라이프사이클 변화에 대응한 세대통합형 주거단지 계획안 (Planning of Generation-Integrated Housing Complex for Changes of Life Cycle)

  • The aims of this study was to identify the needs of a generation-integrated housing complex by respondents with different generations and propose the plans for this type of low-rise housing complex. Respondents were needed a housing unit with 31-40 pyung, three rooms, and two baths. Also, they wanted to live a housing complex with size of 50-100 housing units, providing community services such as green zone and rivulet, community programs and spaces, and residents gathering public spaces. The proposed plans showed three types of standard housing unit plans and three modified housing unit plans to accommodate the changing life cycle of the family.

  • The aims of this study were to analyze the influence of related variables on a mode of housing life style, and the related variables to propensity to housing life stymie. The results of this study were as follows: 1. Variables influencing value orientation of family life were property and the price of housing. 2. Variables influencing spending habits were objective social class (SES), types of residence, education of wife, and price of housing. 3. Variables influencing propensity to using space were found to be objective social class (SES), education of wife, types of homeownership, and price of housing. 4. Variables influencing housing life style were objective social class (SES), subjective social class, housing class, family life cycle, housing life cycle, types of residence, site of residence, age of husband, age of wife, education of husband, education of wife, income, property, job of husband, types of homeownership, size of housing, and price of housing.

공동주택 거주자 특성에 따른 주생활양식의 하위구성요인 (Sub-components of Housing Life-styles by the Characteristics of Apartment Housing Residents)

  • This study designed to explore the patterns of housing life-styles and the characteristics of apartment housing residents and to examine the relationships between housing life-styles and the characteristics of apartment-housing residents. The data for this study was collected by questionnaires administered to 278 homemakers living in apartment housing over 20s pyong(66$m^2$) in the Kwangju area. The major findings of this study can be summarized as follows; 1. Housing life-styles were grouped into 9 sub-categories : the Anbang-centered, the dining-centered, the pursuit of conspicuosness and conformity, orientation to change, the pursuit of orderliness, the pursuit of decoration, orientation to community, pursuit of individuality and the orientation to a natural environment. 2. Housing life-styles were significantly different according to age, educational background, and employment status of homemakers, occupation of the primary income provider, family-life cycle stage, total household income, and housing size. 국내 주택시장의 동태적 상관관계 분석 (A Study on the Dynamic Correlations between Korean Housing Markets)

  • 본 연구는 다변량 GARCH 모형을 이용하여 우리나라 주택시장의 상호연관성을 분석하였다. 주택 유형별 매매가격증가율과 전세가격증가율 간 상관관계 분석에서는 연립주택보다는 단독주택과 아파트의 상관계수가 더 크게 나타났다. 주택 유형에 따른 분석결과에 의하면 매매가격증가율과 전세가격증가율 두 분석 모두에서 단독주택과 연립주택 간 상관관계가 아파트와 단독주택 간 상관관계나 아파트와 연립주택 간 상관관계보다 높은 것으로 밝혀졌다. 주택을 크기에 따라 분류하였을 때 매매가격증가율을 이용한 분석결과와 전세가격증가율을 이용한 분석결과 간에는 큰 차이를 발견할 수 없었다. 아파트의 경우는 중형 아파트와 소형 아파트 간 상관관계가 가장 큰 것으로 나타났으며, 단독주택의 경우에는 대형 단독주택과 중형 단독주택 간 상관관계가 제일 큰 값을 기록하였다. 일반적으로 사람들이 아파트는 중소형 이하에, 단독주택은 중대형 이상에 관심이 많다는 사실이 본 연구의 분석결과를 간접적으로 뒷받침해주고 있다. 연립주택의 경우에는 매매 가격보다 전세가격의 경우에 중 대형 연립주택과 소형 연립주택 간 상관계수가 더 커지는 현상을 보이고 있는데, 이는 주택을 구입하는 경우와 주택을 임대하는 경우의 의사결정 과정이 서로 상이한데 그 이유가 있는 듯 보인다.

  • This study was intended to examine the effects of socioeconomic status on housing values, norms, and behaviors of young households. The purpose was accomplished using the Life Style Survey of 2001 in Ulsan, and the data from 370 households were analyzed. The importance of household income and current housing size which are used as a proxy for socioeconomic status in explaining housing values, norms, and behaviors were once again confirmed in this study, even if there were some other significant variables. This implies that housing values, norms, and behaviors tend to change according to the socioeconomic characteristics of the households under the conditions of controlling demographic ones.

실내공간계획에 대한 신세대의 주거기대와 주거선호 (A Study of Housing Interior Design through Housing Expectations and Housing Preferences of Future Consumers-College Students)

  • The purpose of this study is to analyze housing expectations and housing preferences of college students' first purchased house for the future. Data was collected through self-administered questionnaires for this study and the samples consisted of 797 college students. This study found that college students preferred a high-rise apartments, a 20-24 pyung (66.0㎡-79.2㎡) house in housing size and relatively new house. The housing features and interior features that college students like to have and expected to have in the first residence were different. Their housing expectations were fairly realistic considering their affordability. College students preferred to furnish video and audio equipments, exercise equipments and ceiling fans. They generally preferred hardwood floorings and decorative moldings and expected to have built-in closet in their master bedrooms. They expected to have linen closets and large mirrors in their bathrooms. They preferred ceramic tile counter tops, wood cabinets, vinyl floorings in their kitchens and they also preferred to use kitchen as a utility.

  • The purpose of this study is to suggest planning direction to Co-housing as alternative house. The questionnaire survey is used. The subjects of questionnaire are professional having concerned with architectural, housing, city plan and environment. The results of the study are summarized as follow : It is necessary to connect with neighbors in Co-housing. It is important to make membership and member's will for community. Co-housing as a housing alternative is essential residents' participation. In terms of life in community, eating together, childrencare and residents' autonomy activity are very important. Finally, it is proper to locate suburb and city. The size under 50 units is proper. In terms of housing type, the low apartment housing is proper.

HOUSING MOBILITY PROPENSITY AMONG THE KOREAN ELDERLY

  • The purpose of this study was to find the degree of satisfaction of the Korean elderly with their existing residential environment and their propensity to move. The data were collected through interviews and structured questionnaires. The subjects were 1,200 nationwide elderly over the age of 60 selected by probability sampling proportionate to size. cluster and random sampling method. The data were analyzed with frequency. percentage. and $X^2$-test using the SAS package. The major findings were as follows: Most subjects were satisfied with their housing environment and had no intention of moving. The subjects were highly satisfied with their residential environment. did not tend to move. This result does not necessarily mean that there is no need for better housing and no need to design elderly housing in Korea. It implies the need for community integrated housing development with flexible service system.

조립기준면을 활용한 시스템키친의 표준화 연구 (A Study on the Standardization of the System Kitchen by Utilizing Reference Plane)

  • It has applied the design method of face to face dimension, an MC (Modular Coordination) design method, at design steps of an apartment house for standardization of architecture. But It has been still using center line size. A construction limit isn't specific on these center line size, and dead space occurs with excessive gaps as size matching isn't performed well between structural sieve and parts. And above all, measurement before construction isn't to expect standardization, and to increase custom-made furniture. We investigate manufacture of a preferential domestic system kitchen and construction state, and we derive from a problem in viewpoints of standardization for this. And we utilized a reference plane, and we present construction document and design plan in order to solve these problems. And we analyze an effect got by application of the assembly basis aspect that we presented, and we can raise efficiency of standardization of housing and construction industry, and we light ultimately up.

초고층 주상복합 아파트 단위평면의 공간구성에 관한 조사연구 (A Study on Spatial Composition of the Reusing Unit in High-rise Mixed-Use Condominium)

  • The purpose of this study is to examine the characteristics of unit plans in the high-rise mixed-use condominium and to provide the data fur architectural planning and design. The tools of statistical analysis are frequency, percentage, mean, cross-tab, and correlation. The results of this study are as fellows; The most frequently found shape of unit is a deformed polygon. The common rooms in housing units are dressing room, powder room, offset-kitchen, family room, passage, hallway, and foyer. The specially prepared spaces are wash room, home bar, independent porch, and garden. As to room size and area ratio in a dwelling unit, those of living room are biggest and highest irrespective of unit size. As the floor area of unit increases, does the size of each room and space but the area ratio of each room decreases. This research is made to develop an Apartment Information System. This integrated information system is to be designed to provide residents of high-rise mixed-use condominiums with convenient, economical, and safe life.
