공공 건설사업 발주 정책의 변화 및 대형화, 복잡화되고 있는 건축 프로젝트의 특성에 따라 향후 건설시장은 디자인 빌드 방식의 건설사업이 더욱 증가할 것으로 예상된다. 그러나 디자인 빌드의 증가와 더불어 운영관리 측면에서의 적지 않은 문제점이 나타나고 있다. 디자인 빌드 방식은 일괄사업자가 설계와 시공에 대한 책임을 전담하게 되므로 많은 리스크 요인이 존재하며, 기본설계에서 실시설계를 거쳐 시공단계에 이르는 업무 프로세스가 명확히 규명되어 있지 않아 사업의 진행에 따른 사업수행자의 일관되고 체계적인 관리가 어려운 실정이다. 이에 본 연구에서는 디자인 빌드 프로젝트의 효과적인 수행 및 관리를 지원하기 위한 프로세스 모델을 개발하고, 관련지식의 체계적인 축적 및 활용을 위해 디자인 빌드 프로젝트의 데이터베이스 구축 및 활용 방안을 제시하고자 한다.

For decades, the productivity issue has been a primary concern for the all stake-holders who participate in domestic construction industry. Especially, between a whole life cycle of building, the construction phase's productivity problem makes or break the entire project. In this respect, the general construction company, who accept the order and construct the building(so called General Contractor), should consider various strategies, such as schedule management, cost management, quality management, inner-crew management, etc., for the productivity improvement., and almost of these management methods have been studied for a long time. But, the researches and studies about the specialty contractor, who construct the building directly in construction site were not sufficiently complete yet. This research begins as an idea which tries to apply the BIM(Building Information Modeling) into the tasks of Specialty contractors for their productivity improvement. And for the effective application of construction BIM to specialty contractors, establish of the BIM project execution plan for them, not the fragmentary adoption of BIM. Therefore, in this paper, we develop the BIM project execution plan for the reinforced concrete companies who conduct the framework construction which located on CP(Critical Path) Especially, we model the "Construction BIM Use List for the RC Work", "BIM Application Master Process" and "BIM Application Detailed Process", and general contractor who use these BIM uses list and process models can manage various specialty contractors about schedule, cost, earned value, quality, safety and environment management systematically.

건설공사의 주요한 목적은 정해진 공정에 맞춰 공사가 완료되고 발주자가 공사에 대해 만족하는 것이다. 이러한 공사목적의 달성은 전적으로 시공사의 근무태도에 의존한다. 태도는 직접적으로 측정하기가 매우 어려워서, 관측 가능한 여러 지표들을 통해 추측해내야만 한다. 흔히 개인이나 기관에 의해 보여 지는 행동은 대상이나 사람, 주요 요점에 대한 태도를 대변한다. 본 논문의 목적은 진행 중인 건설공사에서 시공자의 태도를 측정하기 위한 체계(framework)를 개발하는 것이다. 본 논문에서 주요태도지표(KAI)는 현장조사를 통해 객관적이고 주관적으로 측정되었다. 제안된 KAI의 유효성은 역시 4가지 사례분석을 통해 확인되었다. 본 논문에 제시된 KAI는 시공사의 태도를 합리적으로 평가할 수 있고, 발주자와 프로젝트 매니저들이 건설공사를 효과적으로 관리할 수 있는데 도움을 줄 수 있을 것으로 판단된다. 본 논문은 차후 연구를 진행하는데 있어 일반적이고 포괄적인 기초자료로써 많은 도움을 줄 수 있으리라 사료된다.

Recently, CM at Risk delivery system(CM@R) that could solve the problems of Design Bid Build delivery(DBB) system has been emerging. In the CM@R delivery system, the contractor negotiates for a maximum guaranteed price(GMP) with the client at the design stage, and the contractor carries out the construction within the GMP. In CM @ R, the construction company with expertise in construction participates from the design stage to reflects the construction know-how in the design. On the other hand, the modification design frequently occurs due to the change of the construction cost when negotiating the GMP. In addition, uncertainties are inherent in the GMP calculation because the calculation is based on unfinished drawings and documents. This study proposes a probabilistic GMP estimation method applying MCS to the BIM - based cost prediction model, in order to extract the accurate quantity information when estimating the GMP and to cope with the change of the construction cost inherent in uncertainty.

Cash management is a major concern for all contractors in the construction industry. It is arguable that cash is the most critical resource of all. A contractor needs to secure sufficient funds to navigate the project to the end, while keeping an eye on maximizing profits along the way. Past research attempted to address such topic via developing models to tackle the time-cost tradeoff problem, cash flow forecasting, and cash flow management. Yet, little was done to integrate the three aspects of cash management together. This paper, as such, presents a comprehensive model that integrates the time-cost tradeoff problem, cash flow management, and cash flow forecasting. First, the model determines the project optimal completion time by considering the different alternative construction methods available for executing project activities. Second, it investigates different funding alternatives and proposes a project-level cash management plan. Two funding alternatives are considered; they are borrowing and company own financing. The model was built as a combinatorial optimization model that utilizes ant colony search capabilities. The model also utilizes Microsoft Project software and spreadsheets to maintain an environment that incorporates activities, their durations, and other project data, in order to estimate project completion time and cost. Ant Colony Optimization algorithm was coded as a Macro program using VBA. Finally, an example project was used to test the developed model, where it acted reliably in maximizing the contractor's profit in the test project.

The aim of this study is to analyze the effect of the growing activities of large purchasing enterprises on the trust of small and medium size contractors, which is mediated by 'purchase accompany activity'. This subject study includes the first and second contractor companies in Korea. The results of this study are as follow. First, the knowledge and cost price sharing activities of major purchase vendor with cooperative company had a positive effect on the trust of cooperative company, however this was not so with the information sharing activities in that case. Second, the trust of contractors on large purchasing enterprises was positively influenced by sharing activities with purchasing activities of major company. Third, the knowledge and cost price sharing activities of purchasing enterprise with contractors on the sharing activities were mediated by the trust of contracting company on the large purchase enterprise. According to this study, the mediated effect of trust relationship can influence a contracting company. Whereas preceding studies of sharing activities were conducted about unidirectional instruct of large purchase enterprises to small and medium size contracting companies, this study was conducted on bidirectional effects, which included knowledge, cost price, information sharing activities between contracting companies and large purchasing enterprises. Conclusively, this study showed the possibility of spreading cognitive and change about mutual benefits strategy between small and medium size contracting company and large purchasing enterprise.

대형시공회사에 있어 CM 역량강화의 문제는 비단 CM 시장의 진출뿐만 아니라 회사의 역량 강화, 경쟁자와의 차별성 및 수익성의 증대라는 측면에서 대단히 중요한 의미를 갖는다. 현재 미국의 CM시장을 분석하여 본 결과 CM은 EC, GC, 그리고 설계 및 전문 CM사와의 각축속에서 그 규모가 점차 확대되고 있고, 국내의 경우의 경우도 그와 유사하게 진행되어가고 있다. 이러한 상황에 대형시공사는 국내시장에서 기존의 CM 강자들과의 경쟁과 해외시장에서 선진 외국사와의 경쟁을 위해서는 부족한 CM 역량에 대한 시급한 보완이 필요하다고 판단된다. 이에 본 논문은 CM 역량 강화를 위한 교육 전략 수립에 초점을 맞추어 연구를 진행하였고, 각 현장, 사업본부, 직급을 고려한 교육 전략을 제시하였다.

최근 건설 프로젝트의 효율적인 관리를 위해 현장에서 각 사업주체(발주, 설계, 감리, 시공, 협력업체)간 원활한 의사소통, 협업, 정보공유 및 교환을 위하여 사업관리시스템인 PMIS(Project Management Information System)를 많이 사용하고 있다. 그러나 이러한 개별 프로젝트단위로의 시스템 개발은 회사 전체 프로젝트관리 효율성 및 통합화에 저해요인으로 지적되고 있다. 이는 프로젝트단위로 개발되는 사업관리시스템의 특성상 전사차원의 시스템개발 및 보급을 위한 Master Plan인 ISP(Information Strategy Plan) 즉 정보화 전략의 수립의 부재에 기인한다고 볼 수 있다. 본 논문은 실제 대형 건설회사인 국내 D건설사의 PMIS구축을 위한 정보화전략계획(ISP) 수립방법 및 절차의 사례를 소개하고 전사 PMIS구조, 전사업무프로세스 개선과 시스템 구축방법 및 성공요소 등을 제시한 논문이다. 이 연구 논문을 통해 향후 건설회사의 사업관리 시스템 구축 시 효율적인 PMIS개발과 최적화시스템을 구축에 도움이 되고 정보화 전략계획 수립에 활용 할 수 있기를 기대한다.

다수의 공사수행주체가 복잡한 생산프로세스 내에 존재하는 건설산업의 특성상 참여주체간에 발생하는 문제와 공정 간섭은 생산성 저하의 주된 원인이 된다. 이를 해결하기 위해 최근에 '다공종 통합발주방식'이 제안되었고 일부 대형업체를 중심으로 시범 운영되고 있다. 그러나 통합발주는 아직 제안 초기단계로 실질적인 시행을 위해서는 다양한 기초연구가 선행될 필요가 있다. 따라서 본 연구에서는 통합발주를 시행하여 원${\cdot}$하도급업체 모두가 효율성을 증진시킬 수 있는 작업요소를 규명하고자 한다. 이는 건설업 전반에 통합발주의 필요성을 인식시키고, 통합발주 시행 시에 다수의 공종을 통합하는 기준을 제공할 수 있을 것으로 기대된다.

This paper focused on problems of design, construction, and maintenance caused by construction implementation processes. They were analyzed through case study of structure safety diagnosis projects. From the case study, it is expected that the introduction of Construction Management from the first stage of procurement will improve construction cost increase or burden on small design company. It strengthens coherent management from design and source contractor selection to build review of responsibility. The coherency will prevent changes in designing or infirm unreliable construction. It is desirable that expert opinions are considered when structure changes and establishment occur and that, if necessary, actions such as source selection, periodic audits, and diagnosis arc checked and fed back to maintenance.
