The Change of Housing Characteristics during 1985-1995 in Korea (1가구 거주주택과 2가구 이상 거주주택의 주거특성 변화: 1985-1995)

  • The purpose of this study is to examine the changes of housing characteristics between dwellings occupied by two and more households and one household occupying dwellings over 10 years using the Population and Housing Censuses in 1985, 1990, and 1995. One dwelling for each household, referred to the ratio of the number of dwellings to the number of households, has been one of the most important housing goals in Korea. The results indicated that the ratio of dwellings occupied by one household as well as that of households occupying one dwelling by oneself have been increased since 1985. However, the number of dwellings occupied by two and more households have been decreased but the number of households who share one dwelling with other households have never been decreased. One dwelling for each household has been mainly increased by the multifamily attached dwellers in urban residences. Single-family dettached dwellings in the urban area are the most often shared with other households. Housing policymakers should consider not only the rapidly increasing single households but also renters shared one dwelling with others mostly homeowners of single-family dettached dwellings.

  • The surface roughness in centerless grinding is mainly affected by the many process parameters. For improving the surface roughness, the control of grinding parameters is very important. This paper deals with the analysis of the process parameters such as height of renters, tilting angle of the regulating wheel with respect to grinding wheel, rotation speed of regulating wheel, which are developed based on design of experiments such as factorial design. The investigation can enhance the surface roughness of ferrule. Finally, we have verified improved results of the optimized conditions.

Housing Values and Housing Satisfaction from the Perspective of Urban Adolescents (도시청소년의 주거가치와 주거만족도)

  • This study is designed to explore the relationship between the level of housing satisfaction and housing values, as well as family characteristics and characteristics of residence. Questionnaires are administered to 526 adolescents from the four residential areas in Kwangju. Most of the adolescents are satisfied with their housing environment, especially indoors, however, they show a lower level of satisfaction toward the appearance and organization of the unit plan. It is found that the level of the safety, comfortability and social values predicted a meaningful variance in the level of housing satisfaction. Those with a higher degree of safety and social values tend to be associated with stronger housing satisfaction, whereas those with lower comfortability values are more associated with stronger housing satisfaction. Groups with higher household incomes are more likely to be satisfied with their housing environment. Groups living within a younger and larger house are more likely to be satisfied with their housing environment. Also, owners tend to show a stronger degree of housing satisfaction than renters.

A Study on Incremental Learning Model for Naive Bayes Text Classifier (Naive Bayes 문서 분류기를 위한 점진적 학습 모델 연구)

  • In the text classification domain, labeling the training documents is an expensive process because it requires human expertise and is a tedious, time-consuming task. Therefore, it is important to reduce the manual labeling of training documents while improving the text classifier. Selective sampling, a form of active learning, reduces the number of training documents that needs to be labeled by examining the unlabeled documents and selecting the most informative ones for manual labeling. We apply this methodology to Naive Bayes, a text classifier renowned as a successful method in text classification. One of the most important issues in selective sampling is to determine the criterion when selecting the training documents from the large pool of unlabeled documents. In this paper, we propose two measures that would determine this criterion : the Mean Absolute Deviation (MAD) and the entropy measure. The experimental results, using Renters 21578 corpus, show that this proposed learning method improves Naive Bayes text classifier more than the existing ones.

The urban household's housing fund and its contributing factors according to the type of housing mobility (도시가계의 주거이동유형별 주택자금규모와 관련변수에 관한 연구)

  • The purpose of this study were 1) to identity housing fund by the type of housing mobility and 2) to analyze the variable contributing to housing fund by the type of housing mobility. For these purposes, the 1993 KHPSD data was used and the sample in this study consisted of 2,796 couple households. Statistics employed for the analysis were frequencies, means, univariate analysis and multiple regression analysis. As the results, the composition and the amount of housing fund according to the type of housing mobility, were different respectively. Housing fund was consisted of previous housing sales price, savings deposits, loans, inheritance, subsidy, and personal debts. Households who already own houses used housing finance for their housing fund easily while renters were at a disadvantage to use housing finance. Moreover, among the contributing factors, home ownership, number of family member, residence, average monthly income, average monthly expenditure, husband's education attainment, satisfaction with housing, husband's job, and the type fo housing were positively associated with the amounts of housing funds. However, duration fo residence tended to negatively related to the amounts of housing funds.

A Study on the Variables Influencing Residential Stress Factors (주거환경 스트레스요인에 영향을 미치는 변인에 관한 연구)

  • The purpose of this study is to identify residential stress and to analyse the factors affect on it, based on the comprehensive theoretical model. For this purpose, 822 housewives were collected from the households in Seoul and Chonju-City. The main results obtained are as follows. 1. A significant proportion of the urban households surveyed are observed to suffer from residential stressors. The components of residential stressors are housing facilities, family living space, social interaction with the neighborhoods, physical condition of house. 2. Among the factors that affect residential stress the most important household environment factors are, the level of family controllability, which is followed by the family adaptation ability, the size of living space, the level of life satisfaction, and the type of housing tenure. The results of this study implies that residential stress is associated with not only residential size but also the level of housing facilities and social interaction. Overall upgrading of residential quality requires efficient allocation of living space and facilities on the basis of resident's needs. For instance, homeowners want more living space and renters want higher level of residential facilities.

  • The purpose of this research was to analyze the residential environment of the middle aged apartment-residents in seoul as a part of collaborative study on family life issues of them. the sampling area was divided tin to kangnam and Kangbuk according to the residential location and upper middle group and lower middle group according to the size of the apartment unit. The data were collected from 307 fulltime housewives with at least one child in a junior or senior high school. Housing circumstance was generally adequate to the middle aged apartment-residents in seoul. the findings supported the family housing adjustment theory well. however, the results showed that the housing policies should reflect to the various housing demands on the structure type, size, and tenure of dwelling, unaffordability of low income renters, and stabilizing the housing price as well as expanding the housing mortgages for the middle aged to prepare for one's own aging.

Public Housing and Social Capital in Australia

  • This paper addresses the relationship between public housing tenure and social disadvantage. The research examines social capital levels among public tenants in Australia, concentrating on their level of interpersonal trust and confidence in a range of public institutions. Through multivariate analyses of national survey data it also profiles the social and political background of public housing tenants. Although public housing tenants have access to secure and affordable housing, they appear to be less trusting and 'happy' than private renters or homeowners, and exhibit less confidence in some institutions such as the Australian parliament, universities and the ABC (the Australian public television broadcaster). These results probably reflect the residualised nature of public housing in Australia and indicate that public tenants are likely to be 'alienated' from certain aspects of mainstream culture. However, public tenants have higher levels of confidence than homeowners in the Australian defence forces and trade unions. So public housing may 'shore up' confidence and social capital in some areas, and levels of trust would be lower if public housing was not available to disadvantaged citizens.

A Longitudinal Analysis of Residential Environment Quality and Housing Expense of Young Households (청년층 가구의 주거실태 변화에 관한 종단 분석)

  • This paper examines residential environment quality and housing expenses of young households through longitudinal analysis. Using the 5th and 15th Korea Welfare Panel Study (KoWePS), this research compared their housing outcomes with those of the Korean households. The statistical analysis revealed that most young households were highly-educated, salaried workers who were predominantly married men in their early 30s. There was a sharp rise in the number of female householders and one-person households. Also, the young households were largely renters of mid-sized multi-family housing with two bedrooms in non-Seoul Metropolitan Area. Their housing expense was slightly higher than the national average. As a proportion of renters of multi-family housing (exclusive of apartments) rose, the proportion of young households who spent more than 25% of their income increased faster than the national average. The proportion of young households in the Seoul Metropolitan Area outpaced the national average. Their monthly rental arrangements grew in contrast to no change in the nationwide monthly rental arrangement over the survey period, resulting in their high burden on housing expenses. Their homeownership rate was below the national average, and it decreased while the overall homeownership rate increased nationwide, implying that their housing affordability was worsened, which made it difficult for them to move up the housing ladder. Thus, this research suggests housing policies that scale up support for young households.

Intention to Move, Reasons for Considering Moving, and Future Housing Preferences of Senior Residents Living in Multifamily Housing in the United States (미국 아파트 노인거주자의 주거이동 의사, 주거이동 고려이유 및 주거 선호에 관한 연구)

  • This study identifies intention to move, reasons for moving and housing preferences of US residents 55 and older living in non-subsidized and market-rate multifamily housing in the United States. Data were collected using an on-line survey; mixed methods were used for data analysis (N=431). Results show that more than half of the respondents intend to move. Senior residents who were younger than average age of the respondents, not married, renters, had no elevator, and reported lower residential satisfaction with their housing unit, multifamily housing community and local area were more likely to intend to move. Seven reasons for considering moving were found: finance, health, lifecycle stage, housing unit, multifamily housing community, other. When asked about their future housing, more than 80% desired independent living rather than assisted living facilities or nursing homes, 40% wanted to live in multifamily housing, and 51% hoped to own their housing rather than renting. The findings offer meaningful information to the multifamily housing industry in the United States and in countries where the population is aging and where multifamily housing is the predominant housing type.
