  • This study was intended to suggest that new small-sized apartment houses should be designed and provided on the base of the concept of universal design. This is based on the diversity of each resident, that is, resident of not as a family, but as an individual. On the background of this, this study evaluated the small-sized apartment house in aspects of universal design. The walk-through and the residents' evaluation were carried out by using 60 items related to the principles of universal design. The 18 pyung apartment complex and housing unit in Jangyou new town area was evaluated. Also, 100 residents living in that apartment housing unit were asked to evaluate these 60 items by using 5 point Likert scale. The walk-through with measuring and taking pictures was carried out by researchers. In general, the apartment house was not met the fundamental elements of universal design. Thus, it was not appropriate for the disabled or the elderly to live in. Specially, the door width of bathroom and kitchen balcony was too narrow to pass through. Also, the floor of entrance and bathroom was not flat, so that the wheelchair user cannot enter by alone. The residents evaluated negatively many items related to design, such as shape, color, and material. Therefore, in order to provide the living environments for diverse residents such as the elderly, or the disabled to live together, the new small-sized apartment houses should be designed on the base of the principles of universal design.

  • Recently, the number of unsold apartments has been increasing, and apartment furnishing companies have tried a marketing strategy by utilizing the outdoor space for differentiation. There are many differentiation strategies. One of them is to improve the dwellings-on-ground space in apartment complex. Owing to the high density and high-rise of apartment buildings, the dwellings-on-ground apartment complex have been recognized as not good housing by residents in korea. The precedent study on the responses from residents showed the negative effects mainly due to sunlight, daylight, view and privacy and the positive effects from good accessibility and good environment for children and elderly people. The purpose of this study was to improve the dwellings-on-ground space and to suggest the most appropriate type of the dwellings-on-ground space through the residents' desires and preferences. In this point of view, this study shows three results for the design improvement: 1) Providing private gardens and individual accesses to the dwellings-on-ground. 2) Providing private garden with flower bed to intensify the visual aspect. 3) Furnishing variable transformation of unit plan in dwellings-on-ground, for example, maisonette, etc.

  • Due to the rapid demographic and structural changes, Korea has faced a variety of social issues and quickly entered the aged society since the 2000s. In order deal with this reality, diverse types of welfare policies are emerging in the society as a whole. The government began to supply domestic public silver housing in 2016 to provide against the quickly growing aged society and now, the government is planning to supply approximately 50,000 housing by 2022 for quantitative growth of aged society, by selecting 1st and 2nd designated areas for the project additionally. This public retirement(silver) housing combines 'space' with 'service'. The lower floors are a public silver welfare Facilities and the upper floors are a housing spaces. This type of housing is to deal with requirements of rental housing residents by combining physical space with supporting service. Based on barrier-free design, the complex and unit house have safety handles and alarm bells in the bathroom, undulating washstands, bathroom sliding doors, corridor safety handles, and emergency safety exit lamps in each housing unit so the aged and the disabled can use easily and conveniently. Also, hand rails are installed and stepped pulleys are removed to promote convenience. Currently, the government is planning to increase the supply, focusing on low-income groups, such as beneficiaries of national basic livelihood and the working poor. Recognizing that the public retirement(silver) housing project is at its early stage, this study examined satisfaction, based on evaluations of real residents. This study aimed to obtain more empirical research data and apply them to public retirement(silver) house space analysis. For analysis, this study targeted Wirye public retirement(silver) housing and Magnolia public retirement(silver) housing that are in operation, and literature review, previous research review, and field survey were conducted to examine the present state. Using the questionnaires consisting of four large classification items; Block Layout, Housing Unit, Welfare Facilities, and Barrier-free Design, and sub-details, a survey was conducted to analyze residents' satisfaction. In conclusion, it is anticipated that this study would serve as basic research data about public retirement(silver) housing to increase continuously in future by analyzing public retirement(silver) housing spaces, on the basis of the analyzed data.

Indoor community spaces of 12 rental apartments in Seoul and Kyunggi were examined. The results are as follows. First, the layout types of indoor community spaces in rental apartment complexes were found out to be mostly the building type planned in the piloties of the apartment, or the singular type placed in a singular building. Depending on the layout type, the spaces were mostly concentrated at the outskirt of the complex or the in-between space of the main building, thus lowering their recognition. Thereby, they were not satisfactory for utilization of the spaces and association of residents. Second, Indoor community space legal establishment standard and square measure did not reflect resident's feature except elderly spaces, and there was problem in activation of space. Third, as for the spatial planning of indoor community space, although each space was categorized by the users' age, the furniture and appliance planning considering users was not satisfactory. The area calculation by the type of space did not reflect the users' characteristics, thus causing problems in using the facilities. Fourth, as for the management and programs of the indoor community space, spaces were managed after categorized by the major user classes such as children, seniors, and adolescents. Depending on eagerness of program managers of each apartment complex, the level of program management varied. • I. Background The problem of discharging patients from hospital have been well documented in the literature over the last 20 years. They included poor communication between hospital and community, inadequate notice of discharge, over-reliance on informal support and lack of statutory support, inattention to patients needs before leaving hospital, and wasted or duplicated visits by community nurses. Most patients discharged from hospital are able to return home with little or no support, while others will require a 'package of care' to support them back to good health. Patient with complex care needs, including the frail elderly and those with mental health problems, may require continuing care in special housing, residential, or nursing homes. With this population, effective discharge arrangement is needed and the study on this problem is urgent in Korea because the Medical Reform Project is on suspension of success. II. Results of the Study: 1. Discharge service needs assessed on 360 elderly patients who were hospitalized during the survey period at four university hospitals. Patients want to know the information on disease management after discharge. Follow-up telephone service is the most frequently checked service. 2. Multidisciplinary Discharge Planning is recommended at the hospital level to reduce the readmission and decrease the length of stay. 3. Further research is needed to validate and test the assumption of the solution which is developed in this research.
