설계 전 단계에서의 CM 적용 사례 - 영주 신 제조창 CM 사례를 중심으로 - (The Case of CM as Applied to the Pre Design Phase - Focused on the Case of YongJu New Tobacco Manufacturing Plant -)

  • 담배 제조공장의 노후화에 직면하여 경쟁력 확보, 현대화, 합리화, 환경친화 둥을 실현하고자 신제조창 사업이 구상되었으며, 이러한 목표 실현을 위해 사업 초기단계의 적절한 계획 및 검토가 필요하게 되었고, 이에 따라, 초기단계에 CM을 도입하게 되었다. 건물, 대지 등에 대한 타당성 검토, 공장건설 기본계획 수립 및 제조시설의 선정, 건설공사 발주용 입찰안내서 작성 등의 설계 전 업무부터 준공 후 유지관리까지 사업 전반에 걸쳐 CM업무를 수행하였다. 영주 신 제조창 CM은 다른 턴키프로젝트와는 달리 기본설계 이전에 분야별 전문성이 확보된 CM단이 조직되어 활동을 시작하였다. 이에 따라 본 연구에서는 사례프로젝트의 설계 전 단계에서 실제 수행된 CM업무들을 분석${\cdot}$평가한다. 이를 통해 설계 전 단계 CM업무의 중요성을 강조하고, 향후 CM 투입 시점이 설계 전 단계로 변화하는데 일조하고자 한다.

설계단계에서 건축주 만족도 증진을 위해 가치평가방법을 활용한 설계자 접근절차에 대한 연구 (The Study of Designer's Approaching Procedure by Applying Value Evaluation Method to improve Degree of Owner's Satisfactions in Design Phase)

  • 기본설계단계에서 설계자가 건축주 요구사항 만족을 위해 접근하는 방법이 다양하나, 설계과정에서 건축주 및 관련자가 참여하여 정량적으로 설계의 중간과정을 평가하는 것이 부족하다. 이로 인해 설계가 완료된 후에 수많은 변경을 하여 설계자로 하여금 많은 손해를 입게 한다. 이러한 것을 방지하지 위해 기본설계 초기단계에서부터 건축주의 요구사항을 체계적으로 정리하고, 설계자는 그 것을 만족시키는 설계 초안에 대해 건축주 및 관련자들에게 가치평가를 하게한다. 이 후로 일정가치가 이상이 되면 다음 설계단계로 진행되게 하여, 설계가 완료된 후에 건축주의 의도가 제대로 반영되지 않거나 건축주가 의사를 변경하여 발생되는 재설계를 방지하게 함으로써 설계자의 추가 비용을 현저히 줄일 수 있다. 또한 건축주도 설계결과 및 시공결과에 대해 평가하게 하고 건축주의 의도가 제대로 반영되었는지를 알 수 있게 한다. 또한 건축주의 만족도를 평가하게 하고, 건축주나 설계자가 상호 설계 및 시공결과를 정량적으로 확인시켜 시공 후에 발생되는 논란을 최소화 시킨 수 있는 장점이 있다. 본 논문은 설계과정에서 각 결과물에 대해 가치를 평가한 후 일정 전수가 이상 되면 다음단계로 넘어가게 하여 설계자의 손해를 최소화 시킬 수 있다는 것을 나타낸 것이다.

공공부문 시공책임형 CM 사업의 시공이전단계 성과분석 (Performance Analysis of Pre-Construction Phase of CM at Risk Project in Public Sector)

  • 발주제도 혁신을 통한 국내 건설산업의 글로벌 경쟁력 강화를 목적으로 시작된 시공책임형 CM 사업이 공공부문에서 시범사업의 형태로 시행되고 있다. 그러나 정식 발주제도로 나아가기 위한 관련 법령 제정까지는 시간이 필요해 보이며, 사업에 대한 성과분석도 아직까지 미진한 상황이다. 이에 본 논문에서는 현재 시행되고 있는 4개의 시범사업의 사업이전단계사업관리(Pre-Construction Service)에 대한 성과분석을 통해 사업의 효과와 신뢰성을 검증하고자 하였다. Team Building, 설계도서 정합성, 공기검토, VE, BIM 활용 등 총 5개의 분야에 대해 성과분석을 진행했으며, 참여자 면담조사를 통해 문제점을 확인하고 그에 대한 개선안을 제시하였다. 본 연구의 결과는 향후 이루어질 발주제도 법제화에 대한 기초자료로 활용될 수 있을 것으로 기대한다.

The verification about possibility of introducing Window to Floor Ratio as design index for building energy performance

  • Purpose: Many design index that are using in planning phase have been developed. The most popular things among them are Window to Wall Ratio and Surface to Volume Ratio. However there are some limits. Window to Wall Ratio cannot consider building size and Surface to Volume Ratio cannot do Window to Wall Ratio. Accordingly, in this paper, the Window to Floor Ratio was proposed that it can be considered both building size and Window to Wall Ratio. And analyzed correlation of energy demand. Method: For the test, 16 modules with the size of $6m{\times}6m{\times}4m$ were used to make 35 models with the same volume. The simulation was conducted to 945 cases using the window-to-wall ratio of 30, 50 and 70 % in three areas such as Seoul, Gwangju and Jeju and three kinds of windows. And IES_VE was used. Result: The findings above show that the Window to Floor Ratio that can be considered both building size and Window area have to become as design index. It was found out that design criteria with SHGC is necessary, not with the thermal performance (U-value). It is needed to additional analysis about residential building and the effect of 24-hours heating and cooling condition. It plans to carry out research to establish design indicators for climatic conditions in the country and building applications.

  • About 30% of the total annual energy consumption on the earth is used in the architectural activities, including construction, maintenance management, and demonstration of a building. Also, 40% of the natural resource consumption, 50% of $CO_2$ emissions, and 20%~50% of industrial waste emissions are produced from a building. Unfortunately, the percentage of its energy consumption is staidly increasing year by year, about 8% every year, and it recently causes a sustainable architectural concept to come to the fore globally. Indeed, the importance of the sustainable architecture is increasingly becoming a worldwide trend. BIM(Building Information Modeling) is considered a new paradigm and a powerful method in building design, construction and maintenance. BIM has characteristics similar to a building's systems. All of the components in a model have a parametric relationship to each other. Understanding and capitalizing on these interrelationships typically takes numerous iterations that span multiple projects. Optimizing the integrated strategies and technologies for a high-performance, sustainable design requires a continual look at understanding how they work together to deliver the best potential. Throughout all of these concepts, we are going to be using a variety of tools that revolve around a BIM model. Some of the tools will require a heavier use of BIM than others, but all of them will utilize the model geometry you've created as part of your design. This study presents importance and validity of energy performance analyzation in the pre-design phase for the sustainable architecture with the support of Building Information Modeling (BIM) technology.

A Study on the Characteristics of "Early Contractor Involvement Method" in Public Project in Japan

  • In recent years, Owner, Architects, and Contractor are increasingly collaborating with each other from pre construction phase in construction projects, which is called Early Contractor Involvement (ECI). In Japan, the ECI method has been introduced in several public building projects since 2015. The purpose of this study is mainly to clarify the characteristics of the ECI method in Japan and to compare the contract clauses of the ECI method in the UK and the USA. The results of the survey are as follows. (1) the ECI method was supposed to make it possible to achieve appropriate quality, cost, and construction period by reflecting Contractor's technology and know-how in the design documents and specifications. (2) According to the database, there were 27 cases of the ECI method in Japan from 2015 to 2021, of which 13 cases for which bidding information could be obtained had a variety of technical proposals, mainly VE proposals, depending on the project characteristics. (3), Japan's ECI method has very much in common with SBC + PCSA in the UK. On the other hand, ECI Method in Japan differs from in the UK in that Owner, Architect, and Contractor enter into a partnership agreement, which is similar to ConsensusDocs CD541 in the USA. (4) The ECI method in Japan has the following problems: Owner depends on Contractor for cost control, the division of roles among project members is complicated, and more work from Owner than the DBB method are required.

재래식 주파수도약 통신장비용 S/W 패킷모뎀 개발 및 적용에 관한 연구 (The Design and Implementation of S/W Packet Modem based on Frequency Hopping Legacy Radio System)

  • In this paper, we have proposed a method which can make it possible to stably transmit and receive data like the ARC-164 radio frequency hopping environment as a S/W packet modem with PSK modulation. This is a method that the S/W packet modem with PSK digital modulation and the use of PC sound cards change over from data to voice signals and then transmit/receive data. We confirmed not only that it is possible to solve the slow speed communication with the use of sending data through multi-channels and PSK modulation that has the ability to methodically improve transmission rates, but also that it is possible to send the state of frequency hopping stably. In conclusion, we've confirmed both tactical values that though the transmission rate may be a tad slow, a state of frequency hopping of more than 94% confidence plus voice and data can be sent via radio at the same time. In this paper, the proposed S/W packet modem is only an implemented S/W component, so when we apply it to aircraft that we don't consider EMC problems with, then we have the advantage of a wider use of conventional UHF/VHF/HF radio that is possible to voice communication. If we recognize these operational requirements, we can apply for a lot of field equipment efficiently.
