Feminizing of Real Estate Speculation -A Study on the Bokbuin in the Korean Narratives in 1970s~1980s (주거의 투기화, 투기의 여성화 -1970~1980년대 한국 서사에 나타난 복부인의 형상화 양상 연구)

  • In the 1970s, the full-scale development of the area now known as Gangnam began, ushering in the era of real estate investment on apartments which transformed housing styles in Korea. Apartments were pitched as the most ideal type of housing, creating a competitive market of high demand and skyrocketing prices. The apartments were also viewed as a means of quick asset investment among middle-class Koreans. Within this apartment frenzy stood the female real estate speculator, the bokbuin. This study seeks to locate the bokbuin in the real estate development market after the late 1970s. The apartment speculation boom cannot be attributed to the bokbuin alone, yet she became the target of public anger and criticism, singled-out as being responsible for fueling illegal and unethical investments. The apartment boom of the 1970s was in fact generated in large part by the government, developers, construction companies and realtors. While their pursuit of profit was deemed as legitimate, the bokbuin's conduct was mostly tainted by presumed illegitimate and greedy motivations. This study problematizes this gendering of real estate investment and treat the bokbuin as a byproduct of the family-centered culture in East Asia. Analyzing Im Kwon Taek's film "Mrs. Speculator", Park Ki Won's conte, "Bokbuin", Park Wan Seo's short story, "Children of Paradise", "The People of Seoul", this study shows that bokbuin's pursuit was not hers alone; it was the collective pursuit with her husband for the enhancement of family finances. This stud y argue that the bokbuin embodied the thickly misogynistic climate of the 1970s that projected the chaotic rise of greed onto the woman.

Characteristic Analysis of the Changes of Landscape Architecture Construction Costs in Time-series - Focused on the Cases of Works of Public Institution's at Capital Area - (아파트단지 조경 공사비의 공종별 경년변화 특성 분석 - 공공기관 시행의 수도권 아파트단지를 중심으로 -)

  • This study was conducted for the purpose of presenting basic data for calculating a more reasonable landscaping project cost in the future through the construction cost calculation ratio of scenic planting and facilities and their time series trend analysis targeting 'J' corporation, a representative Korean public institution that creates apartment complexes. This study targeted scenic planting and the facility construction costs of 37 apartment complexes in the capital area from 2004 to 2012, using statistical analysis methods such as technical analysis, correlation analysis, and regression analysis to analyze the characteristics of the time series change. The conclusion was drawn as follows. First, breaking down the cost of overall landscaping projects to scenic planting and facility construction, the ratio of the average cost of scenic planting to that of facility construction showed 56.1% to 43.9% from 2004 to 2012. Second, the costs of planting construction and facility construction both showed a fluctuation range of about ${\pm}3%$, implying relatively steady costs considering the inflation rate. Third, the landscape construction cost for each type of construction resulted in a fluctuation range from minimum ${\pm}3%$(exercise facility) to maximum ${\pm}5%$(packing facility), reflecting that among the landscaping projects, the facility construction costs tended to show relatively large fluctuations in accordance with the change of time series. Fourth, the comprehensive indication of the ratio of landscaping project costs by time series and landscaping construction type implies that the regional characteristics and positional condition of the apartment complexes were not reflected sufficiently. Fifth, the high level of correlation of landscaping construction types and landscaping construction elements imply that the entire construction costs were controlled through partial adjustment of cost components within the overall frame of construction cost. These results reveal the problems of standardized landscaping cost irrespective of user satisfaction or environmental traits such as the conditions of the apartment complexes.

Operation of Community Resident Groups in a Community-Based Participatory Health Promotion Program for Low-income Older Adults (저소득층 노인의 건강증진을 위한 지역사회 참여형 연구에서 지역사회 주민 조직의 구성과 운영)

  • Objectives: This paper is intended to illustrate and to discuss the organization and functioning of community resident groups (CRGs) in a community-based participatory health promotion program for healthy aging. Methods: CRGs were convened in 12 government-subsidized apartment communities for low-income seniors in Pennsylvania, U.S.A., to promote healthy aging. Researchers facilitated CRG meetings following a 6-step process of community empowerment and utilizing a social ecological model for assessment and planning. Almost 200 project-related documents were qualitatively analyzed using matrix analysis principles such as cross-classification of multiple dimensions to identify patterns in the data and matrix building for displaying such patterns. Results: CRGs were venues at which apartment building residents could interact, discuss health priorities, and become change agents in their building. CRG members' community health priorities were about their daily living, including building conditions, poor access to fresh food, and unhealthy resident relations. Specific patterns arose in analysis indicating that leadership withing the CRGs, consistency of meetings and participants' attendance, and ability to link health concerns to daily experience impacted the CRGs' capability to identify and accomplish their goals. Conclusion: Community health issues and solutions to those issues identified by CRGs were unique to community contexts and interests. Consistent participation by community members, a consistent pattern of group activities such as monthly meetings, and having established leadership to manage CRG activities were prominent characteristics of community group functioning.

  • In Seoul, several railway depots are located at the places where a public can easily access. Since a depot occupy a large amount of land itself, it is natural to use those sites for a public building construction such as an apartment complex or a transportation terminal, as an example. Most of the buildings on a depot, however, are exposed to vibration problems, because foundations are excited from the dynamic loading whenever heavy trains pass on the track. Severe vibration may cause a damage to building structures and a troublesome to a community. In this paper, some vibration practices have been examined in order to resolve the vibration problems. First, a critical speed of a train in a railway depot is evaluated. Then, a structural effect on the transmission of a vibration energy has been investigated. Finally, practical approaches to reduce the vibration level have been proposed. In this first half part of the paper, the focus has been on the critical speed and a structural transmission phenomena.

  • The purpose of this study is to grasp the spatial characteristic of the unit plan for a Super-High-Rise-Residence. This study is focused on the open air contact sides for a tower type Super-High-Rise-Residence. A tower type Super-High-Rise-Residence which has open air contacts from 1 to 3.5 sides differed in spatial characteristics of the unit plan for other apartment units. The current study analyzed 188 unit plans for the size of 40 pyong or larger in Seoul and the metropolitan areas which have been built since 1990. Open air contact side was classified as under 2 sides, 2 sides, and over 2 sides. The unit plan which belong to each open air contact side was Investigated according to the location of public area, the relationship between livingroom and master bedroom, and a method of entry to the master bedroom. The results of this study are as follow: According to increase open air contact sides is changed the location of public area in unit plan from an typical arrangement to various arrangement. Also the relationship between livingroom and master bedroom becomes loose and in a method of entry to the master bedroom increase an indirect approach through other room.

A Study on the Adaptable Long Life Multi-dwelling Housing Design in Korea (융통성을 고려한 장수명 공동주택 디자인에 관한 연구)

  • Most of the Korean multi-dwelling houses have less than 20 years of lifespan. Because the environmental issues such as energy consumption, limited resources, and demolition waste problems became been more and more critical, we now need to focus on long lasting and adaptable buildings. Korean wall bearing apartment buildings are constructed with site cast concrete for core, exterior, and interior together with pipes varied, so when the buildings are old and life style of the users changes, it is difficult to maintain and renovate these buildings. In this study, to resolve the problems described above, two types of Korean long life multi-dwelling housing models which represent improved durability and adaptability responding user's needs and life style changes were proposed with various methods as follows: Either column and beam structure or flat slab structure was used to utilize space better. To make maintenance easier and renovation economical for both public space and each unit, plumbing pipes, ducts, and conduits were clustered at the cores and public corridors with access doors and light weight partitions with steel studs and raised floors or above-ceiling spaces were used in lieu of site cast concrete walls and floor slabs with varied pipes.

Propagation Characteristics and Effects of Road Traffic Noise (도로교통소음의 전파특성 및 영향)

  • This study was performed to investigate propagation characteristics and effects of road traffic noise generated from vehicles. Noise levels of expressway and general road were measured at four points in a straight line based on distance from the road, and analyzed. The average noise level of expressway was 78.9 dBA at 5 m, 76.4 dBA at 10 m, 72.0 dBA at 20 m, 69.0 dBA at 30 m. That of general road was lower about $3.1{\sim}3.5\;dBA$ than that of expressway. There was no significant difference in distance attenuation between expressway noise and general road noise. The farer the distance from source is, the more the attenuation is. The influence range of noise is assessed by noise environmental standards or road noise limits. Noise levels of the time zone were measured at a boundary line of apartment to grasp noise variation by time. The time zone of lowest noises was $3{\sim}4$ a.m. and that of highest noise was $8{\sim}10$ a.m. Data recorded on tapes were analyzed to understand the characteristics of frequency because these characteristics are important factors to plan the noise reduction measures, namely path measures.

A Development Model of Korean Urban Neighborhood: - focusing on the Neighborhood Growth and the Educational Facility - (한국 도시동네의 형태변화 모델 - 동네의 성장과 교육시설과의 관계를 중심으로 -)

  • This study aims to propose a hypothetical urban neighborhood, HanGyo-dong, which is a model for understanding the relationship between the neighborhood change and educational facilities. Three issue layers of the model derived from preceding case studies are: establishment, relocation and redevelopment of educational facilities; formation and redevelopment of adjacent residential areas; and growth of neighborhood commercial cores. The neighborhood changes observed through HanGyo-dong include (1) the formation of educational base and commercial activities along the stream, (2) the growth of student and intellectual community and the installment of public transportation nodes, and (3) the relocation of schools and hospitals followed by a series of redevelopments of single family house into multi-family housing of low-rise residence and high rise apartment complex. The findings call for the collaborative practice of educational administration and neighborhood planning regarding how educational facilities, which were the tool for urban expansion policy, will contribute to the development of the neighborhood's identity as a localized hub.

A Study on Public Rental Housing for Young Generation Utilizing an Alternative Investment of National Pension Fund: Using Apartment Trading Data on Seoul Metropolitan Area from 2011 to 2016 (국민연금기금의 대체투자를 통한 청년층 공공임대주택 공급 후보지 분석: 2011-2016년 수도권 아파트 거래 자료를 토대로)

  • Recently, Korea suffered serious social conflicts between generations due to population aging. Anxiety about depletion of the National Pension Fund is one of the social problem to young generation, because of the uncertainty that they will not able to receive the pension they paid. At the same time, due to the high housing rent in Seoul metropolitan area, the demand for housing welfare and supply of public rental housing for young generation was increased. There are some opinions about using National Pension Fund to supplying public rental houses in the society. In this research, we were concentrated on finding the suitable areas for the public rental house using National Pension Fund. First, verifying the validity of the investment using National Pension Fund for the public rental housing was done. And spatial statistical methods were applied to explore the suitable areas for the public rental housing in Seoul metro area. Finally, this study divided young people into three groups and analyzed ways to supply public rental housing for each group in proper areas by their demand. This research's ultimate goals are mitigating the conflicts between the generations and achieving both profitability and publicness of National Pension Fund.
