웹사이트에 나타난 디지털 라이프의 특성 분석 (A analysis on the characteristics of digital life reflected in web sites)

  • The purpose of this study is to analysis web sites which relate to housing environment on Internet and to suggest guidelines which are needed in digital life. Data are from key words in 53 web sites searched by housing environmental word such as people, living, town and so on. The results of this study were as follow: The web sites are divided into e-housing community, e-housing management, e-housing workplace and e-housing design. These are the digital life of new type. E-housing community sites make new wired community cross time and space. E -housing management sites provide the useful information of housing environment. E-housing workplace. sites enable us to work in cyberspace and e-housing design sites relate to consulting interior design. The web life style on Internet is common and makes many changes happen in house life and environment.

  • In the 21st century, Korea had radical economic development with accelerating urban sprawl, and following declination with social polarization. City declination makes socially vulnerable people unstable and increase homelessness. The projects revitalizing decayed area utilize local idle spaces to build new facility with creative supportive programs. The purpose of this study is to analyze inclusive characteristics of a supportive housing 'The Brook'. A field visit walk through observation and in-depth interview were utilized as research methods. The information of a representative supportive housing field will promote understanding the concept, and create base for further research. As results, state and knowhow of information concerning housing first policy, active government investment, space planning, management, social integration, service providing, architecture and so on offered to facilitate inclusive insights. In conclusion, the characteristics of supportive housing were realistically analyzed through a field research. This research is significant to introduce initially the effective supportive housing which has been practiced for 30 years in USA to that needs alternatives for the socially vulnerable in Korea.

일본의 임대주택제도 및 농촌주택사업에 관한 연구 (A Study on Public Rental Housing Policies and Rural Housing Projects in Japan)

  • To ensure the revitalization of rural communities with viable levels of population, various agricultural policies are needed. Attaining this goal demands a comprehensive plan to improve rural housing conditions in general, along with more proactive policies dealing with existing rural housing problems by providing public housing options. The purpose of this paper is to suggest a set of base data which can provide direction when proposing prospective housing policies which comply the peculiar and changing needs of rural communities. To establish the base data, the study reviewed all the relevant issues, requirements and resources in the course of developing rural housing regulations and policies. Some municipal organizations have implemented independent housing programs for returning farmers. They provide one-stop service corners to provide returning farmers comprehensive counseling and information about employment, child-rearing and education, housing, and etc. in their municipals. Agricultural housing projects nowadays focus on promoting voluntary establishments of local communities by providing comprehensive plans for public housing, idyllic housing and other interchange facilities. Recent trends on housing project take into consideration both residential areas and their surrounding landscapes at minimum investment possible. The efficient investment of regional housing development lies in the simultaneous consideration on both the construction and operation and management of housing development from beginning to end.

울산시 중장년층 가구의 주의식과 주거선택 (A study on Housing consciousness and Housing choices of Middle old aged Household in Ulsan Area)

  • This study is aim to execute multiple analysis about housing plan to target middle old aged households. This results can be applied to an important information for housing plan of middle old aged households to search about how does housing plan realized through their consciousness, satisfactions and selection preference of housing. The detailed purpose of this study is stated in below. First, this study shows specific attributes of middle old aged households. Second, this study shows the consciousness of middle old aged households for housing. Third, this study shows the preferences of middle old aged households for housing. Forth, this study also shows the upcoming housing plans through the consideration of their consciousness and preferences for housing selection. All data of this study was achieved through questionnaire survey, personal interview and photo shooting. Totally three hundred seventy copies were used for final analysis to target middle aged people after forties in Ulsan. The questionnaires in this survey were consisted of 5 major items such as the attributes of social demography, housing values, preferences, satisfactions related to results of consciousness and housing choices.

  • 정확하고 신속한 주택 통계를 도출하기 위해서는 관련 정보를 생성하는 여러 정보시스템들의 연계하여 데이터를 통합할 수 있어야 한다. 또한, 체계화된 업무프로세스를 수립하여 데이터의 중복이나 오류 등의 문제점을 해결할 수 있어야 한다. 본 연구에서는 국가정보시스템인 건축행정정보시스템(세움터), 주택공급통계시스템(HIS), 부동산실거래관리시스템(RTMS)을 중심으로 주택공급관련 프로세스를 분석하고 효율적인 프로세스 방안을 제시함으로써 향후 주택통계 업무프로세스 수립에 활용될 수 있을 것이라 기대한다.

  • 오픈플랫폼 기반 주택시장 분석 플랫폼은 Linux(CentOS) 서버를 운영체제로 주택 분야 빅데이터 수집/가공/분석/예측을 위하여 Hadoop 기반으로 구축한 플랫폼이다. 오픈소스 플랫폼을 기반으로 다양한 대규모 데이터를 분석하고, 미시/거시 모델을 적용하여 그 예측력을 검증하고자 한다. 본 연구에서는 기존 방식으로 분석하던 Windows 기반의 E-Views 거시 분석 모형을 오픈소스 분석 플랫폼을 구축하고 이와 연계하여 결과를 도출하는 방안을 제시하고자 한다.

  • 임대주택에 입주하고자 하는 이용자들은 복잡하고 다양한 유형의 임대주택에 대한 정보를 쉽게 얻을 수 없어서 많은 어려움을 겪고 있다. 또한, 정부차원의 주택관련 통계 역시 수작업으로 인한 부정확성 및 관련 정보시스템들 간의 일관성 결여로 정책수립에 있어서도 정확한 정보지원을 제공받지 못하고 있다. 본 연구에서는 임대주택에 관련된 정보 실태 및 사용자 요구도 조사를 통해 임대주택 정보시스템의 설계 방향을 제시하였다. 추후 임대주택종합정보망이 구축될 때 제시된 방안이 활용되어질 수 있을 것이라 기대한다.

주택시장과 주식시장 간의 정보 이전효과의 연구 (The Empirical Information Spillover Effect between the Housing Market and the Stock Market)

  • 본 연구에서는 주택시장과 주식시장 간의 가격 및 비대칭적 변동성 이전효과(asymmetric volatility spillover)관계를 살펴보기 위해 주택 및 주식 가격지수를 이용하여 EGARCH 모형으로 분석하였다. 분석기간은 1986년 1월부터 2021년 6월까지 이고, IMF 외환위기 전후기간의 정보 연관성을 살펴보고자 하위기간으로 1986년 1월부터 1997년 12월까지 IMF 외환위기 이전기간과 1998년 1월부터 2021년 6월까지 이후기간으로 구분하여 분석하였다. 주택시장과 주식시장 간의 비대칭 변동성 이전효과 분석에 EGARCH 모형이 적합한 것으로 나타났다. 가격 이전효과는 주식시장에서 주택시장으로 일방향으로 존재하는 것으로 분석되었으나, 반대로 주택시장에서 주식시장으로의 이전효과는 존재하지 않는 것으로 나타났다. 비대칭적 변동성 이전효과는 주택 및 주식시장 양 시장에 존재하는 것으로 나타났다. 주택시장에서는 IMF 외환위기 이전기간에는 비대칭적 변동성이 부(-)의 효과이나 그 외에는 모두 양(+)의 효과를 보였고, 반면 주식시장에서는 IMF 외환위기 전후 모든 기간에서 부(-)의 효과를 보였다. 이는 주택시장은 악재보다 호재에 더 영향을 받고, 주식시장은 호재보다 악재에 더 영향을 받는다는 것이다. 따라서 정보의 유형별로 수익의 변동성을 식별하는 것이 중요하다.

미국 아파트 노인거주자의 주거이동 의사, 주거이동 고려이유 및 주거 선호에 관한 연구 (Intention to Move, Reasons for Considering Moving, and Future Housing Preferences of Senior Residents Living in Multifamily Housing in the United States)

  • This study identifies intention to move, reasons for moving and housing preferences of US residents 55 and older living in non-subsidized and market-rate multifamily housing in the United States. Data were collected using an on-line survey; mixed methods were used for data analysis (N=431). Results show that more than half of the respondents intend to move. Senior residents who were younger than average age of the respondents, not married, renters, had no elevator, and reported lower residential satisfaction with their housing unit, multifamily housing community and local area were more likely to intend to move. Seven reasons for considering moving were found: finance, health, lifecycle stage, housing unit, multifamily housing community, other. When asked about their future housing, more than 80% desired independent living rather than assisted living facilities or nursing homes, 40% wanted to live in multifamily housing, and 51% hoped to own their housing rather than renting. The findings offer meaningful information to the multifamily housing industry in the United States and in countries where the population is aging and where multifamily housing is the predominant housing type.

주거복지 현장의 전문인력 직무내용과 특성 분석 (Analysis of Roles and Responsibilities of Housing Welfare Professionals in Fields)

  • The study aimed to analyze roles and responsibilities of housing welfare professionals in fields in order to provide directions of the Housing Welfare Professional Certificate program operated by the Korean Housing Association. In October 2013, a series of interviews were performed to five housing welfare professionals in local governments, public enterprises and private organizations in order to explore field cases. Additionally, administrative works related to housing welfare were explored based on information from local government websites. It was found that roles and responsibilities of housing welfare professionals included a wide range of works such as provisions and management of public rental housing, housing counseling, investment and analysis of residential environment, exploring resources, education, and improvement of poor-condition housing and urban environment. In order for more efficient and effective provisions of housing welfare services, it was suggested to improve housing welfare service delivery systems and to make clear definition of job ranges, and knowledges and experiences required to be housing welfare professionals.
