Since 1960's Korea has undergone rapid modernization which has problem on the change of industrial society. This phenomena led the trend that tended to produce residence only in the quantity. However, supply-oriented policies for increasing the penetration rate of housing but only in the mass production of housing, the quality of life has not reached the demand of the residents. In this reason, the purpose of this study is to derive the factors of social integration plan through the public rental housing with characteristics of social housing. Therefore, the subjects of this study are social integration public rental housing in USA, Netherlands and Korea. Specially USA and Netherlands are advanced countries where public rental housing policies and design have been established long ago. In this reason, it is needed to analysis the cases and find a new method to compare with Korea's public rental housing. Accordingly it is expected that the result of case studies shows First, it is necessary to realize a community plan that continuously encourages communication and participation for social integration. Second, It should aim at a mixed community of small-income groups through private-public cooperation rather than government-led large scale public housing construction. Third, it is needed that develop various policies and systems and realize them in social integration plan.

Globally, the issue of aging populations has become a significant one, and while Korea is not yet in the same position as many other countries, it has been changing rapidly into an aged society. Korea will be an aged society and this will increase the problems which are associated with an aged society. So we are in the urgent situation of looking the solutions for aged society problems. On this theme, a society which is rapidly aging has a growing interest with developing solutions for suitable elderly housing. A possible model of elderly housing which accomplished this is shared housing. Shared housing is more integrated in local society, and is designed like a small-scale house concept. Also as it provides benefits for social, economical and practical to the continuance of independent life, the shared housing which gives the possibility of sustainable life in the local society is a unique housing type and not only an extension of a housing community, but also it an alternative plan of social integration. This study is one of the methods for the proposal of an alternative plan for the sustainable housing using a small group workshop. It aims to understand the housing preferences of seniors and introduce various shared housing types to a low-income senior group and offer new information of the shared housing for the future. So I give the source that senior could think about their housing plan and what is housing preference type. The vernacular houses with 田-shaped floor plan at Gangreung have been played important roles in tracing the vernacular living cultures including housing life. But due to the adoption of convenient facilities in vernacular housing lives caused by modernization and urbanization, many changes and transformations have happened at residential space of vernacular houses. This thesis targets to extract basic data to prepare and prevent various problems in process of renovation, extension and function change as installing housing life facilities, and to identify the changes and transformations of them to prepare the proper balances between their original form preservation and residents' convenience living. The results are as follows. The inner wall removal of rooms, the fuel change of cooking and heating, the leveling change of kitchen floor made possible the sedentary lifestyles. And its residential rooms were transformed from two row to one row by inner wall removal, the fuel heating change, the heating method change and the heat insulating materials. The residential extension materials were changed from the traditional materials such as soil, wood, etc to the modern materials such as cement block or brick, sandwich panel, etc. And the modern materials were used and attached to widen residential spaces to the vernacular house because of the easiness of execution. So, it is necessary for 田-shaped floor plan vernacular house owners to distribute printed execution guide book to prevent and minimize the various problems to be shown by extension, renovation and function change.

The purpose of this study is to propose prototypical plans for a dwelling unit applying the concepts of 'open housing' and 'aging in place' for senior citizens living in cities focusing on specific life patterns with chronic disease. Especially, a unit was designed for diabetes patients because diabetes, a representative disease of elderly people, often accompanies complications such as arthritis and Alzheimer disease. A unit design suitable for the convenient life of the elderly people with diabetes will provide a guideline for the similar unit designs of the senior citizens with other diseases. In this study, three types of unit plan are proposed. A-type plan is for type-1 diabetes patients, B-type alt.1 for the independent seniors of type-2 diabetes patients, and B-type alt.2 for the dependant seniors of type-2 diabetes patients. And a support design for a unit plan with the exclusive area of $60\;m^2$ is proposed. The same support design is used for all three unit types. Although the locations of bathroom and storage room are fixed and the location of the kitchen is changeable only in wet-zone. In conclusion, senior residents with diabetes can choose one of three unit types before occupation and the chosen unit type can be renovated by replacing infill systems as the health condition or life style changes.
The purpose of this study is to investigate the effect of floor area ratio incentive system for Long-life housing certification system by simulation of five recently built apartment complexes. Apartments that are certified as superior in Long-life housing can receive 10% of the floor are incentive in Seoul. However, the difference between base and permitted floor area ratio are in general residential area of class 2 and 3 is not more than 20%. limit of feasible allowance incentive is limited. Even if there is an unrealized permitted floor area ratio, there is no reason to apply the Long-life housing certification system preferentially. Because the items of the floor area ratio incentive provided by the District Unit Plan are various, it shows that the floor space ratio incentive for Long-life housing certification system has little effectiveness. To enhance the feasibility of incentives for the Long-life housing certification system, improvement in the urban planning level, including district unit planning, including the design criteria for apartments in Seoul, is needed.

The primary purpose of this study is to provide the managerial guidelines for the comprehensive apartment improvement planning. This plan will consider the time-serial apartment management plan. Through a questionnaire survey, residential satisfactions and demands on apartment units, apartment building and site amenities were investigated. Based on the statistical analysis, residents' demands were assessed. The resident groups were categorized into the three groups considering the apartments' life span where they were living. The results from the statistical analysis were finally compared with the long-term apartment management plan demonstrated in the Housing Code of the Ministry of Construction and Transportation. The major findings of this study were as follows. First, residential satisfaction on the equipments in apartment units was higher than that on the unit plans. Residents' satisfaction on the communal facilities in apartment sites was lower than that on the other factors. Thus, apartment unit plans and communal facilities in sites need to be improved. Second, though we had the three residents' groups, for the results of the residential satisfaction, the groups were divided into two groups: 'less than 10 years group'and 'over than 10 years group'. Considering the residents' demands for the apartment improvement according to the life span of apartment complexes, the habitability factor was demanded by 'the less than 10 years group' and the safety factor by 'the over than 10 years group'. Compared the residents' demands for apartment improvements with the long-term apartment management plan demonstrated in the Housing Code, the improvement cycles demanded by residents were shorter than those in the code. Thus, the management plan in the code should be reconsidered.
