  • Recently, the construction companies are forced to cut down the investment amount due to increasing financial problems caused by severe recession and restructuring in the financial market as well as the long-term depression of the construction industry. To overcome this type of problems, a great many efforts have been made. An alternative may be adopting the advanced financing methods. However, during the course of enforcing process of the financing methods, many problems are revealed without any proper solutions being proposed. Therefore, the fundamental problems need to be solved through comprehensive and systematic approach under the changing environment of construction financing. In this paper, as a result of reviewing some financing methods such as ABS, REITS, and Project Financing, multiple business strategies for construction companies to cope with the changing construction market are found in the sense of effectiveness in implementing construction projects. Further, this paper presents diversified financing methods for the effective practice of construction projects through combination of above mentioned methods, and also proposes improvement plans to strengthen the financing function for the construction industry.

The Study on Entering Indian Banking Industry Based on Data Envelopment Analysis (금융서비스산업에 대한 소고 -한.인도 은행 효율성 분석)

  • The objective of this study is to find out whether Korean main banks may have efficiency against Indian major banks. For this purpose, DEA analysis is used for checking relative efficiency levels. The study proposes, as a result, Shinhan bank, Woori bank and Kookmin bank in Korea may consider entering into Indian banking industry because these three banks have relative efficiency against main Indian banks like Yes bank, ICICI bank. The results of the study comply with actual facts since Shinhan bank already came to Indian banking market at first. Shinhan bank have three branches like Mumbai, NewDelhi etc. Wooribank also entered into India in 2012 as second case among Korean banks. But Kookmin bank did not come to India yet so they should consider coming to India. As a preliminary measures, they can send one person as a expatriate to survey the Indian banking industry like KDB in Korea. If they can utilize their core competence in real estate field at India, they may positively think about entering into India as quickly as possible. Although many Korean firms have penetrated into Indian market recently, they almost belong to manufacturing sectors so Korean service firms like banks should consider more coming to India because the most hot sector for FDI in India remain service sector and many foreign service firms already rush to Indian market. If Korean service firms like banks delay FDI further, good market opportunities would not be there any more. DEA analysis can be one of tools to check investment feasibilities. Since India becomes a compulsory subject for most of Korean firms, to increase possibilities of success in India, such Korean banks may consider applying fast-mover investment strategies to the Indian business fields.

A Study on Factors Affecting the Purchase Intention of Housing (주택 구매의도에 미치는 영향에 관한 연구)

  • The purpose of this study is to help the understanding of the housing market through the influence of consumer choice attributes and financial policy on home buyer behavior. The key issue in the analysis is to take into account moderate effect of housing investment demand between different types of housing attribute choice and financial policy. The results of the study are as follows. First, convenience, education location, and neighborhood level have a significant effect on the purchase intention of the housing. Second, government policy have no significant influence on the purchase intention of the house. Third, the moderating effects of real estate investment outlook are that the neighbors level and interaction variables have a statistically significant effect on the purchase intention of the house. Since the government's financial policies do not affect the decision to buy a house, in reality, excessive regulation may reduce the quality of housing welfare for the first time home buyers. As a result of this study, the financial policy of the government does not affect the decision of the purchase of the house. In reality, the excessive regulation may reduce the quality of the housing welfare for the first time home buyer. Only an analysis which combines these aspects of consumer's choice can adequately describe and explain the actual change in demand in the residential market.

Determinants of Credit Default Swap Spreads: The Case of Korean Firms (한국 기업들의 신용부도스왑 스프레드에 대한 결정요인 분석)

  • Among several macroeconomic missteps blamed for the recent global financial crisis including the social problems of income distribution and the lack of proper financial remedies, two of them have received particular attention: the global BOP(Balance of Payment) imbalance and the misguided monetary policy. Such BOP imbalance was blamed for massive foreign exchange investment flows from Asia into the U.S., triggering the financial and real estate bubble in America. The latter refers to the excessively loose monetary policy of the U.S. Federal Reserve, which pushed financial institutions and households into reckless investment behavior in search of higher returns. Given the abuse of certain innovative financial techniques and new investment instruments that have been created in recent decades, both collateralized debt obligations (CDOs) and credit default swaps (CDS) enjoyed a symbiotic and toxic relationship prior to the financial crisis This paper is organized as follows: The first section analyzes the real causes of the recent financial crisis. The second details the role of CDOs and CDS. Then, to identify key determinants of the CDS spreads in an emerging capital market, the sample data of major Korean firms' CDS spreads are used to estimate the risk premium by utilizing the multiple regression analysis. The empirical test result indicates that Korean 3-year treasury bond rate(TYIELD), market to book value ratio(MV/BV), and assets size(INASSETS) are shown to demonstrate statistically significant influences on the changes of the CDS premium for sample firms.

The Impact of Government Development Policy on Land Investment and Land Price: Evidences from Linyi (토지개발 및 토지가격에 대해서 정부 개발 정책의 영향 린이시 중심으로)

  • Land is key natural resource that Chinese government actually owns. Real estate and land development have played an important part in China's urban development and economic development. The Chinese local governments' land development policies can mainly be characterized as the establishment of economic development zones and the development of new towns. Given the great importance of these measures, we can expect that these policies can generate noticeable impacts on land development and land price. However, little research has explored these impacts empirically. Using the data collected from land development projects of three districts in Linyi city-old town, new town, economic development zone, this paper attempts to investigate the impact of government development policy on land development and land price. This research chooses investment amount and land price as dependent variables. The multiple regression results demonstrate that the local government's land Development policies can affect land investment size and land price significantly. As we have noticed, the target of government development policy is to make use of urban land resources more scientifically and efficiently. Based on my empirical analysis, some useful insights can be provided for improving our understanding concerning the effects of these government land development policies.

A Study on Risks and Returns Using A Housing Capital Asset Pricing Model (CAPM): the Case of Three Gangnam Districts Apartment Market in Seoul (주택 자본자산가격결정모형(Capital Asset Pricing Model)을 활용한 위험과 수익 분석: 서울 강남 3개구 아파트시장의 경우)

  • This paper examines the tendency of housing assets to become increasingly quasi-financial assets by analyzing the relationships between risks and returns in three Gangnam districts (Gangnam-gu, Seocho-gu and Songpa-gu) apartment markets in Seoul, especially for the apartments to be reconstructed, capitalizing upon some capital asset pricing models (CAPM). A single factor CAPM model shows positive relationships between risks and returns regardless of the types of apartments in three Gangnam districts. Multi-factors CAPM models also confirm that the market and SMB (small minus big) factors are positively related to the rate of returns regardless of the types of apartments. However, the unsystematic risk factor is found to be statistically positive especially for the apartments to be reconstructed, while the momentum factor is dependent upon the regression models used. An analysis on some portfolios classified by the size of apartments and price volatility and/or beta values suggests that there are the positive linear relationships between risks and returns and the SMB factor is clearly found to be significant in determining the rate of returns. In particular, housing assets are highly highlighted as investment goods and/or quasi financial assets for the apartments to be constructed in the Gangnam housing.

Empirical study of the scale economies of office buildings in Seoul (서울시 오피스빌딩 규모의 경제에 관한 실증분석)

  • The concerns for higher returns among investors in Korea are increasing as local interest rates lag behind the global market. The aim of this study was to provide a basis for estimating the precise return on investment to private investors and stakeholders of office buildings by identifying the optimal scale estimation of office building space, derived from managerial expenses. The literature on the economies theories of scales were reviewed, and the average administrative costs on an appropriate scale were assessed by cross-analysis and regression analysis using the U-shaped quadratic and cubic function. The findings suggest that the average office building managerial costs are approximately 6-11% according to the region, 10-13% according to the grade, and 8-9% according to size. Corporate-owned buildings represent the highest in terms of the average managerial costs, and there is an approximately 11.5% difference when it comes to outsourcing. In addition, the elapsed year showed that approximately 5.3 years to meet the lowest U-shaped curve of the average managerial cost. The 'Total floor area' variable shows a ${\bigcap}$-shape as it continue to increase to 72,000-Pyung then decrease gradually. This study presents the fundamental proposition of efficient and practical management of cost, lease and operation for real estate management firms by utilizing LCC.

A Study of the Proper Sizing of a Subway Station Waiting Area (도시철도 대기공간의 적정규모 산정에 관한 연구)

  • Subway station scales are determined by peak predictions. In this study, the purpose behind the installation of a subway is public transportation convenience and public interest, but economic validity is also important. By proving that the scale of the station is excessive with regard to the target station size for Seoul subway Line 5-8, a reasonable plan. can be sought. According to station installation standards, the area of the station under investigation here is out of the service levels by six stages (A~F), and it must be four or more levels (D). The Actual level for the B level is a two-step design. The Actual ratio for over- Peak predictions is only 17.8% on average. The results of measurements of the excess area and determination of the excessive costs were analyzed by subdividing the area and by calculating it based on the B level, finding that it is possible to provide benefits for customers only in the current design, with an area ratio of 16.3%. Given the weight, it was estimated that current conditions can meet the needs of only 18.6% of the current area. Simplifying the scale calculation method of the station, it is convenient, safe, and advantageous to move citizens only if the scale can be streamlined. Then, with a reduced initial investment, maintenance costs during the operation can be reduced.

Non-linear effects of demand-supply based metro accessibility on land prices in Seoul, Republic of Korea: Using G2SFCA Approach (서울시 수요-공급 기반 지하철 접근성이 토지가격에 미치는 비선형적 영향: G2SFCA 적용을 중심으로)

  • Cities around the world have paid attention to public transportation as an alternative to reducing traffic congestion caused by automobile usage, excessive energy consumption, and environmental pollution. This study measures accessibility to subway stations in Seoul using a supply-demand-based accessibility technique. Then, the impacts were analyzed through land prices by use and segment. As a result of analysis using the multilevel hedonic price models, accessibility considering both supply and demand for the subway had a positive effect on both residential and non-residential land prices. The effect was stronger for residential than for non-residential. Further, among the accessibility measured by the three functions, the accessibility by the Exponential function was most suitable for the residential land price, and the accessibility measured by the Power function for the non-residential land price had the highest explanatory power. Also, looking at the impacts by land price segments, it was found that higher access to metro stations had the greatest positive impacts on the most expensive segment of residential and non-residential land prices. The results of this study can be applied not only to identify the impacts of public investment on neighborhoods, but also to support real estate valuation.

Land Price in Korea: Land Speculation and Market Failure (한국의 지가: 토지투기와 시장실패)

  • The major purpose of this paper is to examine two closely related issues. An attempt is made here to examine internationally high land price in Korea from the perspectives of market fundamentals (MF) and bubble theory, respectively. Another theoretical issue, whether land speculation can result in market failure, is also examined. It has been concluded that the primary causes for the rapid increases in land prices in Korea, could be found in the perspective of MF. (1) The financial intermediaries has been controlled by the government since 1960s. Real Interest rates in the commercial banks has been controlled at the level of zero or sometimes negative; scarce financial resources has been rationed by the government. The governmental control of the bands has also resirained the development of securities market. Money, which can not find the appropri opportunity for saving in financial market, moves to land market. (2) Socially created land value, based on rapid economic gorwth and big public investment, has been appropriated mainly by the private: The effective tax rate of land holding tax has been under 0.02 percent; Real Estate Capital Galns Tax has, in fact, affected few persons, mainly because examptions and preferential taxation have been widely permitted. (3) The government has ploaced severe limitations on rural-to-urban land conversion, although the demand for urban uses has repidly grown. All factors above caused the cyclical land speculation. This, in turn, created the myth that land prices will inevitably continue to rise. Based on the myth, the growing bubble in land price has been created. This is the secondary reason for high land price relative to income in Korea. It is also shown that it is possible that speculation in land results in market failure because land is fixed in quantity and can be used for production and speculation purposes simultaneously.
