  • The long-life housing certification system must have been applied more than 1,000 households apartments since 2015. The basic design guideline for the popularization of long-life housing has been developed in 2017, which include the concept of long-life housing and basic principle of design long-life housing. The demonstration project of long-life housing is be currently under construction in Sejong-si. The aim of this study is to find items on design checklist considering construction stage. The main goal is the development of design manual of long-life housing.

  • It becomes increasingly important to develop sustainable housing to protect environment. The certification system for long-life housing was made to use houses for more than one hundred years in 2014. The long-life housing should be able to meet new demands by change of the population structure; low birthrate, aging and increase of single households. Therefore, it is necessary to suggest a prototype of long-life housing for partial rent. The objective of this study is to suggest a prototype for dividing housing in the long-life validation complex, which has design consideration for dividable house. The construction costs of a prototype for dividing housing is evaluated by comparing with other prototype without regard to dividing housing. The results were as follows: (1) The prototype for diving housing should be added an entrance, bathroom, kitchen for tenant, and above all, maintenance fees for tenant have to be managed seperately from house owner. (2) The equipment system for dividing housing should be designed when planning the space of house. However, design for diving housing should be reflected the unit plan at a minimum on what will and will not happen.

  • The general housing causes various environmental problems on the squandering of the resources and the production of the construction wastes, as it was removed and rebuilt because of the short-life in 20-30 years after constructing. The short-life of the general housing makes the rebuilt-term short and takes a negative attitude in maintenance. In the other hand, the long-life housing is constantly dwelling house that considers the carbon reduction among the world issues, Support and Infill. The long-life housing promotes the durability of Support and maximize the variability of Infill through separation of Support & Infill. It's useful dwelling house in maintenance as well as various life-cycle and life style. As the maintenance guideline of dwelling house is used for long-life housing, there is not distinction considering who controls maintenance and there is not conception considering alteration, variability and convenience. Consequently, it is required to develop the proper maintenance guideline applied maintenance process for long-life housing. Therefore this study shows efficient maintenance guideline for manager in long-life housing.

  • The domestic housing paradigm has changed from quantitative growth to qualitative growth, and demands for pleasant living environment and meeting basic living conditions have increased due to increased living standards of the people. In a related move, the Ministry of land, Infrastructure and Transport introduced "long-life housing construction standards" in the Article 21 paragraph 6 of the Housing Act through a revision of the Housing Act in December 2014, devised detailed criteria and enforced the Ministry of Land, Infrastructure and Transport, titled "long-life housing construction certification standards" which require long-life housing certification in construction of apartment houses that accommodate more than 1,000 households. In this regard, A survey of consumers was conducted to collect opinions about consumers' perception and requirements regarding long-life housing, and thus to promote long-life housing and improve certification system criteria. The general public who wish to purchase housing were selected as the subjects for the present study, and the survey was conducted at the site of apartment house PR hall in Seoul and Gyeonggi-do as of January 2015. The result of this study is an opinion survey of long-life housing consumers. For future work, additional research is needed to establish legal standards and devise support systems, along with technology development for long-life housing.

  • The purpose of this study is to analysis web sites which relate to housing environment on Internet and to suggest guidelines which are needed in digital life. Data are in 53 web sites searched by housing environmental word such as people, living, town and so on. The web sites are analyzed by key words. The results of this study were as follow: The web sites are divided into e-housing community, e-housing management, e-housing workplace and e-housing design. These are the digital life of new type. E-housing community sitess key words are 3D virtual world, chatting, information, service, community etc. E-housing community is related to making new wired community cross time and space. E-housing management sitess key words are guard management, apartment management, building management etc. E-housing management sites provide the useful information of housing management. E-housing workplace sitess key words are virtual office. conference etc. E-housing workplace sites enable us to work in cyberspace. E-housing design sitess key words are design, interior, furniture etc. E-housing design sites provide marketing, consulting and designing in relation to the house. The web life style on cyberspace is common and makes many changes happen in house life and environment.

  • In order to solve housing shortage, an apartment has been built and supplied in large quantities in Korea. As such a result, the apartment became a typical housing type in Korea. However, the housing became vulnerable to accommodate rapidly changing life-style & life-cycle of koreans and was lost the concept of Korean traditional housing for inheriting and developing Korean traditional culture. Therefore, this paper aims at eliciting of design elements for development on standard model of long-life housing with durability & flexibility based on data derived from housing consumers's questionnaire survey and expert's opinion surveys. We expect that the standard model developed on the basis of open building applying support & infill elements will be used as a standard model for planning future long-life housing with capacity.

  • The ultimate objective of this research is to develop the technologies for the construction of 100-year housing as the first task for improving housing environments. The technological development of 100-year housing makes it possible to advance construction technologies and part development, to develop long-life housing with durability and Flexibility responding to customers' needs for future living space. At first, for this purpose, the applications according to the types of the Standard Model of Long-life Housing are proposed to respond to the life-cycle of near-future demographic and social structure, and the construction of the Mock-up House execute based on the location selected during the 2nd year and the basic plan. Then the Standard Model of Long-life Housing are advanced and proposed through evaluating the field applicability of the Mock-Up House.

  • The purpose of this study is to investigate the effect of floor area ratio incentive system for Long-life housing certification system by simulation of five recently built apartment complexes. Apartments that are certified as superior in Long-life housing can receive 10% of the floor are incentive in Seoul. However, the difference between base and permitted floor area ratio are in general residential area of class 2 and 3 is not more than 20%. limit of feasible allowance incentive is limited. Even if there is an unrealized permitted floor area ratio, there is no reason to apply the Long-life housing certification system preferentially. Because the items of the floor area ratio incentive provided by the District Unit Plan are various, it shows that the floor space ratio incentive for Long-life housing certification system has little effectiveness. To enhance the feasibility of incentives for the Long-life housing certification system, improvement in the urban planning level, including district unit planning, including the design criteria for apartments in Seoul, is needed.

  • The purpose of this study was to analyze the transition of housing facilities and the technicalization of the housing life through the newspaper advertisements between the 1970s' and 1990s'. The modernization on multi-family housing life since 1970s' was come true by functional equipments. Although the improvement on the material environments deteriorated the modernized life to the commercial uniformity.

Effects of Traditional Minds on Housing of the Middle-aged on Residential Demands for the Elderl Life (중년층의 주거의식에 내재된 전통성 요인이 노후 주거환경 요구에 미치는 영향)

  • The purpose of this study was to develope a housing suitable for the Korean elderly by analyzing traditional minds on housing of the middle-aged. Data were collected by the questionnaire from 696 middle-aged in 40's and 50's living in Chinju area. Collected data were analyzed by using statistical methods of One-Way MANOVA, scheffe's test, and multiple regression analysis which were processed with SAS. Following are results. 1) Middle aged people had four main traditional factors in their minds: a propensity toward traditional indoor atmosphere, traditional housing space, traditional housing value and ceremony space & traditional life style. 2) Socio-demographically, a propensity toward traditional housing space and ceremony space & traditional life style were significantly different between sexes, but not by educational level and income. A propensity toward traditional indoor atmosphere and ceremony space & traditional life style were different between housing types. 3) However, there were a significant difference between variables such as sex, educational level, income and housing type in residential demands for the elderly life. 4) Sex, housing type, a propensity toward traditional housing space and traditional housing value influenced residential demands for the elderly life I indoor and outdoor environments, nearby facilities and available services all of which were minor items in the demand for the elderly life.
