  • This study aims to analyze on the change status in the project plan of the housing complex as evaluated through the Housing Performance Grading Indication System. This a a system for assessing quantitatively the comprehensive, unified performance of housing by an objective standard from the design stage since January 9, 2006. As housing is a composite with various performances, it is required necessary to objectively assess the various performances from the design stage for building better housing. Thus, this study analyzed the change status and objectively described objectively it centering on the construction and structure drawings for 12 items posted in the Facility Management System_(FMS) out of examples recognized by 2011 since the implementation of the system. The changes were analyzed though observing each performance item-specific characteristics and confirming the books approved for use. In various parts, such as the site area, landscape plan, plane plan for unit, supplementary welfare facility plan, finishing materials, window size and location, the project plan was changed. These changes may result in a grading change in of the performance items of the system. This study purpose is for it to be used as a basic resource required for future system development by supplementing the limitation of the design phase and then through playing a basic role for the assessment after completion.

Thereby, it has been recognized as a disliked residential facility. To alleviate this problem, various approaches have been tried such as ownership-tenant mixture, and different unit size mixture. The purpose of this study is to grasp the expected social relation among neighboring residents according to socially integrative planing elements such as ownership, unit size and family life cycle match. Thirty eight graduate students in architecture and housing field responded to the questionnaire which was specifically made to identify relations of 28 neighboring situations based on $2{\times}2{\times}2$ variable composition. Frequency, percentage and MDS(multidimensional scaling) were used to analyze data. As a result, the order of preferred matchy were identified. The match between rental/small/children group and ownership/middle/children group was turned out to be the most desirable while the match between rental/small/children family group and rental/small/elderly group was found the least desirable. Spatial representations of the relationships among 8 household types were delineated. In conclusion, the definite patterns of the favorable and unfavorable match were found. In this study, apartments of 40-60 pyeong in size built in the region of Seoul, between 1998 and 2007, are analyzed in terms of the flexible types and the unit plan composition. To reflect the changes in people's perception of residential quality-preference for a residence with a good view, over for the direction that a residence faces, more rooms are placed on the front bay. From the analyses of this study, flexible unit plans are classified into 6 types; and it was found that, as the size of apartments gets larger, the livingroom and the dinning room tend to be placed on the front bay. After grouping rooms with a similar function into the spatial zones of the master bedroom, children's room, the livingroom, and the dinning room, flexible types are analyzed in terms of the location of rooms. • Korean urban traditional housing abandoned by the social apathy promptly disappearing form our sight, or ruining. It tells that the strategies we are using today are impossible to fulfill socio-economic needs of residents here. So it needed to find out the strategies which can change this place better to live in. Consolidating the street parking lots fer cars can be one of the important solutions to the area. By using cul-de-sac, after setting up small unit of communities, we will have chance to have a small public space, and at the same time it can help to set up our tradition of people's intimacy inside the community. Most people have their own cars, and the need of parking lots becomes more serious. So, a meeting place like public well in the past must replace parking lots. On the other hand, it is important to re-consolidate existing land to obtain appropriate land size for other uses. Today, the use of private space (house, private lots, etc..)and public space(streets, local offices) is very important. NIMBY (Not In My Back Yard) attitude should also be reconsidered. All these negative social aspects come from negative social relationship, thus we should consider them with care and deep understandings. The traditional housing of Korea should not be abandoned as slum, but this should be transformed in terms of the conservation since it is superior in its ecological and energy conservation aspect.
