대학연계형 은퇴주거단지의 계획 및 운영상의 특성분석 연구 - 미국의 사례를 중심으로 - (An Analysis of University-Based Retirement Communities' Architectural and Managerial Features - With a Focus on Two Cases in the United States -)

  • Many researchers addressed a strong need for providing diverse senior housing options to accommodate different demands from the growing senior population in Korea. One option can be the university-based retirement community (UBRC) which is linked to the adjacent universities and offers various physical, educational, and recreational programs for residents. The primary purpose of this study was to identify major features of the UBRC in terms of development, management, level of college participation, and types of care services for senior residents and to suggest future implementation directions in Korea. Two cases from the United States were selected and investigated to accomplish this goal. Main features of the UBRC were identified as follows: The university linked to each subject community was strongly involved in the development process. Their original residents were mainly recruited from university retirees. The strong university involvement became diminished as the retirement communities got settled down. This study analyzed these architectural, managerial, and development features and suggested future implication directions of university-based retirement communities in Korea.

강소주택 실효성 논의를 위한 일본 소형주택 공간 활용 사례 분석 (A Case Study of Space Utilization on Compact Houses in Japan to build Compact-but-effective Houses in Korea)

  • The objective of this study is to find a possible application of small space utilization of GangSo Housing, so called compact-but-effective housing, through analyzing that of Japanese small housing. We analyze openness of view and flexibility of spaces divided by the physical and architectural aspects as first component and the psychological and interior space aspects as second component. The results showed that Japanese small houses have various unit plan compared to uniformity of Korean houses. Openness of view in Japanese small housing is accomplished by letting in light from the outside using position and shape of the window, looking more spacious using courtyard, void spaces, or sliding door hanging from the ceiling, and creating deception of view using floor-wall plan and appropriate materials. Flexibility of spaces is achieved by combination of first and second components, multipurpose of space and furniture, and variety of storage methods. It is necessary to improve spatial efficiency with consideration of volume-metric planing rather than flat-plane and develop various unit plans to meet residents' needs and demands on compact-but-effective houses.

유럽 컨테이너 건축물의 사례분석을 통한 국내 적용방안 (A Case Study on the Planning Characteristic and It's Application of Container Architecture in Europe)

  • The purpose of this study was to analyze the planning characteristics and it's application of container architecture as case study. Field survey was used to analyze the spatial planning characteristics in terms of development outline, appearance, exterior, floor plan and interior of eight famous cases in Berlin, Hamburg, Hannover, Amsterdam and Paris of Europe. The results of this study were as follows; Firstly, good examples of container architectures such as student housing, social service center, temporary medical facility and cruise terminal in Europe suggested the potential of domestic applicability in various purposes and development. Secondly, various types of freight container, building container and module frame system should be developed with their reprocessing environment. Thirdly, it is necessary for us to develop ISO type(20~40ft) container and standard plan with interior and storage design reflecting demands of residents. Finally, the use of container module will be an environmental-friendly alternative for its modularity and reusability, so it should be used as it is without severe deformation. The development of environmental friendly energy sources such as hydro and solar power is necessary for domestic container architecture as well. The container design should include the use of high quality of exterior finishing materials and the plan of aesthetical color planning to make the building a local landmark.

소규모 주거공간의 효율적 활용을 위한 공간계획 사례연구 (Case Study of Spatial Planning for the Efficient Use of Small Dwelling Space)

  • In the domestic housing market, uncompleted lot-solid apartments and unoccupied residences are increasing in the medium-large scale area whose rents and transactions have been unstable, as going through the financial crisis and economical recession. Demands for small-scale housings are steadily increasing by practical consumer group who don't need large places, which are often not needed for the current people who are spending most of their time outside of their houses. Therefore, this study proposes the useful methods for spatial planning for small-scale houses for multiple households, including variable form, levels form, multi-level form, and smart-sizing. For efficient spatial planning for that purpose, here, small-scale housings are not limited to places for families with 1-2 members, but considered as one of broader approaches to graft various households and families. In addition, we examined the existed trends of researches about spatial utility of small-scale places, and did the research about the status of small-scale housing developments, and then proposed the direction for future small-scale housings by analyzing the advanced examples.

Pedestrian Environment Evaluation for Health-friendly Apartment Complexes : Focused on Busan

  • With a view to the residential environment plan to improve the quality of life and health status of dwellers, the purpose of this study is to explore the co-relation between pedestrian environment and health performance in apartment complexes and to analyze the residents' evaluations on pedestrian environment for 'pedestrians-friendly residential environment'. The method of this study was research review and questionnaire survey research. Questionnaire surveys were conducted with the housewives at the two subject apartments in Busan. Based on tools to assess pedestrian environment, this study analyzed correlation between health-related satisfaction with residential environment and satisfaction with pedestrian environment. Satisfactions with pedestrian environment showed a strongly positive (+) correlation with contentment with health-related residential environment Second, this study analyzed residents' use, demands, and satisfaction for pedestrian environment. More active pedestrian environment are required (i.e. a trail or sports facilities) to create residential environment which could support the enhancement of physical health To perform the mean comparative analysis and correlation analysis of the survey results, PASW 18.0 was used.

주택 트렌드 분석을 통한 공공주택 디자인 방향설정 연구 (A Study on the Design Directions for Public Housing through Trend Analysis in Housing)

  • 본 연구는 주택 트렌드를 분석하고, 이에 따른 공공주택의 디자인 방향을 제시하는 것을 목적으로 한다. 이를 위해 인구 가구 변화, 사회 변화, 정책 제도 변화, 기술 변화 등의 주택 트렌드 영향요인을 분석하였으며, 공공주택 디자인 현황을 분석하고 전문가 의견수렴을 거쳐 앞으로 공공주택이 추구해야 할 디자인 방향을 제시하였다. 우리 사회는 인구성장률이 둔화되고 가구분화가 심화되고 있으며, 소득수준의 증가로 거주자의 다양한 요구가 증대되고 있다. 또한 지역별로 주거수요가 분명한 차이가 나타나고 있고, 중 소형 주택공급과 소규모 개발이 확대되고 있으며, IT와 녹색기술이 급속히 발전하고 있다. 이에 따라 향후 주택 트렌드는 '수치제어에서 성능중심'으로, '중앙주도에서 지역중심'으로, '단위세대에서 도시중심'으로 전환되어야 한다. 현행 공공주택 디자인은 최근의 주택 트렌드를 반영하고 있으나, 주동수를 줄이고 중앙광장을 가운데 두면서 통경을 확보하는 계획경향이 대부분 나타났다. 이는 지역의 입지특성과 주거요구를 반영하는데 한계가 있으므로 앞으로 공공주택 디자인 과정에서 입지특성과 지역사회에 대한 고려가 요구된다. 이러한 결과를 종합하여 본 연구에서는 공공주택 디자인이 추구해야 할 기본방향을 '수요변화 대응', '입지특성 반영', '지역사회 연계', '녹색환경 구현', '주거성능 확보'의 5가지로 제시하였다.

덴마크와 스웨덴 코하우징의 물리적 특성에 대한 연구 (A Study on the Physical Feature of Cohousing Projects in Denmark and Sweden)

  • Korea has experienced serious changes during the last several decades of industrialization. Limited land resources and excessive rural-to-urban migration inevitably resulted high-rise apartment housing development. However, apartment housing couldn't follow up social change and residents' needs. Turning into the 21st century, there are great demands for the diversification of housing style and amenity of housing, which include enhancing community lift through proper collective environment. To solve these problems, cohousing has been introduced in Scandinavian countries. A primary goal of cohousing is the desire of residents to live in a socially supportive setting. People can do housework together and also can promote active mutual relationship among residents in the community. Physical feature of cohousing, in combination with social organization factors, may serve to enhance or support the sense of community sought by residents. In this point of view, the purpose of this study is to find out the physical feature of cohousing in Denmark and Sweden. First, it is to figure out the background and development of cohousing in Denmark and Sweden. Then, by making clear physical features between similarity and difference of two countries of cohousing through case study; such as housing type, the circulation patterns, common facilities and etc. This paper could suggest a possibility of application of cohousing in Korea to present how they encourage emphasize design aspects that increase the possibilities for social contacts and the sense of community. Also, it goes on to suggest that the educational program and the support from the government.

분양자율화 이후 민영아파트 주동 공용공간의 디자인 특징 - 대구광역시 고층.초고층아파트를 중심으로 - (A Study on the Design Characteristic about Public Space of Privately-built Apartment Housing after the Enforcement of Price Deregulation - Focused on the high rise apartment in Daegu -)

  • The purpose of this study is to examine the design characteristic about the public space of privately-built apartment housing after the enforcement of price deregulation in Daegu. The public space of the multi-family housing is monotonous and closed according to the position of an elevator and a stair hall by the 1990's. However, the housing has been gentrified since 2000 because of demands of residents and purpose for selling in lots. Thus, the recognition of the apartments has changed and this change has led to extend the living territory and magnify the role of the public space where help interact with neighbors. This study is based on the survey of thirty nine apartment complex. Also, by using an analysis derived from a precedent study, design elements in approach and interior space of apartment residents are comprehended. The characteristic of the porch is researched and divided according to a roof of porch, form as the door, material of roof, wall, the ceiling and floor. Interior space is analyzed by several elements; forms of core, forms, materials and lights of ceiling, materials of walls and floors, existence and nonexistence of windows, and extra interior components etc. As a result of the study, After the enforcement of price deregulation, the public space of apartments has had improved quality in materials and design and the community center for residents such as waiting rooms and spots facilities has appeared. However, the traffic line of interior space has been very intricate. Also, sports facilities and waiting areas are limited to some apartments.

주택성능등급과 친환경건축물인증의 평가방법 비교를 통한 개선안 연구 -환경관련등급을 중심으로- (A Study on the Improvement of Assessment Criteria for Housing Performance Indicator System and Green Building Certification Criteria)

  • A variety of Certification systems are initiated, as increased demands for housing quality of building & house owner. New building and apartment built in Seoul metropolitan should acquire Building Energy Rating System and Housing Performance Grade indication System, Green Building Certification System. Building Energy Rating System could be acquired through the certification from energy performance index of environment grade in Housing Performance Grade Indication. Between Housing Performance Grade Indication and Green Building Certification System, There are troublesome to acquire certification because a lot of assessment items are overlapped. At a result, the rational and efficient certification system should be initiated not only to avoid overlap among those certification systems and promote Green Building market share but also efficient certification system operation. We will discuss on assessment items between Housing Performance Grade Indication System and Green Building Certification System and release the improvement method those Certification Systems to avoid overlapping to assessment items.

  • 정부에서는 국가정책 아젠다인 '저탄소 녹색성장'을 실현시키기 위한 노력들을 전산업부문에 걸쳐 진행하고 있다. 건설산업 부문도 예외가 아니어서 에너지 및 온실가스 배출저감을 위한 기술개발이 활발히 이루어지고 있으며 특히, 건축물은 국가 총에너지소비의 20% 이상을 차지하고 있어 주거건물의 에너지 효율화 및 이산화탄소 배출량 저감은 국가적으로 시급한 과제라 할 수 있다. 또한 최근 사회적으로 이슈화되고 있는 주택전세난으로 서민들의 고통이 가중되고 있어, 시장수요에 능동적으로 신속하게 대응할 수 있는 주택생산시스템이 요구되고 있다. 이에 본 연구에서는 친환경적이고 시공 효율성을 극대화시킬 수 있는 시스템을 구축하기 위해 국내 유닛 모듈러 주택생산체계를 조사 분석하여 문제점을 찾아내고 이에 대한 개선안을 제시함으로써 유닛 모듈러 주택의 활성화 기반을 위한 제시하고자 한다.
