A Study on the Methodology of Valuation of High-Technology (첨단기술의 기술가치 평가방법론에 대한 연구)

  • Recently, with the advent of knowledge-based economy and techno-economic paradigm social demands for technology valuation have increased. In nature, however, technology valuation is an intractable task since technology is characterized by intangible and tacit factors and is traded in a suppliers market. Consequently, it is quite common that each individual or organization has ie own valuation method or criterion. The main objective of this research is to propose a new technology valuation method which is easy to understand and apply. In addition, the method is designed to generate monetary value, rather than score or rank, of technology. To this end. we have proposed the overall framework and detailed procedure of a new valuation method. In doing that, we have emphasized the following factors. First, the new method. vis-a-vis existing methods, is applicable to high-tech areas, rather than traditional manufacturing sectors. Second. the proposed method analyzes the structural relationship between market value(value of market) and technology value(value of technology) and integrates them into valuation process. Third, the new method takes idiosyncratic characteristics of various industrial(technical) sectors into account.

Public Building Value Evaluation Using Contingent Valuation Method Based on Market Value Estimation

  • Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP).   • Nuclear technology made a great contribution to the national economy and society by localization of nuclear power plant design, and by stabilization of electricity price, etc. It is very important to conduct the retrospective analysis for the nuclear technology contribution to the national economy and society, but it is more important to conduct prospective analysis for the nuclear technology contribution. The term "technology value" is often used in the prospective analysis to value the result of technology development. There are various definitions of technology value, but generally it means the increment of future revenue or the reduction of future cost by technology development. These technology valuation methods are widely used in various fields (information technology or energy technology, etc). The main objective of this research is to develop valuation methodology that represents unique characteristics of nuclear power technology. The valuation methodology that incorporates market share changes of generation technologies was developed. The technology valuation model which consists of five modules (electricity demand forecast module, technology development module, market share module, electricity generation module, total cost module) to incorporate market share changes of generation technologies was developed. The nuclear power technology value assessed by this technology valuation model was 3 times more than the value assessed by the conventional method. So it was confirmed that it is very important to incorporates market share changes of generation technologies. The valuation results of nuclear power technology in this study can be used as policy data for ensuring the benefits of nuclear power R&D (Research and Development) investment.

  • A company's market value-added, which equals the excess of a company's market capitalization over it s book value, is used as one of the measures for intangible assets valuation in accounting literature. One problem with the approach is that the valuation results are affected by severe fluctuations in capital markets. In this paper, we propose an approach using the Kalman filter for intangible assets valuation. We apply this method to data of Korean electronic companies.

Estimating the Utility Value of Boat Fishing Experience Activity Using CVM (CVM을 이용한 선상낚시체험 활동의 효용 가치)

  • The purpose of this study is to estimate the utility value of boat fishing experience marine tourism activity in Jeju Island's Chagwido. The utility value is estimated by single bounded and double-bounded dichotomous choice contingent valuation method. The contingent valuation method is used to estimate economic values for all kinds of coastal ecosystem services. The method involves directly asking people, in a survey, how much they would be willing to pay for specific environmental services. So, the method has great flexibility, allowing valuation of a wider variety of non-market goods and services than is possible with any other non-market valuation technique. This study collects the effective 504 questionnaires from boat fishing experience tourists in Jeju Island's Chagwido. The results show that the average willingness to pay amount(WTP) is estimated to be about 17,000 Korea won by single bounded and double-bounded dichotomous choice contingent valuation method. This indicates that the utility value of boat fishing experience marine tourism activity is estimated to be about 17,000 Korea won in Jeju Island's Chagwido.

  • This study secured comparable sales transaction information of technology transfer corresponding to an active market conditions and proposes a method to assess the similarity of technologies with regard to comparability of technology transfer based on these cases information. In order to analyze the association and similarity between target technology and sales transactions, it proposes the significant factors affecting royalty decision and the cosine coefficient method by industry categories. It also proposes the method to adjust royalty, which means that this method unlike the conventional method provides clear standards to valuators in order to revise royalty. Therefore, it offers a solution to the difficulties of applying the market approach for a lot of valuators that have wanted to apply it and objective method to enhance the reliability of the value of intangible asset evaluated by the market approach.

  • State's compensation obligation accompanied in case of indirect expropriation of foreign investor's investment asset has been established definite principle under international investment law. But the concrete and unified application criterion regarding valuation methods for measuring compensation have not been established yet. The World Bank investment guideline is adopting the Hull's Formula, which is understood as the full compensation standard with prompt adequate effective compensation and Fair Market Value method. It is a general principle that compensation should be equal to the fair market value of investment asset just before indirect expropriation date. However, there is a problem of the valuation method of fair market value of investment asset. In general, discounted cash flow, liquidation value, replacement value, book value, etc. can be the applicable standards. Arbitral tribunals determine compensation by adopting proper valuation method on a case-by-case basis according to the discretion based on the arbitration parties' experts' review on the presented opinion and by considering fact relevance of the issued dispute. This compensation includes also interest, recently it tends to award according to compound interest rather than simple interest. Beginning of the period to generate interest is the next day of the indirect expropriation occurrence date. And it should be considered that interest until the payment of compensation is also included. In addition, it should be considered that mental damages is available only when there's a basis to prove this or special case. Therefore, this study suggests to review of precedents related to indirect expropriation and concretely specify compensation valuation standard and method of indirect expropriation on investment agreements through enough consultation beforehand.

A Study on Valuation of Environmental-friendly and Organic Food Company (친환경 유기농 기업의 가치평가에 관한 연구)

  • This work is for reasonable valuation method of environmental-friendly and organic company. Reasonable valuation method is principal for the sound development, the reasonable investment and the growth of stock market. This study proposes valid valuation and method for environmental-friendly and organic company. The author selected 4 companies from certificate list of environmental-friendly and organic food and LOHAS (Lifestyles Of Health And Sustainability) food of Korean standards association. Applying financial audit report of 5 years, the author output 5 variables from each companies by using Growth Option model of Real Option model. And the author valuated companies by adding option value calculated with these variables and residual value discounted with cash flow discounted method. Company values from ROV model were 1.71 time higher than DCF model. This results show that the value of environmental-friendly and organic food company may own high option premium, that is the growth factor.

Measurement of Public Research Outcomes: A Technology Valuation Method

  • This article proposes a logic model for assessing the performance of the outcome of public research as a technology valuation method. It consists of two parts and eight steps. The first part is a scoring system and the second part is a validation process of the performance index derived from scoring by valuation method. The scoring in the first part generally requires a focus group method to find out the value drivers and make an evaluation table. The reason why we call it the technology valuation method is that the first part is derived from the simple evaluation of technology value using checklists for value drive. The second part is the regular technology valuation process. The model is designed for the measurement of unquantifiable outcome. Is knowledge or scientific outcome comparable to the measured outcome? If possible, how big is the unquantifiable outcome? This model is based on financial valuation techniques with clear or acceptable market data. Therefore, it cannot work solely for unquantifiable outcomes without comparable measurable outcomes, unlike economic valuation.

Analysis of the Stumpage Valuation for Pinus koraiensis Stands in the Research Forest of Kangwon National University

  • This paper assesses the stmpage value of Korean white pine (Pinus koraiensis) stands in the Research Forest of Kangwon National University. Assessment was done by means of the cost value method (Faustmann formula) for age class I, Glaser method for age class II-V, and inversion market method for age class over VI. Generally the value of stumpage is calculated by the inversion market method in the market. However, immature trees and middle age class trees are not assessed in market, and the Korean forest is not old enough to harvest. So, when forests are damaged by attacks from forest fire, blight and harmful insects, the forest cannot be compensated for the loss from the government or insurance company. For this reason, the value of all-age class trees are calculated by using appropriate methods. As a result, the value of age I class stands (0.3 ha) is calculated as 1,786,305 (won), age II-Vclass stands (22.1 ha) 206,677,975 (won) and age VI class and over stands (24.8 ha) 523,789,603 (won).
