  • While the environment of usage of information and technology is getting stable and technology is being developed more deeply due to the globalization, making information, standardization, in order to make a fast response to the new industry strategy and business environment, mutual communication and management of correct and fast information are focused on as fundamental elements of keeping competitive power. Accordingly strategic development of urban transit operation organization, storage of information technology of urban railroad, and buildup of standard information infra are very important, so that computerized information system has been built up standardizing efficient maintenance framework of urban transit facilities. To maintain these facilities efficiently, storing the real-time information by standardizing the maintenance organization and building up computerized information system are very important with management of information history of existing maintenance work. Therefore, for the efficient maintenance of track system among urban transit facilities, standardized facilities classification and definition of management elements, and the plan of designing and building standardized database about track. system through standardizing technology resources are described in this paper.

공동주택의 장기수선계획을 위한 유지관리시스템 (Maintenance Management System for Long-range Planning of Apartment Buildings)

  • The repair and maintenance planning is the principal transaction to prevent from the degradation of apartment buildings to prolong their lives. Various building components as part of living area should be maintained properly and timely before critical defects are realized, then the building life might be extended until the limit of its usability. In other words, various building components such as utilities, finishes and structural members are needed to be repaired and replaced in different time interval after completion. To do this systematically, a maintenance management system for Long-Range Planning (LRP) needs developing. The LRP should be figured out based on the forecast of repairing and replacing cycle of building components according to work trades. And the precise forecast of repairing and replacing time of the components helps to enhance the usability of the developed system. The purpose of this paper is to suggest a system with which apartment building managers carry out the tasks of periodical check, diagnosis and replacement of building components based on the maintenance calendar. By using the system, they can easily forecast repairing and replacing time of the components with the consideration of life cycle of building materials and build the LRP.

한국과 미국의 공동주택 관리제도 비교 (The Comparison of Apartment Management System between Korea and America)

  • This research is carried out to investigate the Condominium Management System of the states of California and Hawaii, and to examine the similarities and the differences between the Korean Apartment Management System and the American Condominium Management System. The research indicates: first, in Korea the management of apartment units is the Commission of the Representatives of the Occupants, while in America the management of condominiums is the Association of Apartment Owners, an organization of condominium owners in America. Second, it is required that apartment developers should submit such a document as the Public Report in America, which explains various matters concerning legal rights on condominium buildings and the outline of the buildings, to the authorities concerned in Korea. It can help the authorities to accumulate management techniques of the apartment complex, which could efficiently be used in practicing and planning city housing policies. Third, each apartment's management company in Korea is bound to make long term plans for maintenance based on the Housing Law. It is, however, difficult to reserve an adequate amount of money for the reserve fund, because its use is decided according to the maintenance rule which has a criterion different from each and every apartment management. Concludingly, an amendment of the Housing Law in Korea is required, in order to reserve at least 50 percent of the estimated sum of maintenance expense in future like Hawaii State in America.

  • The maintenance CALS system for car of urban transit is a part of standardization and development of urban transit system, and We have been performed the establishment of maintenance CALS system from 2001 to 2005. These 2D and 3D configuration management system are utilized in a variety of CALS system for user's convenience and safety in maintenance. In this paper, the 2D and 3D configuration system will be discussed for necessity and possibility. This system include RAMS(reliability, availability, maintainability and safety) of the vehicles shall be enhanced in the future.

  • Purpose: This study is to develop an evaluation model for analysis of CMMS Implementation status and provide CMMS advancement methods to maximize implementation effect through the evaluation model. Methods: After extracting common modules from CMMS packages and establishing evaluation standard for each module, then the evaluation standard is applied to 33 Korean companies for evaluating their own current implementation status. Results: Preventive maintenance and analysis information modules were considered the most vulnerable in Korean companies which have introduced CMMS packages. And the reason why preventive maintenance is vulnerable is that there is poor build-up of their own preventive maintenance standards. Conclusion: Korean companies which will introduce CMMS need to make preventive maintenance standards, and data of the materials and the equipment to improve the effectiveness in advance.

  • Noise harriet Is used for noise reduction method of traffic noise. The length and the total cost of that are increased In this national area. But. a maintenance management of noise barrier is not systematic. and the guideline of that is not prepared for maintenance manual. The situations of existed installation and management of noise barriers Installed at 3.619 positions were investigated by questionnarie and direct field survey. And comparisons with foreign management guideline of noise harrier were carried out. The results show that the improvement methods of maintenance management system such as practical checklist and required Items for management of noise barrier were suggested.

  • This paper presents application of RCM(Reliability Centered Maintenance) in waterworks system. The reliability-based probability model for predicting the failure probability is established and FTA(Fault Tree Analysis) is proposed to considering RCM. To calculate failure probability, Weibull distribution is usually used due to age related reliability. FTA is an engineering analysis which is using logic symbols. The real historical data of CMMS(Computerized Maintenance Management System) make full use of case study for waterworks system. Consequently, the RCM would be likely to permit utilities to reduce overall costs in maintenance and improve the total benefit.

  • 최근 건설분야에서는 시설물의 사용을 극대화하기 위한 유지관리분야에 많은 관심이 집중되고 있는 추세이며, 특히 여러 시설물 중 교량과 같은 경우는 일반인의 사용빈도가 많으므로 시공상의 결함이 발생할 경우, 치명적인 피해는 물론 많은 경제적인 손실이 예상되는 부분이라 할 수 있다. 본 연구에서는 교량 시설물의 안전한 사용과 품질향상을 위해 국내 중소규모 교량에 대한 유지관리 현황 및 교량 관리시스템을 분석하여 새로운 형태의 유지 관리시스템인 BF\_IETM (Bridge Facility\_Interactive Electronic Technical Manual)을 제안하여 그 활용효과를 살펴보았다. $BF\_IETM$은 그 이름에서 알 수 있듯이 일반 IETM의 기능과 역할을 포함하고 있는 것으로, 기존의 종이 기반의 건설기술문서를 컴퓨터를 이용한 전자문서체계로의 전환을 이룸과 동시에 첨단의 정보기술매체를 통한 시설물의 유지관리 업무 활동을 지원할 수 일도록 구성된 시스템이라 할 수 있다.

  • Recently, the importance of plant maintenance(PM) was highly raised to provide efficient plant operation which highly affects the productivity. For this reason, a number of engineering methodologies, such as riskbased inspection(RBI), fitness for service guidelines(FFS), plant lifecycle management(PLM), have been applied to improve the plant operation efficiency. Also, a network-based business operation system, which is called ERP(Enterprise Resource Planning), has been introduced in the field of plant maintenance. However, there was no attempt to connect engineering methodologies to the ERP PM system. In this paper, a knowledge-based information system for the plant operation of steel making company has been proposed. This system, which is named as K-VRS(Knowledge-based Virtual Reality System), provides a connection between ERP plant maintenance module and knowledge-based engineering methodologies, and thus, enables network-based highly effective plant maintenance process. The developed system is expected to play a great role for more efficient and safer plant maintenance.
