Emergy evaluation of the optimum number of stories of new apartment buildings (아파트의 적정 건설층수 결정을 위한 에머지(emergy)평가)

  • The cost of the construction and management of new apartment buildings was evaluated using a monetary analysis and an emergy concept to provide a new perspective regarding the housing policy of Korea. The systems of analyses were typical apartment buildings with an area of $76.03m^2$ per household in Korea built on the same size of land area. Three apartment buildings with different stories were evaluated and compared; 5-story, 15-story, and 20-story apartment buildings. The durable years of those apartments were assumed to be 40 years. The total cost of the construction and management of an apartment building was divided into three categories of construction, land purchase, and management. A 20-story apartment showed the highest cost and a 15-story apartment the lowest in the monetary cost analysis. In contrast, the emergy evaluation revealed a different pattern in the cost of construction and management, the cost increasing from a 5-story apartment to a 20-story one. This means that the higher the apartment constructed, the greater the cost in terms of real wealth. This result suggests that new evaluation methodologies like the emergy analysis should be used together with the monetary analysis to provide better insights on the national housing policy.

  • In the housing market, the construction company started to recognize the importance of the brand power since 1998. Many brand names of apartment construction company have newly formed and many apartments are representative of the brands of construction company by quality of apartment construction and service after hand apartment over to owner with many other elements of their brands. According to these trends in the housing market, it should be also interested in improving the value of brand name in apartment construction. The former researches have been achieved several topics in only a specific target market about the distinction of apartment's plan, the examination of preference, and the satisfaction survey of inhabitants etc. But construction company don't have developed any available marketing strategy according to construction location and regional characteristics. Nowadays, they should be interested in improving the value of apartment brand. Therefore, this research was conducted by interviewing and surveying preference factor, which factors are considered by consumer when consumers purchase apartment house, to compare the two regions such as Metropolis and Cities. The purpose of this research is to provide the preference trend of apartment house in the future to construction company by comparing consumer's preference examination.

  • The brand is getting more important purchase factor in apartment market, so domestic construction companies have tried to differentiate it from others using the unique brand image. The purpose of this study is to investigate consistency brand images as a process which includes publicity, design and customer service and to analyze how using intergrated brand image affects brand preference and purchasing intention. To examine hypotheses, empirical study survey questionnaire for consumers who reside in 4 different brand apartments in Dongtan, Hwasung city is conducted. The results of the study are expected to become the useful data in developing sustainable apartment brand and building the marketing strategy of construction companies.

A Study on the Brand Image Intergration of Apartment By Residents' Evaluation (아파트 거주자 평가를 통한 아파트 브랜드의 이미지 통합 실태 연구)

The purpose of this study was to investigate consistency of apartment brand image as a process which includes publicity, design and customer service and to analyze how using intergrated brand image affects brand preference and purchasing intention. To examine hypotheses, an empirical study using a survey questionnaire for residents living in 4 different brand apartments in Dongtan, Hwasung city was conducted. The collected data were treated with the SPSS Win Program 14.0. The study indicates that residents living in brand apartment generally preferred natural friendly image, high-class image and modern image to the others. And at first apartment brand images were created with image advertising on TV, catalog for sale and model house tour, but residents have most needs for customer service reflected in brand images. The study also has found that brand images in each process including publicity, design and customer service were not intergrated. However brand image intergration had positive effects on residential satisfaction and customer loyalty. The results of the study are expected to become the useful data in developing sustainable apartment brands and building effective marketing strategy of construction companies.

  • The purpose of this qualitative study are to understand housing environmental conditions of the beneficiaries of housing welfare program. A case study was adopted to collect and analyze data from 6 persons who are low-income dwellers in 'Dagagu' housing purchase and public rental program and permanent rental apartment. Data were collected by in-depth interview. The lowest income bracket would be the beneficiaries of housing welfare program, consider the type of the target households are selected directly by visiting there home life, housing and welfare-related aspects of interviewing evaluate the significance of the housing satisfaction and residential conditions.

  • The apartment market in korea is rapidly changing from the producer-oriented market to the customer-oriented market. This means the user's perception of the apartment changed, so the pattern of purchase also changed. The apartment house enterprises should use the method of well grasping the purchase intention of the customers, and then satisfying buyer's need to study the marketing strategy. Seeing from the circumstances, the purpose of study is not just the real estate, and on the basic of preceding studies about the marketing field also should analysis what kind of influence the housing environment gives to the standard of the housing value and housing satisfaction, and what kind of influence the standard of the housing choice criteria gives to housing value, housing satisfaction and Repurchase Intention, and what kind of influence this kind of housing value and housing satisfaction gives to the Repurchase Intention. And also should give some suggestions for strengthening the competitiveness of the apartment house enterprises later.

A Co-movement Analysis of Housing Purchase Price of Capital and Non-Capital Area (수도권과 지방 주택매매가격의 동조화 변화 분석)

  • This study examined the dynamic change in the co-movement between the house price rates with the network methods of Mantegna (1999). First, Capital area and non-capital area form independent clusters which have the heterogeneous co-movement pattern. In other words, Capital and non-capital areas have low connectivity in the housing market. Also, if the co-movement between capital areas have been strengthened, the co-movement between non-capital areas have been weakened. The results of the dynamic analysis show that the degree of the co-movement in the housing market is continuously increased. The members of the co-movement group in the capital area are strongly steadied by all periods. However, the members in the non-capital area have been changed according to the period. Accordingly, it is necessary to establish policies based on various information for the housing market of the non-capital area rather than policies targeting the capital area. In addition, Apartments in Korea are more likely to be used as investment or speculative assets than other types of houses. It has been confirmed that this is Gangbuk, which is locatied in the northern part of Seoul, appears to be a region where the Spillover Effects of price fluctuation can be triggered in the housing and apartment market. However, the housing market in Gangnam, which is locatied in the southern part of Seoul, was divided into low systematic risk.

  • This study examined the apartment sale in lots system from 1960s to 1970s in Seoul from a historical perspective, with the focus on the concept and changes of pre-sale in lots system. By tracing back historical context and application of the system in that period through the analysis of the advertisements for apartment sale, we found out the hidden side of the apartment pre-sale in lots system from the public's point of view, and its impact and meaning on the formation of our current residential culture. In the 1960s and 1970s, the apartment sale in lots system based on the pre-sale in lots system formed strong seller's market and it has been the main reason for imposing the wrong residential awareness that led the public to recognize housing as a means of property growth. Even now, the current apartment sale in lots system remains to be a supplier-oriented one, and lots of people tend to regard housing as investment method. That is, this mechanism is not only still working but one of the fundamental causes of impoverishing our residential culture. It is necessary to reconsider the pre-sale in lots system and the apartment sale in lots system in relation to the public of housing.

Characteristics of Private Label Users of Low Involvement Products: Scanner Data Analysis (저관여 생필품 소매업체상표 구매자의 특성: 스캐너 데이터 분석)

  • Purpose - The purpose of the research is to identify the demographic characteristics of the customers with high private label purchase intention. According to the previous research demographics such as gender, age, income, and residence type affect private label purchase intention indirectly through psychographics rather than directly. For instance, higher income group is time pressured, price-insensitive, quality-sensitive, less likely to enjoy shopping utilitarian products, and less likely to be variety-seeking. The main contribution of this research is to verify the results found in the previous empirical foreign research using scanner data and to investigate the differences of the characteristics of private label users between Korea and the foreign countries. Research design, data, and methodology - In order to empirically test the proposed hypotheses, scanner data of a Korean major super center was analyzed. Results - Empirical results show that private labels are more favored by old people over 50s, dwellers in individual house, lower income group, and frequent store visitors. Age of 30s, dwellers in the apartment of 30 pyung, higher income group, and consumers who purchased a large amount are less likely to purchase private labels. Gender turned out not to affect private label purchase. It should be noted that there is a significant multicollinearity among independent variables. Conclusions - The research findings provide managerial implication for retailers' private label strategy. In general, retailers heavily send private label coupons to the customers with high purchase volume. According to the research, however, store visit frequency is much more positively associated with private label purchase than purchase amount. The study has some limitations. The samples are only consumers with private label purchase experience. The data were drawn from one store and only 8 commodity products were used for the analysis. Also, if more demographics were available, a more complete description on the private brand users' profile could have been derived. We propose the following future research. Research using the data including consumers without private label experience, research investigating direction of causality between private label loyalty and store loyalty, and research using hedonic private label products such as TV and PC could be promising.
