate the cost of green areas. The survey was conducted for about two weeks in June of 2002. The amount of willingness to pay(WTP) for green area management is calculated by the CVM program. The findings are as follows; First, the residents want more green areas in their apartment blocks, as well as in the surrounding urban areas, due to the shortage of green areas in their living environments. Second, the residents' opinion on green area is summarized as that of natural environment protectionist - it helps living environment to be more amenable and contributes the preservation of urban and global environments. This fact can be interpreted as the peoples profound recognition toward green areas. Third, the contingent valuation method(CVM) is suitable to evaluate WTP for management costs of green areas. Fourth, more than half of the residents(61.6%) agreed upon the costs of green area supply and management. calculated by the CVM. Estimated WTP is ₩ 1,900~2,400 per month per household.

Future Residents' Opinions about the Services and Programs in the University-Based Retirement Community - Focusing on the Opinion Differences Depending on Residents' Intention to Live in the UBRC - (대학 연계형 은퇴주거단지의 서비스 및 프로그램에 대한 잠재 수요자의 의견 분석 - 거주의사 유무에 따른 차이를 중심으로 -)

  • The purpose of this study was to identify services and programs that will be needed for helping senior residents to be aging healthfully and comfortably in the university-based retirement community (UBRC). This study conducted a questionnaire survey targeting about 900 faculty and staff members in one of national universities. A total of 214 valid responses were analyzed for identifying necessary services and programs. The study also analyzed the differences in resident's opinions depending on their intention to live in the UBRC. Over 65% of the respondents were willing to live in the UBRC. The most desirable services were healthcare services including emergency care and nursing care and cleaning and laundry services. Regarding the educational and recreational programs, future residents chose physical exercises such as swimming and tennis and music activities such as playing instruments and singing as the most interesting programs they want to experience in UBRC. Most of the respondents were interested in mentoring college students or international students who come to the university for their degrees. The findings from the study should provide a guideline when offering services, programs, and activities in the future UBRC in Korea.

A Study for Professionalizlng of Multi-family Housing Manager (공동주택관리사의 전문직화를 위한 탐색적 연구)

  • The purpose of this study was to investigate the difficulty of doing job among housing manager. It might be Provide the basic opinion which could be used for professionalizing of housing manager. The survey had been made 156 housing manager in managerial situation of multi-family housing for sale(so called condominium). The analytical methods adopted in this study were frequency, percentage, 1-test, one-way ANOVA, post-hoc estimation(Scheffe test), correlation by the SPSS 10.1 for Windows program. The major findings of this study were as follows. First, it was revealed that many housing manager thought about Residents' Committee In the negative. Because housing manager considered that Residents' Committee interfered in housing manager's business, on the other hand they set a low value on Residents' Committee disposition and its knowledge about housing management. Second, it was founded that a lot of housing manager felt uneasy about his employment for the reason mentioned. Actually Residents' Committee exercised its influence over hiring as well as dismissing housing manager in any management alternatives. Third, it was necessary that synthetic plan might be prepared for housing manager to educate, to re-educate, to furnish information etc. about related in housing management for the specialization of housing management.

  • Recently, concern about urban residence community will increase from the 1990s in Korea, and the activity is active. In this research, by holding the workshop by participation with inhabitants spontaneous for Seowoon-dong of Cheongju City which is a place of urban residence, a workshop tool which is different in that process is tried, and that validity is evaluated. As a result of there being three, 'The tool of inhabitants opinion expression using figure card', 'PIC tool', and a 'The tool of inhabitants opinion expression using a drawing', as a workshop tool and examining the validity, validity of two, 'The tool of inhabitants opinion expression using figure card' and 'PIC tool', is high. Moreover, if some are complemented also with 'The tool using a drawing', it can use with it. Finally, in a future inhabitants workshop, residents' agreement formation is important and the system maintenance hurries.

  • The purpose of this study is to assess residents' perception of the revitalization projects of the rural center and to evaluate their views of the projects' importance and their levels of satisfaction with how they have been carried out. In this study, we measured the residents' perceptions and preferences regarding these projects by using Importance-Performance Analysis (IPA). Results showed that residents' perceptions and satisfaction were the highest for the projects providing welfare facilities, even though this project has little relevance to the overall project goal. Residents were dissatisfied with construction projects such as the building of cultural facilities and urban parks, even while recognizing their importance. It is necessary to establish what problem the people perceive and to manage them appropriately. Next, the residents did not appreciate the community empowerment projects, nor did they evaluate the contents of the program positively. It can therefore be seen that the community empowerment projects have not been carried out well. Finally, the street landscape improvement project was not successfully implemented compared to other projects. The residents have negatively perceived the installation of facilities that they do not want, rarely use, or are poorly operated. this shows that the evaluation of residents is significant. They become the users of the revitalization project for the rural center. It is necessary to overcome problems such as project items chosen by professionals without local consultation and obvious design in the revitalization project of the local center. There is a need to ascertain the residents' opinion of each project and to encourage them to participate directly in the management operation.
