The purpose of this study was to investigate the using behavior of the balcony space in apartment housing for improving apartment balcony as dwelling space. For that, it is needed to identify the practical meaning of balcony space as function so balcony expansion and the using behavior of balcony space were investigated and analyzed. For this study, survey and depth-interview methods were used for data collection. The major findings were as followings: 1) Balcony expansion mainly occurred in balcony of livingroom and bedroom. Balcony expansion showed several phases according to the type of plan and function of balcony space and few residents chose expansion of all balconies. 2) The using behavior of balcony space was categorized by these various functions of balconies. It was also related to unit-plan type of apartment housing. These results can provide improvement guidelines for the balcony with the differentiation of design factors for residents.

Purpose: The balcony in the apartment is important space not only as a fire escape but also as a buffer for heat and sound insulation. However, with the legalization of balcony expansion for residential apartments in Korea in 2006, many households have eliminated the balcony space altogether to increase the inner space, often without sufficient consideration for the effects on the indoor environment. This study examined the sound insulation performance of exterior-facing windows in enclosed balconies and the changes in the indoor acoustic environment due to expansion to provide a basis for appropriate balcony expansion. The apartments for the field test were chosen where two balcony types can be compared, and the sound insulation performance for the eighteen balcony windows was measured. The windows installed were typical double window with thickness 16 mm or 22 mm. Measurements of the weighted standard sound pressure level difference showed a decrease of about 3 dB in sound insulation performance due to expansion. For common exterior noise levels of 70-85 dB(A), the indoor noise level can exceed 45 dB(A), the limit level regulated in Korea. However, it was found that the sound insulation performance of the window and the quality of the construction have more influence on indoor noise levels than balcony expansion itself.

The purpose of this study is to give some suggestions for the legal supplement of the regulation on the balcony expansion for the optimal use of apartment balcony. For the purpose, this study focused on the characteristics of spaces expanded to the balcony, in the plans supplied after the legalization of balcony expansion, comparing them by their location; the metropolitan area of Seoul Gyeonggi and the districts of the other areas. The 168 plans of apartments in the supplied by top 10 constructors in the metropolitan areas of Seoul and Gyeonggi, together with the 92 plans in the other smaller districts in 2006 to 2007 were analyzed with the tools of frequency and chi-square analysis. The result is as follows. (1) The region showed no difference in the plans of balcony; whereas the size, the position and access of the shelter explained some differences of balcony plan. (2) In wider plans, balconies were placed in all sides of plan-front, rear and side, and were remodeled to expand facing rooms. (3) The balcony expansion tended to increase the number of bays. (4) In almost cases, the living rooms were expanded to balcony. In smaller plans, the balconies were remodeled to supply supplementary kitchen space, splitting it from laundry. (5) The shelters were placed at the rear or side of plans, but the shelter facing room could be dangerous in case of fire. The balcony expansion, despite of legalization spirit to adopt diverse use of additional spaces for residents' needs, was only a tool for the space expansion. The amendment of the regulation is needed to accommodate these findings that the balconies should be identified by their function, that the front corridor-type balcony should be limited in length and magnitude, and that the shelter should be positioned with easy access.

In accordance with the guidelines on the balcony structure changes in December 2005, most of tenants were moving into apartment housing, expand the balcony, but some large deviation between the price construction costs set of cases, due to overuse and the cause of the dispute, and the housing law amended in 2007 due to price cap system is implemented, the cost of expansion the balcony overdose pointed out that there is set to boost the sale price has been raised. These issues in order to improve the government in January 2008, the "Note costs by the balcony expansion" suggested guidelines to protect the rights of tenants and wants to promote the settlement of the sale price cap system. This study calculated the "Note costs by the balcony expansion" window system based on double or single, high performance insulation window system of the quantitative performance analysis of each type window that purpose.

The purpose of this study is to suggest complementary measures to the statute legalizing the expansion of living space to balcony, by means of survey on the recognition and preference of preliminary applicants for new apartments. The survey was done on 130 preliminary applicants who visited 3 model houses opened in Cheongju in June to July, 2006. Conclusions are as follows. (1) Most of preliminary applicants knew that the expansion of living space to balcony were legalized, but were not quite aware of legal details, so that more active publicity is needed by the government. In addition, if the government has a plan to impose tax to expanded space, it has to make clear the definition of the balcony space. (2) Preliminary applicants wanted space expansion of living room, main bed room and children's bed room in order, which implies that constructors have to suggest variety of expansion plans overpassing simple space expansion. (3) Preliminary applicants attached importance on the safety of expanded space. The management office is recommended to have the right to superintend its safety after construction.

The purpose of this study is to analyze the structure and use change of the private space according to the balcony expansion and use it as the data of plan design. According to Bay, front length/width ratio and the change of balcony space before and after expansion of space organization of house units were analyzed. Common characteristics of Flat type and Tower type are an increase of the frontage length of house units in an apartment, an increase of the number of front bay, and an increase of integrated LDK focusing on living room. A difference is that Flat type shows high frontage ratio, Bay figure, and spatial arrangement favorable to front openness and lighting. Flat type shows higher area distribution than Tower type in LDK area distribution located in at the plane center. Spatial expandability and visual openness of Flat type are more beneficial than those of Tower type in the planning, and a balcony extension of house units has developed to direction to open more. Tower type creates various block images through a combination of house units focusing on the core. Uses after balcony expansion are area expansion of a balcony-neighboring room, storage space, expansion and function improvement of the variable range, and specialized space different from a neighboring room. In addition, there is no escapable space except for a shelter, so unit plan should be prepared to prevent using it other space of a shelter and to solve moving line of two-way horizontal refuge and vertical refuge.

본 연구에서는 발코니의 이론적 배경을 살펴보고 발코니 활용에 따라 기본형 평면과 확장형 평면의 출현 과정을 살펴보고자 한다. 실제 사례를 대상지로 선정하여 건축 밀도의 변화를 실질적으로 분석하고 향후 인천광역시 현 도시 관리측면의 정책과의 관계를 살펴보는데 기초 자료로 제공한다. 이러한 분석을 통하여 첫째, 건축법 시행령 내 발코니의 다양한 정의와 특성을 분석하고 이후 2005년 합법화에 따른 발코니 확장을 기준으로 하여 기본형 평면과 확장형 평면으로 구분하여 분석하였다. 둘째, 발코니 확장에 따른 밀도에 관한 문제를 다양한 이론적 고찰을 통해 제기하였고 대상지의 밀도 관리 측면의 계획적 시도를 살펴보았다. 셋째, 인천광역시 송도경제자유구역 사례를 대상으로 실질적인 건축면적과 연면적 그리고 용적률 등을 살펴보았으며, 이러한 논의를 통하여 일부 구역에서 실제적으로 운영되고 있는 지구단위계획의 밀도 관리를 준수하지 못하고 있음을 증명하였다.

With the increase of apartments and expansion of balcony areas, fire safety issues are becoming more important. Many researchers have conducted a lot of researches to reduce vertical flame spread in the balcony when an apartment unit is in fire. However, there have rarely been studies to use balcony area as a space for fire escape and evacuation. The study aims to examine the conditions of balcony use in apartments in order to find out prevention elements from fire escape and evacuation, and to investigate residents' satisfaction with balcony. For this study, questionnaires were collected from apartment residents and workers of architectural planning and construction companies. The findings show as follows: first, the balcony is generally used as a storage in each apartment unit nowadays. Second, when fire breaks out, many storage items could disturb residents' safe escape by blocking escape route, and easily promote to spread flame vertically in the balcony.
