신주거지 아파트 구매예정자의 주거선택행동에 관한 연구 - 울산시를 중심으로 - (Determinations of housing decisions of home buyers in Ulsan)

  • This study was designed to examine the determinants of housing decisions of prospective home buyers in newly constructed areas in Ulsan. The main focus was to clarify the current mobility motives. reasons for choosing present dwelling, housing values , housing satisfaction, housing Preferences of households. The data used in this study were collected from a probability sample consisting of 350 households, and analyzed through descriptive statistics, factor analysis, and analysis of variance. The major findings were as follows: 1) The motives of current mobility of households were home ownership, larger space, and better neighborhoods. 2) The reasons for choosing present dwelling were location. dwelling size, air quality and housing price. 3) Seventeen items of housing values were identified important. 4) Households were satisfied with dwelling size, number of rooms, views, and neighborhood facilities, 5) Dwelling features preferred by the households were the individual opinion of interior, perfect antinoise, better construction materials, better bath, kitchen facility etc.

Regional Business Cycles in East Asia: Synchronization and its Determinants

  • This paper analyzes the dynamics and nature of regional business cycle synchronization for East Asian countries in the period of 2000:Q1-2011:Q4. Estimating a dynamic two-factor model extracts the common factor and the nation-specific factor from both the macroeconomic aggregates and plausible driving forces of regional business cycles. Evidence for regional business cycle synchronization is particularly strong for Korea, Malaysia and the Philippines, while Japan shows weak evidence of regional synchronization. On the other hand, Indonesia, Thailand, Singapore and China are decoupling from regional business cycles. The driver of monetary aggregate is the most significant determinant of regional fluctuations of macroeconomic aggregates, whereas oil price and productivity are on average important driving forces of nation-specific fluctuations of real economic activities.

거시환경변화가 호텔매출액에 미치는 영향: 경주지역 특급호텔을 중심으로 (The Influences of Changes in Macro-Environments on Hotel Sales: Cases of Deluxe Hotels in Gyeongju City)

  • Generally, tourism environments are classified as macro or micro environments. Hotel revenues are influenced directly and indirectly by macro and micro environments. This study aims to examine the determinants of the change in macro-environments on hotel revenue. The explanatory variables in this research were wage, exchange rates (ER), consumer price index (CPI) and seasonality. The results of this study were as follows; The CPI and ER significantly affected the hotel food and beverage sales. The seasonality (summer and autumn) and wage significantly affected the hotel room sales. Wage and seasonality (summer and autumn) also significantly affected the total sale on the hotels.

인터넷 소매상의 가격 결정 요인: 총구매비용 관점에서의 탐색적 실증 연구 (The Determinants of Internet Retailers′Pricing Behavior - An Exploratory Empirical Study-)

  • This paper shows that internet retailers adjust the total expenses of their customer's purchase by the nominal price of each product and the delivery fee of the purchase. This paper compares the total expenses of purchasing a bundle of goods in the internet market against the total expenses of purchasing the same bundle of goods in the traditional market. The results show that the type of goods and the total expenses of a purchase, together with their interaction, determine up to 60% or 80% of the variance of the difference between the expenses up the same purchase in the two markets. The results also show that neither the expenses of a purchase nor its interaction with the product type affects the dispersion of total purchase expenses in the internet market.

  • Infringement of information security has caused the corporate image to be damaged and share price to fall, and it is emerging as an organizational risk. The value of information assets in enterprises has led to a higher level of security than in the past. As a result, companies are aware of the need for officers to protect information and to oversee a security management system. However, despite the growing importance of information security officers, there is a lack of research on their roles and characteristics. This study validates the relationship between determinants that affect the performance of information security. And a structural equation model was presented and empirically analyzed to see the impact of the internal and external characteristics of the staff in charge of information security on the organization's information security performance.

항만경쟁요인의 변화에 관한 연구 - 아시아 역내 인접 항만을 중심으로 - (A Study on Changes in Competitive Factors: focused on Asian Neighbor ports)

  • With development of Asia's economy, the ports in trunk route have increased its handling capacity According to previous studies, main determinants to become hub-port are referred to location, connection inland transport with hinterland, port service availability and efficiency, cost of port handling, socio-economic stability and port information system etc. This study aims to investigate the changes in factors determine port's competitiveness particularly in Asian neighbor ports such as Hong Kong port and Shenzen port, and Singapore port and the Port of Tanjung Pelapas in Malaysia by comparing and analyzing main indicators relating to those ports. In conclusion, main reasons which gained competitiveness by newly developed ports such as Shenzen port and the Port of Tanjung Pelapas were port price and massive hinterland space offered.

Empirical Study on the Acceptance of Mobility as a Service (MaaS) Based on the UTAUT2 Model

  • To achieve the widespread use of Mobility as a Service (MaaS), a novel transportation platform, it is important to increase consumers' intention to use MaaS. Therefore, this study clarifies the determinants of consumers' intention to use MaaS based on the UTAUT2 model. The research model is tested using structural equation modeling based on data from a web-based questionnaire survey of Japanese consumers. The results show that performance expectancy, social influence, hedonic motivation, and price value have significant effects on the intention to use MaaS. Moreover, the relationship between the intention to use MaaS and independent variables is moderated by old age. Theoretical and practical implications are discussed based on the findings.

Applying Consumer Value Theory to Determine Consumer Behavior in Terms of Online and Offline Shopping During COVID-19 Pandemic

  • Purpose: The purpose of this study is to shopping medium determinants and consumer behavior differences based on the value of consumption. Methodology: The subjects of the survey were adult men and women in their 20s or older living in Korea, and 283 valid responses were obtained. A Logit model was used to identify consumption value factors and shopping medium choices. A t-test was conducted to analyze the differences between consumer behavior based on preferred shopping medium (on/offline). Results: The inclusion of community-oriented factors such as eco-friendliness and social contributions lead to higher likelihood of choosing offline shopping. In addition, consumers who value self-expression and who are price sensitive are more likely to choose online stores. Conclusions: It was found that community-oriented factors lead shoppers to choose offline shopping, and the need for self-expression lead shoppers to choose online stores.

서울 오피스 빌딩 매매가격 결정요인 분석 : 부분매매를 중심으로 (An Analysis on Determinants that Affect the Sale Price of an Office Building in Seoul after Focusing on Strata Property Sales)

  • 본 연구는 오피스 매매가격에 영향을 주는 결정요인에 대한 연구를 진행하였다. 그 중에서도 특히 부분매매가 미치는 영향에 대해 초점을 맞춰서 헤도닉 가격모형을 활용하여 실증분석을 실시하였다. 본 연구에는 2000년부터 2017년까지 서울에서 거래된 오피스 사례 1,171건이 분석에 이용되었다. 오피스 매매가격에 영향을 주는 요인을 분석하기 위해 거시경제변수, 입지특성변수, 자산특성변수, 거래특성변수, 거래시점변수로 독립변수를 구성하였다. 본 연구에 있어서 주요 관심사항인 부분매매에 대해서 분석결과를 살펴보면, 부분매매는 전체매매보다 약 156만원 정도 평당 매매가격이 할인 효과가 있는 것으로 나타났다. 할인율 측면에서는 전체매매에 비해 부분매매가 12.6% 할인되는 것으로 나타나 부분매매가 오피스 매매가격에 적지 않은 영향을 미치고 있는 것으로 밝혀졌다. 이는 집합건물의 경우 소유자가 재산권에 대한 행사와 유지관리에 따른 비용 배분 등 측면에서 단독소유보다 어려움을 겪고 있기 때문이라고 볼 수 있다. 본 연구 결과를 통해 향후 오피스 거래 특히 부분매매의 경우 거래 투명성 확보 및 리스크 관리 측면에서 일정부분 기여를 할 수 있을 것으로 기대된다.

동적패널모형을 활용한 코로나19 팬데믹 기간 아파트가격 결정요인 연구: 서울특별시 3000세대 이상 대규모 아파트 단지를 중심으로 (A Study on the Determinants of Apartment Price during COVID-19 Pandemic Using Dynamic Panel Model: Focusing on the Large-scale Apartment Complex of More than 3,000 Households in Seoul)

  • 본 연구는 코로나19 팬데믹 기간 동안 서울시 대규모 아파트단지를 대상으로 가격 영향 요인을 도출하고, 이질적 시장으로 인식되고 있는 강남권과 비강남권 지역의 차이를 비교하였다. 분석방법은 본 연구의 요약과 시사점은 다음과 같다. 첫째, 서울시 모형 분석결과 대규모 단지 아파트 가격의 변화는 기존 연구결과와 달리 아파트의 개별특성은 유의한 영향을 주지 않는 반면 거시경제변수인 이자율과 통화량에 의해 영향을 받는 것으로 나타났다. 한편, 이자율과 총통화량 변수의 단위를 고려했을 때 두 변수들이 아파트 매매가격에 영향을 미치는 정도가 매우 높은것으로 판단된다. 둘째, 강남권 모형 분석결과 서울시 전체 모형과 같이 아파트 가격의 변화는 이자율과 통화량에 의해 크게 영향을 받으며, 세대수와 평균면적이 클수록 아파트가격은 높아지는 것으로 나타났다, 셋째, 비강남권 모형 분석결과 또한 이자율과 통화량에 의해 아파트가격이 크게 영향을 받는 것으로 나타났으나, 강남권 모형과 달리 미시특성변수 중 지하철역과의 거리, 용적률이 매매가격에 영향을 주는 것으로 나타났다. 마지막으로, 세 모형 분석결과 이자율과 통화량이 공통적으로 아파트가격 변화의 주요한 영향요인으로 나타났으나, 비강남권 지역의 대규모 단지 아파트가격이 이자율과 통화량의 변화에 보다 민감하며, 이에 비해 강남권 지역의 아파트가격은 이들 변수에 대해 둔감하게 반응하는 특징을 보여주고 있다.
