The Effective Process of Apartment Housing Defect Management Using Smart Device (스마트 기기를 활용한 공동주택 하자 관리의 효율화 방안)

  • Recently, apartment housing tends to increase 3-4% every year by economic growth and development of construction technology in domestic construction industry. According to this tendency, construction enterprises are providing high-quality and various residential space, and residents also want high-quality apartment housing without any defect. Construction company make efforts to decrease construction defects in order to satisfy all the residents, and to improve company value. However, it is impossible to have no defect in construction because construction works are combination of many different complicated process. Because of the responsibility for the defect, conflicts between construction company and residents have been occurred. This study suggests defects management method that can be used from defect register phase to defect repair phase with a function of smart-device of the high penetration rate. The effectiveness use of the suggested method might save defects maintenance time and improve resident satisfaction about construction quality.

  • Recently, due to construction of the recession quantity of unsold houses is increasing and construction company is experiencing financial difficulties. As a result, construction is being ousted, or workout. Accordingly, construction may be devising a method for oneself like salary cuts, layoffs as part of the rationalization of management. But in this way may be increasing employees's perception about job insecurity and payment unsatisfaction. This has the potential to do employees turnover. Turnover has be known that it brings both positive and negative results to the organization. But if new employees leaves early, the positive aspect of the organization will be less likely. In order to solve these problems, new employees turnover intention will be necessary for the thorough management. The purpose of this study is to identity how the perception of job insecurity, payment satisfaction, organizational commitment, excessive workload, competitiveness for employment and job suitability affect new employees turnover intention. As the degrees of impacts of variables affecting turnover intention of new employees might be different between small to medium and large construction companies, this research also compares the differences between these two groups and suggest measures for reducing turnover intention.

  • KM(Knowledge Management) is factor more paradigm of period than survival factor. Stewart, Sveiby etc., a scholar was Present to definition, knowledge classification and measurement method. KMS(Knowledge Management System) was made by scholar theory. But, it is hardly adapt to construction industry. Because it is have property that construction industry have one product, recieve-industry etc. Therefore, we must knowledge classification and measurement method that property of construction industry. So, we can effectively manage to knowledge of construction industry. And, knowledge of construction industry will evaluate according to property. Measure method of construction company will find through benchmarking that measure method of construction company is analyze to case.

  • The domestic construction industry need to do productivity improvement through technology development than improvement of manpower control or system and develop competitive power through technology in international construction market. Upon this, government for elevation of technological level enacts and operates the advanced construction technology endorsement system but is not looking at effect as that the actual use-results also expected first. Therefore, in this paper, present improvement and direction for activation plan of construction new technology development through comparison with other connection system, literature investigation and questionnaire after grasp present condition of the advanced construction technology endorsement system with specialty construction company as the central figure which occupy most of appointed new technology.

  • As the land price in the downtown area increases, buildings are becoming bigger, deeper and higher. Consequently, the importance of underground construction has increased. Although construction engineers make every effort to complete underground construction without any problem, construction failures like landslides and the collapse of a retaining wall occur because of the uncertainty of the soil conditions as well as the unexpected risks of excavation work. In order to prevent potential excavation accidents, it is essential to understand the causes and impacts of such accidents. However, there are only a few examples of construction failures, which show the economic impact on accidents during excavation because of the sensibility of the information. This paper presents two cases of excavation accidents, which were investigated by construction insurance company. The compensation for the accidents paid by the insurance company was compared with the estimated costs calculated based on the estimation method for excavation accidents proposed by our previous study. The comparison results showed that the estimate calculated by our method was much less than the actual compensation because the estimate solely focused on the construction costs whereas the compensation included other external factors.

A Comparative Study on Prediction Performance of the Bankruptcy Prediction Models for General Contractors in Korea Construction Industry

  • The purpose of the present thesis is to develop bankruptcy prediction models capable of being applied to the Korean construction industry and to deduce an optimal model through comparative evaluation of final developed models. A study population was selected as general contractors in the Korean construction industry. In order to ease the sample securing and reliability of data, it was limited to general contractors receiving external audit from the government. The study samples are divided into a bankrupt company group and a non-bankrupt company group. The bankruptcy, insolvency, declaration of insolvency, workout and corporate reorganization were used as selection criteria of a bankrupt company. A company that is not included in the selection criteria of the bankrupt company group was selected as a non-bankrupt company. Accordingly, the study sample is composed of a total of 112 samples and is composed of 48 bankrupt companies and 64 non-bankrupt companies. A financial ratio was used as early predictors for development of an estimation model. A total of 90 financial ratios were used and were divided into growth, profitability, productivity and added value. The MDA (Multivariate Discriminant Analysis) model and BLRA (Binary Logistic Regression Analysis) model were used for development of bankruptcy prediction models. The MDA model is an analysis method often used in the past bankruptcy prediction literature, and the BLRA is an analysis method capable of avoiding equal variance assumption. The stepwise (MDA) and forward stepwise method (BLRA) were used for selection of predictor variables in case of model construction. Twenty two variables were finally used in MDA and BLRA models according to timing of bankruptcy. The ROC-Curve Analysis and Classification Analysis were used for analysis of prediction performance of estimation models. The correct classification rate of an individual bankruptcy prediction model is as follows: 1) one year ago before the event of bankruptcy (MDA: 83.04%, BLRA: 93.75%); 2) two years ago before the event of bankruptcy (MDA: 77.68%, BLRA: 78.57%); 3) 3 years ago before the event of bankruptcy (MDA: 84.82%, BLRA: 91.96%). The AUC (Area Under Curve) of an individual bankruptcy prediction model is as follows. : 1) one year ago before the event of bankruptcy (MDA: 0.933, BLRA: 0.978); 2) two years ago before the event of bankruptcy (MDA: 0.852, BLRA: 0.875); 3) 3 years ago before the event of bankruptcy (MDA: 0.938, BLRA: 0.975). As a result of the present research, accuracy of the BLRA model is higher than the MDA model and its prediction performance is improved.

  • The purpose of this study was to Identification the Risk of construction method to protect and reduce the risk of construction period. For this study we are using the pre and during construction period Inspection list. The inspection list was used by construction company for check a flaw of Construction field. So we rearrange the individual item of inspection list to match the Risk factor. This inspection list usually has the difference of importance because this list is not made by Method which is not focused on Method. Therefore, To find the difference of these importance, We surveyed this matter by doing interview of specialist group. To find the application of field and the possibility of measurement of Risk status, We tested Risk occurring frequency and it's strength by checking the level of Risk. The results of this study were as follows; Each Method Check List made out through the rearrangement of Construction Inspection list which used in construction company. To solve and compensate the matter which happened by changing the each Method Check List to each General Inspection List, we added the each Method Check List by checking the importance of check list of each process. By doing this, The Check List for finding Risk level of Method was created by using the check list of each Method.

  • During the administration of a construction project, various types of participants are engaged in the project. From the design phase to the maintenance phase, these participants may confront many risks. To avoid these risks, participants should utilize an insurance company or a bond company. The types of risks and liability that a construction manager may face are listed in the construction law or contract. But there are some arguments related to risk transferring and the content of risks. For this reason, construction managers must carefully consider any possible risks in the contract and the construction law. Therefore, for construction managers to deal with risks appropriately, the introduction of a legal requirement to carry professional liability insurance, a defined compensation range for damages, a method of guarantee in the event of defects, a defined compensation claim period for damage, and a method of damage claim were suggested in this study.

  • In this paper, the method how to build up technological strength in the domestic construction industry competing with foreign foremost construction firms is provided. Each construction company should make individual research and development continuously, and technologies made by the research and development should be applied widely to real construction projects, therefore, the technological strength can be made. To accelerate the research and development each construction company should consider primary factors, e.g. organization structure, special personnel and strategic plan related to technology, and operation system for the research and development.
