For this purpose, nine apartment complexes which were built after 2000, are selected and examined by user characteristics of composition factors of pedestrian space. This research also compares residents' satisfaction by evaluation factors of walking environment. The resident survey reveals that the composit type of apartment gives the highest satisfaction to residents followed by a courtyard type, and a straight type the last. In particular, residents show high satisfaction to pedestrian-only space in the case of the composit type of apartment building. The most important factor of walking environment on residential satisfaction is the separation of car and pedestrian path of main entrance. Above all, suitability of construction laws and regulations should be reviewed for safer and more amenable walking environment.

  • In the area of construction defects, residents have a tendency to focus on visually identifiable defects, while construction companies focus on defects that affect the structural and functional integrity of apartment housing. Accordingly, construction companies and residents have conflicting views on defects in apartment housing. To address this issue, this study aimed to accurately identify the main disputes surrounding defects in multi-family housing complexes or multi-dwelling unit apartment housing caused by such sharply different perspectives and suggest improvement measures. First, standards to determine different defects and remuneration standards between the Ministry of Land, Infrastructure and Transport and the court were analyzed. Then, problems were derived through an analysis of defects in past court cases, and the differences in perspectives between construction companies and residents were identified based on defect data from various construction companies. To tackle these issues, a classification measure for establishing a defect database for multi-family homes was also proposed.

Among them, the 126 communities were selected for the analysis. Primary findings are as follows: (1) A total of 30 facilities were identified as the creational facilities in apartment properties. (2) Some leisure facilities were correlated with the other facilities, based on the Pearson's correlation analysis.(3) In addition to the facilities, some apartment communities provide leisure programs for their residents. These results suggest that architectural interventions and maintenance services as well should be considered in order to lead diverse leisure activities for residents.

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

  • The Ministry of Construction & Transportation revised the full text of 'The Act for Promoting Housing Construction' that concentrated to the quantitative supply of houses into 'Housing Act' in order to improve the quantity as well as quality of housing construction and management, such as housing welfare, management or improvement of previous houses, in October 2002. Accordingly, local authority need to play more critical roles in the area of multi-family housing management and remodeling. The desirable roles of local authority called for the need are like followings: 1. Local authority should provide professional knowledge for education, direction and consultation of multi-family housing management rather keeping the previous role to control, manage and regulate it. 2. The multi-family housing management should be changed from administration and punishment to incentive-centered institutions. 3. It is necessary to consider neglected people, such as occupants of rental apartment or of a small-sized multi-family housing, who have been excepted from the subject of obligatory management under the current law. 4. For harmonious and professional housing management, local authority need to support the establishment or special companies for housing management and to strengthen the audit on trust management companies. 5. It calls for the studies on management guideline of multi-family housing, standardization of management specifics, reasonable standard for special mending appropriation amount, etc. 6. They should lead the composition of a community by residents harmoniously and support the encouragement of community consciousness to live together.
