도시정비사업지구의 거주자 재입주 선택 특성에 관한 연구 (A Study on the Characteristic of Resettlement Decision in Urban Redevelopment Project District)

  • The subject of this study is capital area including Seoul and Incheon, and metropolitan area including Daejeon and Busan among urban redevelopment project district that are currently promoting urban redevelopment project. Data for analysis is implemented collected through visiting each households in project district. Resettlement decision characteristics are analyzed with considering householder's characteristic, house member's characteristic, residential space's characteristic, and area characteristic of families residing in urban redevelopment project area. Through researching characteristics and preferences of residents in project area by urban redevelopment business, improvement were found and implications were provided. Consequently, there are many factors to consider resettlement when deciding household's resettlement when deciding on household's resettlement after the redevelopment project depending on household's characteristics. So, political methods are needed to accomplish urban redevelopment project by resident's position through characteristic and preference survey of resident on project district. Therefore, the study can be utilized as basic data that considers characteristic of each households and region when establishing house policy in order to correspond to housing market that satisfies future consumer's demand.

노인공동생활주택에 대한 태도의 선호- 한국에서의 노인생활지원주택 개발 방향을 중심으로- (Attitudes and Preferences about Elderly Communal Housing-focused on developing Elderly Assisted Living in Korea-)

  • The Purpose of this study was 1) to analyse the attitudes about Elderly Assisted Living (EAL) among urban Korean 2) to consider the policy implications for elderly communal housing. The research methods used were 1) social survey research with questionnaire to find attitudes and preferences about EAL among potential elderly client in Seoul, Korea 2) interpretative suggestion for appropriate policy implications to facilitate developing EAL in urban Korea. A questionnaire was used to find attitudes/preferences about EAL was adapted from the results of the review about communal housing in the UK. The survey was undertaken from September to October, 2000 in Seoul, Korea. Data was collected from 413 subjects and analysed using various statistical techniques. From the results, location should be differentiated into urban type and suburban type. The urban type would prefer around 5 stories multi-family house style with elevator and suburban type would prefer single detached house style with shared garde. The most preferred characteristics found by factor analysis were factor I named as communal facilities and environment(the items belong to factor I was neighbour environment, communal spaces and facilities, heating system, and elevator). The most important advantages of EAL were social activities and convenience. The most salient disadvantages of EAL were difficulty of family contact. The higher the occupational status and income, the lower the preference for the characteristics of EAL with a preference for finding appropriate living arrangements in present housing market. But the higher the educational level, the higher the degree of preference for the characteristics of EAL.

  • 세계적으로 빠르게 확산되고 있는 소셜커머스에 대한 이해를 높이기 위해서 품질관리분야에서 많이 사용되고 있는 품질기능전개(QFD) 방법론을 적용하여 소셜커머스에 대한 고객의 요구사항과 서비스 특성을 동시에 고려한 서비스 개선 방안을 제시하고 있다. 이를 위하여 소셜커머스 시장에 대한 분석과 연구를 바탕으로 소셜커머스에 대한 고객의 요구사항을 살펴보고, 품질주택(HOQ)을 이용하여 고객의 요구사항과 서비스 특성간의 관계를 분석하였다. 또한 계층분석과정(AHP)을 이용하여 소셜커머스의 이용 경험이 많은 고객을 대상으로 고객 요구속성의 중요도 평가를 하고, 이를 바탕으로 서비스 특성의 중요도 값을 산출함으로써 계량적인 기법으로 소셜커머스에 대한 이해를 높이고 있다.

A Development of Home Mess-Cleanup Robot with Entertainment Function

  • The vacuum-cleaner had made the burden of house chore lighten but the operation labour of a vacuum-cleaner had been so severe. Recently, the cleaning robot was producted to perfectly solve the cleaning labour of a house but it also was not successful because it still had a problem of mess-cleaning, which is the clean-up of big trash and the arrangement of newspapers, clothes, etc. The cleaning robot is to just vacuum dust and small trash and has no function to arrange and take away before the automatic vacuum-cleaning. For this reason, the market for the cleaning robot is not yet built up. So, we need a design method and technological algorithm of new automatic machine to solve the problem of mess-cleanup in house. In this paper, a Home Mess-Cleanup Robot(HMR), which has a practical function of the automatic mess-cleanup, is developed. It need functions of agile automatic navigation, novel manipulation system for mess-cleanup. The automatic navigation system has to be controlled for the full scanning of living room, to recognize the absolute position and orientation of the self, the precise tracking of the desired path, and to distinguish the mess object to clean-up from obstacle object to just avoid. The manipulation system, which is not needed in the vacuum-cleaning robot, must have the functions, how to distinguish big trash to clean from mess objects to arrange, how to grasp in according to the form of mess objects, how to move to the destination in according to mess objects and arrange them. Then, it should be an intelligent system so that the mess cleaning task can be autonomously performed in a wide variety of situations and environments. It need to also has the entertainment functions for the good communication between the human and HMR. Therefore, the Home Mess-cleanup Robot with Entertainmental Human Interface is developed in this paper. Finally, the good performance of the designed machine, HMR'4, is confirmed through the results of the mess clean-up and arrangement.

  • 빠르게 발전하는 IoT 시대에 발맞추어, IoT 적용과 관련하여 다양한 시나리오에 이용할 수 있는 경영 전략을 이끌어내기 위한 체계적인 접근이 요구된다. 본 논문에서는, IOT를 적용할 때 시장 잠재력을 평가하고 초기 경영 전략을 세울 때 사용할 수 있는 개념적 틀을 제시한다. 개념적 틀은 널리 알려진 가치곡선분석, 생태계 분석 그리고 품질의 집을 이용하여 구성하였다. 가치곡선 분석은 소비자에게 가치를 주는 항목을 파악하는 부분과 이와 관계된 공급자의 강점을 분석하는데 이용된다. 생태계 분석은 공급사슬 상의 참가자들과 그들의 관계를 파악하는데 이용된다. 품질의 집은 공급자에게 소비자의 요구사항을 파악하고 그것을 공급자의 기술적인 요구 조건과 비교하여 초기 사업 전략을 구축하는데 적합한 분석도구이다. 본 논문에서는 우리가 제시한 개념적 틀을 IoT를 적용하였을 때 큰 발전 가능성이 있는 Car-sharing 서비스와 telehealth 서비스 이렇게 두 가지 서비스에 적용하여 분석하였다.

Finally, the good performance of the designed UHMR is confirmed through the results of the mess clean-up and arrangement.

  • 프로젝트의 일정 네트워크는 선-후행 관계로 정의된 액티비티들로 구성되어있다. 액티비티를 완료하는데 소요되는 기간은 현재 주택시장은 시장경제 체제 하에서의 수요자 중심으로 시장이 변화되어가고 동시에 예측할 수 없는 경기 변동의 증대가 이어지고 있다 주택 보급률은 3002년에 벌써 $100\%$를 도달 하였으며 출생률은 계속하여 감소하는 추세에 있다. 이러한 악 조건 속에서 주택 건설업체들이 앞으로 신규고객을확보하고 이윤을 창출하기 위하여 더 이상 새로운 시장을 개척해 나가기 보다는 기존의 고객을 관리함으로써 계속해서 자사의 제품을 이용 할 수 있도록 하는 것이 올바른 방향일 것이다. 이에 본 연구에서는 주택건설업 부문에서의 CRM(고객관계관리) 적용방향을 모델하우스를 중심으로 현시점의 문제점을 제시하고 앞으로 후분양제도의 도입에 맞추어 모델하우스에서의 CRM을 대체할 수 있는 방법을 제안 하고자 한다.

블록단위 단독주택의 주민공동시설이 가격에 미치는 영향에 관한 연구: 수도권 82개 단지를 중심으로 (The Influence of Community Facilities on the Price of Housing with Block Unit on the Price of Housing with Block Unit: Focused on 82 Complexes in the Seoul Metropolitan Area)

  • This study fulfills an empirical analysis how the physical factors affect the formation of housing price with the block unit. Block unit houses are a type of housing that pursues comfort and convenience in that the characteristics of individual houses and apartment houses are mixed. Existing studies have focused only on the physical characteristics of various planning elements such as block-type residential complexes. Nevertheless, it is not known whether the physical characteristics of block-type residential complexes reflect the preferences of actual consumers. In addition, there are no sufficient studies on how to evaluate them from the market side. In this study, block-level detached housing sites the target complexes with 10 or more households built between 2002 and 2019. The target areas for analysis are 163 complexes in Paju, Namyangju, Goyang, Suwon, Yongin, Ansan, Gimpo, Incheon, Seongnam, Hwaseong and Gwangju, Gyeonggi-do. The physical elements that make up the unit housing were classified through factor analysis. Finally, regression analysis was conducted to establish the basis determining the price-forming factors. As a result of the analysis, the factors that influenced the price were the site area and the number of community facilities. The variable with negative influence was the distance from Seoul. Based on the results of this study, it can be said that the influence on price formation in various areas was confirmed by presenting the relationship between the facility composition and price of a detached house.

주택공급전략 타당성 검토를 위한 시스템다내믹스 모델 개발 (A System Dynamics Model for Analyzing the Effect of Housing Supply Policies)

  • 최근 한국 주택시장의 혼재하고 있는 문제점으로 인해 공급기반 강화 전략이 중요한 화두가 되고 있다. 특히, 2008년 이후 금융시장 불안으로 인한 주택시장의 침체로 미분양주택 해소 및 서민주거안정을 위한 정책이 요구되고 있다. 그러나 이들은 주택공급조절과 주택공급확대라는 서로 상반된 목표를 갖고 있기 때문에 정책결정에 어려움을 발생시킨다. 따라서 본 연구는 미분양해소 및 서민주거확대를 위한 주택정책 적용 시 주택시장을 구성하는 다양한 변수 간 관계들의 구조적 변화를 파악함으로써 정책 실효성을 분석하는 시스템다이내믹스 모델을 개발한다. 개발된 모텔에 다양한 정책 시나리오를 적용함으로써 가능한 정책대안들을 평가하고, 문제해결을 위한 정책을 제안한다. 연구 결과, 민간을 배제한 공공 주도의 공급정책 및 미분양주택 해결을 위한 민간 주택건설 규제는 건설시장의 자율조절기능을 위축시키는 요소로 작용할 수 있다. 따라서 민간 주택건설의 자율적 조절기능을 지원하는 정책을 마련해야 민간 주택시장의 공급체계 안정화 및 수요-공급 조절기능의 정상화를 이룰 수 있다.
