A study on the Analysis of Actual Condition of Residental Environment for the Eldery Residing in Daejeon (대전시 노인의 거주환경실태 조사연구)

  • The purpose of this study was to identify the actual condition of residential environment for the elderly residing in Daejeon. The data were collected through interviews and structured questionnaires. The sujects were 583 elderly people over the age of 65 in Daejeon. Sociodemographic characteristics, living characteristics, housing characteristics, neighborhood environment types, actual usage condition of neighborhood environment, relationship between sociodemographic characteristics and actual usage of neighborhood environment, actual condition of unit interior, were surveyed. The data were analyzed with frequency, percentage, χ²-test, mean using the SPSS package. The major findings were as follows. Features of unit interior which pointed generally were deterioration, soundproofing and size. Features of unit interior which need to be carefully planned were removal of height difference of entrance, removal of the thresholds, installation of emergency bell and room heating control facility. The facilities provided highly within the subject's residential environment were the eldery facility, church, hospital, bank, restaurant, beauty salon/barbershop, supermarket. and the facilities provided lowly were recreational facility, library, elderly school.

A Study on the Effect of Accessible Design Features of Housing and Public Facilities on the Quality of Life of People with Disabilities (주택과 공공시설에서의 접근가능한 디자인 요소가 장애인의 삶의 질에 미치는 영향에 관한 연구)

  • There is a growing awareness that physical barriers affect the level of independence of people with disabilities. Many researchers insist that barrier free design could influence independence living and quality of life of the disabled. The purpose of this study is to find out the effects of accessible design features of house and public facilities on quality of life of disabled people. A total of 189 questionnaires from the disabled who visited public welfare facilities was analyzed. In order to find out what variables among accessible features in housing and public spaces impact quality of life, multiple regression analysis was carried using SPSS 14. The results showed that accessible designs significantly influence quality of life of the disable. The main reason in which the disabled have difficulties when they move outside is a lack of accessible amenities and facilities. Particularly in house design, accessible main entrance route and accessible main entrance door, and removal of floor level significantly affects quality of life of the disabled. For public spaces, accessible main entrance and installation of ramp or removal of floor levels of main entrance and corridor increase quality of life people with disabilities. This paper suggested that the improvement in housing and public space, in which regulation or bylaws do not specify, should be made to increase accessibility for life quality of the disabled.

  • The purpose of this study is to find the architectural characteristics of Verbena Heights, super high-rise complex housing, which has been most highly evaluated as a new town development model in Hong Kong, as a successful case of new housing type and sustainable design. The analyzed features of Verbena Heights are as follows; 1) Formation of various open spaces by a creative layout. 2) Enhancement of natural ventilation and daylighting by a linear plan instead of conventional cruciform plans. 3) Applications of integrated facade design for noise mitigation and for sunlight shading. 4) Adoption of energy-efficient devices, use of recyclable materials, and improvement of livability by a sustainable design process. These architectural characteristics provide the high-density high-rise housing with more efficient and comfortable environments for residents. And it is proved that the sustainable design can enhance the quality of dwelling environment.

  • This research starts from the questioning of current housing development situation on hilly sites in Korea. It aims to investigate various design techniques of row-rise housing as an alternative housing type on hilly sites. Several generic solutions are proposed by considering the density of dwelling, parking plans, exterior space and access patterns, making full use of geographical features of hilly site and existing facilities. In order to promote development feasibility of proposed plans, the efficiency of the proposed techniques are verified in terms of development density, enhancement of community space, habitability of housing.

  • The fast and competitive urbanization has accelerated unbalanced land utilization and housing, thereby producing large number of decaying areas and socially disadvantaged population, while generally promoted citizen's quality of life. Since rental housing policy, therefore, has emerged as a major important issue to solve these ever increasing problems, new concepts in leading examples need to be explored to stimulate creative ideas for future housing improvement. The purpose of this research is to extract successful factors of a leading rental housing 'Manhattan Plaza' in New York city, expecting useful implications for housing improvement in Korea. Field visit and in-depth interview for data collection and qualitative approach for analysis were carried out. As results, its successful sustainability and fame were found to be attributable to following concepts, such as, socially integrative mix of diverse residents, residents' participation in management, privacy respect administration, considerate planning and design features of physical environment. The latter, especially, were prominent in peripheral spaces, indoor and outdoor community spaces, and private spaces. Based on the results, suggestions were made for future Korean rental housing development.

A Study on the Characteristics of Groups Selecting Different Planned Housing Alternatives in Later Life -With Focus to Levels of Work Opportunities, Leisure Activities and Services- (노인계획주거 대안선택 집단에 따른 특성 비교 -일ㆍ여가ㆍ서비스 제공 수준 차이를 중심으로-)

  • The purpose of this study was to identify the general characteristics of test subjects in association with three planned housing alternatives in different focus level of work opportunities, leisure activities and services. Subjects used in the study were people in their 50's who were surveyed in 2002. A total of 464 subjects were selected from 556 samples. Statistical significance was found between the preferred housing alternatives and the subjects' background including education level of the subjects and their spouses, monthly income, assets, subjective economic capabilities, and housing size. However, there was no statistically significant differences in recognition of housing problems for later life among groups. Groups selecting different planned housing alternatives showed statistically significant differences for some features of the senior housing. From these results, it is proposed that various designs based on the levels of work opportunities, leisure activities, and services for the senior housing should be provided to satisfy the demands.

  • According to Plato's ontology, we lead our lives by establishing a relationship with others in the society. However in rapidly changing era, our lives was gradually moving towards personal tendency. Even for the relationship with family, not with others. Thus, awareness about owning properties has changed due to the sociocultural factors and increase number of single-person households. So in this study, the considerations for single-person housing were perceived through preceding research, and the elements making spatial boundary of shared housing were drawn to make rational space sharing based on the boundary with others and of the living environment. With overall analysis based on the spatial boundary features of planned shared housing, the plan characteristics according to the spatial boundary of the current shared housing is to be drawn and analyzed. Third, The expressive and structural features of spatial boundary as above appear with mutual flexible connectivity, And the result shows that the modularity was the highest. Among them variable coupling modularity of shows how it is possible to combine efficiently and variously the private and public spaces with regularity of 'space of optimal unit'. This study drew plan characteristics from more detailed space border of shared housing. Therefore, The basic framework of the characteristics spin for the cases that newly emerge later on.

A Study of Potential Buyers' Consciousness of Single-Family Housing in Ulsan (단독주택에 대한 울산시 거주자의 주의식 연구)

  • The purpose of the study was to identify the potential buyers' consciousness of single-family housing to provide useful data to help future single-family housing supplies in Ulsan. The study selected residents in Ulsan, who were over twenty and had an interest in living in a single-family housing. A survey was conducted from September 11, 2008 to September 25, 2008. The sample consisted of 364 persons who are currently live in Ulsan metropolitan area. The results are as following. About two thirds of the sample had the desire to live in a single-family housing. Moving into a single-family housing had financial preparation as the greatest issue. When moving into a single-family housing, the convenience of the residential district was the greatest consideration, whether or not it is a green environment, pollution level, etc. The potential buyers valued environment-friendly features and also had a very strong desire to own their own house. Many of them wanted to design and build their own single-family housing within a budget of 100-200 million KRW. In terms of the location, there was a higher preference for the riverside or lakeside rural areas outside the city. In terms of size, the preference was less than $330m^2$, which includes $99-132m^2$ for residential. When considering a single-family housing the direction was the most important feature, along with eco-friendly and safer materials and equipments. When building the single-family housing the potential buyers considered the community spaces first with a preference for having three bedrooms and two bathrooms. For the exterior, they wanted a unique shape of roof and there were high preferences for brown and beige colors. In terms of housing complexes, the potential buyers preferred individual unit types over complexes. If they preferred housing complexes, they wanted the cluster form complex with about 10-30 units. The complex also required a park-like setting with a guard system, which shows that convenience and safety were the most important features. In terms of complex management, they considered environmental management as the most important feature. The potential buyers were willing to pay belw 200,000 KRW, which showed their desire to minimize financial burdens.

Post-Occupancy Evaluation of Housing Environments of Jangyou New Town in Gimhae (장유신도시 주거환경에 대한 거주 후 평가)

  • The purpose of the study was to perform the post-occupancy evaluation of housing environments of Jangyou New Town in Gimhae. The data for the analysis was collected through questionnaire survey method from August 10 to 27, 2010, and the sample consisted of 524 respondents living in apartment complexes in Jangyou. The features of housing environment were categorized into unit housing, apartment complex, and neighborhood and total 28 specific items were included in the evaluation. The data were analyzed using descriptive statistics and analysis of variance with Duncan's multiple range tests. The results were as follows: 1) Overall evaluation of housing environment of the residents in Jangyou were relatively high, expecially in floor plan layout of unit housing, self-expression through apartment complex, and natural environment of neighborhood. 2) The demographic and housing variables that had significant influences on the post-occupancy evaluation were age of the respondent, monthly income, apartment size and tenure type of apartment. Respondents who were over sixty years old, with monthly income of less than 2,000,000 won, or living in public rental apartments were more likely to evaluate overall housing environment positively than rest of the respondents.

Analysis on the current housing types for development of social integrated housing models responding to family diversity (다양한 가족유형에 대응하는 사회통합적 주거모델개발을 위한 주거현황 분석연구)

  • While we go through a rapid change in society, family types composing social relationship underwent lots of changes. Recently the range of family is included not only families on the basis of blood relationship but also single family, a one-parent family and non-blood relationship family. Now we need not unified types of housing but social integrated housing models responding to family diversity. The purpose of this study is that examine family diversity through social statistics and demography and grasp the current housing types responding to family diversity. The features of family diversity are reducing the number of family member and turning up a unformal family type. At the social statistics and demography in 2005, the number of family member is only 2.9 people per family. Due to decline of birth rate and change of marriage consciousness, various family types appear and increase such as single family, a one-parent family and non-blood relationship family. But there is lack of housing types responding to such family diversity. This study will be a basic research to develop social integrated housing models responding to family diversity. Housing must be sensitive to change of family type, so it responds our needs based on thorough understanding on various housing life.
