인천 괭이부리마을의 주거환경개선 방안에 관한 연구 (A Study on the Residential Environment Improvement Plan of Incheon Hoe Beak Village)

  • Hoe beak village (Donggu manseokdong, Akasaki Village) is the oldest slums in Incheon. Recently, 'Mixed residential environment improvement project' is being promoted as Aboriginal entire resettlement goals in place of 'new building reconstruction and redevelopment projects' knock down everything this hoe beak village existed already. Resident representatives meeting configuration goes, but still do business magazine in the right direction. Therefore, in this study, the proposed architectural solutions to meet the demand of residents on the research problems, performed in a manner that the local improved hoe Buri village residential environment improvement projects and analyze the current situation and characteristics. In this study, the following improvements are presented. Prepare guidelines and maintain design guidelines for maintaining the identity of the village, Improve continuous landscape of the village, Construction of mixed-use sanitation facilities, Using a mini-lot and Vacant for Ssamzie Park Development, Units of housing types for Shared housing and co-operation are proposed.

공동주택관리상의 문제점과 개선방안에 관한 연구 - 위탁관리업 종사자의 의견조사를 중심으로 - (A Study on the Problems and Improvements of Housing Management - Focused on the Worker's Opinions of Management -)

  • The purpose of this study was to offer improvements, by deriving practical problems and suggesting ways to improve more realistic solutions in the multi-family housing management industry. This study is conducted in two ways. First, it was performed by reviewing related previous studies and clarifying major issues in the multi-family housing management. Second, it was performed by a questionnaire survey method, focused on the worker's opinions for that matters. The respondents work in an apartment in Seoul and the metropolitan area. A questionnaire distributed via e-mail, and then were collected. And questionnaire did not respond were excluded from the analysis. Finding were as follows -; first, it was possible to clarify four types regarding major issues in the multi-family housing management such as 'management system', 'housing management market conditions', 'management consciousness of resident', 'management performances'. Second, it was found that the competition was fierce in the same kind. And it was quite a high turnover rate of workers because of poor working conditions. Third, the most hard part was that the employee welfare was not good at work.

  • The purpose of this study was to establish planning criteria and development of type for the senior citizen who lives alone in home for the elderly at rural and fishing villages. In order to take most suitable co-housing, this analysis is progressed various building types based on aging in place and aging in health; self care, nono care, service care and community care. This paper is to suggest collective housing with 10 types in large scale and extracted 19 types in detail scale. The basis of classification are location condition; aging in place, building condition, health care condition; aging in health and possession & operation condition. In viewpoint of dwelling welfare 'Home for the Elderly' is to concerned with systematic methodology and architectural typology for senior citizen who lives alone in the rural and fishing village.

주거관련 협동조합의 창업유형화 및 조성방안 (Start-up Typology and Building Scheme for Housing Related Co-operatives)

  • 본 연구의 목적은 해외 사례 및 국내 유사 분야의 협동조합을 대상으로 활동현황을 파악하고, 국내에서 어떠한 형태의 주거와 관련되는 협동조합들을 창업할 수 있는지 이를 유형화하며, 이들을 성공적으로 조성하기 위한 필요한 요소들을 찾아 국내 주거관련 협동조합의 조성에 적합한 시사점을 도출하는 것이다. 주거관련 협동조합의 유형을 수행활동을 기준으로 주택신규공급 및 운영형, 기존주택유지관리 및 개선형, 주택설계 및 성능향상형의 세 가지로 구분하였다. 주택협동조합은 국가주택정책의 차원에서 간접적으로 접근할 수 있도록 해야 한다. 즉, 주택협동조합을 직접 조종하여 주택을 공급해야 한다는 차원보다는 자발적으로 일어나는 주택협동조합을 지원하고 간접적으로 방향을 유도하는 형태의 조치가 필요하다. 협동조합의 조직 형태가 절대적인 善이라고 할 수는 없다. 협동조합에 대한 지나친 보호나 지원정책은 오히려 민간시장영역에서 활동하는 기업체들에게 역차별이 될 수 있으며, 협동조합의 차원에서는 이러한 보호를 남용할 수도 있다. 협동조합이 기존의 경제체제를 완전히 대체할 수는 없겠지만, 보완적인 차원에서 자발적으로 노력하는 협동조합 자체의 움직임이 지역경제의 역동성을 촉진할 수 있다는 가능성에 주목할 필요가 있다.

일본의 유료 노인 홈 사례연구 (A Case Study on Elderly Housing in Japan)

  • By 2019, Korea is expected to be an aged society, age group of 65 and older being over 14% of the total population, considering their rapid increase today. The number of the elderly living alone or with his or her spouse will grow more and more. So this study was intended to find out the characters of elderly gathering houses in Japan through case study. The survey was taken by literatures and interview taken from the managers of the houses. It was selected the company which had branched 17 buildings all over the nation. There are three types in units in the building. One is self-supporting life house type. The other is personal care senior house type. Another is complex community house type. And the house have pointed on the participation in community. The company has attached great importance to form the co-operation network with the residents being shared same building. And it has aimed that the residents would feel being alive in their home.

  • Many activities associated with the construction and habitation of buildings are connected with issues affecting the environment such as global warming, climate change, and consumption of valuable natural resources such as fossil fuels. To minimize negative impacts on the environment, the building industry worldwide has implemented green building practices in many countries. One of the main green strategies is to reduce greenhouse gas emissions caused by residential structures because they are most substantially connected with global warming and climate change. To determine the actual quantity of green house gas emissions caused by the construction and use of a building, it is important to analyze total greenhouse gas emissions over the life cycle of buildings including construction, operation & maintenance(O&M) and demolition stages. Many studies suggest methods to calculate greenhouse gas emissions at the construction stage, but the literature addressing greenhouse gas emissions at the O & M stage is limited. A year-long study was conducted utilizing the deterioration method to calculate greenhouse gas emissions at the O & M stage of building life for condominium types of buildings in South Korea. Through this research, it is possible to analyze greenhouse gas emissions of buildings at the O & M stage, the longest span of the life cycle, and eventually help to calculate total greenhouse gas emissions over the life cycle of the building.

  • 2016년 경주 지진에 이어 2017년 포항 지진까지 발생한 대한민국은 더 이상 지진에 대해 안전지대라고 할 수 없다. 이에 따라 재난환경에 적합한 피난시설의 필요성이 증대되고 있다. 본 연구에서는 경량 복합패널을 이용하여 기존 피난시설의 단점들을 보완할 수 있는 구호주거를 제작하고자 하였다. 이를 위해 경량 복합패널로 구성된 구호주거에 대한 구조 성능과 에너지성능을 평가하고자 하였다. 구호주거의 구조 성능을 평가하기 위해 경량 복합패널로 제작한 시스템에 대한 횡하중가력 실험을 진행하였다. 실험체는 접합 방식을 변수로 하여 2가지로 구성하였다. 또한 KBC 2016에 따라 실험체에 대한 지진하중과 풍하중을 산정하여 실험 결과와 비교하였다. 에너지성능은 냉난방 및 조명에너지 사용량을 최소화하기 위해 기준 패널을 활용한 남측창호 최적화기법을 활용하여 분석하였고, 창면적비, 창 총일사취득율 최적화를 진행하였다. 결과적으로 경량 복합패널로 제작된 실험체는 횡하중에 대해 충분히 안전한 성능을 보일 것으로 판단되며, 창면적비 0.38, 총일사취득율 0.5수준의 최적화 계획을 통한 저에너지 운용이 기대된다.
