This research is aiming to specify the requirement of the investment such as intial cost, running cost earning rate to make effective investment considering the purpose of remodeling and economical value of store building enough to meet the initial purpose of remodeling. The review of earning for economical evaluation was performed by the on-site auditing on the structure and function of the building and applying the assessment simulation program, which is to find the possible business model to identify the requirement of building owner through case study. After the research, the following results are obtained. First, it is important that many aspects should be carefully analysis and the best method should be selected as characteristics of remodeling can be defer each other in their implementations. Second, though the remodeling of exist building to promote the functions has been applied, no suitable assessment tool has bee developed for deciding the level of remodeling in the view of economical efficiency so far. Third, the economical benefit was evaluated by analysing annual earning rate which is applied by investment items and recovery period for the investment. More specific date base should be established to apply the suggested economic acessments in business enough ti forecast the future circumstances. More researches should be promoted on the area continuously as well as the integrated economic evaluation of remodeling on existing building.

Living environments in rural area have become deteriorated rapidly. Increase of aging population, decline in agricultural income, polarization of wealth in rural community due to rural returners have caused severe decline and imbalance of living environments in rural area. Responding to this circumstances, governments currently develop projects for improving living environments focusing on individual housing which were excluded from governmental supports because those had been regarded as private property. Nevertheless, there are still some gaps and problems in evaluating the quality of living environment and suggesting effective solutions. It would be because standards and guidelines of the projects have been based on urban housing system. In order to support the implementation of the projects, this research has developed an index for evaluating and monitoring the quality of living environments in rural area. By applying Delphi method, the index has been created in four categories of 'security', 'convenience', 'comfortability', and 'durability' 'Security' consists of structural safety, crime, disaster, accident prevention. 'Convenience' includes three divisions of living, traffic, farm working. 'Comfortability' is divided into sanitation, indoor environments, and aesthetic appreciation. Lastly, 'durability' has four divisions of energy conservation, environmental friendliness, efficiency, and economics. Each sub-division also has different items from three to twelves. In the case of an index for performance evaluation, items have been derived from energy conservation(6-items), and environmental friendliness(7-items). Items developed as an index for evaluating rural living environments in this research might be good background information for remodeling project in rural housing development.

Due to the increase of aged housing demolition in preparation for the rapid growth of the market, Eco-friendly remodeling demolition work which can minimize environmental destruction have been studied. However, the owner or contractor to apply for eco-friendly remodeling demolition work does not reflect the characteristics of the site can not have a potential for many variables. In addition, There is no standard which can find effective part and catch a problem by performing eco-friendly remodeling demolition. Therefore, the project owner and construction company executives in the Pre-construction stage to the implementation of eco-friendly remodeling demolition construction by providing a model for the pre-evaluating the project. In this paper, the performance of eco-friendly remodeling of demolitions is proposed for the pre-evaluating model. After the eight items were drawn affecting the performances which are influence to accomplishment of the eco-friendly remodeling demolition, evaluation criteria was suggested for each item. Also By classifying and assessing the evaluation items, It will be able to identify the problems and supplements for eco-friendly remodeling demolition. Through the final evaluation sheet, The works of the appropriacy and supplement will be checked for the eco-friendly remodeling demolition. Finally The preinvestigation model is helpful for making the plan of systematic demolition, futhermore It is contribute to the expansion of the eco-friendly remodeling demolition.

Markets for the apartment remodeling projects will be a major portion of the construction industry in near future. However, only partial remodeling works in the apartment were done so far. This situation caused bad impact to expand the remodeling markets and less profits of the remodeling projects. In order to solve this problem, many other researches were done previously to Improve profits of the apartment remodeling projects. However, the results are too theoretical to implement them and Improve profits. In this research, profitability influence factors that are possible to improve effect of the remodeling works are selected and analyzed through several studies. Then, correlation analysis is performed between the improvement level in the remodeling projects and the numerical profitability based on actual cases. The result clearly shows that some improved remodeling items are strongly related to the profit. These results lead us to the strategy to follow for the purpose of increasing profits of the remodeling projects.

The purpose of this study is to examine the remodeling behavior on the apartment built in furniture. The data were collected from 363 residents in Seoul area, living in apartments equipped with built-in furnitures. The major findings are as follows; 1)It was found out that 62-75% of those surveyed did not remodel their built-in furniture and 25-39% remodeled it. The major reasons for remodeling are the inconvenience in storing household items, lack of storage space and dissatisfaction of the design and color. 2)More than 80% of the apartment residents surveyed recognizes the necessity of the built-in furnitures, which were equipped already, in living room, kitchen, bathroom and the entrance area. A strong need is also indicated for the additional built-in furnitures in each bedroom, multi-service room and veranda. 3) This survey also indicated that 63-73% shows no intention of remodeling their built-in furnitures. On the other hand, 27-37% of those surveyed indicates their desire and plan to remodel them.

The purpose of this study was to assess how the changes in the food services environment on patients satisfaction with the hospital food service. Statistical data analyses were completed using the SPSS 11.0 program. The results can be summarized as follows: The flow line and environment of the food services in the hospital were improved through remodeling, which included the replacement of all cooking utensils, ventilation facilities and material storages, the purchase of a combi steamer, and the change of meal carts and trays. After the remodeling, the hospital food service was improved so that it provided spoons at each meal, diversified the menu utilizing the combi steamer, served event meals three times a week as well as water boiled with burned rice in the morning twice a week. In addition, various types of tableware were used in the table settings to produce attractive visual effects. Among the 10 items included on the patient satisfaction questionnaire, ″satisfaction with offered menus″ (p < 0.01) showed significantly higher scores before the remodeling. ″cooking/seasoning of food″, ″amount of meals″ and ″taste of meals″ were not statistically significant, but showed increased satisfaction after the remodeling. However ″temperature of food″, ″cleanliness of clothes and features″ and ″satisfaction with meal times″ were not statistically significant, but showed decreased satisfaction after the remodeling. Korea is facing various social problems including single elderly household, increase in the number of disabled people and poverty rate and a difference in the proportion of males to females between urban areas and rural areas along with the advent of rapid aging society. Especially, the ratio of poor households in rural areas residing in housing which falls below the minimum housing level and most of them are in the dead zone of housing welfare. In addition, if it is impossible for them to move (relocate) to new housing, the house remodeling is the only measure for improving their housing welfare. However, we don't have enough prior relevant academic and practical experience, and house remodeling requires a series of process including prior planning construction and post-occupancy evaluation, but almost no fundamental research that provides relevant insight has been carried out. Therefore, the purpose of this study is to describe all field situations that occur in the whole customized house remodeling process for disabled female senior citizens living alone in a rural area. The remodeling process was classified into initial planning stage, field verification and adjustment stage and construction stage as the method to participate in the field directly, and any change in the remodeling plan and its causes at each stage were analyzed. As a result, some remodeling items were changed from the main viewpoint of participating parties before the beginning of construction and for reasons such as the deterioration level of housing site, limitation in building equipment and rearrangement of housing, etc., and the remodeling method and its details were developed. It was identified that constant change that occurred in the remodeling process resulted from 1) unique poor characteristics of existing housing and 2) physical condition of residents and their unique lifestyle characteristics that were two aspects required to be emphasized by customized remodeling.

Recently, the architecture remodeling is rising as new alternative for activating the construction market as the interest toward life cycle of buildings has increased. But the reality is that current remodeling business is suffering various types of difficulties in its performance due to the absence of general management technology and factor technology in systematic performance procedure or evaluation, etc toward remodeling effect, evaluation on performance, imperfect system for reflecting user requirements and remodeling life cycle ; planning, $feasibility ^{\circ}\hat{E}designing^{\circ}\hat{E}construction^{\circ}\hat{E}management$ along with lack of overall understanding on remodeling. Accordingly, this research has attempted to search for an effective management method through overall understanding in project performance by presenting work procedure of remodeling project and analysis items for decision making, etc centered on early planning stage out of three stages called planning, designing and construction.

This study is purposed on applying to certifying environmental-friendly buildings about remodeling schools as an issue recently, keeping up a worldwide resource conservation movement. Application standard is directed, comparing with systems certifying green-schools in domestic and foreign policies. The following is the primary result of this study. First, on developing systems for certifying environmental-friendly buildings about remodeling schools, characteristics like ‘the phase of certifying essential lists and the diversity of certifying lists’, ‘developing departmentally into new-building, reconstruction, remodeling, existing-building in basic data’, ‘development of certifying existing-buildings as well as new-building’ in foreign systems should be developed appropriately for Korea. Next, not only reuse of the existing facilities but better assessment through diversification of classified contents in domestic system are carried out in comparing remodeling lists. Especially the primary list that is found out commonly limited lists certifying remodeling should be developed appropriately. Impossible lists getting certification should be applied to map out a concrete standard. Lastly, the range of certification should be diversified and developed sustainable like other systems for better assessment. Adding various lists suiting for Korea and departmentalizing score of phases and items in particular, for avoiding a needless collision between certification lists, absence of them. Above of all, basic direction about certifying environmental-friendly buildings about remodeling schools should be developed the only individual instrument, not for gaining it simply as a part of the environmental policy in Korea. This study has significance on vitalization of certifying environmental-friendly buildings, which performing primary environmental-friendly education facilities, based on its advance.
