프랑스 고건축물의 보존 및 리모델링 방법에 관한 연구 - 비주거 및 공공건물 중심으로 - (Case Study on Remodeling Methods & Conservation of Ancient Buildings remodeled in France - Focusing on the examples of Non-Residential & Public Buildings -)

  • This study examined public building remodeling projects in France. Through investigating cases of ancient buildings remodeled in France, the study aimed to provide fundamental data and analysis for remodeling public buildings. Accordingly, seven cases were analyzed in terms of remodeling methods, architectural characteristics, methods of conservation, and restoration of ancient historical buildings, as well as a change of usage of an existing building. As a result, this study found the criteria of French ancient building remodeling. The remodeling methods of an existing building vary in their goals and strategies depending on how the old architectural elements are persevered, as well as how new elements are added to form their unique characteristics. Thus, the remodeling methods are classified into four types based on causes: restoration, extension, renovation and rebuilding. Such methods are used jointly rather than individually. The ancient building remodeling is the process of recreating new functions and new artistic values to preserve the cultural and artistic values of existing historic buildings.

공동주택의 유지관리 체계를 위한 기초적 연구 - 대전시를 중심으로 - (A Study on the Maintenance System of Apartment Housing - In case of Taejon City -)

  • This research was conducted toward the types and kinds of repairing the randomly chosen apartment buildings. The conclusions are : There are eleven types of repairing executions, re - analyzed into thirty \ulcorner one kinds. For the public spaces, in and outside the buildings, there are five types and fifty - one kinds. The management of the buildings are all self - governed with the plannings to continually repair. The claims are most frequently answered by re - equipping the facilities of kitchen work. the bathroom facilities, etc. And for the public facilities there are claims against the bad conditions of electricity, noises tem other fleers, upper and lower, and moistures on the walls. The suggestions for the improvement of the apartment housing conditions may well contribute to the plannings for repairing the facilities, private and public, of the apartment buildings.

건축물 유형에 따른 라돈 저감 효과 평가 (Evaluation for Effectiveness of Radon Mitigation on Dwellings and Public Buildings in Korea)

  • Objectives: The adverse health effects attributed to exposure to radon have been well known over the world. However, the efforts for prevention and mitigation of radon have not been taken in Korea so far. The purpose of this study was to evaluate the effectiveness of mitigation methods applied for various types of houses and public buildings with high level of radon. Methods: Based on the results of "National Radon Survey" performed by the National Institute of Environmental Research(NIER) in 2010-2012, we selected 30 candidate buildings consisting of 20 houses and 10 public buildings with greater than $148Bq/m^3$ of radon level. We measured the concentration of radon in 30 buildings, using E-PERMs and RAD-7 during January to March of 2013. More than five E-PERMs and one RAD-7 per house were installed for seven days. Ten houses and five public buildings were finally chosen to be mitigated after mainly considering the level of radon and the location of buildings nationwide. Three mitigation methods such as Sealing, two types of Active Ventilation(window-shaped and wall-typed ventilations), and Active Soil Depressurization(ASD) were applied, and the concentrations of radon were measured before and after mitigation, respectively. To evaluate the effectiveness of mitigation methods, reduction rates of radon were calculated and Wilcoxon's signed-rank test was performed. Results: The mean concentration of 15 buildings just before radon mitigation was $297.8Bq/m^3$, and most of the buildings were located in Gangwon, Chungbuk, Chungnam, and Daegu areas(73.3%), and built in 1959-1998. The level of radon decreased from 48% to 90% and kept the below recommendation limit of $148Bq/m^3$ after installation of radon mitigation. Among mitigation methods applied, the reduction rate(58.7-90.4%) of radon attributed to ASD was the greatest than that of other methods, followed by Active Ventilation(48.4-78.4%) and Sealing(<22%). The effectiveness of radon reduction by window-shaped Active Ventilation(63.2-75.2%) was relatively better than that of wall-typed Active Ventilation(48.4-54.3%). Conclusions: The results of this study indicate that ASD could be more effective for radon mitigation. Moreover, our findings would be background information in future for making the strategy for radon mitigation nationwide, as well as for developing Korean-version of mitigation techniques according to types of dwellings in Korea.

  • The purpose of this study is to analysis of convenience facilities for disabled in the municipal buildings. The physically disabled based on comparative analysis of disabilities code in Korea. For this objective, the code and guideline were analysed, and based on the analysis the checklist was developed for field observation. Convenience facilities ought to consider various aspects like size, and spatial composition of facilities, safety factors. and the present conveniences facility regulation. The research was conducted for municipal buildings located in Jeonbuk province. The procedures for research was made to investigate the finding of architectural related code and faculty standards. The results of investigation should be complemented and clarified guidelines in terms of accessibility and convenience which in detail. If the disabled would be convenient to use municipal buildings facilities, there should be no difficulties. As a result, convenience facilities for disabled in the municipal buildings has been improved that the design concept for the disabled person in general architectural planning.

공공개발지구 내 주차장용지의 이용실태와 토지공급방법 개선방안 연구 (A Study on the Use of Parking Lots and Improvement Methods of Land Supply in Public Development Zones)

  • Parking lot within housing site contains public interest of relieving parking space shortage problem and subject to public restriction. If auctioned off at higher price by excessive competition in general competitive bid for land bidders, the development of parking lot will be made against its original purpose supply. The core issue is that a bid price is quite often to be blown out of proportion by 150%~ 250% due to extreme competition and, could face serious problem if a winning bidder runs sale business. If it is rental business, although about 30% of the total floor space of the whole building to be used as neighborhood facilities, too high winning bid price cause to lose transparency. In case of sale at aggregate buildings, most business operators would sell 30% of the neighborhood facilities, spare the parking lot and manages thereof separately. According to Aggregate Buildings Act, neighborhood facilities are allowed for individual registration and ownership of parking lot by business operator or designated person by business operator. In this case, the parking lot becomes 70% of the total floor space of the whole building and 70% of the land share which makes the mortgage very valuable and easier for business operator to get financial loan. There used to be many cases such as owners of neighborhood facilities (aggregate buildings partial owners) who run parking lot to repay their loan running parking lot to repay loan, but found that very tough and reached auction and relatively disadvantaged. For parking lot within housing site, it is recommend to exclude the public factors that land has and take into account of public restriction in area (housing site). Business opportunity for operators and protection of property rights for buyers in aggregate buildings, land supply method is recommended to replace from highest bid method into draw or private contract. In terms of price, supply at estimated price (construction price) and restriction on usage (Co-ownership of parking lot) proposals are submitted.

서울지역 건축물의 환경적 특성에 따른 실내 라돈농도 변화 (The Variation Characteristics of Indoor Radon Concentration from Buildings with Different Environment, Seoul)

  • For more effective indoor radon reduction policy and technique, we researched radon data analysis for some buildings in Seoul. Those buildings were categorized as dwelling, underground and office space and the variations of radon concentration and its sources were evaluated. The variations of radon concentrations of indoor space of buildings for a day were patterned specifically by dwelling habits and different environment. As for the new built apartments which were not yet moved in, their indoor radon concentrations were showed more than 3 times after applying interior assembly, and were 5 times higher than ones of rather old residences. As for the subway stations, the radon concentrations during off-run times were about 15% higher than run-times. 10% of radon seemed to be reduced by installation of platform screen doors. As for office space, radon concentrations during working hours were about 2.5 times higher than non-working hours. Plaster board are expected as a main source of radon for them. By radon measurement method for long-term, its data can be over estimated because it covers non-active time in office or public space. Therefore combination of short and long-term measurement method is required for effective and economic reduction. Furthermore importance of ventilation is requested as public information service for all dwelling space. And also standardization for radium content or radiation of radon is necessary.

  • To maintain the public office buildings, the related government employee uses cost under the limited budget. it is difficult to execute the budget as is assigned to maintenance items with contemplating the characteristics such as frequency, cost/item, weighting factor, and etc. As a precedent study about this cost-efficiency model, this study is intended to show the expenditure trends, frequencies, and cost distributions of maintenance items for the development of cost-efficiency model by analyzing time series data from the surveys on maintenance costs of the selected public office buildings.

A Human-Scaled Future for Dense Development

  • Critics of height argue that it de-humanizes our cities. Yet a critical mass is a necessity for vibrant city life, and height is a key contributor. If we can overcome the environmental impacts and technicalities of building tall and dense, our cities' streets can thrive and prosper. To make this happen, we must move towards working together to share resources, so we can ensure the continuity of the public realm. We already have the tools to do this; the challenge lies in the coordination of the public and private institutions that govern urban space. District heating and cooling systems; shared logistics spaces; care, responsibility and ownership of the public realm between buildings; seamless connectivity between modes of transport; creative combinations of shelter and seating, and the placement of buildings so that they are not overbearing to the streets around them - these attributes can be found in many places, though rarely all at once. This paper looks at the development of the city and offers Barangaroo South, Sydney, which addresses all these aspects, as a potential template for future city planning.

사회통합 구현을 위한 유휴 공공시설 활용 방안에 관한 연구 - 유휴 동사무소 및 유휴 학교시설에 대한 '사회통합적 복합시설'로의 재활용을 중심으로 - (Reusing Vacant Public Buildings for Social Integration - Focusing on the Conversion of Dong-Offices and Primary Schools into 'Housing-Mixed Public Facilities' -)

  • Due to the growing interest in eco-friendly and sustainable design in the architectural and urban planning field, we are witnessing numerous projects in which old buildings are being reused. However, with the exception of domestic apartments, there hasn't been a systematic approach or policy regarding the reuse of specific building types. On the other hand, we were able to point out two public building types, dong-offices and primary schools, that are expected to be underused, with future needs for conversion. Because the two building types are public buildings, we believe that their conversion must address the needs of the society. In this study, we have chosen 'social integration' as the ultimate goal of reusing public buildings. Upon the conceptual model of 'Housing-Mixed Public Facility', which was produced in a previous study, we have added other core programs that could be adopted into the model. Then, we applied the improved model onto the two building types by producing conversion plans and introducing key planning techniques. During this process, we have found some regulations that would not allow the realization of some models. Therefore, we have suggested amendments to the related regulations.

실내공적공간의 공공성에 관한 연구 (A Study on Public Needs for Privately Owned Public Space)

  • Recently, it appears several counterproposals about desirable figures of urban architecture. All of them proposes 'publicity' with cohernt tendency. The reason why it concentrates quantitative expansion of city without united design by urban plannar is that neglect quality values of city. As a solution of poor environment, there cue out the various efforts, about problem of each building, problem of city space, problem of laws and so forth. The reason why necessity of public space was embossed in that architecture extend the activity of citizen and make up the city space. But, each building pursues the private interest, so it is difficult to secure a public space with a high hand. Thus, architecture law has been revised in 1991 and bring the system of open space to match up the publicity and the private interest. Actually, western country brought it and obtained excellent results. While quantity of open space have increased since 1991, a lot of problems revealed in real usage and quality. By means of problem's solution, this study focus on the diversion of recognition for necessity of various open space. In result, on the occasion of approach and openess, except for several building, most glass a facade and the pedestrian can approach easily. Moreover, office buildings near the subway station connected with their low floor. So, the office buildings give openess to pedestrian and a people can approach easily to the buildings. On the occasion of amenity, most have bank and lobby on the first floor and have facilities on the underground floor. It leave open. But the reason why they have bank and lobby is that the space is dry and boring(without elements of nature and rest space). Hence, to make a space full of vitality, it have to plan various design elements and facilities. First of all, plan of indoor public space have to make up facility for the public interest. This study is basic investigation for necessity of indoor public space and through the survey of office buildings, it analyze the character of plan and find out the method of publicity's realization.
