Recently, In Korea, diverse elderly facilities have increased by geometric progression cope with rapidly aging society. But, there haven't been enough systematic understanding about elderly housing. To approach the concept of elderly housing, the clear theory of its definition and types should be established. Thus, the purpose of this study is to set up the concept of elderly housing and clear definition, and to recreate criteria fit our situation. This study was proceeded by contents analysis of elderly housing environment in prior research. First, we understand the use of terms about elderly housing in references and redefine. Then, analyze the cases of categorizations in developed countries. Finally, the research point out current problems and make criteria in housing environmental aspects. This study leads new perspective to consist synthetic services according to special conditions of elderly, far from the economical point of view. It will contribute to understand elderly housing designing aging friendly environment.

The purpose of this study is to investigate preferences of middle-aged people for elderly housing in order to properly plan elderly housing; 1 ) To analyze the middle-aged peoples' preferences for elderly housing in each situation based on the following 4 categories; elderly couple/healthy, elderly couple/unhealthy, elderly living alone/healthy, elderly living alone/unhealthy. 2) To clarify the differences in preferences for elderly housing according to the subjects' backgrounds in each case. This research intends to understand the form of elderly housing and desire for the environment of subjects, middle-age, who will be old aged, and the change of preference to characteristics for elderly housing according to the change of situation. The data were collected through structured questionnaires. The subject were 298 middle-aged, 40-50's who will be experiencing aging, major customer of elderly housing in the future.

Due to increasing awareness about the risk which will be caused by fast aging of population, the importance of aging friendly environment including housing has been paid much attention both individually and socially. In this regard, recently, in Korea, diverse elderly living facilities have increased in its number. Because of little experience, however, there have not been enough holistic understanding about aging friendly housing. Accordingly, most previous literature which introduced elderly housing to Korean society have translated differently, thereby caused more confusion. To facilitate communication about aging friendly housing, clear and consistent definition of its type and comprehensive range needs to be delineated. The purpose of this study is to classify various elderly housing alternatives in architecturally understandable way. This study was proceeded by content analysis of existing literature on elderly housing environment. A comprehensive review on the concept and existing classification of elderly housing was done prior to main analysis of translated Korean words. After classifying the Korean words of definition, systematic classification which focused on two important criteria of determining physical characteristics, such as space sharing degree and intentional plannedness was delineated and suggested. This research shows the first step toward the theoretical foundation for elderly housing classification.

By taking an ecological approach, The purpose of this thesis was to 1. analyze the existing literary work about design directives for the elderly housing. 2. case study about actual housing conditions of elderly people, 3. grasp the level of satisfaction and level of requirement about housing environment by Korean elderly, 4. by integrating the above three, provide foundational data arranging the appropriate housing design directives pertaining to Korea's actual circumstances. The major findings in this study were surmmarized as follows. (1) From the six literary works, 27 items as Microsystem, 1,249 items as Mesosystem, and 330 items as Exosystem were founded and there was no evidence of directives for Macrosystem. (2) As a result of the case study, there appeared a substantial difference between actual conditions of housing environment for the Korean elderly and the design directives perceived in the literary works. (3) The level of satisfaction and for the Korean elderly housing environment were founded differently in each directives. (4) By ecological approach for the Korean elderly housing environment design directives as follows. In microsystem (13 items) in mesosystem(83 items), in exosystem(24 items), in macrosystem(15 items), 135 items in total were suggested as design directives for Korean Elderly housing environment.

This study aims to suggest 'an eco-friendly residential housing design guideline as an elderly housing alternative' by mixing the concept of a 'senior citizen community' housing environment with the concept of an 'eco-friendly' housing environment, based on the directivity of an elderly housing alternative for surviving in a super-aged society and the directivity of a sustainable housing environment for providing against global warming. Basically, this study considered the directivity of 'an eco-friendly residential building as an elderly housing alternative' by analyzing housing environment elements and elements to be considered in an elderly housing environment and setting the directivity of an elderly housing environment, which reflects the change in the design paradigm. In relation to the concept of universal design, for considering the perspective of elderly users, existing elements were compared and major planning elements were applied to the scope of complex planning, communal space and housing unit space. In relation to the concept of eco-friendly design, also, a guideline was re-organized and planning elements were applied to each category by comparing domestic and foreign green building certification systems. Based on domestic and foreign authorized guidelines of universal design and green building certification systems, this study was focused on suggesting an eco-friendly residential housing design guideline as an elderly housing alternative to make users perceive the need for a specific indoor environment design guideline and system.

Shared housing for elderly people, where several elderly people live together, gains attention as a means to prevent the lonely death of elderly people and continuously maintain their social relations. The purpose of this study is to compare the characteristics planned through rural and urban areas-residing elderly people's participation in the shared housing spatial composition by area. This study conducted a small scale workshop panel method that targeted small group, but through which extensive information can be acquired, as a qualitative method. This study targeted 16 elderly people aged 65 and over living in rented apartments in rural and urban areas by dividing them two groups by area, namely into four groups. A total of 12 workshop sessions were held with three sessions at a time through a certain time interval. As a result of the study, the elderly people showed positive responses to the shared housing, irrelevant of area. As time went on, the workshop panel method's effect was revealed through consolidated positive attitude and agreement of different opinions. The shared housing for elderly people is valuable as a residential alternative for elderly people, and differentiated supply of the shared housing for elderly people, according to residential area's characteristics, is suggested.

This study of elderly households living conditions to determine the overall status in the housing environment is to understand. To this end, the stage of elderly as a framework to target living consciousness, living space composition, housing Environment composition of elderly households with a comprehensive understanding and analyzes were employed. For this research is a survey conducted on senior citizens(over 60) in Busan, Korea. The major findings are as followings; In the living consciousness, the elderly households showed high perception of dependency but the age of the elderly increases, depends on the parent to the child. Also depending on the aging of the elderly considered health more important than economic conditions. The requirements for living space composition, most respondents prefer to stay in the same place where they currently reside. Move into the new housing was also identified. It was recognized that elderly households not only required living in co-residential space with their families, but also the necessity for individual space. The home environments composition, health care and social welfare support services appears overall the elderly of stage. The age of the elderly increases, a strong demand for care and support service were identified. Health activities in leisure and social activities and social activities, as age increased mainly done by the convenience of public transportation has been identified that are important.

This study aims to propose alternatives to improve the residential environmental of National Rental Housing for Elderly. To proceed the study, we draw elements of plan for apartment housing for Elderly through literature review, explore actual conditions of residential environment on National Rental Housing for Elderly in Ha-dong, Kim-Jae, do IPA analysis using survey data, and finally, propose prior alternatives for the improvement of National Rental Housing for Elderly based on IPA analysis results. In the results, a lot of the planning elements of apartment housing for Elderly was applied for this site. But living conditions of residents need to be improved based on the result that importance (3.55) is higher than performance (3.18). this study is critical in drawing the direction of plan and improvement alternative by surveying actual residents, and will be used as the source for the National Rental Housing for Elderly project.

This study focuses on a concrete understanding of the characteristics of perceptions and needs about healthy housing of the elderly, who represent the most vulnerable group of people in society, on the four evaluation dimensions of healthy housing as part of the research for evaluation indicators development for housing health performance in apartments. First, it was found that the elderly perceive an environment where their physical health is well supported as the most important factor for healthy housing. Additionally, the management support of the housing was perceived as the second most important consideration. Second, the most frequently used area for the elderly is the living room and a desired place to be added to indoor spaces was a room of their own or a 'living room', which clearly indicates the importance of the indoor environment for the elderly. Third, the biggest factor for the interior environment that affected the satisfaction level of the elderly in their housing was largely based on the convenience factor that helped lesson the discomfort in their daily life due to the physical aging process, and also on factors related to the pleasant indoor surroundings. Based on the concepts discovered in this study on healthy housing, more concrete items should be developed in the future for an extensive indicator for health performance evaluation, and actual research on the general public should follow suit.
