  • Recently, sharing economy is getting the attention of the public. So this phenomenon to share their goods, home, gifts, etc. in various fields has been increased. Typically when traveling away from home to host as "Airbnb", the share house to share their homes are traded most actively. Through a share house host can make money using house empty, customers can take advantage of the hostel while traveling at low prices. The existing share house system must ensure that every time they empty the house Customers, host had the inconvenience of having to wait for the application of the tenant customers. To solve this problem and to implement a service platform based on the waiting list. Through this platform, customers will be able to eliminate the inconvenience of having to find the house every time you want to apply for a tenant waiting to get home, give the order to wait.

A Study on Japan's Policies on Vacant Houses - Based on Saga city and Arita cho in Saga prefecture - (일본의 빈집대책 정책방향 조사 연구 - 사가현(佐賀縣) 사가시(佐賀市) 및 아리타초(有田町)를 중심으로 -)

  • The purpose of this study is to examine the policy direction and execution plans of the Japanese central and local governments for the use of vacant houses after the enactment of the "Special Act on Vacant Houses." It also seeks to provide suggestions for establishing vacant house policies in Korea by identifying the characteristics of the Japanese policies, and to suggest policy alternatives that can contribute to environmental improvement and regional revitalization through the use of vacant houses. For this purpose, we examined Japan's "Special Act on Vacant Houses," the process of establishing vacant house policies in the Japanese central and local governments, and the contents and direction of these policies. Below are the results of this study. First, the Japanese government revised mid to long-term policies related to housing after the enactment of the "Special Act on Vacant Houses", thereby providing ground for local governments to establish vacant house policies. Second, the government actively supported the operation and funding of related associations so that the private sector rather than the public sector could address vacant house problems. Third, the government subsidized administrative expenses such as cost of finding vacant house owners to prevent neglect of vacant houses, and showed its will to address vacant house problems by revising taxes such as property taxes and transfer income taxes. Fourth, the government has enacted distinct ordinances for each local government and made it possible to perform customized policies such as allowing residents and local stakeholders to participate in the establishment of vacant house policies. Fifth, the government made it possible to manage vacant houses efficiently by allowing the vacant house bank to provide all information related to the use of vacant houses. It is necessary for Korea's central and local governments to refer to these precedent cases and create efforts to reduce trial and error when establishing vacant house policies.

Exploring Capabilities of BIM Tools for Housing Refurbishment in the UK

  • Currently whole-house refurbishment for substantial energy efficiency improvement of existing housing stock is needed to achieve the targeted 80% CO2 emission reduction. As whole-house refurbishment requires a larger capital investment for lower CO2 emission, the simultaneous use of Life Cycle Costing (LCC) and Life Cycle Assessment (LCA) methodologies are recommended to generate affordable refurbishment solutions. However, two methodologies are difficult to use due to a lack of proper LCC and LCA datasets. As a response to the current problems, many researchers explore potentials in Building Information Modelling (BIM) to improve current construction practice. As a result, a BIM tool - IES IMPACT (Integrated Material Profile And Costing Tool) - has been introduced to the UK construction industry for simultaneous calculation of LCC and LCA. Thus, this research aims at examining the capability and limitation of the IES VE/IMPACT as a BIM tool for whole-house refurbishment. This research reveals that the IES VE/IMPACT is feasible for whole-house refurbishment by providing LCC and LCA information simultaneously for informed decision on refurbishment solution selection. This research shed lights on the current problems lying on the data exchange between two different BIM tools. It is revealed that additional efforts from construction professionals and industry are required to make reliable BIM objects library with LCC and LCA datasets.

Terminology and Meanings of One-room Dwelling in Korean Dictionaries and Dictionaries of Architecture Terms (국어사전과 건축용어사전을 통해서 본 일실주거의 용어 변화 및 의미 분석)

  • The terms of the one-room dwelling began to attract attention according to increasing of 1-2 person households in the 1990s. The purpose of this study is to analyze the meaning of the terms about one-room dwelling written in the Korean dictionaries and the dictionaries of architecture terms. For this purpose, the first study was divided into three periods. The second study investigated publishing of the Korean dictionaries and the dictionaries of architecture terms and analyzed meaning of the one-room dwelling written in the Korean dictionaries and the dictionaries of architecture terms. The result are summarized as follows. 1) 'Bang' and 'Sil', the smallest residence unit, have sense of the living space. 2) The terms written in dictionaries were five terms. It is Dankanbang, Dankan house, Ilsil house, One-room house, Ilsil dwelling. 3) Dankanbang and Dankan house meant a detached house and only a single room. 4) Ilsil house, One-room and Ilsil dwelling meant a multi-unit dwelling. Dwelling type combined unit space in a single room. 5) One-room and Ilsil dwelling focused on convenience and multipurpose. The result of this study is expected to provide useful information for small sized housing study.

Influence of Coffee Education on Importance and Satisfaction of Coffee House Selection Attributes in Gwangju and Jeonnam Area (커피교육이 커피전문점 선택속성의 중요도와 만족도에 미치는 영향 - 광주·전남 지역을 중심으로 -)

  • The purpose of this study was to analyze the general characteristics of coffee house consumers as well as the importance and satisfaction of selection attributes of specialty coffee houses according to length of coffee education period. Applicants in the Gwangju and Jeonnam area who had finished their Barista 2 grade certificate examination participated in a survey on March 12, 2011. Further, university students living in Gwangju participated as subjects who had never experienced coffee education from March 15 to March 31, 2011. Two-hundred and one subjects participated in the survey, and 184 questionnaires were used for analysis. Regardless of coffee education experience, quality of coffee was important, but higher educated subjects showed the lowest satisfaction of coffee from a coffee house (p<0.01) in terms of attributes such as freshness of coffee beans (p<0.01) and overall taste (p<0.01). Further, subjects who received no or little education demonstrated high correlation between importance/satisfaction of 'brand' and 'employee' compared to subjects who studied more than 2 semesters. These results provide future coffee house entrepreneurs and baristas with market information and marketing strategies for understanding customers' coffee house selection attributes.

Remote monitoring system of a vinyl house by web and Labview (Labview와 웹을 활용한 비닐하우스 원격감시 시스템)

  • This paper describes remote monitoring system for the various environments of a vinyl house, which was located in rural or outer of urban by use internet web connection system in a long distance office. We have constructed remote monitoring system by use a simple experimental model for the monitoring of various factors which need to operate common vinyl house. The experimental model includes temperature, humidity, smoke and infrared sensors for the measuring and AC 220V light bulb for the controlling in the USN system. Also, we have developed monitoring software by use NI Labview and communicate between PC and sensors through the DAQ-board, USN control board. We use CCD camera and grab board for the real time remote monitoring of wanted image in the house area. The computer server for remote connection is constructed in the local PC with Apache web server, PHP and MySQL ODBC. We construct internet communication system for the monitoring remotely the local environments of a vinyl house system.

Needs for the Housing Consultation and Information about Housing in Seoul Area (서울시 거주자의 주택상담과 자료 요구도에 관한 연구)

  • This study aimed to aimed to obtain some basis data for the housing consultation and information about housing through survey of needs for the housing consultation. Respondents were housewives from 395 households living in Seoul area. Questionnaire was used for survey and the collected data were classified by two items such as types of residence and age of housewives. The survey was performed during two weeks in September 1997 and analyzed by frequency mean and percentage using SAS program The finding are as follows; (1) According to the actual conditions of housing consultation the main source of information related to housing was a newspaper Those who had experience detached house had much more opportunities than those of multi-family house. The most frequent agency for housing consultation was a realty dealer showing 65.8%. However the percentage of visiting permanent housing exhibition centers was high among the people aged 20 to 30, noted 20.4%. (2) Level of understanding housing consultation showed 3.45 points among 5. This result indicated that the service system of housing consultation were required. Architects and interior designers were most preferred as specialists whom the respondents wanted to consult with . As to the contents of consultation the most required item was changing of interior space(22.6%). In case the housing information leaflet is sold the respondents were willing to pay 523 won for each of it. (3) Among leaflets related to various information leaflets about housing purchase were most preferred(21.0%) According to the result of the survey the need for the information about housing purchase indicated higher preference than about housing management. The fact could be thought that consumers' consciousness of housing should be changed. Therefore it is desirable to lead consumers to lengthen the expected life span of their house and value happiness of the house by providing them with consulting systems about housing management throug housing consultation materials and development of its programs.

Laying performance of two pure-line Korean native ducks at different house types (토종오리 순종 2계통의 사육형태에 따른 산란능력)

  • This work was conducted to evaluate the laying performance of Korean Native Ducks (KND) Pure-Line (PL). A total of 400 female pullets were hatched from PL to keep in National Institute of Animal Science, Korea. Twenty weeks old PL female ducks were divided into 4 groups (5 replications/group, 20 head/replications). Four groups were compared in a $2{\times}2$ factorial arrangement with strain (White strains, WW; Celadon strains, CC) and house type (flat house, cage house). On first egg laying day, CC strain laid eggs earlier compared to WW strain (P<0.01), but there was no significant difference between flat and cage house. Egg weight (EW) and body weight (BW) at first egg laying day have no difference among strains and houses. BW of CC strain was higher than WW strain at the age of 30 week (P<0.01). Weekly feed intake (FI) have no difference between flat and cage house, but FI of WW strain was high compared to CC strain during 20~30 weeks. There was no significant difference on EW between CC and WW strains, but EW was low at flat house compared to cage house (P<0.05). Weekly egg productions of WW strain and flat house were lower than CC strain and cage house, respectively (P<0.01). Finally, These results can provide the information that needed to introducing new strains.

House Detection on the Scanned Topographic Map (스캔된 지도상의 가옥 추출 방법)

  • Extracting information of maps is necessary to establish the GIS. In this paper, a house recognition method on the scanned topographic map is described. A contour detection method is used to extract houses from the scanned maps and RLE (run-length encoding) method is used for manipulating houses touching grid lines. To handle houses touched to roads and borderlines, morphological operation is used. To remove misrecognition occurred by morphological operation, the legions which contain characters on the map are also automatically eliminated.

Analysing Korean Residential House Tenure Choice by Mixed Logit Panel Model

  • This paper analyzes Korean residential tenure choice for house which is the most important in Korean households' assets. Data used in the analysis is the data of Korean Labor and Income Panel Study for the period from 1998 to 2006 and with 2341 households. In this paper, a household chooses a housing tenure mode, either by renting or by owing house. We use a mixed-logit panel model as an estimation model to take into consideration household's heteroscedasticity of preference in tenure choice. It turns out that the heteroscedasticity is significant in households' tenure choice behavior, implying that Korean housing policy emphasizing supply side should consider the demand side.
