일산지역의 공동주택 평당매매 가격결정 특성에 관한 연구 (An Investigation on Determinants of Apartment Price in Ilsan Area)

  • The purpose of this paper is to find out the factors affecting the apartment price given three sets of variables such as characteristics of apartment building, apartment site, and location. Data of 1,579 housing units in 224 apartment complex sites in Ilsan city were selected from the housing information of four public and private housing sources in 2006. The first set of variables for physical features include housing size (pyoung), preferring-floor, building orientation, heating system and structure of entrance. The second set of variables for building were number of housing units, built year and rank of construction company. The third set of variables for location were distance from number of school, the subway station, distance of department store and park. For the analysis, the hedonic price model, which was one of the methods to estimate social convenience, was used along with the SPSS statistical program and regression analysis. The results are as follows, Firstly, in the structural characteristic variables, it was analyzed that all of the variables except facing affected the apartment price. Secondly, In the site characteristic variables, unusually all of the variables were not affected the apartment price in Ilsan city. Finally, the locational characteristic variables number of school, the subway station, distance of department store and park affected the apartment price. In case of Ilsan city, educational facilities was likely to positively contribute to the price of apartment.

주택 특성에 대한 내재가격 추정에 관한 연구 (A Study on Estimation the Inplicit Price of Housing Characteristics According to Tenure Type and Region)

  • The purpose of this study was to investigate the analytical model of the implicit price according to objective and subjective characteristics of housing. The hedonic price regression was used for estimating the implicit price. The subjectives of this study were 1,143 dwellers who live in Seoul metropolitan area. Taejeon, and Jeonju. Satistical analyses were conducted using frequencies, percentiles, mean, and multiple regression. The major findings were as follows: 1. There was a significant difference in the implict price of the apartment between owners and renters. 2. There was a sginificant difference in the implicit price of the apartment among Seoul metropolitan area, Taejeon, and Jeonju. 3. Using a stepwise multiple regression method, the order of variables as they were entered in the model were different between tenure types (owner/renter), and regions(Seoul metroplitan area/Taejeon/Jeonju). 4. The linear model was the most appropriate noe which explained the housing price. 5. Subjective characteristics of housing in Taejeon and Jeonju had an effect on the housing price more than those in Seoul metropolitan area.

한.중 대학생들의 인터넷 의복쇼핑동기와 고객충성도 (Clothing Shopping Motivation on Internet and Customer e-Loyalty among Korean and Chinese College Students)

  • This study identifies the main factors of internet clothing shopping motivation and analyzes their effect on customer e-loyalty among Korean and Chinese college students. Data were collected from 300 Koreans and 300 Chinese college students. The survey was statistically analyzed through an exploratory and confirmatory factor analysis, T-test, and structural equation modeling. The factors of clothing shopping motivations were identified as merchandising characteristics, shopping convenience, value price, and hedonic pleasure. Chinese students had stronger motivations for value price and hedonic pleasure; Koreans had stronger motivations for merchandising characteristics. The structural equation model showed that the shopping motivations for merchandising characteristics, shopping convenience, and hedonic pleasure had significant effects on e-loyalty for Chinese students and the motivations for value price had significant effects on e-loyalty for Korean students. The conclusion shows a strategic direction for entering the Chinese e-market.

  • 본 논문에서는 전통적 헤도닉 모델에서 나타나는 공간적 문제들을 극복하기 위한 하나의 분석적 대안을 제시한다. 도시 전체를 대상으로 하는 포괄적 모수 추정방법에서 일어나는 문제점을 극복하기 위해 중첩되는 주변지역의 개념을 도입하였고 헤도닉 모델을 효율적으로 수행하기 위해 GIS와 통계의 긴밀한 연결을 위한 서드파티 프로그램을 개발하였다. 그리고 이것을 활용하여 부동산 가격에 영향을 미치는 입지변수들의 공간적 변동을 분석하였다. 사례지역에 대해 분석한 결과, 도심의 영향력이 도시전체에 영향을 미치는 것이 아니라 도심에 영향을 받는 하부지역에만 나타나며 다른 입지변수들의 계수도 공간에 따라 차이가 있음을 보여준다. 지리정보시스템과 통계의 긴밀한 연결은 부동산가격 분석에 있어서 효율적으로 탐색할 수 있는 강력한 도구를 제공한다.

소셜커머스의 쇼핑 가치와 재구매의도에 영향을 미치는 개인 및 소셜커머스 특성과 지각된 보안의 조절효과에 대한 연구 (An Empirical Study on Individual and Social Commerce Factors Impacting Shopping Value and Intention to Repurchase in Social Commerce and Moderating Effects of Perceived Security)

  • Web 2.0 has affected existing e-commerce and created a new business model of e-commerce, known as social commerce. Social commerce is a subset of e-commerce using social network services and is emerging as an important platform due to increased popularity of social networking services. This study focuses on analyzing the factors that influence the shopping value and intention to repurchase of social commerce users. Based on prior researches, we develop a research model, including individual characteristics of social commerce users (Collectivism, Price Sensitivity, Impulse Buying) and social commerce characteristics (Cost saving, Product Variety, Shopping Convenience). Furthermore, this study proposed the moderating effect of Perceived Security and the relationship between shopping value and intention to repurchase. To empirically validate, the data were collected from 220 social commerce users. The results indicated that individual characteristics (collectivism, price sensitivity, impulse buying) were positively related to hedonic shopping value. In addition, social commerce characteristics (cost saving, shopping convenience) were positively related to utilitarian value. The shopping value(hedonic and utilitarian) had a significant influence on intention to repurchase. The moderating effects of perceived security also was significant. Lastly, the implications for theory and practice are discussed.

The Hedonic Method in Evaluating Apartment Price: A Case of Ho Chi Minh City, Vietnam

  • The study examines factors affecting apartment prices in the real estate market of Ho Chi Minh City, Vietnam. The study uses primary data based on surveys of customers who have traded successfully, and collects transaction data from real estate trading companies that are the top investors in Ho Chi Minh City real estate market. The collected data include 384 observations in a total of 24 districts, detailing that each district surveyed on a minimum of four projects, each project carried out a survey on a minimum of four apartments. The survey collected 339 valid questionnaires for analysis and model testing. This study employs multivariate regression with the data of 339 observations. The research results reveal that five significant factors affect positively the price of apartments in Ho Chi Minh City - apartment area, toilet and bedroom, apartment floor, reference price, and apartment interior. Besides, there are three significant factors affecting negatively the price of apartments - next price trend, distance to city center, and potential building. From the results, the research proposes solutions in the pricing of apartments in the real estate market in Ho Chi Minh City - better information system, a real estate transaction index, and stricter management of small brokerage activities.

지하철 건설에 따른 공간적 영향 분석 - 서울 지하철 7호선의 아파트가격에 미친 영향을 중심으로 - (Analysis Of Spatial Impact With Seoul Subway Line 7 Construction)

  • In order to account for a price variation of apartment that places near a newly constructed subway station, a spatial hedonic model was developed to examine spacial characteristics that affect a purchasing price of an apartment using a White Estimator. In particular, the paper aims to examine various effects of subway 7 construction on an apartment price in Seoul Metropolitan Area. As explanatory variables, an apartment size, distance to a closest subway station, distance to the Central Business District (CBD) of Seoul, the number of years after building, and a lagged variable of the apartment purchasing price were used. The lagged variable plays a role of representing a spatial weighted average of previous prices of other apartments that locate within 3 km from the apartment. For a precise study, an entire sample was divided into two sets, southern area and southwestern area of Seoul, and two different spatial hedonic models were estimated. Not only before and after analysis, but also with and without analysis were conducted to compare with different effects of the spatial characteristics of two areas. The results show that before the construction of the subway 7, the prices of the apartments in the southern area were more sensitive to the apartment size, the distance to a closest subway station, the distance to the CBD, and the prices of the other apartments locating within 3km rather than those in the southwestern area. After the construction, on contrast, it is found that the apartment purchasing prices in the southwestern area are more sensitive than those in the southern area due to people's expectation regarding a new development around the subway station. In addition, the prices of the apartments locating closely with a transfer station are more likely to go up by increase in the apartment size, the distance to the station, and the prices of the other apartments within 3 km. Compared with the negative effects of the distance to the station on the prices in the other models, the positive effect of the distance to the transfer station might be caused by the characteristics of commercial area in which people are not likely to live.

GWL을 적용한 공간 헤도닉 모델링 (Spatial Hedonic Modeling using Geographically Weighted LASSO Model)

  • 지리가중회귀 모델(GWR)은 국지적으로 이질적인 부동산 가격을 추정할 수 있는 도구로 폭넓게 활용되어 왔다. 그럼에도 불구하고 GWR은 공간적으로 이질적인 가격결정요인의 선택이나 국지적 추정에서의 관측치 수의 제한 등과 같은 한계를 가지고 있다. 본 연구는 이러한 한계를 극복하기 위한 대안으로 최근 주목받고 있는 지리가중라소 모델(GWL)을 이용하여 국지적으로 다양한 부동산 가격결정요인들을 탐색하고, 부동산 가격 추정에 있어서 GWL 모델의 적용가능성을 살펴보고자 한다. 이를 위해 서울시 아파트 가격을 대상으로 OLS, GWR, GWL의 헤도닉 모델을 구축하였으며, 모델의 설명력, 예측력, 다중공선성 측면에서 이들을 비교 분석하였다. 그 결과, 전역적 모델에 비해 국지적 모델이 전체적인 설명력, 예측력이 우수한 것으로 나타났으며, 특히 국지적 모델 중 GWL 모델은 다중공선성 문제를 자동적으로 해결하면서 공간적으로 이질적인 가격 결정요인 집합들을 도출하였고, 다른 모델들에 비해 상당히 높은 설명력과 예측력을 보여주고 있다. 본 연구에서 적용한 GWL 모델은 고차원의 데이터셋에서 유의미한 독립 변수들을 효율적으로 선정하는데 직접적인 도움을 줌으로써 부동산과 같이 대용량의 복잡한 구조를 가진 공간 빅데이터를 위한 유용한 분석 기법으로 활용될 수 있을 것이다.

헤도닉가격모형을 이용한 수도권매립지 유발 비효용(disamenity) 감소에 대한 지불의사액 추정 (Estimating WTP for the reduction of disamenity in the Seoul Metropolitan Area Landfill site using the Hedonic Pricing Model)

  • 본 논문은 Box-Cox 전환을 이용한 헤도닉가격모형을 통해 수도권매립지로부터 유발되는 비효용(악취)이 주택가격에 미치는 영향(잠재가격)과 수도권매립지로부터의 거리 조건의 변화에 대한 지불의사액을 추정하였다. 본 논문은 수도권매립지에서의 이격거리를 환경변수로 활용하고, 이를 포함한 다양한 주택특성변수가 매립지에서 반경 5km 이내 아파트 매매 가격에 미치는 영향을 분석하였다. 특히 악취는 종류도 다양하고, 다양한 기상·환경적 영향에 따라 변동하며, 피해 정도나 표현방식도 개인별로 차이가 발생할 수 있는 이질성을 갖고 있기 때문에, 일반적인 진술선호법 대신 현시선호법 방법론 중 헤도닉가격모형을 선택하였으며, 발생지역별 이질성을 고려하여 Box-Cox 전환을 통해 다양한 함수형태를 검증하여 적용하였다. 추정결과 악취원으로부터 이격거리에 대한 한계가치(잠재가격)는 추정모형의 함수형태에 따라 0.227~0.533으로 나타났다. 또한 다른 주택특성요인이 동일할 때, 악취원에서부터 이격거리가 1km 떨어지는 것에 대한 추가 지불의사액은 함수형태에 따라 20,143천 원~ 62,092천 원으로 계산되었으며, 일반적 Box-Cox 모형을 기준으로 했을 때는 지불의사액은 연간 3,874천 원 정도로 추정되었다.

재개발사업 특성 및 시행단계에 따른 사업구역 내 주택가격영향에 관한 연구 (An Analysis of Housing Price Affected by the Implementation Stage of Redevelopment Project)

  • 본 연구는 재개발사업의 사업특성 및 시행단계에 따른 사업구역 내 주택가격에 대한 영향을 파악하기 위해 2006년부터 2016년까지 관리처분계획의 인가까지 완료된 서북권의 마포구 3개, 서대문구 8개, 은평구 8개 구역의 주택가격 변화를 분석하였다. 실거래가를 종속변수로 하고, 세입자수, 조합원수, 분양세대수, 정비기반시설면적 비율 등 각 사업구역의 특성과 사업시행단계를 독립변수로 가지는 헤도닉 가격모형으로 분석한 결과, 단계가 진행될수록 거래가격은 증가하고, 토지 및 건물특성 변수를 통해 관리 처분계획의 인가 이전까지 사업구역 내 주택은 주거공간으로서의 특성이 가격에 반영되고 있는 것으로 확인되었다. 또한 조합원수 대비 세입자수와 일반분양세대수의 비율이 클수록, 임대세대수비율이 적을수록 주택 거래가격에 긍정적인 영향을 미치는 것으로 나타났다. 본 연구는 사업의 시행단계별로 해당 사업구역 내에 위치한 주택의 실거래가격을 실증 분석하였다는 점에서 기존연구와 차별점이 있으며, 이를 통해 정책 결정자나 개발자, 구역 내 자산 소유자에게 시장변화를 예측하고 사업성을 판단하기 위한 시사점을 제공하고자 한다.
