The purpose of this study is to analyze the changes in the housing instability of low-income households through their residential mobility. The concept of housing instability is measured by taking into consideration of housing types, number of moves, period of homelessness, and housing affordability index. The result of this study shows that housing instability of low-income households owned their homes is mainly caused from their old housing built in at least 1980, and that of tenant households is due to the heavy burden of rent-to-income ratio. By using multinominal logit model, the study finds that low-income tenant households are more likely to move upwards as they are man-headed, aged and relatively high-income if we categorize residential mobility into four types: upwards, equivalent, trade-off, and downwards migration. Considering that the share of homeowners moving downwards increases while the share of tenants moving upwards decreases as they reside increasingly nearby Seoul, the study finds that low-income households living in big cities are no better off to improve their residential instability for themselves than the low-incomes in local small and midium cities. Furthermore, both low-income owners and tenants are less likely to move downwards as the ratio of single-family housing in former residence increases. Such finding has a policy implication that government needs to maintain affordable single-family housing stock rather than supplying excessive unaffordable multi-family housing in order to enhance residential instability of low-incomes households.
This study analyzes housing choice determinants of the youth and newlyweds households by using housing survey data in Incheon. A multinomial logit model is employed for analysis with the following variables: housing characteristics, housing market characteristics, and residential and neighborhood environment characteristics. The findings from the analysis are as follows. First, for the continued residence of the youth, the important factors were the relief assistance of housing maintenance costs. For the newlyweds, the important factors were the quality improvement of residential environments to ensure residential stability. Second, the housing choice factors to attract the youth were residential support for rent, maintenance costs, and relocation, and the improvements of residential environments such as security, noise levels, and medical facilities. For the newlyweds, the important factors were housing loan assistance for a home purchase or a cheonsei deposit and residential quality improvements for air pollution and parking facilities. Third, the youth were likely to move out due to high rental costs, and the newlyweds were likely to move out for the purchase of a new apartment or higher-quality housing.
Profit-keeping behaviors naturally occur in the market to satisfy consumers, and the logic behind it lies in the economies of scale. On the flip side, some commodities transacted in the market are not available or can not be easily acquired unless the demand is high enough. Under this proposition, some consumers rise and find their own solution to meet the services at a reasonable cost or at an adequate level. The commonly adopted way is to establish a cooperative, and it stirs purchasing power by pooling resources and further bargains price and service quality. As a consumer cooperative, housing cooperatives notably found in rural towns enable the elderly to continue independent living. This study is to take a closer look at residential life of the rural elderly in housing cooperatives. Utilizing in-depth focus group interviews with 40 residents in four housing cooperatives, this qualitative research draws main factors affecting the decision to move in, residential assessment, and strengths and weakness of living in a housing cooperative. The primary factor influencing the moving decision is to continue to independent living in a familiar community, and the bottom line is planning ahead. Frailty and bereavement are found to be the leading occasions for them to move. The participants are satisfied with the independent living arrangement, and particularly, cited such features as safety and security, elderly-friendly design, common spaces, freedom, social activities and efficient living. Also, it is stated that some cooperative natures such as control over the property and giving a voice on management render positive impacts on the satisfaction with communal living. In spite of all the benefits and strengths, participants face with a public notion that an independent living arrangement like a housing cooperative has never done before in rural towns, so that most people recognize it as part of dependent living arrangements like nursing home.
As a lifeway and social change, the neighborhood build up around elementary school based on Perry's Neighbourhood Unit becomes change. Elementary School does not function as a center of residents' activity or community any longer. Activities occurred near the school move to the community streets that many facilities are distributed to, while utilization of facilities near schools becomes lower. On the bases of the current states, this study aims to draw a practical neighborhood center of residential areas by case study. The research is being mainly about low-rise residential areas in Seoul which includes one elementary school at least. In order to deduct the center of neighborhood, the survey takes two steps. At the preliminary survey, conduct the observation and do an interview to investigate awareness and actual status. Also to analyze practical center, do a main survey about land value, pedestrian volume, distribution of public transit and facility density. The research result shows that there is another activated center street not nearby elementary school in every case. This study assumes that the neighborhood center is not limited around elementary school and could variously build up by circumstances. It has significance that we present a question about the traditional theory and also could be references of the future city maintenance in the long term.
This study has been performed to explore main reasons for staying in paid elderly residential care facilities among the residents. In this study, five males and seven females aged 65 to 82 were asked about main reasons for staying in the facilities. The answers of the qualitative interview were drawn as follows; first, some residents had suddenly decided to move into the facility due to critical life events such as bereavement, serious illness, or supporting problems. Second, some residents had taken a long period of considerations on whether staying home or in the facilities, because their health and family supports gradually diminished over the long life span. On the other hand, a few of them voluntarily chose to stay at the facilities, because they recognized supervised group activities, nutritionally well-planned meals, and health care as major inconveniences. In this study, suggestions were made as follows: first, guiding and settlement programs should be developed for the residents of the sudden events, particularly at early stage of admission. Second, intensive nursing care units should be in separation from healthy independent groups, so that the residents are relieved from stressful contacts with extremely ill patients in the residential area.
Securing a stable residential location is one of the most important decisions that must be made in the modern society. On this matter, both individuals and their families must decide on where to live after taking into consideration various analyses. Contributing attributes in the selection of our dwelling place are crucial. In this research, influencing variables were derived from the intention to move by focusing on the characteristics of the household and traffic conditions, while implications were suggested through a comparison of urban characteristics. Suwon was selected as the case study. The result of the analysis showed the city of Suwon has longer communal satisfaction, relies on self-sufficiency, and is conscious of parking regulation. Preferences for rental housing, having infants and elementary school kids, high savings, and commuter convenience in Suwon and Gyeonggi-do ranked higher in the hierarchy of the intention to move. Compared to Gyeonggi-do, Suwon was influenced by commuters in the city and parking regulation-related variables. Meanwhile, Gyeonggi-do was affected by the lack of public transportation facilities and traffic congestion. Suwon, on the other hand, has a high share of passenger car ownership, so it seems that the psychological stability of parking space is significant. This research will contribute in the policy-making of Suwon, especially on the subject of migration prediction of citizens and real estate location selection, through analyses of variables related to the intention to move to a new residence.
The purpose of this study, analyzing the primary factors for residential mobility and housing preference of Daegu citizens, is to provide a basic data for future housing policies. The results are as follows: First, 32.1% of Daegu citizens have intention of residential mobility. Especially the residents in central (50.0%), southern (59.0%) and western Daegu showed more intention than those in other districts. Second, we used the GLMM (Generalized Linear Mixed Models) to analyze the main factors for residential mobility. The results are as follows; 1) the residents who have lower housing satisfaction with the type of housing, parking, and educational environment, 2) those who are male and younger, 3) those who live in rented house have more intention of housing mobility. Third, based on the analysis on the preference change of the type of housing, the preference of the apartments is getting higher, while that of the detached houses is getting lower (past: 40.1%${\rightarrow}$present: 54.8%${\rightarrow}$future: 66.7%). 28.8% of the respondents (444) expressed intention to live in the public rental houses, in case they are provided in the areas they are moving to. Fourth, when we analyzed the size of the houses they actually lived in and that of the houses they prefer to live in case of moving, we found that in general they tend to move in smaller housing than in the past. The results of the analysis showed that in order to minimize the possible moving away from the current residential areas due to the dissatisfaction with the housing environment, in the first place the improvement in the quality of the houses, parking and education environment is needed.
The residential mobility and the housing choice procedures play a significant role on households welfare. This procedure consists of $\circled1$ Moving motives step, $\circled2$ Housing search step, $\circled3$ Assessment of housing alternative step, $\circled4$ Choice and evaluating after choice step, $\circled5$ Intention to move step. There are linkages with each step. The higher the level of moving motives, the higher the level of housing search efforts. The higher the level of housing search efforts, the higher the level of housing alternative evaluating. The higher the level of housing alternative evaluating, the higher the level of housing satisfaction after they choose a house. The higher the level of housing satisfaction after they choose a house, the lower the level of intention to move. So the whole procedure of housing choice among consumers has a main streaming throughout the steps.
This study develops a model of migration decision-making process, with identifying macrolevel and microlevel factors affecting the process. The model includes some sequential stages : to be dissatisfied with current residential area, intend to move, collect information about alternative destinations, select destination, decide to move, and make actual migration. The macrolevel factors included in the model are environmental, socioeconomic, cultural, and demographic characteristics of the current residence and alternative destinations. The microlevel factors are psychological, socioeconomic, and demographic characteristics of the individual. The effects of the macrolevel and microlevel factors on each stage of migration decision-making process are identified from the previous studies on migration. This study has both theoretical and practical implications. The theoretical contribution will be in the area of integrating the ecological and the individual level perspectives of migration by identifying the macrolevel and microlevel effects on migration decision-making process. This study also has implications for theoretical frameworks guiding empirical analysis of migration behavior of the individuals, and for policies aimed at redistributing population.
This study is on the spacial flexbility of house. In the recent days, it is true that the qualitative aspect of residence rather than the quantitative one has emphasized. But the inhabitants of residence undergo adaptation problems to deal with changing needs constantly. Residence must be the place to satisfy inhabitant's desire to live and dwell. According to changes in family life cylce and personal demand, the flexibility in housing should be beneficial. This study attempts to solve relationships of these need changes and inhabitant's adaptation through the spatial flexibility. Throughout the process of main discourse, some theoretical backgrounds of housing are applied. And to introduce the flexibility of residential space, concepts of flexibility according to 'time' and 'spatial structure' are employed. In addition to functionality and comfort, living should provide a touch of humanity attuned to individual sensibilities. The purpose of this study is to suggest a method can move interior structure by the flexible planning.
