A Study on the improvement of Residential Environment in Housing Area (주거단지내의 주거환경개선 방안에 관한 연구 - 이면도로 공간을 중심으로 -)

  • This study is about the improvement of housing environment through the research and analysis on how district-level roads are used and what the residents want about housing environment. The results are as follows: 1. As a result of the research on space usage, we could get the conclusion that street furniture occupies much space in the district-level roads, and the main causes of the space usage problems are from cars. 2. Because much space is used for parking, the district-level roads supposed to be the place for the pleasant and safe housing is changing into the main cause of the housing problems. Therefore we should find how to prevent the housing environment from being deteriorated through pridicting the traffic generation of future residential area. 3. Most residents park their cars near their houses in the district-level roads. In order to solve this problem, we have to secure the parking space and guarantee the safe traffic by designing the road space efficiently in spite of the inconvenience.

  • The purpose of this study is to examine the characteristics of housing planning in 23 wards of the Tokyo Metropolitan Area. First, the present residential conditions in the 23 wards were investigated. And then we analyzed the basic purpose and individual policies of Housing Master Plan in the 4 wards. In this study, it was found that the basic purpose of Housing Master Plan can be classified into three parts: amenity, safety, and diversity. Analyzing the individual policies, it was found that the priority are given to safety and diversity out of the those three parts.

Evaluation of Thermal Environment in the Detached Housing Area Based on the Form-Based Codes (형태기반코드를 기반으로 한 주거지 열환경 평가)

  • This study assesses thermal environment of detached housing area by classifying buildings types with codes based on spatial characteristics and forms of the detached housing area and applying heat island alleviation measures, especially focused on FBCs (Form-Based Codes). We analyzed shapes and materials of outdoor space with 3D-CAD, which can affect the surface temperature of the case studies, focusing on heat island alleviation measures, and performed space design by applying relevant climate factors to a simulation. As to the 3D surface temperature and HIP distribution, low-temperature distribution was shown in the case studies when we applied heat island alleviation measures. FBCs (Form- Based Codes) is being developed for the purpose of creating new urban environment. This study is significant because it pays attention to the effects of surface temperatures on accumulation of sensible heat and reviews heat island alleviation measures with outdoor space shapes/materials in order to lower surface temperatures, aiming at improved pleasantness of the detached housing area.

A Study on Thermal Comfortable Following the Thermal Environment Migration in Detached Housing Area (열환경 완화를 통한 주택지내 쾌적성 확보에 관한 연구)

  • This study aims to improve the thermal comfort level of detached housing area by reducing the impact of thermal environment. The study focused on reducing surface temperature that is generated in buildings and adjacent spaces as a result of sensible heat load and presented a proposal on implementing planting method considering its outdoor condition and structure and composed materials. To perform the study, we utilized 3D-CAD to examine the outdoor condition and structure and composed materials that impact on surface temperature and conducted space design after reflecting climatic elements in simulations. The result is as follows. In reviewing temperature distribution of Heat Island Potential (HIP) of buildings and adjacent spaces, in case where green coverage ratio is increased, there was a $6^{\circ}C$ temperature difference and in regard to changes in the thermal environment in detached housing area, in case where rooftop planting, surface improvement, planting, and overall green coverage ratio is increased, there was a $10^{\circ}C$ temperature difference. In addition, there was difference in temperature in detached housing area following the changes in wind.

  • This study is aim to analyze out Living Guide Book for residents in Housing and to have application to Long Life Housing as a precedent study based on Maintenance Guideline to make residents inhabitate, in case of suppling Wet type Short Life Housing with S(Support) and I(Infill), and Long Life Housing with devised SI, durability, alterability, available Remodeling and maintenance effect. Housing with large scale complex and brand-name offers Living Guide Book for residents that contains maintenance contents. Maintenance contents for residents in Housing are complex guide, use method of the each part, guide for repair of defect, repair and change of built -in items ended up life or damaged items. Maintenance contents for residents in Long Life Housing are important because the Manager takes charge of public area and public equipment in S, but the user takes charge of private area and private equipment. Therefore this study analyzes out Living Guide Book for residents in Housing as a precedent study based on Maintenance Guideline of Long Life Housing users.

  • Housing is a cultural tool which enables one to see through a certain generation, and the types of housing in a specific cultural area are both physical and spiritual results formed by life activities. Therefore, housing, the center area for the human life, is a bowl, putting various meanings of life into the complicated environment. Its formal and spacial variety is a result of interaction in human life. This study analyzes fundamental problems and characteristics of asian traditional housing by comparing those in city of Seoul and Shang-hai. From the results of this study, many differences have been found in traditional housing in Seoul and Shanghai despite of high similarity m culture and ideology. This results from a same Confucian culture that accepts the feng shui theory which has evolved through different environments. Therefore, this study aims to understand housing cultures in two cities by analysing the attributes of housing data from selected traditional housing types in Seoul and Shanghai. Also, issues of fundamental characteristics of the two cities through the development of residential environment are studied to provide important data for the future development of housing environment of both cities.

  • This study intends to identify the difference of socio-economic characters and housing welfare needs between housing poverty types and to know the independent effects of variables on the housing poverty types. It was revealed that the double housing poverty household, housing below facility standard, unaffordable housing with low income, housing below structure performance environment standard, housing below area standard and housing below room standard should be supported one by one. And the variables related with the housing poverty types are different Suggestions were made for housing welfare policy for the double housing poverty, the control for rental housing market, the policy considering income level for unaffordable housing, the housing policy for the disable household.

  • Since the village maintenance type public housing project was introduced in 2015, the resident needs for regional revitalization and pleasant living conditions are not being met due to the poor performance of the public housing complexes that reflect the surrounding area maintenance plan (village plan) and regional characteristics. The purpose of this study is to suggest a plan to revitalize the village maintenance type public housing project in consideration of regional characteristics as a result of analyzing the needs of local residents through the problems of the village maintenance type public housing project being promoted so far and resident satisfaction. As a result of the analysis based on the public housing project implementation status analysis and resident satisfaction, the plans to activate the village maintenance type public housing project are as follows. First, in order to secure the effectiveness of the village plan, it is desirable to promote the public housing project and the village plan at the same time. It is necessary to secure a budget according to the selection of public offering projects in the village plan, such as promoting public housing projects without setbacks by prioritizing land purchases for public housing sites and establishing specialized strategies considering regional characteristics. Second, a public housing project that responds to local demand is required. The evaluation factors such as continuous promotion of the urban architecture integration plan and strengthening of regional linkage plans such as specialization of regionally tailored designs should be supplemented so that regional resources and village plans are linked with the public housing specialization plan. Third, surrounding area maintenance plan (village plan) should be secured by the strengthen of the legal status or establishing related provisions. It is also necessary to promote system improvement for area maintenance plan (village plan) when selecting a publicly funded public project.

Analysis of Factors Affecting Economic Feasibility of Long-term Public Rental Housing Reconstruction Project

  • The public rental housing policy aims to provide the housing to the vulnerable class who do not have enough credit to own houses. The Korean government introduced new policies for housing supply to improve the availability of new houses. However, it is difficult to expand the supply because of the accumulated deficit of public rental housing. In this study, the economic feasibility of long-term public rental housing reconstruction projects was examined to ensure the economic and sustainable growth of public rental housing. The research found that the compensation for the accumulated deficit is needed. Also the research analyzed and identified the factors affecting the economic feasibility of reconstruction projects. The significant factors identified in this research are: the supply price of pre-sale/rental housing in the reconstruction project, total cost of the reconstruction project, and total floor area of the reconstruction project. According to the analysis results, it is necessary to increase the rent of existing long-term public rental housing, expand the government subsidy, increase the supply price of pre-sale/rental housing, and reduce the total project cost. However, there are limitations. For example, the fluctuations of construction market, residents' burden of housing costs, and the limit of the budget of the public housing authority. The increasing total Floor Area Ratio(FAR) limitation of the reconstruction project would be the realistic solution to the problem because it gives incentives to the reconstruction project.

Housing Policy for Low-income Households (Ger Areas) in Mongolia: Based on Generic Characteristic of Developing Countries

  • As that experienced in other developing countries, Mongolia has already faced multilateral side issues for two decades due to economic growth that created Ger areas or internationally 'Slum', public housing and living conditions for low-income citizens, on the basis of rapid migration from rural areas to urban. Ger areas appear to be the main cause of environmental pollution problems and impending comfortable living conditions of the city's residents by covering more than half area of Ulaanbaatar city. Also, the spread of the Ger areas has many side issues such as prevention of urban development and unaesthetic. Most inhabitants of the areas are on low-incomes, and living in the detached houses or felt yurts (Ger) usually build within a low budget, by themselves or unprofessional people, and by using materials of poor quality. Therefore, Ger areas are an inevitable issue that requires effective, proper and immediate housing policy coordination under the government and even the housing market. Unfortunately housing policies, laws, and projects adopted by Mongolian government have shown inefficient results. The government housing policies, unlike other developing countries did not target low-income households' housing which is the priority issue for two decades. But only in 2014, the Long-term housing policy with the strategy for affordable housing initiated the housing policy for low-income households. This policy has five main broad directions such as redevelopment of Ger area, the land readjustment, public rental housing, new settlements and new city and reconstruction for old apartments, which are rather general and would require tremendous financial resources if each of the directions is implemented simultaneously without prioritization. Therefore this research aims to suggest the efficient and adequate housing policy direction for the low-income households in Ger area based on achievement of other developing countries' strategies, performances and generic characteristic with explanatory models. Also, this research adopts a literature analysis method that uses various research reports, related papers in domestic and international journals, and theses by experts, researchers, public institutions, and agencies.
